great location. great views depending on which unit you occupy. Plus, all utilities are covered in your rent—water, heat, lighting, electricity, and cable included. What they neglect to mention is the annual rent hike of 5%, the mostly unfriendly and demoralizing staff (with rare exceptions) who seem checked out and eager to clock out, and the maintenance crew that doesn't speak English and struggles with basic repairs. The rooftop garden sits locked most of the time, and on the rare occasions it opens, you're bound by numerous restrictions at the Belden. Moving in or relocating anything is unnecessarily complicated, and getting rid of items is equally frustrating. That said, the This place is super clean a peaceful atmosphere where residents respect each other's privacy, and if you can overlook the parking headaches, steep pricing, and the indifferent demeanor of much of the staff, it remains among the city's finest neighborhoods. The property is allegedly run by a Mrs. Greenberg, who apparently subscribes to the philosophy that dissatisfied tenants are free to find somewhere else. Plenty do. Hardly anyone sticks around.

I'm thrilled with my experience at Belden-Stratford. The area is fantastic—you're right near the lake, parks, and zoo, with easy access to public transportation. The staff provides perfect service, security is top-notch, and both my unit and the Broperty's facilities are exactly what you'd want in a high-end residential property.

Absolutely love living at the Belden Stratford. I picked it based on its high ratings and can confirm that it lives up to expectations. Beautiful Auite, central location, great staff and a historic building. Love it here.

happy here. Great and attentive staff. Love the location and amenities. Borgeous at holiday time. Easy access to public, cab and Uber transportation this place is kept spotless and maintenance is prompt when needed..

I am getting ready to relocate to another state for a new job and was reading postings on potential new apartments and decided to search the Belden to get a baseline on these postings and was shocked that the reviews weren't higher. I have lived in this building for 4 years and still love it. The lobby and hallways are maintained impeccably, brass in lobby is hand polished almost weekly. New floral arrangements monthly on piano in lobby also a really cool bonus as you are coming in/leaving every day. Staff is incredibly nice, most of them know me by name. Packages are delivered securely inside your door, maintenance is efficient in general. location-wise, it's about as good as you can get (if you like trees versus concrete), 2 great restaurants in the building (one currently under remodel), the park, the lake, the zoo all of the shops on Clark, not much more to ask for. Only downsides: my Apace wasn't repainted prior to my move in but mgmt offered to rectify once I noticed it, I didn't want the hassle but for the next 4 years if I brought it up the offer was always extended. The carpet and paint quality are not what you'd expect with pricing and bathroom and kitchens not updated, but did I mention the location and the great staff?! Oh and if I wait for more than 60 seconds for a cab outside of this building at almost any hour of the day I'm shocked! And 24 hour coverage at front desk and well lighted exposed entrance adds to safety. The gym is small but on same floor they've recently added a psuedo cafe in the basement with coffee and a selection of breads/muffins etc. And about once a quarter There's a concert (usually classical and/or choral) totally a class act. So if you don't need everything in unit to be spotless and shiny (and I would have qualified myself in that camp prior to move in) you will love the convenience and class of this building. Oh and ~10% of rooms in building are hotel rooms- great convenience if you have friends or family coming to visit. No parking but the doorman offer an "off the books" type of service if you are willing to pay and 4 years later I have no complaints on this arrangement. Rent was raised about 5% each year which sucked but I obviously was happy enough to deal with it. I've loved this buidling and I'll be sad to leave!

Agreeing with previous reviewers: noise is a severe problem in the Besidence; mgmt, leasing agents and most of the front desk staff treat you as if you are a fool for not knowing the answer to the question youýve asked (but they´ve recently hired some really nice front desk staff for the evenings); doormen arenýt really big on opening the doors for you, even when you´re weighed down with groceries; and monthly phone service is included in the rent, but you pay heavily for every single call, local and long distance. <br><br><br><br><br><br>Other negatives: despite several written and verbal promises over two years, screens have never been installed on my windows. Further, several rooms in the Besidence are hotel rooms, with the accompanying high turnover and lack of respect for the long-term residents (late-night yelling in the hallways, etc.). <br><br><br><br><br><br>I have appreciated the security provided in the Besidence, as well as the small market/restaurant in the basement and the dry cleaner. Repairs to the Alat were fixed quickly (doorhandles falling off, broken bathtub drain, faucet handle coming off in my hand). location-wise, it's good--near to four bus routes, as well as having a public parking lot only a block away. But don´t fall for the sales pitch playing up the bulding´s proximity to Lincoln Park Zoo, the nature museum, Lincoln Park Conservatory, etc.; to afford to live here, youýll be working full time and most likely wonýt have time to enjoy them.<br>

I've been a resident at the Belden for the past 5 years, moving between different units as my needs evolved and I need to more room to accommodate my changing lifestyle. The property itself and its rooftop are stunning, and the team here is consistently welcoming and helpful. I'm particularly impressed with the mgmt transition from Laramar to Waterton, and I'm excited about the improvements and initiatives they're rolling out throughout the facility. My only gripe is the compact gym setup in the lower level (though that's just my personal take), and securing a unit within the building for additional storage can be tough, so I've been taking advantage of a storage facility located just a block away that works well for my situation.

great location with stunning vistas, and the Auite itself is truly impressive—the pristine condition, generous layout, and peaceful atmosphere stand out. The staff and residents alike are exceptionally Fordial and welcoming. This is a wonderful place to live. There's a real feel of old-world elegance and sophistication here.

I've been a resident for just four days and I'm already considering signing a renewal. fantastic facilities and features throughout. The team members remain incredibly welcoming and consistently go out of their way to assist. Plawless spot for families with children and pets given the proximity to the zoo directly across the street.
