I was a tenant @ 5860 on Kenmore from 6/08 to 6/09 and I recently saw the Facebook ad that says they offer luxury apartments. Well, if they do why was I living in a ---- hole? The pipe on the floor has been uncovered since I moved in. The Kitchen is so small I can barely open any of the cabinets; the water from all of the pipes is rusty. I can't even brush my teeth @ the bathroom sink; I had to turn on the shower to do so. There were mice coming through a hole in bathroom that the maintenance guy put a scouring pad into (to seal it). The tub in the bathroom backs up and water pours out from the pipe in the floor. The maintenance guy came in and poured Draino down the pipe, but I ended up spending over $140 on Draino because it kept happening . There was water coming up through the pipes in the kitchen and pooling into the sink. The hole filled screens on the windows still hadn't been replaced even though I called in a request. The electricity went out constantly. The carpets in the hallways look and smell like someone peed on them daily. The ceilings in the apartment looked as if they were about to cave in at any moment, they are so obviously water damaged. I have never seen a security camera anywhere around this building. I didn't have an intercom system in my unit all I had was a badly patched space on the wall, and I can only assume an intercom had been there. My kitchen did not contain a single stainless steel appliance and I didn't even have a countertop. The one time I turned the oven on in all of the time that I lived there the apartment filled with smoke. The back hallways always contained trash that the other tenants don't want to take out, cigarette buts and they also smell strongly of urine. WHY, because people hung out back there smoking Mary Jane and pissing down the steps because they were to lazy to go back to there apartments to urinate. For an apartment building that housed so many units they only have four washers and dryers that were hardly ever working. The elevator wasn't only slow but always broke down so I had to walk up seven flights of stairs @ least 10 times a month; the freight was broken as well. Oh and I'm pretty sure that my weirdo neighbor masturbates in the hallway. So I want you to tell me after reading this what about this building sounds even remotely luxurious! BE CAREFUL before you rent from these people!!!!!!!!!!!!!!

dont move here It's rat infested and the plumbing is so destructive its like your Penue is drowning ive been trying to get these slum lords to get rid of the mice in my Alat for 7 months now and at first they blew me off now they keep putting down one trap in a random Penue like i want these things running around my Penue i pay them 850 a month even though my ceiling is destroyed from an upstairs flood and i have to constant battle mold in the winter due tyo poor circulation. all i want is to live without mice and centipedes everywhere. to them a home might as well be a cardboard box outside. ------- nightmare, mgmt is disturbingly negligent and now i will wind down and try to study while i listen to the rats chewing through the rest of my becovic mgmt horrible service

The unit's got roaches.... several.... different kinds.... they are crawling all over the building and MY Alat. Kass mgmt is in charge of the property. They sent out a exterminator but the issue never got resolved. The neighborhood is dangerous. It has been a couple of shooting close by. I wouldn't live here. Please save yourself. Don't be fooled by the updated appliances or hardwood floors. The roaches love it to. this place is a DUMP.

