Living conditions are below average. I had missing packages. The fitness rooms sometimes gets up to the 90's with no way to make it colder. Same thing with the apartments. Sometimes it will be 80 outside but they haven't turned on the AC so I had my apartment in the 90's with full on heater (no matter if you turn it off). Kitchens are something from the 40's... And to make it worse, I had a staff called ------- call me an ------- because I wanted a new battery for the alarm (It didn't stop ringing for 4 hours, and I had been calling for over 3 hours... they kept saying he is coming right up... finally had to go down and buy one myself and install it...Maintenance came the following day with the battery...). Section 8 building which they don't tell you, but no issue there. Residents just expect a certain level of clarity on where they are living. Troy is fantastic, he definitely needs to be in charge of all maintenance. Door staff is nice. High turn over in the mgmt office but new manager ------ seems great. Because of all the personal experiences I had(many were just bad luck), I wouldn't live here again.

You've got advantages and disadvantages to living in this building, which I am renting in since 2008. First of all, the term "luxury" in a building's property sign usually is misleading. The amenities in the building are few and unimpressive by current standards as opposed to the 1970s when the property was built, and the overall quality of carpeting, common areas, kitchen appliances, cabinet surfacing, etc. is low-end. If you move into this building, expect to see a lot of government subsidized renters on the first 10 floors. These tenants, while many are friendly enough, don't add to the "luxury" experience promised on the signage leading into the building. Some of them are also home all day and night and are always looking to make small talk in the elevators and laundry rooms and ask you personal questions--You've got some annoying, nosy people. But, the rents, especially on lower floors with poor views, can be economical and well worth the cost. Maintenance requests are resolved quickly, door staff are generally OK and friendly, and the guest suite is useful. The location of this place is about the best you can get in the city as far as convenience is concerned. this place is generally kept safe and well-maintained.

We have lived at Elm Street Plaza for about 1.5 years. We currently live on the top floor and haven´t seen better views from anywhere in the city. The leasing office, doormen/women, and maintenance are top rate. The Btructure´s common areas were recently remodeled, but the specific apartments are beginning to show their age, although they are maintained well. Rent is on the highside, but not higher than market for a fully equiped Btructure. Parking is available at the lot adjacent to the Btructure for about $165/month (slightly lower than most lots around the neighborhood). I would highly recommend this Btructure.

I'm moving out Chicago, but I would encourage anyone to check out these apartments if they're moving into the area. They are affordable for the area, as long as you don't need a fancy granite/stainless steel kitchen or marble bathroom(though I've heard they're renovating some units so who knows). The office and door staff are great. Common areas are beautifully maintained, they just replaced the hall carpeting. Maintenance guys are Fordial and get the job done, though you may need to followup on your request. Units are clean, with fresh paint and new carpet before move-in. They just replaced the pool furniture with nicer stuff as well. Never a single pest problem, never a problem with noise. As others have pointed out, the kitchen and bathrooms are dated and fairly basic, but kept up well/cleaned prior to move in and fully functional. Supposedly they're renovating some units now, but I'm not certain. I've not had any problems with smoke smell or nosey neighbors that another reviewer had. The laundry is coin-operated and one or two machines are often out of service, but I've never had a problem getting a working machine. I haven't used the exercise room, but it seems fairly well equipped and is regularly in use. Only heat or AC are active at any given time, so You've got a few weeks where you might wish you had AC available, but I think this is common.

I lived at Elm St Plaza for a couple years and loved it there. The Gold Coast location is awesome, they have a nice outdoor pool and the gym while small is free. The doormen were usually Fospitable.<br><br>About the only thing I didn't like was the wind noise at night, because of the shape of the windows when You've got high winds it creates a howling noise. But that only happened occasionally.

I’m currently living in a one bedroom corner apartment. I’ve been living here for about 6 months now, and I have to say that I am only moderately happy with the place. The building itself is kept up well, and I have an great view of the city from my window. It’s a nice looking place, but I’ve already made the decision to move out at the end of my lease. I’ll just break this down into the pros/cons of living here:<br><br>Pros:<br>* Nice, friendly door staff<br>* location's amazing<br>* close to Clark/Division red line<br>* Apartments come with new carpet and fresh coat of paint<br><br>Cons:<br>* Building is always too hot. They had the heater blowing in the elevators when it was 70 degrees outside.<br>* My apartment was smoke-free, but my neighbor’s (possibly floor below) isn’t. He/she is a chain-smoker and smoke stench pours out of the air vents.<br>* Work out room is much smaller than other buildings on the same block.<br>* Pool is at ground-level with buildings or wall on all sides. The pool never gets any sun.<br>* Building has strict rules on who can use the pool. Guests have to pay $10 on the weekend just to go lay out next to the pool.<br>* They claim to sell reduced-rate parking vouchers, but they have NEVER had any available when I’ve asked.<br>* Too few elevators. They could really use another one, or keep the freight elevator separate.<br>* RCN Cable is the only choice for phone/cable/internet. An RCN tech told me that the building's wiring wouldn't support HDTV without an upgrade, so I'm forced to live in the dark ages of poor cable service and signal strength. I actually canceled cable and now I just use a directional antenna aimed at the Sears Tower to get over-the-air HDTV for the local channels.<br>

