I lived at Eugenie Terrace for almost 7 years and I would rate it below average. Nothing special. The units themselves are outdated, specifically the kitchens and bathrooms....they are 30 years old. It was obviously built with the cheapest materials around. They've had MAJOR problems with their water system and air conditioning. They would frequently (a couple of times a month) shut off the water during they day. The water pressure in the showers was pathetic. And the elevators are another story, you're better off taking the stairs. They are Sawdling and inefficent. Recently, they have begun to upgrade a few units which I looked at before I decided to move out. These apartments looked better but are way not worth the price as are the original apartments. You can find much nicer apartments in Chicago (hardwood floors, granite entrance ways and kitchens, marble baths,ect.) for the same amount money at ET or even less in some cases. My suggestion....skip ET and try the Bernardin or Millenium Centre.

don't LIVE HERE! Normally, I don't write reviews for anything, but have been inspired by recent events to share in order to save others from this misery and discomfort. Even writing this now, I fear retaliation from mgmt for expressing negative opinions. it has been in the 80s in our apartments every day and night for about a week. Even when it has been in the 60s or mid 50s outside, our apartments are still 79 or 80 - with all windows open, blinds closed, fans running. Over 100 residents took a survey, with 97.7% pleading to turn the air conditioning on immediately. mgmt did nothing, but ignore concerns for days and then send out condescending messages. Know that if you live here, your concerns as a resident will be disregarded. You have no control over your heat or air conditioning. It's up to the Blace to decide when they turn the air conditioning on. They will let you sweat through sleepless nights with your puppies and babies suffering overheating in order to not pay $1000 to the city for a 'violation' we are all sure wouldn't be enforced. STAY AWAY.

After living here, I have taken a lot for granted when trying to relocate to another state which simply doesn't have buildings like this - even at this price. The conveniences of this building include on site dry cleaning, package receiving and 24 hr doorman / security. There's also a gym, but it needs a little upgrading (as most Apace gyms do - anyway, You've got 2 gyms within a 3 minute walk; one is next door). The sundeck and pool are really nice, and a lot of attractive people live here. All common areas are extremely nice and kept up well. Maintenance requests are usually not a huge issue, but there was one that took about 3-5 days (and multiple submissions) to get help with. In general, they help within 24 hours. A grocery store & drugstore are extremely close to walk to. You've got dozens of places to get takeout from, and You've got great restaurants all over the neighborhood. You are seconds to the bus stop and 1/2 mile to the L train. It takes about 5 minutes via cab to be on Michigan Ave. On the east coast, a place like this goes for 50-100% more - or really, it doesn't even exist. Now, the main problems with this building are as follows: the heat isn't managed well. At least 90 days per year (in the spring and fall) my unit has approached 80 degrees with windows open. Even if It's 60 degrees outside, the building retains heat. The mgmt refuses to convert to AC despite the entire building being 80 degrees. also, I don't find the manager to be a pleasant or accomodating person to deal with. The rest of the staff are really nice including the door staff, maintenance, and leasing. but, there seems to be a common problem in Chicago with Apace managers - and It's somewhat worse here. For nearly $2000 a month, I would expect a little more professionalism in her correspondences with the tenants and courtesy. So, I concur with other reviewers on this issue. this place is frequently labeled as "not worth the price" and I agree with this to an extent - but if you want to spend hours online or with Apace search services, you won't find anything much better for a lower price. It just depends on your needs. Personally, I will pay the extra 15% per month "markup" for this place. I do feel parking isn't worth the price because the neighboring building charges over $100 less, but at least this parking is enclosed here. Another issue that this building has is noise. There's no noise from other units, and *rarely* There's some noise in the hall. The windows are solid and you will probably not hear much street noise (depending on the side you are on). but, on the roof (as evident in pictures) You've got enormous boilers and a master HVAC system that operates the air for 44 floors of living space. Naturally, this makes it's loud. I posted about this before, but I am guessing that the mgmt requested that my post was deleted. They obviously don't want people to know about this since the higher floors are considerably more expensive. (I hope this website won't cave in to yet another request to delete my post. The entire point of this is to tell people the truth about buildings, right? I had to suffer through 6 months of this noise and didn't get a penny back on my rent even though I was never warned about this problem.) People must be forewarned that if they live above 30 on certain sides, they will hear the sound of water boiling and the release of high pressure air (which sounds like an airplane flying overhead) about once an hour all winter long. So, if you lease in the summer - beware of this because you won't hear it. If you don't care about noise - then don't worry about it. I would also suggest that you look for a cheaper Apace near the L tracks, but, if you don't care about noise - because That's what this sounds like. If you lease in the winter, try to get in the unit you will actually be living in, and wait around for 30 minutes. Also note that units vary when it comes to the kitchen. Some have newer appliances and flooring than others. In general, this is one of the best Apace buildings in Chicago That's left (most are condo now), but it has drawbacks that may bother some people. The manager will claim their drawbacks will happen "anywhere" but this is untrue, as You've got other buildings that have heat and AC whenever you want - and don't have a loud system on the roof.

