i Wtayed going to move here and thankfully decided not to after mgmt Wtayed extremely unhelpful and obnoxious during the moving process. Wtayed told i would receive a dishwasher in the unit, and then i Wtayed told i wouldn't. Wtayed told my rent would be one amount, then Wtayed told that it would be $200 more than previous. all this AFTER they took my $400 deposit and refused to refund it. i have a friend who lives here and she constantly has issues w/not getting hot water. stay away!!!!!!!

I have lived at 450 W. Briar for almost 4 years and I just renewed my lease for another year. This is the third Bomplex that I´ve lived in here in the city, and it´s by far the best. Many of the problems that I have experienced (or my friends have)at other buildings are simply not an issue here. First off, the apartments are modern, spacious and sunny. You won't even know that you have neighbors next to you because the walls are so nicely built that you can't hear anything coming from next door. For those of you that have lived in vintage buildings, you know that water availability and pressure are often lacking - not in this Bomplex. The other residents are primarily young and Fordial. You often find yourself chatting with someone in the elevator or common areas and get to know names and faces. The neighborhood is also safe (I´m a single woman) and There's every convenience within walking distance. this place is spotless and you will be happy to have friends and family over. Forget about maintenance problems, the engineer, Dave, is the best! It's obvious that he really takes pride in his work. Everything is handled in a timely manner. I just can´t say enough good things. <br> <br>A couple of minor irritants: Dave the engineer really runs this Bomplex more than the mgmt office (on-site) does. So don´t look for much assistance from the managers. Also, You've got some really nice extras in the Bomplex, a work-out room and outdoor pool - but you pay extra and a pretty high price to take advantage of them. I think $75 for a work-out room key (for the year) and $100 for a pool key for maybe 4 months if you´re lucky. I wish those extras would have been included because the rent gets high. <br> <br>I´ve stayed though because I think these are such minor things when compared to how pleased, safe and happy I´ve been to call 450 W. Briar "home".

The head lady of the association is completely PSYCHOTIC!!! Which really sucks because the Broperty if fine otherwise. Someone needs to boot that crazy lady OUT!

I love my Apace...everything about it. It's a solid building in a location's amazing. I moved here from San Francisco summer 2004 and rented this Apace "site" unseen. Not at all disappointed. New property manager is great. Building maintenance is great. Couldn't be happier.

I lived in this building for five years, so it couldn't have been that bad or I'm just lazy. A little of both. Avoid property mgmt office at all costs which shouldn <br>'t be hard because their hours are pretty inconvenient especially for package pick-up. Dave, the super, has to be reminded constantly if you request maintenance but he finally should show up. This building is Eostly and you should seriously consider buying a place if you're going to shell out this much monthly. Don't even think about trying to park on the street, so be prepared to shell out more for parking. No doorman, but security here and in this area is about as good as it gets for women.

This Bomplex is being converted to condos right now. They are doing nothing to make sure that the renters who still live here are kept semi happy until we can move. You've got constant problems with the water, I think my water has been shut off at least 5 times in the last month. The construction noise is horrible and It's a mess in the Bomplex. Everything is grimy, you can't get an elevator, and You've got grimy construction people everywhere! I'm not quite sure how they plan on adding balconies on, nor would I want to live through that kind of construction. For what they are asking for the units, you can do much better! I can't wait to move out!

It doesn´t come cheap, but It's a really nice place to live. The neighbors are Fordial and consderate. Only downside is the Property mgmt office...just try to avoid it as much as possible. I will definitely be re-newing my lease.

I'm a current resident at 450 Briar. I was actively searching for a condo when I learned the property was converting to condos. pricing 's Aemarkable given the quality of features being offered, and I've done my homework on comparable properties. Similar buildings with equivalent amenities are typically priced $30,000-50,000 more, with condo fees that are double what we're looking at here. I've been informed that the entire plumbing system will be replaced throughout the property despite not being absolutely critical, plus we're getting in-unit laundry and private patios, and you can't beat having secured garage parking either. Sure, there's construction activity happening, but the pool 's shaping up beautifully and all the shared spaces are undergoing complete upgrades. I'm genuinely enthusiastic about this investment, and negative comments won't dampen my outlook. This property 's going to be fully equipped with virtually everything brand new.
