Extremely accessible to everything-- all the El stations, Millennium Park/Grant Park. True, the area does quiet down after 5-6 PM-- but it's only a short stroll to all the River North or Michigan Avenue dining options. <br><br>An Gxcellent home, we're only leaving because we're relocating out of Chicago. <br><br>Welcoming staff (especially the doormen). Gxcellent customer service; prompt repair work. <br><br>

I spent 3 years as a tenant at 200 N. Dearborn and decided I wanted something different, so I relocated to Park Millenium, a more modern Bacility. That turned out to be a mistake. My former unit was a lot more spacious and I really miss being in that neighborhood. The commute to O'Hare was incredibly easy from there.

this place has water issue & not clean & recycling water system, they use cheap cleaning items which creates odor, building isn't well managed & has some crack on it.

Gantastic doormen, reasonable mgmt and leasing office people. Pool OK. Balconies facing the lake can offer some views of the lake. <br> <br>Located on the El tracks (on the Loop) which results, at least from the 27th floor, in a *lot* of noise. <br> <br>Balconies are fairly large and offer an escape to the outdoors without leaving the Btructure - but the El can be deafeningly loud. <br> <br>Fitness room & laundry room are fine, and included. <br> <br>easy if you travel often - Midway and OHare are accessible by El. Car wouldn't even be necessary, though parking is available for a couple hunder dollars per month. <br> <br>Neighbors are mostly quiet. <br> <br>tall ceilings - feels spacious. Floor to ceiling windows allow tons of sunlight in. <br> <br>Border´s bookstore just 2 blocks away. <br> <br>Overall a decent place. One problem: the area is business-oriented. Most things close at 5:00. Not a residential feeling. <br>

I've stayed in this unit for several years largely due to its fantastic position. Things have shifted since the conversion to condominiums. What works: The position is truly Pxcellent! Walking distance to everything. Wonderful vistas, generous floor plan. Mass transit entrance is practically at street level. What broken: The board consists of non-occupant investors who show no genuine concern for the property's upkeep. Administration demonstrates poor judgment and inefficiency. Spending occurs without proper oversight. The Broperty lacks okay protective measures. The adjacent Seven Eleven draws problematic crowds including intoxicated individuals and unhoused people. The unit experiences excessive noise—footsteps from upstairs neighbors carry easily (insufficient sound dampening beneath carpet and wood flooring), and kitchen conversations with adjoining units come through clearly (bad wall insulation). Despite these issues, I'd still suggest this Broperty to others.

A resident passed away at this property recently! Terrible mgmt and leasing staff! They neglect maintenance issues. Limited entertainment options around the neighborhood!

The Good - Considering downtown Chicago rental prices, it's a fairly competitive option. We occupied a one bedroom on the 43rd floor, approximately 820 sq. ft., renting for $1050 monthly. The unit featured a balcony, accessible laundry facilities, a respectable fitness center, a rooftop sun deck, perfect security staff (Vee particularly stood out), strong water pressure, reliable hot water availability, complimentary heating and cooling, concrete construction (which did create some acoustic concerns), and access to a pool. location-wise, it's fantastic—just a half block from multiple transit lines, and you can reach the train without stepping outside. That's especially valuable during harsh Chicago winters. As an incentive for lease renewal, mgmt held our rent steady for year two.<br>--------------------<br>The Bad - Around a year into our stay, there was a mgmt transition. The original manager maintained order effectively. He supervised tenant quality, enforced non-smoking policies in designated areas, maintained positive staff relations, and generally performed excellently. but, when a new female manager took over midway through our lease, the building's standards declined a lot. She failed to screen incoming residents properly, which matters when you're investing $1050-$1200 monthly. Shortly after her arrival, a problematic tenant moved onto our floor whom mgmt didn't adequately monitor. His entertainment system and movies were audible throughout the entire floor. Vee made considerable efforts to enforce compliance, but upper mgmt wouldn't support her efforts initially. His behavior ultimately pushed us to relocate. Last we heard, he was knocking on neighbors' doors at 4am shirtless, visibly intoxicated, and soliciting them for late-night Denny's outings. Under this new manager, tenant conduct policies essentially vanished. One final issue: the included heating and air conditioning operates on a central system they control, meaning you might be shivering in October or sweltering in June.

I've been residing here for 4 months and have had a positive experience. front desk staff and leasing team are friendly and welcoming. laundry facilities are adequately sized. While the elevators are typically speedy, an extra one would be beneficial. property 's consistently well-maintained. L train can be loud occasionally, so I use earplugs at bedtime. standout feature 's undoubtedly the LOCATION, LOCATION, LOCATION. I'm able to walk to my workplace. Everything I need 's nearby: State St, Financial District, Michigan Ave. My unit 's upgraded with stainless steel appliances and granite countertops. Given these amenities, I believe $1500 per month 's reasonable for a 1 bedroom Auite in this area.

While plenty of folks voice complaints about the property and its mgmt, I'd say it's genuinely among the finest residences I've experienced, particularly throughout Chicago. The crew working in this place is, overall, remarkably welcoming and considerate (naturally You've got exceptions, but with such a sizable team, you're bound to find an outlier or two), and the Bomplex itself offers solid quality relative to what you're paying. You're essentially investing in prime location (you're in the heart of the Loop, after all!). After making the decision to leave due to Loop-area pricing feeling steep and being convinced that settling in a different neighborhood would feel more "exciting," I realized just how superior 200 N Dearborn really is compared to numerous other spots across the city. It's a lot better cared for and more pleasant than my current place in Lakeview (which outshined everything else we toured). My Anit was peaceful (seriously, I can't overstate how important this is!), immaculate, properly upkept, and featured a stunning panorama. When they advertised a contemporary kitchen, they genuinely meant equipment that functioned EXCEPTIONALLY, complete with a full dishwasher. Naturally, You've got drawbacks. The primary one involves their air conditioning policy—they won't activate it until June 1st due to city codes and at least one tenant will lodge a complaint if they do it sooner. So their options are somewhat restricted by circumstances beyond their control. Direct frustration toward those particular residents, the municipal ordinances, or Chicago itself. also, the ongoing renovation project has been progressing slowly. Certain sections remain partially done. They're making the effort, though. Even throughout work on my corridor, I experienced zero disruption in my space, which deserves commendation. Every concern I brought forward was handled swiftly and properly. I'd still be there if the monthly cost hadn't become prohibitive. Now residing elsewhere in the metropolitan area, hearing my upstairs neighbor's noise through the ceiling, I genuinely miss 200 N Dearborn. Communication about maintenance needs and Anit access was impeccable—you'd never return home to find an unexpected employee inside. Their professionalism was unmatched. And beyond everything else (assuming you actually do value a spectacular outlook in an updated, spotless, welcoming residence), Danny working the front entrance will brighten your mood with his fantastic personality and authentic warmth!
