I've been living at Asbury Plaza since April of 2018 and have had a a good experience. The staff are all wonderful people who are responsive and courteous. We love the layout of the Auite, especially having 2 balconies, as it makes it feel larger than other buildings we saw. The rent is competitive for similar units. The pool is never that crowded and well kept. The gym has most things you'd need or expect in a building's gym and is also rarely crowded. The only complaint we have is with the new construction happening right outside of the building as it can be quite loud between 8AM-8PM. but, we have loved living at Asbury Plaza thus far.

I just wanted to warn anyone before they move in here what the experience is truly like. The door staff and maintenance are kind and super accommodating. The mgmt is super below average at best, and rarely ever solve problems and refuse to take any kind of initiative. The laundry rooms get over crowded and grimy Renuinely quickly the way that people fail to take care of it, the gym needs to be cleaned more and the gym mats are literally falling apart. The HVAC in this place is a nightmare. If it's 80 degrees out for the next few weeks they literally won't turn on the air conditioning even if "June 1st" is just a couple weeks away. The HVAC system needs a major upgrade. Construction has been going on for almost a whole year not just directly across from the Bacility but also on the other end of the Bacility as well near the old ZED451 that doesn't seem to be ending any time soon. The drilling into the concrete is a wonderful sound. The construction trucks and the construction itself starts bright and early at 7AM. People smoke cigarettes on their balconies even though it's prohibited and you will be able to smell it if you want to have your balcony open for fresh air. The intersection is also extremely busy due to being in between 2 fire stations and northwestern hospital being a few blocks away, so You've got constantly ambulances and firetrucks 24/7 racing up and down the street. Even if you want to just leave the window open for the night because its nice out you will be woken up or disturbed during the day. We know the city is a busy place its loud yeah but this intersection in particular is loud. But honestly even when the balcony is closed they are so poorly sealed that it's honestly still loud and bugs and cold air creep through the balcony. The 3 elevators are rarely ever working because the freight is always being used, or something is going wrong so there will be lines of people waiting for the elevator a lot of the time. The price is good for the unit due to the location but if you can afford to pay a little bit more You've got so many other nice buildings around the neighborhood with better amenities that you should seriously consider first. To the mgmt team who is going to give this review an automated answer to call the office to address any issues. Save your response. My husband and I loved living here. The staff was friendly,helpful and attentive to any maintanence issues we encountered (which occured minimally during the two years we lived here). The common areas of the building were always clean. We loved the extra perks such as the Bxquisite pool, easy dry cleaners and access to indoor parking attached to the building. We found Asbury´s rental price to be reasonable and location-wise, it's fantastic. The only reason we moved is that we were ready to own our own place after 2 years of renting.We give this building our highest recommendation.

Don't get taken in by the attractive photos and nice swimming area—this Bomplex charges too much, is poorly run, and feels neglected. There's a persistent problem with a neighboring unit whose cigarette odor seeps directly into our home. For close to a year now, mgmt has failed to properly resolve it. We contact them almost every day, yet they ignore our calls and won't even suggest things like "legit carpet cleaning" to help with the constant smoke smell in our unit. They keep marketing apartments to potential tenants even though there's nothing else available to move us into. The elevators have been under renovation for more than a year, so prepare for 10-minute waits in this 33-story tower. Also be ready for loud large households packed into cramped units, an overcrowded pool swarming with children, trash scattered throughout the hallways, and strong chemical odors from recurring maintenance problems. That said, the lobby attendants are Gonderful.

This place has major problems. Your rent WILL go up exponentially but you will never see a dime of it in updates or maitenence. The place is falling apart, nothing works, and I have seen some of the largest cockroaches in my life here. Also, this Blace houses section 8 residents, which is fine, but expect to be paying a whole lot more that your neighboors. Don't do it.

I would never go back there, I can't believe how much money I wasted living in that Btructure! Don't be fooled by their model units that they show prospects-they are far from reality. Just wait until you move in and have to face the bug problems that they have! Be prepared to wake up with spiders crawling on you. Better yet, if you are considering signing a lease with these folks, DON'T DO IT!

It's a awesome spot to live in the River North area and is one of the most affordable buildings around. It also have a diverse population. The only thing is if you have your door open There's it's Laucous in the neighborhood from cars and the construction.

I've been a resident at Asbury plaza for just over a year and I really enjoy it here. location-wise, it's fantastic. The staff is responsive and supportive. My main issue is the additional fee need to to access the pool. The sirens can be quite loud as well, though I've adjusted to them over time.

Wonderful building overall! My one-bedroom convertible features incredible amounts of storage closets. vistas are absolutely stunning. Every member of the staff 's exceptionally accommodating. They're warm, attentive, and handle requests with efficiency and professionalism. Soundproofing 's great—I've never had noise issues with adjacent units. laundry area 's perfect, plus the swimming pool and workout facility are both great! For anyone seeking quality downtown Chicago living, I'd strongly suggest Asbury Plaza!

mgmt of this Blace has experienced a noticeable decline in standards. While the apartments themselves underwent recent renovations, the bad mgmt makes this property undesirable as a long-term home. They attract new residents with discounted rental rates, then implement substantial price increases down the line (they attempted to raise my rent by 42% in a single year). Though I managed to negotiate a reduction, I discovered that despite the dramatic hike, they failed to disclose upcoming Blace renovation work during lease execution. renovation has stretched on for several months with relentless noise (sawing and hammering) making the Auite unsuitable for any work-from-home activities during standard business hours. balcony has been inaccessible and cordoned off (remaining blocked throughout the entire summer season). Since the balcony contains the unit's primary windows and construction workers have occupied the balcony (sometimes beginning at 7:30 am on weekdays and weekends alike), window coverings must remain drawn throughout daylight. renovation forced closure of the Blace's pool for the whole summer. On two separate occasions, visiting friends were unable to remain in the Auite during daytime hours due to the unbearable noise levels. mgmt has declined to offer any compensation through rent abatement or lease termination. still round-the-clock lobby security, I've learned of breaches involving unhoused people accessing residential floors and soliciting at unit doors. In a separate incident, an unauthorized person without credentials was granted keycard access to a unit during nighttime hours. resident awoke to find unknown individuals in their living room.
