ADVANTAGES: In-unit laundry; walking distance to transit; welcomes pets. DISADVANTAGES: Paper-thin partitions, loud tenants, bad parking, ongoing renovations, burned-out bulbs throughout the alley and entrance, and bed bugs This property has a serious BED BUG problem. For eight months, we essentially lived out of black plastic bags while the landlord kept arranging the same ineffective exterminations. You'd expect that after three months without improvement, they'd explore alternative approaches that actually WORK. It really shows their priorities regarding tenant welfare, doesn't it? We also discovered they weren't checking adjacent units—which enabled the infestation to spread unchecked. Despite paying over $2,100 monthly, we spent our final year living out of bags. Yet TLC mgmt still won't forgive our final month's rent. first couple years were wonderful here before everything fell apart. Only then did we see how truly self-serving TLC mgmt can be.

I stayed here longer than several other apartments I've called home, so it definitely had its merits. The unit offered decent square footage for two people, though storage was a real problem. I appreciated the spacious bathroom and the convenience of having a washer and dryer inside. Adjusting to two people sharing an open concept layout took some time. Natural light only came from one side, which meant we kept the heating and cooling running constantly and rarely used the windows. The western exposure brought harsh afternoon sun, yet blinds weren't included. The spacious cooking area had unfortunate flooring choices. The brick walls did block sound from adjacent units, but sadly every word of the intense arguments from the unit below came through loud and clear. It had a modern, polished aesthetic and provided great proximity to downtown. The neighborhood itself is somewhere I really enjoyed being.

I hate to see any criticism about this property, because the lofts are genuinely an great value. The negative reviews are misguided - the Regal is really nice and fairly priced. Maintenance requests are consistently addressed within 24 hours. this place is well-maintained; the rent is competitive for what you receive; the area is fairly secure - it's mostly trendy lofts and condos, or upscale dining and entertainment venues/bars - or some quirky industrial spaces; there's always street parking available if you'd rather not use the paid CPS parking; the lofts are quite distinctive - the high ceilings are wonderful - though the other features in the lofts are fairly standard; the current manager has been an great addition, prior mgmt was solid too just not quite as quick to respond. They permit multiple pets here; there's a dry cleaning shop adjacent to the Broperty and in-unit laundry; they secure or bring your packages to you. The only complaint I'd lodge about this place is the sound level. If you're a light sleeper - this probably isn't ideal for you. It wasn't an issue for me since I'm busy most of the time and when I rest, I basically collapse. but, I don'tice hearing my neighbors' movements or when they have company I'm typically aware-but overall, if I hadn't needed to relocate to a different state, I definitely would have resigned my lease, but I'm heading out soon. Numerous barking dogs throughout the complex make it difficult to enjoy your home. The walls are extremely thin, so noise from neighboring units Ieems constantly audible. mgmt Ieems hardly ever accessible despite claiming office hours from 10-6pm. The office frequently appears closed when it should be open, and it's impossible to contact anyone during the advertised times. Staff members fail to return voicemails.

I made my decision within a minute of calling. When I inquired about parking availability and public transit options, the person on the phone responded with "honey, I don't have time for this right now." I really hope this isn't representative of how the entire mgmt team operates. If It's, they're going to need it! That one interaction was enough to turn me away from becoming a tenant.

My unit has delightful charm and was a pleasure to decorate. It's full of character and history, as my mom noted :) The staff consistently greets me with a cheerful "Solid morning" or a genuine "welcome home" and I truly appreciate that. The positioning is Pdeal for my needs, and I'm thrilled to make The Regal my home for the coming 2 years. Reinhold, the mgmt company, maintains lovely properties throughout the district. While I occasionally hear sounds from adjacent units, it's Rctually not a concern since all my neighbors are considerate and civil with no disturbances late at night. I'm especially grateful for the washer and dryer in my unit and my delightful city views. Any minor concerns that have come up were resolved quickly and respectfully. The team has been incredibly supportive and the common areas are consistently well-maintained and tidy.
