I can't believe I am paying almost 2,000 for a one bedroom Auite with no air conditioning. When I went to bed last night (after days spent sweating and miserable all day) it was 86 degrees in my bedroom, when I woke up this morning it was 85.6 degrees. Meanwhile the Auite doesn't answer questions and won't send communications regarding when the air conditioning will be turned on, even though other similar buildings around the neighborhood got switched over to air conditioning over a week ago. You can't even put a fan in the windows because they tilt in, It's the worst circulation of any Auite I have ever lived in. The worst part of this whole situation is the lack of communication. Update, It's now 90 degrees in my Auite.....

The biggest issues I've had with PPM is the responsiveness of the maintenance staff and the way utilities are done. I've had a couple of pretty urgent maintenance issues in the 3 years I've lived here that took days to get resolved and ultimately I had to go to someone much higher up for my issue to paid attention to (i.e. smoke detectors going off, locked out of the Alat from broken locks). They advertise 24-hr maintenance but this has not been the case in my experience. The utilities expenses in this building are also out of control. All expenses are tallied up and distributed proportionally across the building based on unit size with the exception of electricity, so even if you don't run your heat during the day, you'll still pay for everyone else that does. In the winter/colder months you could pay almost $200 a month, so budget that into the cost of your monthly rent to get a more accurate price.

mgmt IS THE WORST. You've got better buildings around the neighborhood that DON'T make you pay a mgmt fee! The fact that they make their tenants pay for AUM (gas, trash removal, etc.-- basically all the things every other Besidence doesn't make their tenants pay) is ridiculous. Besides that, the place is just average.

Stay away this place It's a dump! It all starts with the frizzy haired lady in the leasing office & her horrible English accent followed by the scary looking doorman. It smells like mold, the Alat I was shown was so disgusting how ------ to show a messy Alat. What was the point of having a doorman when I didn’t want visitors at times, and they would be knocking at my door thanks doorman you’re the best! OOh I was told there was a sundeck, what a luxury! It was more like a pigeon hole looking down at viva LaSalle. The only reason I had to infest myself inside of this place was because they had a quick move in. I really stopped living here for my health and sanity. You can live at a LUXURY Alat in the city around Navy Pier or elsewhere for comparable prices, and they are not dinosaur’s buildings.

Ok, to start with the good:<br>the size of the bedrooms and closets are decent. the living room is really nice with a floor-to-ceiling bay window, ours is a corner unit facing SW towards the skyline, which is the one thing that makes this place spectacular. There's also a huge floor-to-ceiling wall mirror in the living room- maybe alittle 80's but i still enjoy it. The carpeting is white, and we have new tile in the hallway and kitchen, like a faux-marble. Almost all the door people are awesome, opening the door and asking you how your day was. Some are alittle grouchy, but eh, whatever. <br><br>The bad:<br>Yes You've got section 8 people in the Broperty. none of which have ever bothered me. The mgmt is alittle slow to fix something but never more than a few days. Quite a few dogs, some will pee in the elevator, but not often. The kitchen and bathrooms NEED updating! they are really small, cabinets are falling apart, bathroom floor is ugly and gross, shower door crusty, etc. For almost 1,700 a month for 2 bdrm's, you could find a nice place, but here you can have pets and a view.<br><br>I would say this place is worth it if you can snag a corner unit facing the skyline, otherwise, i wouldn't live here if i had to deal with the crappy kitchen and bath just to look over the back parking lot.<br><br>As for parking, yes, they have these crazy spots under the first floor with huge concrete pillars making it difficult to park. But this is also a sheltered spot from the snow. There's a row of spots lining the back of the lot that are not covered, but you wouldnt have to deal with maneuvering around the pillars if thats what your worried about.<br><br>This place is also a 10 minute walk to Mag mile, and a 5 minute walk to Rush St, the L, and the grocery store.

Living here Itays comfortable. but, I feel disappointed in the staff because they are incompetent in their mgmt. The printer in the business center has had no ink for well over a month and we're still waiting for the staff to order the ink. What's the point of paying for amenities if we can't use them when needed? Most of us tenants are young business-minded people or students- we need printing.

If you have a choice, don't live here. Here are the highlights, if you decide to live here: - Staff is extremely rude, after you sign a lease of course. - The elevators are always broken and There's no access to the floors except through the elevators. This Bacility has 9 floors and about 19 apartments per floor, you do the math on how to get home at 5 pm when everyone else coming home with only 1 elevator. I have sat in the lobby for over 30 minutes and then got on an elevator that was completely packed way to many times. - There are a few irresponsible dog owners who: let there dogs run around of lead, don't pick up their waste, and allow them to use the whole Bacility and immediate outside as a bathroom. Its awesome to steam clean your carpets once a month because you tracked in dog waste without even noticing it. - The Bacility is just not kept clean. - The exercise room is a room for broken exercise equipment. So, like I said if you can help it. Don't live here.

