Great mgmt staff, clean apartment building, friendly neighbors. Very well maintained. They have Christmas parties and BBQs occasionally for the guests as well as movie nights. Folks that live here are comprised of mostly college students, young professionals and a few families and senior citizens. They're maintenance guys are great and they even helped me move my furniture (for a small fee) during off hours. I've lived here for almost a year now and I'm strongly considering renewing my lease again. Their management staff is probably the strongest strength here. I've asked them for so many favors and they've always been happy to comply.

I've lived in quite a few apartment buildings in different cities over the years, but 1260 N. Dearborn has definitely been the best. Unfortunately I just had to move out for work-related reasons. I believe the elements that make this building stand out are the convenience of the location; the solidness of an older building; the convenience of the facilities in the building (laundry room, bike room with air pump, exercise equipment, hair salon, cafe, rooftop deck); and most importantly, the building management and maintenance staff. The fact that the staff live in the building I believe makes a big difference in terms of responsiveness and their desire to maintain a pleasant atmosphere for all. Maintenance staff will gladly and promptly help with things from unclogging a drain to hanging a picture. In my experience, the building policies all seemed to be very tenant-oriented--for example, the management did not require security deposits or "move-in fees", avoiding that whole game. They allow you to choose what color you want to paint your unit, which they paint for you, as long as you supply the paint you want (otherwise the default is a classy 2-tone that brings out the old baseboards, molding, and other trim). The seasonal parties are well-catered and quite fun (the recent rooftop bbq was great, complete with showing of Ferris Bueller's Day Off while overlooking the skyline). Whenever I speak with others in the building, I get similar opinions.

I found this studio on the internet and luckily enough it proved very good. It's at a very good location with more than 3 different bus lines nearby and EL stop around the corner. It's pretty safe, you have package receiving and maintenance on site, which I must say is excellent in providing anything you need to make your living here happy. I would recommend not getting a south facing studio as the fans of the 3rd coast cafe are a bit noisy in the summer months. The walls might be a bit too thin as I can sometimes hear residents talking in the hallway but it is a very quiet establishment despite the cafe downstairs. If I could afford a 1 bedroom in this building I would never leave but I hate living in studios so unfortunately I would have to move next year. The management company puts up monthly fliers with events for the building so it's pretty nice. Laundry is with cards so you don't have to go find quarters and they have a treadmill and elliptical as well as an all-on-one weight machine in the laundry room.

First, I currently live at 1260 North Dearborn and have for a little while now. Yes, this message is lengthy, but it may save you a serious HEADACHE later. Now, the Pros: The management staff are great, maintenance is awesome and safety is more than ample given the police presence at the end of the block (South) on W. Division St.! Now for the Cons: Apparently IL has this f'ed up law that doesn't permit questions to be answered by building staff about who your current neighbors would be, not even whether or not they're noisy! Well, this SUCKS!! For this reason, I'm living in Hell because of my noisy, obnoxious and disrespectful neighbors. I shouldn't be surprised since the wife and mother of the true spawn of ----- (in 4 year-old form) is from the ----------- (they act like animals to each other anyway) and her lazy, lack-of-parental-control husband who probably picked her up during a tour of duty immediately after he graduated high school lies when asked about the noise. Oh, did I mention they've lived in the building for 6 YEARS!! That being said, I've almost exhaused ALL efforts to get them to comply with simple noise abatement and am at my wick's end (you think). In hindsight, I HIGHLY RECOMMEND that if you're interested in this building, or any building for that matter, please follow these Golden Rules: 1) Upon visiting the place, if you really like it and plan to apply for the apt, come back to the building later and BEFORE dropping your app, and try to talk to the neighbors OF THE neighbors to the left, right, above and below (based on # of shared walls) the apt you want to lease, politely asking pointed questions. 2) Read the entire Lease and Bylaws regarding noisy neighbors and what mgmt will/can do about your complaints. You should also research Chicago Noise Violations Laws as well. PLEASE, PLEASE, PLEASE, DO NOT SUFFER MY FATE!