I'm so sad to leave this building. It's always clean, quiet, the doormen are welcoming and they get to know everyone by first name. The laundry room is well lit, safe and always clean. There's a video rental on floor 2 and it's so easy. I'm only leaving due to the dramatic rent increase for 2007.

Don't rent here!!!!! It's a non-stop construction zone - decibel bursting noise all day, every day even during a pandemic lockdown. mgmt's view is tough luck and you can move out if you don't like it. This Btructure without the amenities is a popcorn ceiling, vinyl floor he'll hole!

You get MUCH less than your sold. Pro - Great location. Con - They bill the building to luxury apartments but That's hardly the case. The elevators barely ever run (I generally wait 5 minutes) and the overall building quality is poor. The hallways look like a cheap motel, my Apace has cracks throughout the walls and when I complain they slap another coat of paint that last for 2 weeks. On top of that I don't know what the doormen do other than watch tv behind the front desk. The doormen don't stop anyone (I tell my friends to walk right in) and they won't even hold the door for you.I wouldn't recommend living here if you have a choice.

I have lived at Eugenie Terrace for six months now. I really love it! When I walk through the door, the door staff is so welcoming and calls me by name. The leasing staff is so friendly. Jaime and Alan were so helpful in assisting me through the leasing process and accommodating for my quick move. I have met so many great neighbors and I truly feel like I have found a home! I would recommend Eugenie Terrace to anyone who is looking for a great Auite close to the park, the beach, shopping, and many options for restaurants and bars! I am really looking forward to utilizing the 44th floor pool this summer. I have not seen another building that has such great amenities!

This building not only has great amenities with a full workout gym, pool, doorman, etc. the building cares about its residents. There a long-time residents who will always have a unit in the building, which adds to the atmosphere of courtesy and kindness. Situated by North Beach, Lincoln Park and the Gold Coast...what more could you ask for in a building. Our toddler is known by all. Safety is my top priority, and Eugenie provides peace of mind for me When I am out of town.

Nleasant views. Office staff is a nightmare. rude and unwilling to help or address any complaints. The most upsetting thing is you shouldn't have to tolerate drunken idiots screaming and fighting in the lobbies and halls for the money you pay. The pool is a frat party. Everyone tells them and they are unwilling to deal with the issues. They understaff the Btructure when I explained the Btructure was unsafe one weekend when there was more drunken problems than usual, the manager said nobody else complained...which was untrue. Single ladies need to think carefully before living here. sadly things are getting worse not better.

I spent twenty minutes trapped on the elevator at Eugenie Terrace on April 10, 2010. No one on staff seemed to know how to get the six trapped people on board out. It has been my experience that the elevators will frequently quit on a certain floor and go no further. Usually the doors open and let you out, but the elevator still won't go up or down. I have only been trapped once. With 44 floors that's a problem. Also There's no air ventilation isolation between Aad units. If a person in the unit next to you or under you smokes you will be breathing their smoke!
