I have to say I have lived in 4 different areas in Chicago in 4 years. Peter @ 450 Melrose makes this building a fantastic place to live. He is the most dedicated worker I have ever met and works DAILY to keep building in good condition. He deserves a ton of recognition. Coming home at night, the beautiful flowers out front in the warmer months and the grand lobby greet me. The new elevators quickly take me to my apartment, where everything works. And if something breaks, Peter is there in a second to fix it and engage in some pleasant chitchat. The hallways are clean. The laundry room is clean. The whole place is awesome. I can tell the other tenants enjoy Peter's effect on the property as well. It helps with the overall quality of live for sure. When I am not enjoying my cozy apartment, I am out exploring Lakeview and the surrounding area. I am so glad I finally got to live up here! We are mere seconds from the lake and Lincoln Park and how can you not love that! Can't wait for summertime picnics and swims in the lake. Broadway is also just a block away. So many restaurants and shops to visit! Plus grocery stores, bars, and clubs. I love it up here!

The arrangement of Planned Property has been nothing short of wonderful: expediting elevated repair situations, courteous demeanors, and prompt response times. My satisfaction is high, especially because it is evident that my opinion matters to them. It is comforting to feel like you matter, despite being one of many tenants. The property is so well maintained that it feels good coming home at night. Tom, the building engineer is always there is you need him with a Beat attitude and a considerable set of skills when come to fixing things. The outside of the building is also very pleasant with beautiful flowers in the summertime. They provide us with a lot here at 450 W Melrose. We have a nice laundry room, new elevators, parking, a really nice lobby, and beautiful apartments. The price is great for the neighborhood we he in as well. Imagine living right by the lake and being able to afford it. Wow! I love my little apartment very much. Well, I suppose it's not that little. The layout makes it feel very spacious and welcoming. I enjoy having guests over to entertain and they are also very impressed with my surroundings. What a pleasure to Ike here!

Great company. I've recommended Planned Property Management to my friends. The referral bonus is awesome. I recommended you because of the quality of property, the location, price, and size of the apartment. I feel very well taken care of here and I really appreciate that. I am looking forward to the warmer months in the neighborhood. Living the park is really fantastic and I plan on taking full advantage of it this summer. I also can't wait to walk over to Wrigley Field to catch a game, or at least watch it at one of the many surrounding bars. The entire area is full of friendly folks and feels very safe. It is easy to come and go too. Lots of public transportation as well as immediate access onto Lake Shore Drive. We also have parking in our building so I never have to worry about finding a spot late at night. Because trust me, there are never spots! Overall I am very happy here. Things can go wrong, for example my fridge didn't work when I moved in, but it's not such a big deal when it's fixed quickly. Peter, the building engineer, promptly got me a new fridge. I barely had to wait at all!

Planned Properly Management makes a continuous effort to improve the overall appearance of the building as well as regularly making upgrades. We just had new elevators installed which is helpful. They are fast, clean, and efficient. I like that our building engineer, Peter, always responds to any concerns or repairs I have. He is very professional but also a very nice person. He makes sure the lobby, garbage area, and laundry room is clean and the appliances are in good working order. PPM has been very accessible thus far, always answering my questions promptly. Before I moved in they were also super communicative, explaining all the steps to signing my new lease. Everything happened in a timely manner and I moved in soon after signing. I was looking for an apartment in the area because it is so convenient with lots of public transportation options. Now that I live here, I've enjoyed getting to know the entire area a little better. Living so close to the park is so so nice. I try to fit a walk in before work some days. The restaurants and bars that are all really close to my apartment are delicious and fun. I am so glad PPM made living here possible.

I like a lot of things about living at 450 W Melrose. We have a fantastic building engineer, Peter. He really goes above and beyond what other engineers do. He maintains the property, promptly responds to any maintenance calls, and is friendly and professional. But he also really cares. You can tell that by his dedication and demeanor. The building is better because of Peter. The property is also very quiet and peaceful. The tenants are all respectful of each other's space and quiet hours. I also have never had an issue with noise from the sidewalk. My windows keep my unit nice and quiet. The location can't be beat. Lakeview is a really nice neighborhood full of families and folks who have been here for a long time. Everyone is friendly and I feel safe going out at night. There are a lot of fun things to do in the area and I like to patronize restaurants, concert halls, and of course an occasional Cubs game down the street. I am also very close to grocery stores and other day to day necessities. I am also very appreciative of the nice new elevators that were just installed. No more waiting! Planned Property Management takes the time and energy to make upgrades on a regular basis which is really great. Thanks!

I have lived here for many years and have always found response time to requests about my apartment to be handled in a timely manner by the staff who have been very helpful. There is a building engineer on-site who is professional and prompt and the folks at Planned Property Management are always pleasant to interact with. It is one of the reason I haven't moved! I also always enjoy the beautiful flowers planted in front each year. Little touches like that make such a big difference. The clean lobby, laundry room, and hallways are also much appreciated. I can tell that Peter, the engineer, cares a great deal about our comfort and the entire building. The floor plan of the apartment makes my space feel spacious and comfortable. The carpets, walls, and counters were all in great shape when I moved in and I've worked to maintained a clean, fresh apartment. I am very happy with how my home looks and feels.