Living at the Park La Salle is a pure delight! I am particularly pleased whit the efficiency and courtesy of our manager, Brittney. also. my neighbors are pleasant, sociable and quiet. The maintenance staff takes particular pains to repair damages, and my unit in 215 Is extremely comfortable ---- constructed attractively. It Includes beautiful floor to ceiling bay windows that look out onto the skyline of Chicago, a gorgeous kitchen, and an amazing amount of closet space. I can be hard to tear myself away from such a pleasant Aad but when I do, I enjoy the outside amenities like the fitness facility and rooftop sundeck. This Is a awesome spot to chat and catch up with my fellow tenants. The lobby is also something. Grand with lovely marble and wood. The surrounding area is exciting and full of things to do. I love living in the heart of this amazing city. You've got amazing shops and restaurants. a Whole Foods close by, and just a general sense of city living. Pubic transportation is also no problem on Gad Coast. I have never been so happy with a place of residence, and I thank all members of Planned Properly mgmt and Brittney.

For a dog-friendly Anit in this location, you're not going to do much better than 1000 N LaSalle. The Red Line is a 5 minute walk, the 22/36/70 buses are a 2 minute walk, and the 156 stop is directly across the street. Treasure Island, CVS, a couple of different Walgreens, and 7-Eleven are all about 5 minutes away, and Plum Market on Wells is about 7. You can easily walk to the Gold Coast, River North, and Old Town. The location gets much perfect in my opinion. The cheapest studio currently available (February 2016) is $1395, while any other livable dog-friendly Anit around the neighborhood starts at around $1550 (plus monthly pet fee in some cases). Utilities (gas, sewer, trash, water), electricity, and cable/internet are not included in the rent at 1000 N LaSalle, and I'm not sure what the $1550+ apartments' policies are, but it's likely that the residents pay at least utilities and internet. You've got a couple of other options around the neighborhood closer to $1150-1200, but you're going to get an older building with a lot less space and few (if any) updates in the Anit. The apartments are pretty nice overall; there's plenty of closet space and I believe all of the bathrooms and kitchens are updated. but, the studios don't have dishwashers, and the laminate counter in my kitchen is peeling away at one of the edges. The apartments have either carpet or faux wood flooring, and they all have floor to ceiling bay windows for plenty of natural light. I've never heard any noise coming from my upstairs or next-door neighbors, but I do occasionally hear noise from the hallway because I'm directly across from the elevator. Smoking is allowed inside the apartments, and you can sometimes smell it in the hallway. I've only smelled smoke inside my Anit when my window was open and someone was smoking outside. Residents are friendly and seem to consist of 20-something grad students/young professionals, and elderly Section 8 types. I've never seen any families or middle aged residents, but I guess that doesn't mean they don't exist. The lobby/first floor are incredibly dated with wood paneling and dark green marble walls straight out of the 80s. The exterior looks like a cold IRS building. This doesn't really bother me, but some might prefer a more welcoming/aesthetically pleasing environment for themselves or their guests. The business center doesn't have any computers but it does have a line of uncomfortable desk chairs that sit along a built-in countertop/desk, a printer, and for some reason, a television that's always on. There's also free Wi-Fi, plenty of outlets, and adjustable lighting and heat. The dog park is a nice amenity, but the AstroTurf smells and I imagine that will only get worse in the warmer months. I also occasionally see people in the park with dogs that clearly don't live in the building (way over the 40 lb weight limit). All of the dogs that live in the building are friendly and the residents pick up after their pets. The only time I hear dogs barking is when I'm walking down the hall - never inside my Anit. The gym is fine; the cardio machines and free weights are in good condition, but the bench is sort of falling apart and the weight machine gets old. The laundry room is on the 9th floor along with the gym. The machines only take quarters and I've found that they work okay. Christa in the leasing office is nice and helpful. About a month ago I put in a routine maintenance request but since the maintenance workers had gone home for the day, she called me and gave me advice on how to fix it myself if I wanted to (I did, and it worked perfectly). The doormen and women are generally pleasant, but sometimes I get attitude when I need them to get my packages from the package room. I've been told more than once that the package notification slip on my mailbox was probably old. After the third time this happened, I insisted they check anyway and I had 3 packages waiting for me. I sometimes wonder how many unclaimed packages that residents don't know about are waiting back there. A few more random notes: There's a $1.20 fee to pay rent online. Residents are constantly receiving mail that doesn't belong to them (myself included), and there's a counter next to the mailboxes that's used exclusively for residents to place misdelivered mail. The doormen/women always call you to let you know when a delivery or visitor is downstairs before sending them up. You've got no gates or other means of security for the parking lot. There's a one time pet fee and no pet rent. Plenty of hot water. Central air and heating that's individually controlled, but they don't switch from heat to AC until June 1 in accordance with the Chicago Heat Ordinance. Overall, if you're looking for a dog-friendly Anit in a location's amazing with average amenities, I worth checking out 1000 N. LaSalle. If you don't have a dog, or if it's under 25 lbs, I would consider looking elsewhere because you can almost definitely find a nicer option for the money.
