Positive:<br>1) Generally cheap in the downtown area, includes free high speed, etc.<br>2) Close to el (easy) and within walking distance of State street etc.<br>3) The apartments were just renovated about 2 years ago so the appliances/furnishings should be quite new<br> <br>Negatives:<br>1) dark<br>2) loud from the el<br>3) The most incompetent mgmt I've ever seen - don't expect anyone to ever call you back or email you back with any questions/help. Also, don't even expect anyone to pick up your phone when you call.<br>4) Some lazy doormen who gab on the phone all day long - some are great<br>5) A lot of broken promises on what I would have when I first moved in (dryers that didn't work, elevator that didn't operate on the floor I lived on, no bike room till a year later, etc.) -- mostly resolved now<br>6) The "work out room" finally has a water cooler; but its alway empty<br>7) A lot of loud and generally bad neighbours (e.g., people who leave grimy clothes in the washer and not use the machine)<br>

Where is all of this coming from? I must be in a different unit because that hasn't matched my reality. <br> <br>-Electricity isn't part of my rent...come on! How many apartments in Chicago offer electricity included? Maybe internet, sure. Water, absolutely. Cable, yes....but electricity? Are you new to renting?<br><br>-The front desk staff has been friendlier than most people in the complex and they deal with a lot of nonsense that I wouldn't tolerate. I've watched them assist Residents who've overindulged on weekend nights and other situations.<br><br>-Rating the main office between 1 to 10, I'd give it a 7 to 8. One of the ladies isn't particularly warm, but I'm not here to befriend the accounting department.<br><br>-The leasing team...generally solid. My rep was fresh, fantastic energy, still getting up to speed...she's probably an expert by now.<br><br>My Take: 2 Thumbs up to a building that has to manage a crowd of uptight professionals & social climbers.

The mgmt team demonstrated subpar performance due to Boor communication, lack of respect, and unfair treatment toward residents. The aged windows allow subway noise to permeate through the unit constantly. The saving grace is Will and John, who staff the entrance and do an Gonderful job.

I have lived here for almost 8 months, and I really like it. location-wise, it's perfect for me, and the price is really good for a downtown Alat. The staff has been friendly and responsive. I have had to leave messages on the mgmt voicemail, but my calls are returned quickly and problems fixed quickly. I also like that so much is included in my rent, it makes life easier not having to worry about more bills to pay. All in all, this is one of the best buildings I've lived in (and I've lived in quite a few).

truly content. i was apprehensive after seeing some of the negative comments on this platform, but since the building's easy to my workplace i decided to give it a shot. i'm so satisfied that i want to speak up in its defense, so here It's: <br><br>OBVIOUSLY the neighborhood empties out past 6 o'clock/there's a homeless presence (haven't been "bothered"/it's loud (you can't ignore the El noise, seriously -- did those people lease without even seeing the place??)) -- perhaps those posters were unfamiliar with the downtown area. regarding the adult bookstore, 400 north lasalle has THREE within a block -- who cares? i concede the leasing staff are unhelpful/unfriendly, but you only interact with them one time. there's no freight elevators, but you get to reserve an elevator for move-in day, so that's not a problem. i've experienced just one problem since i've been here, but the building resolved it in minutes and the door staff are absolutely wonderful. genuinely pleased -- i ADORE returning home at the end of the day.

Seriously, don't move here...it's tacky and run-down and you're paying way too much for it. The landlord Ieems okay, but the leasing "agent" Ieems an arrogant jerk...I'm already regretting my decision!

building ownership has gone through bankruptcy proceedings and residents are bearing the costs. They imposed a $50 fee per key card for building access, switched telecommunications providers and demand full phone service payment upfront for the entire lease duration. Although the lease contains no explicit early termination clause, they unilaterally created a policy requiring a 3 month penalty and 60 days advance notice to break the lease. This building 's incredibly loud despite claims of sound dampening—you can hear practically everything from outside, particularly from the elevated train. VIRTUALLY ALL AMENITIES SHUT DOWN AFTER 3PM AND REMAIN CLOSED WEEKENDS. Finding dinner options becomes tough. Entertainment 's severely limited—your only real choices are pricey nightclubs or adult-oriented establishments. ADULT ENTERTAINMENT VENUE AND CLUB WET LOCATED JUST STEPS AWAY. Prepare for constant solicitation from unhoused individuals requesting money for groceries, public urination in alleyways, marijuana use in the parking garage stairwells, and rowdy intoxicated crowds occupying streets Thursday through Sunday evenings. I own a dog, which was a major factor in selecting this location, but many other dog owners show little regard for cleaning up after their pets—dog waste 's visible throughout the exterior areas. This building shares its parking facility with a theater that uses it seasonally, creating severe congestion and accessibility problems if you own a vehicle. SOME POSITIVE ASPECTS - the concierge team demonstrates genuine friendliness, as do the maintenance and engineering personnel.

