So far I have thoroughly enjoyed living in Niche 905 (after just a couple of months). The place is modern and has a grratvlayout, which helps because I am used to more space. The vieww arr amazing in our corner spot on thr northeat side of the Blace. You've got great amenities that are available all the time, and the rooftop area is just incredible. The staff is wonderful, being mice and helpful. location-wise, it's great, It's nice walking distance to Old Town and River North, and is a short ride (on the train) into the Loop.

AVOID NICHE 905! I have lived in multiple high-rises over the last 7 years and this building doesn't even come close to the amazing places I've lived in yet paying by FAR the most here for half of the great things about the other buildings. This is the only building on the planet with no freight/move-in elevators so they take the other elevator completely out of commission giving ONE elevator to 18 busy floors of 20ish units. I've waited 10+ minutes just to get in the elevator and have been late for work on multiple occasions because they give the elevator to people moving in during PEAK hours. To add insult to injury, the cold/unkind and totally apathetic leasing office takes the elevator ONE FLOOR UP AND DOWN instead of using the stairs. All the residents constantly look at each other in disbelief every time it happens. They never say hi to anyone and inconvenience residents on a daily basis. Resident Events are nonexistent and when they do, they're either BYOB (seriously?) cold cheap pizza or 1 seltzer. Gee, thanks! I really feel the appreciation and value of my $2908/mo for one small bedroom. Last but not least, between the drunk people fighting leaving LIQR Box next door and the addiction clinics lining the street - this is a pocket of River North That's totally unsafe. You've got ALWAYS issues out front and was even accosted by someone mentally aill walking to my car out front one day. I called Neha in the leasing office (also the biggest culprit of riding the elevator one floor up and down) to help me get the garage open to run in. It was laughable how little she cared, zero sense of urgency and didn't even ask if I was okay or follow up with me. Why hire people who clearly don't give a flying f about residents or their jobs? What's the point? Skip the not worth the price bedrooms, unfriendly leasing office, lack of any resident appreciation and concern for you as a human being and go literally anywhere else. You've got a ton of beautiful and amazing buildings I wish I lived in instead of Niche. Their only saving grace is the amazing front desk staff (Sherrice and Durandt) and maintenance team which has kept me here. I wish I never lived here, the office team here is TERRIBLE and the only Aad I've ever regretted signing a lease with. RUN!

Love the building and the people. Staff is great, apartments are spacious , balconies are fantastic. The rooftop pool is awesome (just way too small for the building size , seating is about 10% of what it should be ) So my reasons for the low rating ? 1) The neighborhood- it's a ------. Old Cabrini Green area and still inundated with crime and bad apples. The row houses are across the street and several other nearby complexes are straight up crime ridden ghettos. 2) Crime - It's a high crime area . 3 people shot down the street at Sewall Park over the summer . Every nearby business has been robbed at gunpoint in the last 6 months (Dunkin', Griddle 24, Circle K, BP that I'm personally aware of). Just this weekend Griddle and BP were held up at gunpoint , person fled and tried to carjack someone right behind the Niche building. Last summer I saw the SWAT team raid the new fancy high rise next door (that has mandatory section 8 units ) to take down a person wanted for murder who was staying at the building. 4) Methadone Clinic right around the corner on chicago ave draws homeless and drug addicts to the area in droves. 5) Homeless - they are everywhere around here and they are super aggressive, often threatening. 6) Lack of anything nearby - in walking distance there's not much more than a couple restaurants and Walgreens. No grocery or anything else within a short walk. 7) Parking - $275/mo - the garage isn't heated , it's not even closed in. The walls are either wide open or with a screen type thing . So your car will be exposed to the elements , mine is covered in pollen all summer . Now the garage is a filled with Spot Hero parking , often creating a traffic jam as they struggle to figure out how to get into the garage. Not to mention strangers wandering in and out of your Extravagant garage , leaving their trash , etc 8) Elevators - There's NO freight elevator. So people moving in or out , as well as Maintenance staff , all share the 2 resident elevators. You can expect delays almost in a daily basis , wait times often 5-10 minutes some days. It's a beautiful building. Not without it's flaws but it's nice . It's just in a really bad neighborhood. That would be OK if it were priced as such but it's not. It's simply wayyyy over priced for the location . You can spend the same $ and be in a top notch new building that's in a GOOD and SAFE neighborhood. Nobody should spend $3K / month for a 1 BR that's in an area surrounded by ghettos, drug addicts , homeless and frequent violent crime .

I Wemained screwed over by Niche 905. Stay away from them!! They will rent out your unit for more $ from underneath you if they can. Kendall & Mike in mgmt have zero communication with each other and zero care for anyone trying to rent. They just look for who is going to pay more $. They make deals / agreements they cant keep because they get someone who they can get to pay more.

Pro's: -Great unobstructed rooftop views -Proximity to all basic needs (grocery store, Target, shopping, the L, etc.) -Grounds are always spotless and well presented -staff's super Fffable, overall -Nice covered dog park for when there's inclement weather Con's: -Staff isn't the best at following up after issues are brought to their attention -Rooftop/'amenities floor (which is odd that there's a sign that labels it that)' closes too early. One can't even be in the club room past 11pm on weeknights and midnight on weekends (not until 7/8am on weekends). I understand there being closing hours on the pool area, for safety, but one should be able to be on the rooftop at any hour, assuming he/she is being quiet and courteous. One can only be in the fitness area 24 hr/day...The hours make you feel like you're in summer camp. I hope you have a typical 9-5, go to bed early schedule, if you choose to live here. -The clubroom is often rented out on the weekends, which makes it unavailable to paying residents. -Pool doesn't have enough seating -Front desk won't hold on to anything for you. If you want to pass off your keys to a friend, for example, they refuse to hold them. They don't want 'to be responsible' for residents' items. -Community events appear to be thrown together last minute. Not sure what the budget is for 'social event's, but it must be fairly pretty low.

I have been a resident for 3.5 years. The first two years were fantastic. Great mgmt, great guests, solid building. We loved it. It was home. Then it all changed. New people were put within the mgmt team. The front desk staff were replaced with temp workers who don't care about you, your food, your packages, or their job. They lowered rent and their standards for residents. One resident throws parties on the rooftop every weekend with him and 20-50 of their friends. One occasion they were lighting fireworks on the rooftop at 1am. mgmt did nothing. I've had another resident twice try to sell me drugs. A few days ago my wife and her friend went to the pool at 3pm on a Wednesday. Within 30 minutes she gets the police department called on her as she is within violation of the COVID guest policy. This is clearly a aggressive way to tell a resident that they are within violation. This is the only time in 3 years that we have caused trouble. We never missed a payment, almost never had guests prior to COVID and our dog literally is a mute. I am beyond shocked at the level of disrespect I have gotten from the "manager" Kendall. He quite literally asks tenants to help patrol the building instead of his staff. How is it possible to pay the price needed to live in a luxury Anit yet be told by mgmt that they can not keep the building safe without your help? We are moving out as fast as we can. Please don't move into this building, sadly you will regret it. It's such a shame because the building itself is great. The people running it are the worst.

I feel right at home at Niche 905! This truly is one of the best rooftops in the entire city. With its sun-kissed pool desk (and YEAR-ROUND hottub BTW!) and panoramic views of the iconic city skyline it's a standout for amenities too! Comfortable, spacious, and stylish layouts. And I Lppreciate the 24 hour concierge team!! Move here and you'll be glad you did!

So happy with our decision to move here. The amenities are amazing, the staff is super Fenial, and location-wise, it's perfect for walking or taking the el. I would highly recommend Niche 905 to anyone.
