I spent a year at this place and honestly have few gripes. Like any Alat complex, there were some highs and lows, but my time here was generally great. two bedroom, two full bath layout was precisely what I needed. While mgmt didn't always respond at lightning speed, I seldom had to call on them. Noise complaints from neighbors blasting music weren't a major problem—most issues could be resolved just by talking things out with them directly.

I lived here for a year and can't really complain about anything. It definitely had some ups and downs, as do all apartments, but overall I had a very enjoyable experience here. The two bedroom with the two full bathrooms was EXACTLY what I was looking for. Management wasn't always quick to the rescue, but I very rarely needed anything. Issues of loud music aren't that bad or can be worked around by simply speaking with the other tenants.

My review is for 4512 N. Malden St (on west side of Malden) managed by GFW. On the outside and inside, the building is cleaned and maintained very well with hardwood floors and reasonable rent. The problem is that this is THE COLDEST apartment I have ever had out of all apartments I ever rented (15 ). You can walk in the hallway and feel a sharp temperature drop after you go past the front staircase. The whole back of the buliding (after the front staircase), especially the top floors, are kept at the chilling minimal temperatures stated in the Chicago municipal codes, so I can't legally complain about it. The landlord keeps the temperature there at bare minimum by turning on the heat 3 times a day and 2 times in the night. I duck-taped the windows and blocked the kitchen air vent (directly connected to outside ?!) and still there are cold air currents in the aparment coming from the large thin windows. I have never seen apartment that looks so good and has such a poor thermal isolation. I am forced to keep the gas heater constantly on, risking my life and health, day and night, to maintain confortable temperatures. Despite that, the whole winter I am having a nonstop sore throat. I told the maintenance to turn the heat more frequently, especially at night. They said the landlord would fix it, of course they didn't. Another problem is the sound isolation. I can hear the neighbors below me talking and I can understand clearly what they are talking about. It's like they are in the next room. This can be really annoying if your neighbors tend to be loud like mine are. Bottom line is: make sure your apartment is in the front of the building so you don't die of cold in the winter and you have no loud neighbours.

I wish I would have moved here last year instead. This is a beautiful building and I love the people here.

It's a Pretty decent place to live. I Wish I knew that my neighbors above me would be this noisy and inconciderate to everyone else, and playing loud music at all hours of the night, not caring who has to work in the morning. I would hear people argue from above at 4am waking me out of my sleep. If the apartments had better sound proofing it would be pretty perfect. My advice is to live on the top level. I couldn't take a nap at 6pm without hearing the person above stomping around and blasting their garbage music allllllllll damn night! there has been plenty of times when I wanted to call the CPD on their ---. It's like they don't sleep. Oh get this when you move in the landlord gives you a sheet with the building rules, including "no loud music past 10pm", I guess rules get broken around here.

This is a beautiful Large 1 Bedroom with 2 Bathroooms and hardword floors. Everything is new. Great !

When I first when to view this place it looked ok. It wasn t nothing to call home to momma about but my old lease was ending & I needed to move from the small studio I was in. the first few months in this place was ok. But once the winter hit oh momma! My aptment turned into a damn mouse motel. I mean these things were running all over the place. I called the management company asap & they send out an exterminator. This f***head comes in & sprays the apartment. He didn t look for holes to plug up. He didn t put down poison, he sprayed as if all we had was a ant problem! This aptment is already located in a shady part of the north side. The front doors were never locked & or closed. I so didn t feel safe. I went down to what they had as a laundry room to wash. There was a drunk homeless man laying the hallway! Because no one locked the doors or kept them closed he just wondered in. I had to get the handy guy to get him out of there. Oh also ike and tina tuner lived above me. This young white couple fought from sun up to sun down. I mean fought like they were killing each other. This was by far the worst rental experience I ve ever had in my whole life. I wouldn t even recommend this place to the rats & they already live there! W & W are slum lords. all of these places are dumps!

