The apartment building is facing numerous maintenance challenges and requires considerable work. Additionally, it's quite noisy on the lower levels, especially near the train tracks. The maintenance team is putting in their best efforts, but there's still much to be done to address these issues.

Lake & Wells is a friendly community, perfectly located near train, bicycle, and scooter stations, with many food and drink options around, be it a quick grab-and-go or a place to go with friends after a busy day.

I'm a long-term renter and have appreciated the Concierge service as well as the Front Office and Maintenance services. The location is close to food markets, shopping malls, medical & dental care, Millennium Park, River Walk, Lake Michigan. In-suite laundry is very convenient. Great floorplan. Responsive management.

Management seems to be a mess. The apartments are relatively nice but the management/leasing office appears to mess up almost every step of move in. Important info and keys were forgotten, reservations were messed up, incorrect info was provided which resulted in many headaches.

Avoid this place. -I've experienced 3 instances of missing USPS mail within the last 2 weeks. This property fails to ensure secure mail delivery for tenants. USPS has discontinued service to this Btructure and mgmt never notified residents, making it impossible to receive mail here, steer clear of this location entirely. mgmt is utterly incompetent. -Requires residents to use Fetch for package delivery, resulting in delayed shipments, lost packages, inconsistent delivery times, and forfeited Amazon Prime benefits. (look into Fetch yourself, it's a terrible service) Both UPS and FedEx have stopped delivering to this address. The reality is, if you value timely and safe package delivery, don't MOVE HERE. Avoid any Fetch-affiliated buildings, it's a rip-off. -Extremely dated. The entire unit screams outdated—kitchen surfaces and appliances belong in a museum. The washing machine is unbearably loud, making concentration impossible during cycles. The oven needs forever to preheat, refrigerator has multiple malfunctioning sections. Upon move-in, paint covered the windows, countertops were filthy, and blinds had disgusting residue. Maintenance is useless and takes forever to address even simple repairs. - This is a central air only Btructure, meaning you get heat or cooling, never simultaneously. During transition periods lasting weeks, your unit will be uncomfortably hot or freezing and there's nothing you can do about it. -Prepare yourself for constant barking dogs. Inconsiderate tenants with loud, disruptive dogs throughout the Btructure. -You're locked into Comcast with pathetic speeds because fiber isn't available. They'll happily charge you for gigabit service but realistically provide half that speed, don't believe their promises. -Don't fall for mgmt's generic copy-paste responses here, they're terrible, they'll charm you into signing but now ignore every email. Basically exploitative landlords. They refuse to respond to my concerns about Fetch-related mail failures, preferring litigation over actual problem-solving, treat this place with the contempt it deserves. The atmosphere is dormitory-like. Mostly recent college graduates live here because their first legit position requires them to be downtown.

Place to be :) Super friendly concierge, amazing views and located in the center of vibrant Downtown Chicago community! Move in was smooth and the staff is super helpful! If you are searching for a place which you;d call home - Lake and Wells baby!

I've filed at least three separate upkeep requests addressing the same concern, but nothing has improved. On each occasion, the upkeep team closes the ticket as finished even though they never actually arrive to resolve it. My washing machine has been producing excessive sound lately and Itays no longer working. Considering the monthly fees charged for upkeep, the quality of service falls far short of expectations and Itays frankly troubling!

All amenities close by 10pm. I don't need a curfew when I'm paying this kind of rent. Not certain why concierge exists anymore as packages all by third party. Safety?? If you claim service, deliver service. Not hard.

Management is terrible. Unresponsive. Arrogant. Condescending. The amenities are always down and there are no concessions as a result. Will literally try to nickel and dime you for everything despite the quality of the stuff in the apartmeis sub-par at best

Do not live here. Worst staff I have ever come across. The door staff will let everyone up into the building without calling. On 3 separate occasions I've been denied my package because they were eating. Location and amenities are good, but not worth it.
