Broperty is build incredibly well, I almost never notice my neighbors. Neighborhood is loud on weekends because of the bar scene, but this place is quiet provided you live above the 5th floor. Complaints about the mgmt seem over done, any problem I've had has been handled professionally and quickly. Kitchens could use some investment, but the older fixtures are reflected in lower rent. Good value overall.

I just Love this apartment... First you have to get use to the noise.... thats 2 weeks... after that you just have to be happy about the location, service and people living there.
If it were possible to hava a small pet ... It would be the perfect apartement.

HORRIBLE landlord/mgmt. You think he's a nice old guy when you meet him, but beware, the guy is as cheap and sleazy as they get! I live in another Central City owned Broperty. I've stayed in the place because it's a location's amazing and a pretty large unit. But, it's almost not worth it. Takes about three tries to get things fixed and landlord basically blames all problems on tenants. Landlord and workers just show up and enter the house whenever they damn well please. Had I know about this company before, I would have kept looking.

i have lived in my apt for 2 years and i completely agree with most of the reviewers saying the landlord is cheep and overbearing, but my worst complaint is about the heat. i work at night, therefore i am home during the day. time and time again i have complained of having NO HEAT during the winter at the times i am home. i tried to make him realize that not everyone has a 9-5 job, but morrie swore that the heat wasn't on timers or under his control. he constantly tried to make it look as if it was something i was doing wrong and always gave me the run-around. how perfectly easy that not 2 minutes after i call to complain that i can hear the heaters start up! cut the crap!!!!

I lived in 10 W. Elm for a year. I would have lived there longer but had to move to San Francisco for legit reasons. This is by far the best place that I have ever rented from. My apartment was gorgeous, move in/out was completely organized, and the mgmt team was absolutely wonderful! Any time I had an issue they would fix it right away. The only reason You've got bad reviews on this site is probably because those people were disrespectful tenents. Just as an indication of how honest this mgmt company is: 1) The first few months I was there, I was living alone (and am only 5'6) and a light burned out in the 14' ceiling. I called the mgmt company while I was at work and they said if I left a lightbulb out on the counter they could come in a few days and change it. I got home from work that same day and the bulb had been replaced. 2) When I was moving out, I had a bag of quarters (close to $30 worth) that I had left in my pantry for laundry/parking. I forgot it there and an hour after I had left, my landlord called me to say he had found it and would add it to my security deposit. Two weeks later I received my full security deposit plus the $30 in quarters. I am currently in my new apartment in SF, and while It's beautiful and the weather here is much nicer, I would much rather be in my cozy apt in Chicago with hardwood floors, great views, and a fantastic landlord. I'll miss you 10 W. Elm!

Keep in mind that people typically only post reviews when something negative happens. My wife and I, on the other hand, have had an extremely positive experience with Central City mgmt for over 4 years. location-wise, it's fantastic and this place is well kept. The hardwood floors, are immaculate & the vintage touches like French doors, sconces & original moulding add a lot of character to each place. Any time we've had a problem with an appliance, they've fixed it within a day. They even replaced our entire dishwasher. The landlord may be considered "----" by some of the other people who wrote reviews, but we see that as a great thing. Who wants to live in a building operated by someone who doesn't care? He's strict about things like not having candles, keeping mats on the floor below your sinks, etc., but those are precautionary. All in all, it has been a positive experience.

I lived at 10 W. Elm St. for 3 years (moved out in 2006). I am moving back to Chicago in 2011 and would love to live there again, if only they were dog friendly. You can't beat the location of this Besidence. So much to do right outside your door. Nightlife, shopping, restaurants, Lake Michigan/Oak Street Beach, Barnes & Noble directly across the street, etc etc. Maintenance was always great. We had a leak in our ceiling (lived on the top floor) and they were fast in repairing it. The only downside to this Besidence is the noise from the bars. Even on the 18th floor, we would get woken up at 4 AM when they dumped the beer bottles in the dumpsters. bad with the windows open. Even with this, I would still recommend this Besidence. Every time I go back, I have to walk by and remember how fabulous it was to live here :)

