Stay away from this hole, the mgmt company ios completely oblivious to the absolute state of disrepair of this garabe dump with windows. We still have RCN cable with 40 channels, hallways that smell like garbage and a mgmt company based in Skokie who is owned by a money grubbing Oged coot, who still his first dollar. Avoid! Avoid! Avoid!

this place is in major disrepair. The office won't see anyone (probably don't want to deal with residents). It's cold during the winter due to in floor heating that doesn't work in my Aad, but hot in others (have to keep windows open on 10 degree days). You take you chances. 50 per cent of the washers and dryers don't work on a regular basis. Snow removal doesn't happen most of the time (residents had to sign a pettition). Closet doors are warped and don't work. It's embarrasing to live here (had a last minute move to chicago).

New mgmt old mgmt they are all the same. This Blace has so many code violations you couldn't believe. The owner of 30 years must who is a millionaire must know people in the City of Chicago. The apartments are 85 degrees. Nothing but waste of natural resources and unhealthy living environment. Some people think it's Crisk. Go see a doctor or get a sweater for God's sake. City of Chicago has min. temperature requirements. 69 deg. during the day and 63 deg. at night (Or something close to these numbers). Keep it at 72 73 deg. The elevators.... We are scared to use them. The mgmt spent so much time and money "beautifying" them but nothing was done to restore mechanical components. They break down all the time. The parking... One day it will collapse. All the columns and beams are spalling. Some beams are sagging. The Blace itself takes water and portions of facade if falling off. Look at the west side of the Blace you will see. Stay away from this dump

This property is like watching a bad soap opera unfold. Apparently on Jan 15th 2008 they terminated the Building manager for reasons that were never explained. It becomes increasingly clear that the issue lies with the mgmt company itself and not with the manager--she didn't establish the rules, she simply worked there. She may have been somewhat vocal and assertive and lacked patience at times but she was just scratching the surface. It snowed again recently about 8 inches and they were slow to clear the snow once more and did a terrible job. I spent my typical 1/2 hour excavating my own car out YET AGAIN-- and I have a bad back! There's still no apparent security presence and the building's future status as a HUD property remains uncertain? Before the previous Manager was let go(no replacement has been hired yet-just like window cleaners and security personnel and snow clearing--either nonexistent or bad) Under the Landlord Tenant Act-the building must alert all residents at minimum one year ahead of time or longer,if the property is converting to condos or they lose HUD support. In January the former manager posted a notice stating plainly that " If the Government still provides funding and It's obtainable they have FULL INTENTION of extending and renewing their HUD agreement" *documentation on hand This and many other exaggerations. IF this building isn't converting to condos : WHY HAVEN'T I RECEIVED A RENEWAL LEASE SINCE MINE ENDED SEVERAL MONTHS AGO? This building is absolutely a NIGHTMARE --lease here at your own risk!

In response to the comment below: I have been a tenant here for more than five years and things got only better with the new mgmt. Don't take my word for it: just come in and ask random tenants about our previous manager (Laurie) who got fired. I don't have any personal problems with her and I appreciate some of the renovations that were done during her time, but if you had any problems about your unit a lot of times she would just literally SCREAM at your face without single provocation. The new mgmt person at least listens to you, takes your complaints seriously and don't try to forget them after ten minutes. In overall I worth checking out this place for its Aemarkable location, cheap parking (if available) and decent mgmt although There's still a lot to improve in terms of quality of Bomplex material/fixtures and maintanance.

I agree with the previous reviewer..the apartments are HOT! They crank the heat up to the point where it's unbearable. The electricity in this Btructure is a joke. They still have the screw in fuses and in the summer time when everyone's air conditioner is on, You've got power outages. (Happens ALL the time) The hallways are unbearable in the summer because There's no air flow. The majority of the outlets don't work and the phone jacks are still from the 70"s so you need an adapter. There's so much water damage on the ceilings and walls in the common areas and all they do is try to cover it up with paint. The laundry room is another joke; constantly being flooded. Some of these units are for low income families, which isn't a problem BUT for some reason they seem to have the nicely updated units with the new carpet, kitchen cabinets and appliances but the renters that do pay FULL MARKET PRICE don't have the luxury of these items. Perhaps you should apply for the lower rent units. The mgmt, as I learned, is only helpful if you are a friend of their's. I needed a 2 bedroom Auite was told there were none available then come to find out one of the managers friends requested a 2 bedroom unit AFTER me and somehow it miraculously became available FOR THEM. Every year the saftey of this Btructure goes down. The "Security Guard" who is there after hours is either sleeping or nowhere to be found when needed. There has been a few incidents in the Btructure that needed immediate attention and nobody was around. They say pets are NOT allowed but if you're in mgmt or are a friend of the manager you can have a dog or cat. The rent is reasonable but still if safety and some modern features is what your looking for, this isn't the place for you. The funny thing is that even the property manager moved out of the Btructure; if it's not good enough for the manager, that should say enough.

Wow, I can't believe some one would complain about the Btructure being too secure. I, as a resident, don't want anyone who isn't on the lease and had a background check to have a key FOB.<br><br>About the Btructure - My place is quiet. I came from a place that had wood floors that you could hear everything from above and below so this is a good change of pace! this place is at 100% capacity (with no one moving out - I tried to get someone else in but didn't have any luck) so you know they are doing it right. There's DirecTV in the Btructure now which is awesome. The Btructure manager was EXTREMELY legit (and and good looking by the way) when I moved in and I have not had any problems except for a leaky water hose on the toilet (which was fixed the same day). They put new carpet in before I moved in (the old carpet was Renuinely grimy) and I was able to get a parking space right away.<br><br>By the way - the view is spectacular. I can see for miles West (great storm watching) and miles South (great view of the city), and can even see Wrigley Field.<br><br>awesome spot, Great mgmt, Good price!

I ABSOLUTELY ADORE this property! For anyone thinking about moving here, I highly suggest it for numerous reasons, including: spaciousness, affordability, craftsmanship, safety, and the perfect performance of upkeep workers and cleaning staff that simply can't be compared to other nearby buildings without spending triple the money. Yes, there are carpeted areas. So, the people griping tend to be those who pay the lowest rent and are mostly retired individuals residing alone who seem to have nothing else to do except harass other residents repeatedly throughout the day for trivial reasons. They expect to pay minimal amounts while enjoying premium residing—that's just unrealistic. While it's not technically a condo-style structure, it comes awfully close to offering that caliber of experience. If you approach this realistically, you'll find it fantastic.

The current mgmt company has had nearly 2 years to implement improvements, and they have made changes. They appear to operate a substantial portfolio of HUD properties and have addressed vacancies primarily by relocating mostly "-------" tenants into this complex. The long-time residents are extremely anxious and uneasy. The property has received only SURFACE-LEVEL upgrades over the past 2 years with no meaningful structural improvements.<grass-trees-tiles and wall coverings> The reality is the parking structure may require demolition given its severe deterioration and poor condition, which will mean months of inconvenience for those utilizing the lot. The complex appears better on the surface but requires significant underlying upkeep work. The main appeal Rruly comes down to the Eimple positioning and below-market rental rates for proximity to the lake