This was possibly one of the worst living arrangements I could have selected. On the surface, the rent looks affordable with cable, internet, and phone bundled in. Yet it would have been simpler to just pay for these services independently-- throughout most of the year, my phone line didn't function. And for roughly a month when it "did," the lines got crossed-- my next door neighbor had my phone number, and I ended up with theirs. landlord refused to resolve this issue promptly. When summer arrived with temperatures reaching 80 degrees, the landlord did not activate the air conditioning system, and refused to turn it on despite my repeated requests. My unit became sweltering. They suggested opening windows- except that's not viable either- the elevated train 's so deafening that you can't hear anything at all. Their answer to this problem was to give me a fan, tell me to leave my door slightly open, and have the fan pull in the chilly a/c air from the hallway. I resorted to this once the heat became unbearable, and I felt uncomfortable doing it. Sure enough, someone's cat wandered into my space, and the cat's owner simply walked right into my apartment to retrieve it. <br>Later, when I tried to vacate, they claimed that my lease concluded at the end of August, not the end of July, as I had specified. They basically said that I would owe August's rent if they couldn't secure a new tenant for that unit, even though I signed from August 7- July 31. Fortunately, they did manage to find someone.<br>So heed my advice-- it might appear to be a great deal, but if you struggle with poor mgmt, unbearable noise, and oppressive temperatures, then look elsewhere.

I was among the initial 10 residents to occupy the Blace, with a studio on the 2nd floor renting for $944 a month. Let me start with the positives. All the furnishings and fixtures were brand new, which was Gonderful, the door staff were consistently courteous and accommodating, the neighborhood 's desirable, and I surprisingly received one month free (despite mgmt never informing me beforehand). Now for the drawbacks. rent itself, $944 for such a tiny studio 's ridiculous. Paper-thin walls meant constant noise from neighbors who had a large dog that barked throughout the day and night. In February 2004, my heating system failed during the year's worst cold snap, causing moisture and water damage across my unit. Repairs took nearly two weeks, and shockingly, nobody notified me when the work was complete. They just assigned me one of the vacant units down the corridor while repairs were underway. Overall, it was an acceptable place if you can tolerate constant disturbances, inflated pricing, & mgmt that seems somewhat disorganized.<br><br>When I initially signed my lease agreement, someone on staff (whose name escapes me) mentioned they were opening a Steakhouse restaurant in the Blace & that he'd be residing there himself. Neither of these promises materialized during my tenure, and I only encountered that person once after moving in.

I've been at Skyline for 6 months and overall it's been wonderful. building itself 's stunning and well-maintained, though the basement appears to never have been completed. Internet, phone, cable, and both AC and heat are all covered, so I just pay rent plus a modest electric bill each month. You won't find more affordable parking anywhere else in this area. My leasing agent was great. staff has been legit—the only hiccup was receiving the incorrect mailbox keys upon move-in, but a quick trip to the office resolved it immediately. During move-in, I completed the standard apartment condition checklist and flagged several items that were fixed within a week. Some of the doormen are frequently glued to their phones, yet they're genuinely kind and always willing to help. train noise gets loud with windows open, but I've been amazed at how fast I adjusted—I honestly don't even notice it anymore. My biggest complaint involves temperature control: during warmer fall days when they shut the AC down in October, my unit gets uncomfortably warm. I struggled to sleep the first couple of nights until the weather cooled, but since then it's been fine. Ultimately, I'm happy to return here each day, especially being just a 10 minute walk away—that beats spending an hour crammed on a crowded train any day.