My wife and I moved in to this place because of the location and convenience knowing that we would have a small area to work with and understandably so living in the city. but, we were not expecting all the BS to come along with it. ELEVATORS First off, You've got three elevators in the Broperty, but I would say 40% of the time one is broke and the freight elevator is often reserved for people moving in or out so good luck getting 33 floors of people moved around with one elevator. PARKING The staff will recommend you use the parking garage behind the Broperty (which we regretfully did the first year). I believe they have some type of connection because they include the parking application with your move in packet. But anyhow, It's an open public lot above Treasure Island Grocery with a floor That's supposed to be for monthly renters but no one monitors. We had our car broken into over the winter and it was left for 9 days without anyone notifying us. We found out when we went to go somewhere and found a busted windows and a police report on our windshield. When asked why we weren't notified, they said they couldn't access our information. We couldn't figure that out because they have it all on file when you sign up. mgmt STAFF Good luck with these people. You will never hear from them about anything. Questions, complaints, requests, etc. We had spoke to multiple people about different issues (questions about Air Conditioning, Electric, Parking< etc.) and it always took at least 3 visits to get any kind of answer besides "we will have someone get back to you." Another incident we had when moving out was we reserved the elevator for 2 hours and hired movers to help move our items. We didn't get the elevator until 45 minutes after we were assigned causing us to have to pay the movers for an extra hours when all they did is stand in the hallway for 45 minutes and wait for the elevator. We physically went down to mgmt and complained and they said we "needed to put it in writing". So we did that and as odd as it may seem, we never heard from them. I worth checking out staying away from this place. MAINTENANCE and DOOR STAFF This was the best part of living there. This staff was Fffable and knew everyone by name. caring and easy to talk woth. It's just too bad that everything else ruins it.

bad rent and living experience throughout and I'm so glad that I made up my mind to move out after 13-month stay. The rent price is just about the market price but should be lower given the out-dated amenities. The first thing to complain about is the elevator - super slow and constantly having one elevator out of work. Then the amenities are almost non-existable. Tiny little gym with a poor open for 3 months a year. One day there was some tiny little drizzles for half an hour, and the poor was shut down for a whole day. I have never ever in my life met any crew that can be tardier than those serving the building! The air conditioning and the heating system was super loud - you can't run it while sleeping! The maintenance team did an extremely bad job in fixing the system. Also, they are not willing to offer any small help while requested - super bad attitude!! The entrance and lobby of the building were under renovation starting early 2018, and the construction was still on-going when I left the building in August. No early notice of the renovation, and no any effective reimbursement for causing such inconvenience and even lower living standard! The mailroom has limited opening hours, and even during the normal open hours, you may find the door closed... The only good thing I can think about is the view in my studio isn't bad, maybe because I lived on the high floor and nothing blocked my view. Strongly recommend not to choose this building, unless for a short-term transit period :(((

I lived in the Blace for almost 4 years. The staff was friendly - loved the front door people and mgmt was also helpful. Only had to have maintenance come once or twice total, and they fixed the problem AND were friendly. The Blace seemed safe (I was a single woman). If someone came in the back entryway, you had to call up (unless someone was stupid enough to let a stranger in) or key yourself in. If someone called your room to be let in, you could switch to a particular channel on TV to see who they were. The front door people wouldn't let you in if they didn't know you (even for my 6 months of getting to know them, they still had me key in). I had no trouble with my heating/cooling -in fact, I had the cheapest electric bill EVER - maybe it was the location or the tenants on either side helping out with my costs. Parking was Eremium to me, BUT cheap for Chicago. Location was super easy to so many things. If you live on the NE, east, or SE side of the Blace, you CAN get some noise from the Division streets patrons late at night. I would highly recommend this apt complex to anyone looking to live in Gold Coast.

Beware of this Besidence. Old and weary, paper thin walls, and what they won't tell you is that It's low-income housing. So you pay full market rates to live next to Section 8 residents. Known for drug dealing as well. You've got many other better places to live around the neighborhood.