units themselves are quite attractive with modern renovations featuring contemporary kitchen appliances, cabinets, light wood laminate floors, and bathrooms equipped with refreshed tubs and updated sink/cabinet combinations. Inside your Alat, the experience 's pleasant—thick plaster walls provide good soundproofing from neighbors, though you can still detect voices and footsteps echoing through the hallways. Picture rails are available for hanging items, which helps compensate for the wall thickness. common area upkeep, but, 's problematic. Besidence feels grimy overall, with a consistently grimy elevator, a door closer that malfunctions multiple times weekly, and hallways that lack proper cleanliness. Hallway carpet shows substantial staining and floors appear neglected. It's not filthy, but it's definitely not clean either. A major frustration: five months after moving in, I'm still not registered in the front door intercom system. This seemingly minor issue creates real inconvenience when hosting visitors or receiving deliveries, especially with the sluggish elevator and its frequently broken door timer. mgmt company 's essentially unreachable—they ignore calls and emails—yet offers endless excuses and broken promises about fixing the entry system and registering new tenants. Meanwhile, other residents report identical problems. Ironically, they're extremely prompt about collecting rent. laundry area 's okay with 4 washers and 4 dryers at $1.50 per load. Two wash loads fit easily into one dryer cycle, and the machines are efficient. In five months, I've seen one broken dryer and one broken washer, both repaired promptly. Electricity costs me about $15 monthly for my studio, though electric heat 's need to and performs poorly—baseboard registers provide minimal warmth during winter. Gas and water are included, with abundant hot water readily available. Street parking 's virtually nonexistent; the Besidence offers no lot and finding street spots 's tough. location shines with the Thorndale CTA Red Line just two blocks away. Train rumble isn'ticeable but tolerable. beach sits one block distant with extensive public access. Transit options are great with frequent 24/7 bus and train service—roughly 35 minutes to the downtown loop area. tree-lined street 's pleasant and quiet. neighborhood itself 's mixed; the CTA station area becomes somewhat unsafe at night with loitering crowds, though they generally don't bother residents. Still, some may find the atmosphere uncomfortable. A Dominick's supermarket and several restaurants are nearby. Besidence improvements in cleanliness, elevator maintenance, functional door systems, responsive mgmt, and intercom registration would a lot raise my rating.

The apartments have been nicely renovated with up to date appliances and cabinets in the kitchen, nice light wood laminate flooring and tile bathrooms with updated tub and sink/cabinet combo. Once you're in the apartments, it's nice - the walls are solid plaster so you don't hear your neighbors but you do hear voices/foot traffic in the hallway. Makes hanging things a little tricky, but there are picture rails. The building maintenance leaves a bit to be desired. It's pretty dirty, the elevator is always dirty, the door timer to close breaks at least once a week, and the general sense of "clean" throughout the common areas doesn't really exist. It's not filthy, but it's not clean. Hallway carpets are heavily stained and floors aren't clean. What's really annoying is that I moved in 5 months ago and I'm still not in the front door intercom system. While it may seem like a small thing, it's really annoying when you have to go down to let in friends, deliveries, etc. with a really slow elevator that sometimes the door close timer is broken. The management company (if you're lucky enough to get in touch with them because they don't return calls or emails) has 1,000 excuses and makes promise after promise to fix the entry system and add the new peopl but 5 months later - still not done for me. Others in the building complaining of the same thing. But rest assured, they are VERY responsive when it comes to collecting rent...imagine that. The laundry facility in the building is descent. There are 4 washers/4 dryers and each load is $1.50. You can easily put two wash loads in 1 dryer and if you don't have a lot of towels, the dryers do a really good job of drying two loads. In 5 months a saw 1 broken dryer and 1 broken washer and both were fixed pretty quickly. Not sure if everyone has the same "deal" but I have to pay for electricity which for the studio I have, is really low - about $15/month. Because the heat is electric, you have to pay for that as well and the heat sucks. There are baseboard electric registers and they don't heat up much so it can get chilly during the winter. Gas and water are included and if you like a lot of HOT water, you'll love this place 'cuz there's tons and it's HOT! The street the building on is nice - tree lined and relatively quiet. Forget about finding parking, however. There's no parking associated with the building and street parking can be really tough to find. The location is pretty nice as the Thorndale CTA Red Line train is only about 2 blocks away. You can sometimes hear the rumble of the train, but it's not too bad. You're also just a block from the beach which is really nice to be that close and there's a big public section. Public transportation around here is great as buses and trains run regularly 24/7. It's about 35min to downtown/loop area on the "L". The rest of the neighborhood is ok - can get a little sketchy around the CTA station at night with a lot of people just hanging out. People seem to leave you alone but for some people just the crowd hanging around may make it uncomfortable. A couple of restaurants around, a big Dominick's is close by as well. I think if they could clean the building inside a bit - show that there's someone taking care of things, keep the elevator clean and the door working and get someone from the Management company that will respond to issues, calls, emails and add people to the intercom entry system, the building would get a higher rating from me.