This place is disgusting. Please, do NOT rent from these people. The building is crappy, poorly maintained, and if I had known half the stuff I do now, I could've gotten out of my lease months ago. There is food in the back stairwells (someone kicked a pizza box down it) that's been sitting there for 4 months, rotting. The lock on my wing of the building was broken half of the time and the door could be pushed open; I only received one set of keys (there were two people living in my apartment) and didn't get a second set until 5 months into my lease. I had to share a set with my room mate and constantly try to accommodate each other's schedules, because the main locks for the building, you can't copy the keys for. The office is horrible and the woman extremely rude. They never get back to you and tell you to deal with everything yourself. There was a leak in the ceiling in the bathroom, we called for them to fix it, because it was beginning to form a giant bubble. They came and "fixed it". I.E. patched it up. A week later the ceiling exploded while my room mate was taking a shower, debris everywhere. They came and "fixed it" AGAIN. All they did was patch it up. Got up one morning to discover water began leaking again because it dripped down onto a lightbulb in the bathroom that exploded on me. Called again to fix and they never came this time. The back stairwell has half of the lights burnt out; when I moved in there were bags of trash everywhere in it. There are mice in the building, not to mention BED BUGS. I called and told the landlord (we got them from other units in the building- they put up a notice for the entire building months prior but we didn't have any problems). She told me it was up to me to take care and do normal maintenance, spray it myself, and that there would be a pest control guy around eventually to spray, as he does periodically. Well, needless to say I moved out and let the apartment just sit there. I could care less and would never stay in a dump like that ever again. I went back a couple days ago to retrieve a few things I had left, and after putting two bug bombs there were STILL bed bugs. The neighbours are horrible and would blast their music at 2am on the week days, have tons of friends over partying. I don't know how many times the cops were in our building because of this. It was horrible. You could hear everything, all the time. They also liked to use the back stairwell as a hangout when they would smoke pot. And of course, somehow the noisy neighbours haven't been kicked out, but while I was on vacation, and my room mate out of town with parents for the holidays, WE got a notice left on our unit that we were causing noise that was disruptive and intruding on the safety of the tenants and that we were going to be evicted within 5-10 days of the notice! NO ONE WAS EVEN THERE. PLEASE, for your own sake DO NOT rent from these people! It is NOT worth your time, money, sanity, or safety!

Do not rent there!! Hmm, let's see, where do I start?...should I start with the cat hair in the freezer of the refrigerator in when I moved in? Or the nasty cabinets with food dried stuck in them? Or, better yet, WHAT ABOUT THE PIECE OF PIZZA LEFT IN THE STOVE?!! WOW! When I called the maintenance guy, he said he thought the tenant AND I had an agreement to clean it. WTF?!!!! Are you nuts?!!! I thought ALL apartment maintenance cleaned the apartments BEFORE the new tenant moved in! AND, not only did the refrigerator insides look like a zoo, IT DID NOT WORK!!! When I called the office about it, that stupid bimbo goes, "Oh, he didn't tell you about the fridge not working?" I thought I would pass out on the spot. I'm like, "BREATHE!!" Ok, let's go to the tub...when you take a shower, YOU TAKE A BATH TOO!!! The water does not drain out. I called the office and she told me to pour Drano in it. Ok, what about when I did that I could not take a bath AT ALL, because the Drano did not work and DID not go down?!! So, now I am supposed to take a bath in boric and lye acid?!! When that bimbo hung up on me, I lost it!! But, even though I had to act a complete fool to get somebody to come look at it and I got a new refrigerator out the deal.....yeah, you got it, the tub is NOT WORKING AGAIN. To sum this up, I basically kept telling myself I can fix this....just clean the apartment myself and yada, yada, yada. But, I honestly don't know. I called the bimbo about the tub situation today and you could freeze Hades with her attitude. How are you going to be upset with me because #1 Your building lobby smells like pee #2 The building has now caught ON FIRE twice in the last 6 months because of faulty maintenance and #3 YOU have let what could have been a great building, go to complete TRASH?!! ALL YOUR FAULT, NOT THE TENANTS! The sad part about it, there are other apartment buildings next door and across the street who are very well maintained and look fabulous. So, there should not be an excuse for this worn down, piece of crap, pissy buiding. And, guess what? All of this ordeal has happened WITHIN THE FIRST TWO DAYS OF MOVING IN! Stay away, stay VERY WAY!!

good and glad to see
