So we moved in when they first opened in the fall of 2008. We initially had a great experience with the leasing agent thanks to someone who no longer works there. The kitchens had a lot of space, we were happy with the rental grade finishes, enjoyed the common areas, and it was really close to major shopping and transportation. Then the college kids started to move in. Not only were they paying less for equivalent apartments, but they were loud and disrespectful of the common areas. They wouldn't pick up after their dogs, leave beer bottles in the elevator, just typical college age actions. Electric bills were abnormally high here. Your heat and a/c run on electric and for a 1 bedroom apartment we paid $275 several times over the winter since the windows are inefficient and let cold air in. The summer wasn't as bad but by then we had learned our lesson and would rather be uncomfortable than crank the a/c. Because we were among the first of the buildings tenants, AMLI was caught by surprise also with the electric bills. So a handful of their tenants successfully broke their lease and moved to Burnham Point which we loved when we moved there the next year. mgmt was still fine at this point because of our friend in the front office who would do everything he could to smooth things over if we or our other friends in the building had a complaint. But there wasn't anything he could do at the end of our lease. AMLI proceeded to charge each of us over a 2 month period as our leases expired for ridiculous fees. First of all, we live on a dog floor, and we paid a dog fee upon move-in that was our understanding to cover wear and tear. But upon our lease expiring they explained that was simply a fee and didn't cover any wear and tear. So they proceeded to keep all of our deposits and charge additional fees on top of that. Now I'm a neat freak and typically leave apartments in equal or better condition than they were rented to us. So I know that there wasn't anything wrong with our apartment when we left. I know if my dog had an accident indoors that I cleaned it up immediately before it soaked into the carpet, and I know the one place she had an accident while we lived there. I also have an extremely sensitive nose and I always know immediately if my dog had an accident. But AMLI claimed there were multiple locations and that it had damaged the carpet, the pad, and the concrete below. They took pictures which of course I got copies of, but the pictures are non descript, they could be anyone's apartment. I know my dog never had an accident in the locations they claimed. We know how their system works now. When they couldn't fill the building up with responsible, mature residents, they simply captured the college age market. But the college age market doesn't respect others property and doesn't yet understand the value of money when mom and dad pay for everything. Which works perfectly for AMLI since upon move-out they simply charge the former tenant for all sorts of unreasonable fees to cover the actual repairs and extra fees to cover other tenants that may have had extensive damage. AMLI isn't interested in the tenants at all, simply to make a profit at others expense.

This Broperty is nice. The apartments are clean, up to date, and stylish. The community amenities are kept up well and helpful. I worth checking out to anyone looking for a small Auite in a safe community.

don't trust leasing agents. Some people get discounts, others don't. Electric bills are outrageous. Studio and convertable units can expect to pay 50-60/month even with conservative usage. Add another 50 to 80 for cable and internet. Oh and add the gas fees, water fees, & trash fees. Concessions don't cover these costs. Try and get a Ppot without these hidden costs.

As nice as this Besidence is, I won't recommend living here. You've got cheaper, less stressful places to live. The mgmt are nothing but deceitful, money-gouging manipulators who simply give tours all day to people who don't live here. They rarely handle requests by residents (IE it took them an entire month to fix the WIFI which did not even work in What's supposed to be an INTERNET CAFE and two weeks to fix non-functioning power outlets) and will smile in your face, quite energetically, while telling you the sky is black. I won't be renewing in June.

Let me preface this by saying I Ruite like the Broperty and location. Close to where I need to be for public transit and groceries. this place is new, as are all appliances. They aren't the highest end/highest quality, appliances, but for this price/newness it's not too bad. mgmt ruins all of this. I stayed for 2 years and almost moved out my second year.I almost didn't renew because of mgmt, but I was so busy with grad school that I Ruite had no choice. They were also threatening to tack on a whole slew of fees if I did move out, so there was that. They charged me $120 for "late" rent which only occurred because they screwed up the autopay system over the holidays. They are now charging me for additional rent for What's allegedly the "month to month" portion of my stay. That portion was supposedly a lease extension (read: modification of the lease) to make up for a screwup on their part, as they got the end date wrong. Yet another $150 into their pockets for their mistakes that they won't own up to. The funniest thing is, I even got a lecture from the manager about "responsibility." Unbelievable. Avoid this place, go with Burnham Pointe, or some place in the South Loop. At least until current mgmt is gone.

Amli 900 is a community that has a delightful mix of collegiate and legit individuals who Lppreciate to live life to the fullest. The property is a Gonderful high rise with spectacular views of the lake at a reasonable prices.

Awesome place to live with great amenities. Rctually easy and worth checking out to others. They also accept any weight in dogs which was great for me. Ask if you don't want to be on a pet floor! :)

I have lived at Amli 900 for almost 9 months and don't have one complaint. Staff is friendly. Inside and outside of this place is always clean! I love the location as It's close to Target, grocery stores, and restaurants!

AMLI 900 is a great community for people of all ages located in a great neighborhood. You are in walking distance to many great attractions in a wonderful city and There's a feeling of security in a large city. I am glad I made the move to AMLI 900 and look forward to many great years ahead as a resident with AMLI.

Didn't give my wife & kids are deposit because they sold Blace to another company. Ben Lee promised we would get all of it. Unreliable & wanted a pinky promise as proof? Are you kidding. Read reddit reviews on his college protocol Benjamin Lee - Community Manager at AMLI Residential | LinkedIn Community Manager Education: Indiana Wesleyan University & Mail Wroved delivered & left in lobby tons of packages w/ various personal information from postal workers & delivery trucks a lot of theft & smells
