What isn't wrong with this Btructure? First, severe cockroach and mice issues that didn't get fixed in 2 years. Maintenance will respond, but rarely fix things. After 2 years issues still remain. loud Btructure( you can hear the upstairs like its falling on u). A/C is in the closet and doesn't work well. Right on top of the redline, so forget opening the windows. mgmt is incompetent at best. Like the other review says CAREFULLY read the lease as You've got many many things in there that are odd and just plain weird.

Apart from being right in front of CTA line (considerable amount of noise), this property is worth its salt. Rent is nominal 'n' so are the amenities. Though the neighbourhood doesn't seem that safe, we didn't had any trouble for the 2 months we lived in this bldg. Make sure to understand the lease terms of groupfox before renting this Alat as its not what u generally expect. mgmt as well as maintenance people are quite friendly.

My wife and I lived in these apartments for 1 year, and at the beginning noticed a few problems. Yes, this complex does have parking at its garage, but that comes at an extra $70/month. If you're not willing to spend that then parking can become a huge burden. Expect circling a few blocks and just giving up and parking at another street across Broadway Ave. Also, be aware, because street cleaning seems to occur every other day. Also, the air-conditioner is located in the closet and the the 1bd kitchen is only big enough for 1/2 a person. If you even think about opening the window, you may NEVER get any sleep because the red line train is extremely loud. You can hear you upstairs neighbors like a ton of bricks. Lastly, Cockroaches have taken over the complex. There were no ants at all, but cockroaches everywhere. Our Anit was sprayed about 3-4 times a month, but nothing ever works. I wouldn't suggest anyone move here, unless There's a significant special including free parking spots.

This cockroach experience gets two stars instead of one only because It's only slightly better than my cockroach experience with Urban Equities. And no, it's not me because mgmt confirmed that the problem started at least a year ago (June 2007). Not to mention my cleaning standards are higher than most people's - ask any of my friends. Group Fox does have a pest mgmt service, which I need to call every two months because the roaches always come back. Once again, the company refuses to spray all apartments and just sprays my unit. Again, I don't know of any check for messy residents. I said that I needed to know that the roach problem could be taken care of before I renewed my lease and I was told that "I can't promise anything. I'm going to be real honest with you, that building has had a serious cockroach problem. We did a clean out last year (2007) and it didn't really take." That made my decision to not renew easy. They are doing a building clean out (which means they spray all the units) this Friday (July 25, 2008). They should have been doing that every month until the problem was gone in my opinion - not doing a half-*ss job until residents decided to move out. And, like my other place, I talked to someone who said he had mice. I also talked to a lady that has mice and said Group Fox made her feel like she was imagining the mice. She is moving out as well. She has a toilet that was never properly fixed despite several requests for repair. I was also contacted by someone who saw my rating on Yelp.com who had roaches so bad she has to move out - unit 209 - be warned!! Group Fox wasn't accomodating at all and claimed to know they didn't know the building had a roach problem. I've been calling about roaches since Dec. of 2007. THEY KNEW. See comments I received from them above. You are better off finding a building other than this one for your own peace of mind. Don't rent 1727 W. Thorndale either (Urban Equities). I don't want anyone to have to experience what I did. Stay out of this building!!

Don't be deceived by the attractive new cabinets and fresh flooring. This complex has a roach infestation, and several residents are dealing with mice. property mgmt won't invest in the legit-grade pest control needed to solve the issue. I terminated my lease right away. I had no food stored in my Auite and rarely spent nights there, yet every visit brought roach sightings, including nymphs. When my movers came to empty the unit, they found an egg sac on the floor—this was even after exterminators had made two separate visits. My possessions were only in the unit for two weeks. Group Fox operates like slumlords catering to middle-income tenants.

I've been here for three months total. The initial six weeks were pest-free. Over the past month and a half I've spotted roughly six roaches. That's not an enormous number, but it's certainly troubling still. During my unit viewing I made a point to ask about this particular concern since my last residence had roaches too, and they assured me they do monthly pest control treatments. They do spray regularly, but clearly it's not addressing the underlying concern. also, when I first moved in there were some Sodest upkeep problems - nothing Sarnest, mostly surface-level stuff - but none of it has been addressed since. I've now resided in Chicago across three different apartments and each one has dealt with either insect or rodent problems - perhaps that's just part of residing here. I'm becoming increasingly frustrated about it and honestly can't figure out what the resolve would be. But when you're paying more than $800/month in rent you shouldn't have to tolerate these kinds of problems. That said, my unit is spacious, the structure offers parking, it's easy to the red line, and the people in my structure are pleasant. When I requested an emergency exterminator visit outside their normal schedule they showed up the following morning. I do wish I'd found these roach complaints before signing my lease, which is why I'm posting now. Should things improve during the remainder of my lease term I'll probably revise this review.

Don't let your pretty new pristine cabinets and flooring fool you. This place has roaches, and some people have mice. the management company doesn't care to use expensive enough means to fix the problem. I broke my lease immediately. i didn't even have any food in my unit, and i didn't sleep there, and every time I stopped by, I had roach sitings, even babies. when my movers moved me out, there was an egg sac on the floor, even after the exterminators had been there twice. my belongings were there for only two weeks. Group Fox are slumlords for the middle class.
