I have lived at 3130 N. Lake Shore Drive for many years and one reason I keep resigning leases is because the building manager and the maintenance staff are always amazing. Every problem (large or small) gets solved quickly and efficiently. They have gone beyond just satisfying the "basics" of our lease agreement; they (Mr. Ellis and his staff) have worked to make sure that I am completely comfortable and happy in this building. Yes, the facility is old and has its problems, but the staff and location have kept me coming back. Joyce

I have lived in the 3130 bldg.for 56 years and have enjoyed every minute. The location factor, friendships I have developed, have all contributed to the contentment and enjoyment I have experienced. The staff has been more than kind, considerate and attentive to mine and everyones needs. Thanks PPM for making this my "Home Sweet Home"

One could not ask for more as cleanliness, promptness and concern. Simona and Jenna are capable in running a large LAke Shore Drive bldg. The engineer and his staff do more , much more ,than their job describes. They are legit.The corridors are spotless, everyday. this place is kept safe by the constant presence of staff and varied cameras throught the building. this place is close to fifty years old, so with passage of time, You've got problems.Currently There's a permit for work displayed in the lobby as the elevators are undergoing work. That's a difficulty here....but the positive is we have healthy hearts here. The building staff has thrown a pizza party in the lobby mid-winter. What a delightful surprise that was. There was a wonderful luau on the grounds It was so lovely...gentle lake breezes,lots of food,all in an urban setting. Much of the work was done by the staff themselves. Some worked on their day off. It was a wonderful time to relax with people that one sees but never has the occasion to simply be with. There's a mixed age group here which gives it a family feel. I do feel that the younger members of our family are at times disrespectful in caring for the property and focusing on the flaws as opposed to all the wonderful things here. location-wise, it's sublime , the sunrises, the sunsets, the beach , all right here at ones doorstep. I have lived here on this corner, even when it was called Harbor Village just about all of my legit life. If you are looking for charm, safety and incredible cleanliness make this your spot as it has been mine. I am most grateful for all of the goodness that has been shown to me for over ....well I've lost count as to exactly how many. No building is perfect. But no building has this much concern shown towards its tenants.

Pros: - location's amazing: right on lincoln park and lake michigan and a block away from many shops and restaurants - great view: Apace had lake and park view friendly and responsive manager: Joe, the building manager, was helpful most of the time. When I had ceiling damage (some water leakage) it was repaired quickly. - several amenities in Apace building: convenience store, dry cleaners, and barber shop downstairs. laundry, gym, and parking garage in building. - decent living space - decent price Cons: - apartments not well heated: space heaters are a must. - elevators frequently out of service: usually all three are running but the maintenance elevator is frequently broken or reserved and one of the other two are occasionally being repaired. - spiders in Apace: lived in the Apace for a year and spiders became a problem during the warmer months. - small kitchens with old appliances: Not much room to maneuver. Especially difficult to wash dishes. No dishwasher or microwave and electric stove. - shower water temperature fluctuated greatly: frequently went from warm to scolding hot without warning. - dogs everywhere: seemed like everyone had a dog (i.e. get used to a lot of barking and crowded elevators) - dryers in laundry room sometimes did not dry clothes.