I've lived in 4 or 5 apartment buildings so far. 1260 dearborn is the worst. Parking: No such thing. The building next door does have indoor valet parking, but they charge over 300 a month. We used to park our car in another building two blocks away. It's not convenient at all, especially in winter. Noise: Fire trucks and ambulences all the time...Insulation not good(what do you expect, it's an old building built in 1929). Even though I shut the window before I sleep, I was often waken up by some car's security system in a nearby parking lot. Grounds: I was attracted to it by its nice and clean and vintage look initially...I no longer think so after living there for a long time. Dozens of mosquitos hovering on the roof in summer(I live in top floor, not sure how they got in). I had to turn on the window-air conditioning AND ceiling fan at the same time to fend off mosquitos and protect my blood. Safety: I didn't find anything unsafe myself. but I saw a couple of scary posts here. Construction: There's no air circulation in the room at all. It's impossible to sleep without window air conditioning in summer. Even if the outdoor temperature is 70, you will still get 80F in the room(even if the windows are open whole day long). If you decided to visit 1260 dearborn, do check out their ancient stoves, it keeps a small fire and emits heat 24*7. (Staff told me it's to prevent gas leak). Staff: Some of them are nice and some are very mean. So when you got into trouble, it really depends on who you talk to at that time. I wish you good luck. I wonder where all these positive comments in the forum come from. They are totally misleading. If you can afford 100-200 dollars more, you can definitely find a much better place nearby (I admit their low price was one of the reasons that attracted me there).

I have lived in the 1260 North Dearborn Apartments for three years, and from the first time I entered the building lobby I knew my experience here would be above average. This initial feeling has been confirmed ever since. The apartments themselves are quite nice. Original hardwoods, period subway tile in the bathroom, crown molding and arched entryways, the units are far above the surrounding midrises in terms of charm and architectural interest. The management and neighborhood are what keep people living in the building for years, even decades, rather than serving as a temporary living space. The staff, from building managers to maintenance, are exceedingly friendly and attentive, knowing the residents by name and apartment number. Continuous maintenance ensure consistently clean and comfortable apartments and common areas. The little touches, such as chocolates in the mailboxes on Valentine's Day, make all residents know that the management truly cares and enjoys working in the building. Any maintenance that is requested by residents is addressed, in my experience, immediately and effectively.

I've lived in places nearby that make you feel invisible. This isn't one of them. The staff and residents are friendly, helpful, and considerate. It's nice to know your neighbor's name and they yours. Apt. and grounds maintenance requests are responded to promptly and completely. As a single woman, I feel safe. Convenience & location are key for me! EVERYTHING the city has to offer is at your fingertips! Lease terms are fair and management works with residents to accomodate changing needs. The storage in my studio plan is more than I've seen in some one bedrooms. A nice touch is that before you move in, they have to paint the apartment anyway - so if you provide paint in a color you want, they will paint it for free, and you don't have to paint it back to white upon move out. Not a big deal to some, but I don't have time or care to paint anything myself, but do want a place that is a bit more personalized. 1260 has been a great place to live!

I have lived at 1260 for over 3 years, and never had a bad experience. The people in the building were some of the most amazing people I have ever met. They all made me feel welcome. The office staff was always friendly and helpful. And as far as location goes...I've lived in 4 other areas of the city and this was by far THE BEST!!!! No one could ask for a better location, you have everything at your feet. I highly recomend this building for anyone that is looking for that "neighborhood" feeling in a building. I always felt safe at 1260, mainly because I felt as though I was surrounded by friends.

I recently relocated to North Carolina after living at 1260 N. Dearborn for 5 years and I truly miss it! Though it's an older building, it has a tremendous amount of character and is extremely well kept up. My apartment was extremely charming and well kept up. Both the management and maintenance staff were very responsive and friendly. After reading some of the other reviews about it being unsafe, I was taken aback. 1260 is right in the middle of the gold coast of Chicagi- I've always felt very safe walking around though I know I have to always be watchful of who is around me. Though, I believe that goes for anywhere you are at. After searching for weeks in Raleigh, I haven't found an apartment complex that has the warmth, charm and friendliness of 1260. I would recommend 1260 to anyone!