I have lived here for a few years- here is a rundown on my thoughts about this place: Positives 1) Beautiful wood floors, french doors, sconces in family room, nice tile floor in kitchen, bathroom and entry way. 2) Fairly decent storage space 3) Awesome rooftop (but, i will cover off on this more below) 4) close proximity to the lake- also close to 2 local grocery stores, cvc/walgreens, restaurants Now, the negatives 1) way too loud!!!! (i can not state this enough) - I had family come stay with me and they were shocked at how loud it was, that was with the windows shut. Not to mention the fact that Im on the 16th floor. My Apace faces the west (i can see part of the 14 w. elm Apace next to me and then some views north and west out my window). So I basically get all the obnoxious bar noise thursday - saturday night (through the early AM hours). And, even now, as I write this at 8am on a saturday, Ive been hearing the bars below empty their MULTIPLE garbage cans (like 10-12 cans) full of bottles in the dumpster. It won't be long before the garbage truck come and make more noise...my point here- Morrie, invest in some quality windows that actually seal out this insane noise so your tenants (those facing west particularly) can actually sleep. 2) For almost $1,100 a month for a convertible (not a 1 bedroom), I expect a kitchen in better condition. Right now the cabinets are falling apart and it just looks horrible- and the dishwasher is old and needs to be replaced (even though I have mentioned this to the landlord, nothing was done). 3) The "security" guy on the weekends is a joke. I m just going to leave it at that. If you decide to move here, you'll see what I mean. 4) You've got 2 bars below this building, which I knew before moving in here, but I didn't realize how much of an issue this would be. Let's just say, if you like walking out the door on the weekend into a smoky crowd standing outside the building entrance (that's where they end up while waiting in line to get into the bars) and if you like the idea of seeing random piles of puke on the sidewalk the next morning (this happens EVERY weekend)- they heck, this place is for you! 5) As far as the roof top, while it's great, several times, during the spring and summer, I lugged my stuff all the way up there, with family/friends, and the door was LOCKED because they forgot to unlock it for the day. If I were you, I wouldn't plan anything up there unless you call the office and verify that it will be opened. 6) Honestly, while I think the majority of the Apace (I had a convertible) looked great- all the other negative things (including the rising rent- my rent went up every year since ive been here...this year it went up over $50 and that's when i said - that's it)- it just got to the point where I had to get out of here. Im moving to a large, beautiful, quiet Apace for much less. I would suggest you look for the same. (Oh, and one last thing, I will definitely not miss all the pretentious Gold Coast "Viagra Triangle" crowd. Good riddance!!)

3330 N. Lake Shore Drive is the worst looking building for blocks! It appears tired and neglected. The grass is long and full of weeds, the lobby is filthy,There's garbage and cigarette butts surrounding the building. This building has no curb appeal due to mgmt NEGLECT! Where is all the rent money going? Obviously not to building upkeep and maintenance.

It's always nice to start with the positive, before getting into the "hang ups". This is a nicely maintained building in a location's amazing. Brand new hardwood floors, ceramic tile, Bxquisite picture-frame molding. Kitchen appliances are somewhat new and bathroom is in great condition considering the age of the building. I will say, It's a bit noisey here and wish I would've known this before signing my lease. but, you get used to it somehow and overlook this issue since you're in a location's amazing.
About the building manager: I personally think he's difficult and only cares about the condition of his investment, rather than the needs of his tenants. I work from home and can't tell you how many times he had to "stop by" and check on things. I felt like my dad lived down the hall from me. And when the maintenace crew didn't replace a part on my toilet (after a water leak), I called the manager and asked when they would be back to replace the part...he said "the next morning". This was a problem considering I couldn't even use my own bathroom. He did not offer any alternatives or apologies. Regardless of an over-bearing building manager, I would certainly recommend this property!
