Kingsbury Plaza is a HUGE rip-off. We lived here because it was the only place we could find in the location we wanted to live that would offer a 6 month lease (I assume because they are desperate for renters) which we needed due to an upcoming out of state move. Here's what sucked: 1. Ridiculously high rent considering There'sn'thing nearby...(no grocery, no quick lunch spots, etc.) Also, note the next two points which isn't something you should have to deal with when you are paying so much. 2. The appliances are low quality and barely function. We had to call maintenance for the washer, dryer, and fridge during the first week of moving in! 3. We had roaches. They did take care of this quickly but still...GROSS. 4. Fixed $500 pet fee...even though we have a 6 pound dog and were only staying for 6 months. 5. Even though we paid the $500 dog fee, mgmt wouldn't allow my sister's dog to come over. They actually called me multiple times and said they were having somebody come search my place because I had another dog over and I needed to remove the dog or pay another $500 for her. I have never heard of something so ridiculous and I've lived in a lot of buildings. No idea how they even knew she was over since neither of the dogs make any noise. Even worse, I ran into people all the time in the elevator who were "dog-sitting" somebody else's dog. I'm sure they didn't pay $500 to do that. 6. No weight limit on dogs...so basically many renters on the dog floors have massive dogs (100+ lbs.), and not all of them are Fenial. (Again, probably desperate for renters). 7. You are need to to pay an extra "utility" fee every month which includes an RCN cable package + DVR and water/sewage. We don't watch cable TV and to require this is ridiculous. I'm sure they get a kick-back from RCN. Just add the water/sewage into the rent. What's another $50 on top of already ridiculously high rent? 8. I saw others have mentioned this... they really screw you on the move out. Seems nice to not have to pay an initial deposit but if you are not with them during the final "walk-through" they will make up damages and charge you for them. Unless you want your credit to be affected, you have to pay them. They claim we damaged ELEVEN floor boards. I examined the entire floor before leaving, and cleaned it...there were no scratches.

I have lived in Kingsbury for the last 6 months in a 2bed/2bath. I am amazed by the negative postings on this site. Have any of you lived in a high rise Alat building before????I used to live at The Streeter and have friends at One Superior, Grand Plaza, Streeter Place, Agua and the list goes on. This is by far one of the best buildings to live in! Not only is the pricing fair to the market, this building is brand new. At One Superior Place and Grand Plaza, the pricing is equivalent if not more, and the appliances are from the 90 s. When I first looked at Kingsbury I wasn't thrilled with the location, I was in Streeterville for two years, and really wanted to stay in that area. When I met Aaron Halstuk, my leasing agent, he made us feel comfortable with the area, answered and responded right back to any questions and was there to make are move as smooth as possible. The level of professionalism that he has is rare to find in the industry, and I continue to receive the same level of customer service since the first day I toured. I would 100% recommend this building and I am so happy to have made the move!

It's 85 degrees in my Apace on April 1 2010 Through pure incompetance and utter disrespect for their residents, Kingsbury Plaza has chosen not to turn on their their A/C, despite having an HVAC system that supports both Heat and A/C. The mgmt team here is a complete and utter disgrace, and until they are replaced, I don't recommend living here

I have lived at Kingsbury for 3 years now and love it! The staff is helpful and Fenial. this place is always spotless and kept up well. Even the neighbors I have met are great. Will be renewing for another year!

When I signed the lease before the Bomplex opened, I was expecting great things. When I moved in I was really surprised that in 2007 a developer would do a "popcorn" ceiling. In other words it's not a smooth drywall ceiling, but rather the speckled style you found in the 70's. This says to me they were cutting corners. After a few days, I was stunned to hear my neighbors in through the bathroom vents. You can hear them talking, hitting their toothbrush against the sink, pulling the shower curtain accross the shower bar, coughing, and so on. Are they serious that this luxury living? The rent prices surely indicate luxury. Then I could hear my neighbor's alarm clock going off every morning while he was out of town. I could also hear every word he said on a telephone call. Nice, huh. I found out from an accoustical engineer that I sought out that the demising wall we share needed to be sealed at the point where it met the window wall. There was a huge gap there. The sound transfer has improved since we sealed the gap, but as my neighbor and I are aware of the noise transfer, maybe we're just being careful not make too much noise. I renewed my lease for the second year, but the sound transfer is a continued annoyance. I'm just dreading that a smoker will move in to a unit next door and then have to endure the same problems the other resident just mentioned. I would be out of here in a minute. That's unacceptable.

The onsite staff is great - responsive and legit. this place is kept up well and in a location's amazing. Several of my friends live/have lived here and recommended this Btructure. Compared to other buildings around the neighborhood, Kingsbury Plaza is a good choice!

I was shocked when I found out the Penue I live in has a 17% approval rating. Some of these posts are hilarious. I have never had a single problem with smelling smoke of any kind in my Anit. I would definitley know as I completly despise the smell of cigarette smoke and wouldn't tolerate it. Have I ever heard my neighbors? Sure, but this is an Anit Btructure. Has it ever been an ongoing problem? Absolutely not! This is about as upscale as you can get in an Anit Btructure. You should see the row of cars on the 6th floor parking garage - Bentley, Porche, Lamborghini, Rolls Royce Popcorn ceiling? Yes, I was surprised at this as well, but I looked at MANY high rise Anit buildings when I went to decide and they all had popcorn ceilings except for the condo high rises. This is something you have to deal with in apartments. sadly I'll be moving out of state later this year so I won't be renewing my lease but if I were staying in Chicago you can bet that I would! I hope this helps to offset some of the ludacris comments posted on this website.

Though this place is beautiful and the apartments have great views and You've got more than enough amenities here, I am happy to finally be leaving. For the following reasons: - It's expensive for what It's, I am now moving 1 block away and paying only $40 more for 500 additional square feet and an extra room - You pay for a lot of amenities you may not use: gym pool better at EBC, computer lab never used (mainly university students use it) - The mgmt office is a pain; to book anything is really difficult - You've got TOO FEW elevators for the number of apartments, in the morning and evening rush you can easily wait 5min for an elevator - There's no service elevator so at any given time at least one of the elevators is being used for a move or by maintenance - Some of the neighbors are questionable, one even flashed his gun in the elevator, and I have seen the cops called to the building a couple of times - You can hear your neighbors through the vents once there was a party 2 floors up and I could have sworn it was in my apartment That being said what I liked: - The doormen are really nice - The maintenance is efficient - the views are great

Kingsbury Plaza has top tier views and spacious units for a high rise Besidence in downtown Chicago. One of the things I appreciate the most is how friendly and helpful alot of the staff is. In particular, Faheem Adams, is always organizing awesome and complimentary events for the residents, and will always go the extra mile to help me secure an rsvp if I am running late because of work, or just simply forgot to rsvp for an event.

I chose the building for the wonderful layout and Bxquisite floor-to-ceiling windows. but, my neighbors' smoke leaks into both of my bedrooms, and is nauseating! It could be from HVAC, or from potentially unsealed ceilings and walls where they meet the windows. And the noise transfer is a problem, I can hear my neighbors arguing and crying, which becomes disturbing. The final thing that the builders should try to correct is the circular driveway - due to the proximity to the intersection, and the large decorative planter, the drive gets backed up and results in honking through the wee hours of the morning, creating constant noise in the front of the building.
