great positioning! Just 3 blocks west of the Addison red line station. The Halsted Bus is practically on your doorstep. The 151 and 145/146 bus routes are 2 blocks east. Getting around the city is quick and easy. Dining, entertainment venues, and nightlife are abundant within walking distance, catering to all preferences. The outdoor space, district positioning, and pet-Fospitable policy are significant strengths that justify residing here. On that note, I'd give this residence a tentative thumbs-up. The day they eliminate pet policies; the day residents can't barbecue and entertain friends outside; the day new tenants arrive who can't tolerate the sound (particularly the typical Boystown atmosphere unrelated to the structure itself)... that's when this residence becomes NOT worth considering. A bonus is the strong resident culture. Tenants from roughly 6-10 units independently came together, spruced up the outdoor district, planted flowers and mulch—completely volunteer-driven. Setting aside a handful of residents who seem out of residence in this district (it's Cornelia between Broadway and Halsted, after all!), folks genuinely connect and frequently share evening drinks to decompress. Yet, significant issues exist. The flooring is warped and deteriorating. Bedroom storage is limited. There's a pest concern. The cellars experience water intrusion. Just one of four laundry dryers functions, requiring trips to the nearby coin laundry. Electrical troubles plague units—residents regularly swap fuses (707-709) or reset breakers (703-705) due to outages. Fresh mgmt arrived approximately 7 months back, which suggests potential improvements. Many residents' main concern is whether new leadership will preserve the district's distinctive character and the tight-knit community fostered here. Without the pet policy, the tolerance for social gatherings, and the easygoing atmosphere, virtually nobody would rent at these rates without substantial renovations. Not a fit if you oppose pets, don't want neighbors socializing, or tend to complain—skip it! But honestly, the structure's vibe perfectly aligns with this district and the type of people considering it, so it benefits landlords and keeps residents satisfied. I'm aware of at least 2 units that renewed leases within the last month.