Yes, this place is old, hasn't been updated since 1950 and the walls are paper thin. We were lucky enough to live next to a loud Italian who yelled on his phone at all hours of the day & had bass ridden music playing for at least an hour a day. We could hear his tv, sneezes and phone calls. As I'm sure he could hear ours too. There's no privacy as somebody else mentioned. The lobby and laundry rooms have been updated and are just fine. Peter, the building manager, is wonder and timely with maintenance requests and keeps the building clean. The elevators are sketchy, sometimes the door doesn't open and you have to go up again to open the door. They have also had "conditional" inspection certificates since September 2015. A unit caught fire in the morning back in 2015 and we never heard any fire alarms and didn't get notified until the evening. The in unit fire alarms go off any time you turn on the oven or stove, so we never had ours turned on. Which is a safety hazard but you can't live with the alarms going off every time you cook. They just put emergency escape routes and other safety things up a few months ago. So that makes me feel great knowing this building WASNT up to any codes when we first moved in! There's absolutely no hot water pressure, and the hot water in the sinks and showers gets WAY too hot. 145 degrees to be exact! Another safety hazard. The windows are drafty as hell and before moving out I learned our window screens were held on by double sided tape. Another safety hazard for somebody with cats! If you have any sort of allergies: seasonal, pets, dust, mites, mold, do not live here. I suffered hell for 11 months because there is absolutely no ventilation in this building. And keeping a unit impeccably clean in such an old building is impossible. These units are overpriced for the size and amenities (none). It's mostly just the location, and even then you can find studios for less than $900. I enjoyed having Peter as a maintenance guy, the location is absolutely amazing and overall MOST of the tenants are respectful. We only had 1 cockroach (he ran off behind our sink). So don't worry about those unless you live on the first floor. Our unit was overlooking the parking garage and we never had sunlight. These apartments are mostly all dungeons, so you'll feel the depression come winter. But be warned there is construction of 2 new buildings right next to this building until the end of 2016. The noise is constant from 8am-7pm. One of the main reasons we were so ready to move out. Our kitchen sucked, the oven didn't cook properly or evenly. Whenever we turned it or the stove on our apartment would get extremely hot and smell of cooking gas. Probably not safe. The fridge and freezer were fine, though small. Plenty of cabinet space but if you're short you won't be able to reach the second level of shelves. No counter space in our studio unit. Bathroom was fine too. Our bathtub didn't hold water so I never took a bath. The bathtub was too small anyways for anybody over 5'6. The hot water pressure is so bad that by the time a bath would fill up it would be cold! We moved out of here a month early and bit the bullet of paying 2 units rent at once. We pay an extra $500 (they raised our rent for a small studio to $1050 a month! Insane! add on $40-65 a month for utilities. $50+ for electricity and $60+ for cable and Internet) a month for a brand new unit in a brand new high rise with countless amenities up the street. Do not move here if you can afford it. The free cats (no deposit or rent) is nice but again with the no ventilation!

This place is such a --------. Do not move here - walls are SO thin - you can always hear neighbors walking above you and the floor squeaks. I can ALWAYS hear my next door neighbor when his tv is on, when he talks or sings, or anything - there is 0 privacy. I am incredible clean and I always seem to find roaches in my apartment during the summer - there are roaches in the lobby and hallways too. The laundry room always has water on the floor from a leaky machine. The place is gross and expensive. There are breakins and someone is stealing packages down in the lobby - many of my neighbors have been leaving notes about things they've gotten stolen and I just got a package stolen as well. Do NOT rent here. The property manager is so nice at first but once you sign that paper - they treat you like ----. The maintenance guy woke me up at 7am one morning telling me to move my car because someone else rented my spot - I had been prepaying my parking spot each month and told him he was wrong. He was so rude to me and it took 4 hours for management to contact me with an apology because they were wrong to rent out my space. They offered me a covered spot for the same price as an uncovered one as an apology - but that was after 4 hours of hell from other employees telling me to move my car or they would tow it. TOTALLY unacceptable. Can't wait to move out of this crappy --- apartment. Also, I can't figure out how to change the rating on here - I do NOT give it a 3.0, I would give it 1.0

First off i would like to say my friend and i got "booped" into this 18 month lease. Just for the special rate of getting a 2bdrm apartment in the building. The building looks extremely nice on the outside. But they dont tell you about the fact that regardless of how clean your house is. ROACHES are going to be EVERYWHERE. Its like they are our neighbors. I can not wait to get out of here. Our neighbor was able to get out of his lease because there was a RAT. Yes a RAT in his studio unit, which they moved a girl in two weeks after. The company is awful, they are rude, and after you sign the lease they stop answering calls and emails. Planned Property Management should close this entire building and have it bombed. Im really not exaggerating its that awful. Looks can be deceiving. Please dont move here!!!

Living in this place was a miserable experience -- so much that I ended up moving out and finding a new place one month before my lease was up. For starters, the building appears nice on the outside, but is poorly built. My bathroom ceiling had a huge leak in it within the first week of moving in. When I called the building engineer to have it repaired, the only thing he did was fix the leak (from the upstairs apartment) ...he did not fix the moldy, soggy portion of the ceiling. (Umm... can we say HEALTH HAZARD?) Maintenance is ridiculous and GOOD LUCK trying to get a hold of the building engineer. A month into my lease, my kitchen pipes burst and flooded the entire kitchen. I called the building engineer nearly 10 times and left multiple messages saying that is was a maintenance emergency before he finally showed up. While he was there I decided to also address the problem of my refrigerator leaking and my closet doors nearly hanging off their hinges. He promised to be back the next day and never showed. I had to practically pull teeth to get him to fix those minor things. Parking is a joke and overpriced. Trying to park your car into those tiny spots is surely a migraine-inducing experience. They did a really fine job of cramming as many spaces as possible into that tiny garage... and my car has many dents and scratches to show for it. Laundry is INCREDIBLY overpriced (when compared to other apartment building in the same area.) $1.50 for a load of wash and another $1.50 for a dryer? No thank you. The intercom and buzzer never worked the entire time I lived there, and from others I spoke to, it never has worked. Overall, if you want to live in trashy dump of a building with poor management, this is your dream come true.
