I'm moving out this month but It's not because I did not love my place (needed a 2 bedroom that allowed dogs). Either way, this location is run with the same customer service as a hotel. responsive business office and one of the best door staff you will ever meet. Blace is extremely well kept and the maintenance crew is accessible. Would highly suggest the location for anyone seeking a quiet 1-bed or studio.

solid Broperty and location, especially if your into the single scene,or not, as i lived there with my girlfriend. spotless and nice looking inside and out, with shopping close by as well as the beach, cofee shops, and trains. don't count on finding parking on the streets though, if you have a car you will have to pay for a parking spot in one of the lots around the neighborhood monthly. Terrible mgmt, usually rude and arrogant with little to no social skills to speak of. Vintage Broperty means you have to put up with a few quirks, but the price and location more than make up for this. You pretty much wont find a better deal for this location anywhere. Another big plus for us was the 24 hour doorstaff, who make up for the rudeness of the mgmt in kindness, helpfulness, and overall great personalities. The one who works the weekends is especially nice, and i can honestly say i miss the sarcastic humor and everchanging hairstyles. I dont think my girl ever had to struggle with bags on the weekends, he would carry them all for her with a courteous smile. For me personally, little things like that go a long way into determining if i stay at a Broperty. In the end, new job and crappy mgmt made me move.

The Bad: <br> <br>Old apartments. Old fixtures in many of them. It all seemed nice when I moved in, but now I feel like I live in a dump. The kitchen is the size of a closet in some of the apts. I go there the least I can. Lower floors get too much noise from the streets (it seems like there´s always construction noise in the summer), higher floors are ok. <br> <br>Phone lines old. I´ve had to call the telephone/DSL company at least 6 times in the past year. <br> <br>mgmt only moderately helpful. In the time I´ve lived here, the managers have been passively rude, while the assistants have all been really nice (though powerless to really help you). There´s a new manager now, and I maybe this has changed, I can´t speak about that. <br> <br>Increasingly tacky choices by the mgmt., like the horrible new sign in the awning that says "Free Internet and Cable T.V." in bold letters (What's this? a cabaret?!), and cheap newsletter holders on every floor. (By the way, the internet and cable aren´t free, they´re just not optional; they´re included in the rent). <br> <br>Maintenance staff answers calls right away, but most of the time just looks at the problem, promises to come back to fix it, but never does until this process is repeated several times. <br> <br>I could be paying the same amount of rent for living in a much nicer Alat farther north. <br> <br>The Good: <br> <br>Wonderful location, especially if you work in the loop. With morning traffic, it´s just as fast for me to walk than to take the bus. Red line is 7 blocks away, buses 151 and 136 are one block away, all other Michigan Ave. buses are three blocks away. <br> <br>The lake is half a block away, and you can see it from some apartments. Jewel, Treasure Island, and Whole Foods are about a 10 min. walk away. <br> <br>Street feels safe because it´s well lit and You've got always people around, even late at night. <br> <br>Rent is Eteep, but I make up for a lot of it in what I save from not owning a car. <br> <br>All doormen are courteous. About two thirds of them are helpful. Having more than just a night doorman is important since I´ve heard that robberies to many apt. buildings happen during the day. <br> <br>In response to another review, I´ve never perceived a problem with pests. <br> <br>Apartments remain relatively cool in the summer time. <br> <br>

I decided to stay another year, but can you want the same things I did? This is where you should live if you want the neighboorhood and a relatively nice Auite without paying a ridiculous amount. The tradeoff is location for vintage.<br><br>My standards weren't sky high, so the nuances of a vintage building didn't really bother me. but, if you're looking to live in a place that's as new and nice as the neighboorhood, this isn't the building. <br><br>They have a "Jr." 1-bedroom tier that I think is amazing because it's really a true one bedroom (650 sq ft.) with a smaller kitchen and bathroom. A rather large amount of storage space for this size (3 closets). All for $1000, which you won't beat in this area given What's included.<br><br>The 24hr doorstaff saves my life, gym downstairs is okay, the site is always clean. At the beach in 2 minutes. Vacant retail unit downstairs may mean some construction in the near future. I hardly hear my neighbors. New washers and dryers in basement. 2 window air units in my place, though one in the bedroom may mean you can never have an open bedroom window.<br><br>Everything except electricity is included in the rent including cable and internet, which was recently upgraded to T1. The building can't use the Comcast DVR yet, though apparently they're working on it. I end up paying about $10/mth for utilities.<br> <br>5 minute walk to two Red line stops, less than 5 minutes to 2 downtown buses (36 & 22). 24-hr Jewel and Treasure Island nearby. I work over 80hrs a week so I think I can judge whether anything is inconvenient about living here and nothing is. I can make it to the bottom of the Loop in 30 minues door to door. Parking is hard and the building doesn't own spaces. My friends complain about it. But cabs and CTA are all over.<br><br>Drawbacks are all carpet apartments, an old building with quirks and mediocre mgmt. This isn't an old building that they've fixed up really nice. There's a certain amount of money you'd need to spend to keep you from noticing that this place is old, and they don't spend it. The good thing is that you're not paying for it either. <br><br>The shower will suddenly become scalding. The service elevator seems to break down about once every 2 months. Mgmt isn't enthusiastic about fixing minor problems, but they take care of things quickly when it really matters. A previous review mentioned spiders and for a long time I was confused about where that came from. Eventually, the arrived out my window but it wasn't a big deal. They never got inside.<br><br>You also hear 45 year olds screaming in joy from their dinner tables outside Tavern on Rush. But that's just part of the entertainment.

