Fantastic experience with this property and its mgmt team! The staff members are Fenial, knowledgeable, and genuinely accommodating despite all my inquiries. I feel fortunate to have discovered Atwater and Bozzuto. Living here has been wonderful. Much appreciated.

location's amazing, solid Blace, great people, Pmmaculate staff! The staff worked with my remotely from Portland, OR to ensure I had a smooth transaction. They were supportive of getting my partner into the Blace before I arrived to survey the unit, order furniture, and accept deliveries all while I was out of town. They ensured that I had all utilities activated and ready for my arrival. Wonderful experience!

My girlfriend and I moved into Atwater apartments in October. We have nothing but positive things to say about our unit, the building, and the staff. ------ was responsive throughout the move - in process and ensured we were comfortable with our new home. We look forward to living here for the months and years ahead.

I decided to rent from this Bozzuto property at Atwater because my mother-in-law is employed at their corporate headquarters. Having lived in my unit for just over 10 days now, I've been nothing but annoyed, dissatisfied, and deeply regretful about my decision to move into Atwater and choose a Bozzuto managed property. During the application process, I was informed that my credit score wasn't sufficient for approval without extra requirements. With a credit score of 816, I found this claim difficult to accept. I ended up purchasing the Sure Deposit they insisted on from their designated company, which cost me $550 (the corporate office has since refunded this amount to me). I voiced my concerns about the approval process and the Sure Deposit requirement to a leasing agent named ------. Through conversations with SEVERAL team members, I learned that ------ has been acting in a highly unprofessional manner, spreading negative comments about me to SEVERAL staff members and suggesting they should be cautious around me. but, when interacting with me directly, she displays an overly friendly demeanor. In other words, she's being fake! The apartment I occupy is a newly renovated unit. Everything is supposed to be brand new, including the washer/dryer, stove, and refrigerator. The oven appeared as though it hadn't been cleaned in ages, the fridge had debris covering the front, and the washing machine produced a loud clunking noise. They eventually replaced the stove bottom and racks. The washer was repaired, but today it completely malfunctioned again, and after I complained and threatened to move it to the hallway, they replaced it with one that makes strange sounds. A primary reason I chose this property was for the amenities: the pool, spa, fitness center, and clubhouse. Since arriving, I've gotten stuck in the spa twice because the door lock keeps breaking, and the property refuses to replace it, instead repeatedly "fixing" it temporarily. Today I made a reservation to rent half of the clubhouse ($300 for 4 hours plus $300 deposit). Minutes later it was cancelled with the explanation that --- had blocked New Years Eve and banned parties. So I'll be hosting my celebration in my apartment (a 1 bedroom 1 bath here costs $2805 monthly) and hope it doesn't disturb neighbors. It's ironic that I can't use the 12th floor space specifically designed for gatherings on New Years Eve. If you're considering renting here, don't! Look elsewhere! Do your homework and find a place where you feel welcomed. Choose somewhere with leasing staff who won't gossip about you to their coworkers behind your back. Find somewhere that lets you enjoy the amenities on New Years Eve. When my lease ends, I'm leaving. This property isn't what it promises to be. mgmt doesn't truly care about their residents. (Update: I received an email from leasing stating they won't allow my private event on New Years Eve due to noise concerns. What they're not considering is that I'm still having my party. But instead of using the 12th floor away from other units, it'll be in my apartment CLOSE to other residents, which will definitely create noise problems. How counterproductive! It proves that having a mgmt position doesn't always mean you make sensible decisions.)

If I had to pick two phrases to sum up Atwater in Streeterville, they'd be "Top Tier" and "amazing"! I'm referring to the stellar amenities, perfect concierge service, and fantastic mgmt team. I moved in during June and honestly couldn't have found a better spot to call home in the downtown area. The space is perpetually spotless and maintains a fresh atmosphere. From the initial tour of my unit through to finalizing my lease agreement, Justin demonstrated remarkable professionalism, efficiency, and approachability. The Atwater's location is ideal for accessing virtually everything, which truly enhances daily living and enjoyment. A quick two-minute stroll to my workplace, steps away from Navy Pier, nearby Target and dining establishments, accessible parking solutions, and the stunning Magnificent Mile all at my doorstep. The perks just keep coming—You've got genuinely so many I couldn't possibly name them all. -------------------- The staff consistently addresses me by my name during greetings and has consistently gone out of their way to assist! While no building is flawless, Bozzuto is genuinely exceeding expectations with how they've assembled this perfect team at Atwater. I've never felt more confident and happy calling somewhere my home.

I'm a future resident, and my interactions with the mgmt team have been great—which Renuinely matters since it shows how responsive they'll likely be once I move in. I've been particularly grateful for ------------- compassionate and thoughtful approach to understanding my personal situation (I'm relocating from another state to be near my son). I've also valued ------------ helpfulness in taking photos and measurements of the unit I'm interested in. (Important note: I was asked to rate Noise, Grounds, Safety, Neighborhood and Maintenance, but these scores don't reflect actual experience since I'm not yet living here as a resident)

The maintenance staff in the building are excellent. As the most recent example after I noticed a gauge in the bathtub, Robert explained that repairing it would involve use of material with a high odor and not being able to use the tub for a period of time. The work (by a contractor) was scheduled for when we were planning on being out of town. On our return, the tub was as good as new with the work having been done in a clean and workmanlike manner. In the almost three years we have been tenants at the Atwater Apartments, maintenance has always responded quickly to issues that have come up in the apartment and done the job right the first time. They are to be commended.

The Bozzuto mgmt staff excels tremendously— Elizabeth, Michelle, HoneyBeth, and Dallas truly stand out. Their dedication to organizing community activities, fostering resident participation, and maintaining an approachable, welcoming demeanor is why I've chosen to remain here. Where you live ultimately comes down to emotional connection—even the finest facilities won't matter if mgmt is dismissive, unwelcoming, and indifferent, which inevitably gets reflected in tenant satisfaction and property upkeep. I've been a resident for nearly 2 years now, through both the Greystar and Bozzuto interim periods. The Maintenance crew demonstrates equal professionalism and genuine care for their work, prioritizing precision and ensuring every task is completed correctly on the first attempt. Naturally, some residents may have different experiences, and I'd encourage people to evaluate feedback carefully. When my washing machine hose ruptured and flooded my space, maintenance arrived within 5-7 minutes to the top floor unit and immediately resolved the issue with remarkable efficiency and expertise. Pxcellent team—genuinely enjoy calling this Pocation home.

The concierge team is fantastic. Diamond and Daisy go above and beyond with their helpfulness and professionalism. Justin, along with the rest of the office crew, are equally legit and accommodating. The amenities are top-notch, and you've got easy access to shops, dining, and the lakefront nearby. Really pleased with my Anit.

We've been so happy calling Atwater home for the past 5 years and just signed on for another lease!! -----, --- and --------- went above and beyond our expectations throughout the process. The Concierge team of ---, ------- and ------- always welcome you with warmth and wish you to "Have a great Day". ------------- maintenance crew (-- and others) respond promptly to any maintenance requests. Atwater regularly invests in improvements and renovations to keep the community competitive. The neighborhood location provides easy access to all the downtown attractions and amenities. We definitely encourage anyone to consider living at Atwater!