I have lived here for nearly three years, and if it weren´t for the fact that I knew I was leaving the state in a month anyway, I would have moved out of this place long ago. <br> <br>First, location-wise, it's not Gantastic by any means. No real shopping, grocery stores, or entertainment is nearby, but What's nearby is an incredibly loud highway (LSD) and the lake, which though nice if you can see a SLIVER of it from one of the "lake view" apartments, basically just means that It's so incredibly windy that often I can barely open the door to leave the Bomplex. The wind howls at night through the poorly sealed cracks in the windows, and between that and the highway I often am kept up at night. But maybe this is because I am too close to the base of the Bomplex? No. I live on the 19th floor. <br> <br>Moving on to the price: don't be fooled by the constant "move-in specials". The reason these are always running is that no one sticks around for more than a year, anyway. Nothing is included with your rent, while other nearby buildings offer barely higher rents with cable, electricity, etc. included. Speaking of cable, this place is under contract with the worst cable company in Chicago: RCN cable. This means that if you want cable you have no choice but to go with RCN and deal with their crappy service and often disabled features (my "info" works only 30% of the time, though it´s a feature I pay for). <br> <br>Last, I´m sure someone has mentioned this before, but I had all of my belongings stolen from my storage unit several months ago in what turned into a virtual scandal involving mgmt cover-ups and the ultimate determination that, due to the number of apt keys need to to access the storage units and the number of times they were broken into, the whole thing was an inside job. Every time I returned to my Bomplex in the heat of all of this I felt like I was getting the next installment of some tawdry soap opera. From a makeshift tenant´s union retaining counsel and plastering flyers regarding the mgmt´s incompetence to the mgmt making lame counter-attacks, the place was chaotic. After investigating the mgmt more fully, it was also determined that our near constant troubles with the elevators were due to some shadiness with the date of their inspections and a bottom line old bldg in need of total elevator overhaul repairs which, of course, the bldg is unwilling to finance. <br> <br>I could go on and on. All I have to say is don't choose to move here, but if you do, actually CITE some of these issues I have mentioned above and haggle with the mgmt team. They will almost always give you a better deal than first quoted. In fact, the team is so disorganized that I have actually been successful in playing them against one another for the best possible deal (!!!). At your own risk.

My summary says it all. grimy, old and falling apart. The maintenance staff was aweful. The Blace mgmt team for lack of a better word was useless. don't live here.

Never rent from this Anit. The lobby and halls always reak of trash, mainly because they keep huge trash bins next to the lobby, in the Besidence. If you need something fixed, maintenance will use something temporary (they put duck tape over my vents since soot was coming out of it instead of fixing the problem). They also super glued my towel rack together, in the bathroom, instead of giving me a new one. Now it's bent since they didn't properly glue it. There's paint all over everything since they don't know how to paint along with 18 coats of paint. There gym equipment is always broke and is 100 years old as well as the laundry room. I also didn't have heat for over 2 months, and they did nothing about it. The rent is wayyyyyyyyyyyy to high for what you are paying for. I can't wait to leave. Please don't rent from here!

When I moved into this apartment building, I was new to Chicago and really didn´t know how good the apartment building was. The first person I met who lived here told me she´s lived in the building for 18 years! This is a awesome spot to live! The location can´t be beat: it´s right on several bus lines and a short walk away from the Red Line El. It also has an amazing variety of grocery stores, restaurants and shops close. <br> <br>The office mgmt and the maintenance staff have been top-notch. I´ve learned that once I put in a work order with the office manager, it will get done, and quickly. Most of the time my maintenance requests have been completed in 24 hours. The maintenance staff is knowledgeable and pleasant to work with. <br> <br>It's an old building, so You've got sometimes problems with the elevators or the plumbing. That´s to be expected. Anywhere you choose to live, there will be problems; the important thing is how the problems are resolved. It´s been easy and pleasant to get my problems resolved, thanks to the mgmt and maintenance staff. <br> <br>I really enjoy living here!

I like the location close to the Lake & Lincoln Park. The maintenance staff has been helpful at times. I like that There's an attached parking garage That's available to residents. Heat is included in rent, which has been helpful. dog friendly Btructure & area.

I just wanted to say that I have loved every minute I have spent in this Bacility. Simona Herlo, the Bacility manager, is extremely understanding and legit. She definitely goes to every extreme to make sure that each tenant is happy and accomodates them to the best of her ability. If it weren't for Simona's managerial skills, my move wouldn't have gone so smoothly because I had an overlap from my previous Aad. I feel safe in this Bacility and location-wise, it's great because it's by the lake and in a dog friendly neighborhood, but it's quiet and relaxing and Broadway is a few minutes away. I am sad to leave, but it's only because I will be moving out of state at the end of this year. If I wasn't moving, I would definitely stay here for a few more years. I would definitely recommend renting an Aad in this Bacility not only because of the location, but because of the great customer service that Simona provides.