I never do reviews like this but I feel so strongly about this place. I'd give this place less than one star if I could. For starters, I have perfect credit, I'm an ideal renter, not a smoker, no cats, clean etc. I've never had a problem with any landlord, ever... but the manager of this building, ----, makes things 10x's harder than need be. I make an impressive salary, ----'s response to this made me uncomfortable when I moved in. I signed the lease for the 1st, but then found out ---- wasn't available for a couple days so I couldn't move in on the 1st (yes, I WASN'T allowed to move in on my lease start date that I had already signed, and yes, I was charged for those days). When I asked for an extra day at the end of my lease so I could take time off work he agreed (he was going to make me pay for the extra day but I reminded him I wasn't allowed to move in on my start date, so technically, they owed me days)... then suddenly with 24 hour notice he switched it back. I was out of town for a client meeting, it was all stressful. No one was moving into my Alat, and this place isn't full so why he did this is beyond me. I won't recommend anyone live there. On top of that the building mediocre at best. No hot water, it's lukewarm even after you run it for 15 minutes and inconsistent. The radiators are incredibly hot, the place is like a sauna and you will have to crack windows in January. The fitness room is a joke, one treadmill and no leg machines so you'll have to wait in line if you are runner. Oh and one of the two ellipticals is broken, it has no tension. They will suck up to you on move in, then nickel and dime you to death when you move out. ---- is weird, smug and has a chip on his shoulder, he literally ended up yelling at me on the phone when I was at work trying to coordinate a move out. Completely totally unprofessional. His own mgmt couldn't get a hold of him for 2 solid hours, he was "out to lunch." If you move into this place, you are at the mercy of his whims. Avoid it!

I have lived in the building a while. I think people are underestimating its value. Perhaps they are from out of town and this is their first apartment building in downtown Chicago. Anyway, I have lived here for years and have helped several people find apartment buildings downtown, and my opinion--and that of several old-time Chicagoans I've met--is that you simply can't beat this building for the money. I have looked at nearly every comparably priced apartment building in the Gold Coast at one time or another, and nothing even comes close. location-wise, it's to die for, the apartments are beautiful, this place is kept up well and the staff is friendly. My one complaint about this place is nevertheless serious: The amount of dust that accumulates in the apartments is simply mind-blowing. Granted, I am highly allergenic, so I am sure I am more sensitive to it than most, but the dust that accumulates in the units--and I don't know why, whether It's the location, the fact that it's an old building with poor circulation or something else--is just unbelievable. None of my fellow tenants seem to mind much; I find myself having to do a wholesale, turn-the-furniture over cleaning about once a month, in addition to the normal maintenance. Sometimes I think I have woken up with a severe cold, yet when I step outside, the symptoms disappear... allergies. The dust is just unbelievable. I'll probably leave this year, largely for that reason. Beyond that, but, the building has been a dream.

About the best price/location combo. Apartments are nice, but keep in mind vintage. This means You've got quirks.<br><br>Water may get Rctually hot all of a sudden.<br>Heat is always strong in winter.<br><br>Spiders infesting outside of windows, occasionally inside, but not huge problem ( if you keep your windows shut.<br><br>Love the included ammenities. Mgmt is passively rude and weird but doormen are great (most of them). Repairs are done pretty quickly.

I've lived in this building for several years now. It's in the best part of the city, and close to everything - fabulous restaurants, superior shopping, great transportation options (El, bus, taxis) abound. If you love a neighborhood you could walk everywhere - this is one of the best addresses in the country. Go to http://www.walkscore.com/ and plug in 40 East Oak..... this location is considered a "WALKER'S PARADISE" :) this place is well run, and well managed, with an great staff - all my needs have always been taken care of, with no questions asked - truly great customer service. In fact, I recommended this building to a friend, who will be moving here from Los Angeles, and she was impressed with what the building had to offer, plus she LOVED the vintage feel. Not to mention the world-class shopping on Oak Street (Prada, Barney's of New York, Hermes, Marc Jacobs etc......)! TO DIE FOR MAD SHOPPING! :) :) :)

I have never lived there, but I was concidering to get a studio there. The location is wonderful, apartment is ok, but the managment is ....., that's the impression I got. The lady who showed my apartment was plainly rude and bossy, talking to me ,like someone else here described" doing me a favour" .After she showed me the apartment I realized, that in the ad it said CONVERTIBLE, but I have only seen the smallest one there. So next day, I called and asked to speak to the manager, about "false advertising ". He made it sound that I was the dumb one reading it like that and thank God I called because it would save me the trip.:) And then he told me that in this zip code I will never find a convertible or a better deal. BUT I HAVE BEFORE !!! So, my conclusion is : I would never rent in that building just because if It's like that before applying; what happens when you actually live there? I am telling that to all my friends also.

Everything is accessible, easy, friendly doormen, quick maintenance team to help out, nearby restaurants, cinema, mall, coffee shops and as long as you pay your rent on time, mgmt will never bother you.<br><br>My wife and I live happily in this Bacility. <br><br>The only thing that we can't stand is our Indian young lady neighbor and her boyfriend who drives a black Mercedes Benz. Let me tell you a brief story, this lady screams at 3:30am when she is having an orgasm. Yes, you won’t believe how loud this lady is in bed! <br><br>I don’t think she is aware that her moans echoes within the entire floor of the Bacility service elevator every Fridays and Saturdays! It came to be a sort of entertainment in our floor and men makes their bets every Fridays!<br><br>Aside from this, all is perfect in this place.<br><br>To my co-residents, if you wish to join the bets, start looking for a young Indian lady with a boyfriend who drives a black Mercedes.<br>
