Roaches in elevator and unit. Lobby is constantly littered with food and trash and smells like a shelter 90% of the time. Homeless and mentally ill people constantly trying to sneak in behind you, that is when they can’t just walk inside since the front lock is always broken. Unusable water pressure, zero control over water temperature.. 3 gross roach infested laundry machines for a building with 300+ residents. Intolerable neighbors who are loud, inconsiderate, and leave trash and other items strewn across the lobby and hallways. The disgusting elevators break at least 2x a week and are years past their due inspection date�are also always sticky from garbage juice, vomit, or other mysterious substances. Management has to step up and evictions need to happen because I doubt some of these residents are paying rent. Did I mention the thugs who camp outside the front entrance harassing passerby women all day and night?

It’s not worth it. Building is so old, roaches everywhere. You might come back home and see roaches on your toothbrush. Bed bugs situation is nEver ending, pest control came twice, it seems to be a building wide issue. Not mentioning packages disappearing, laundry disappearing, homeless people all over the place, quiet hours is ridiculous, one unit is occupied by only homeless people who are loud, rude, disrespectful and dangerous Everyday all day. I just came back home and caught one of them breaking the lock of the management office door, he said he was fixing the lock, at 3am, and walked away as I walked in and uttered the word “police”. This building wasn’t like this when I moved in. Now it’s hopeless.

First off, in case you don't bother reading all of this: DO NOT MOVE IN HERE! When I first moved in in 2016, my studio was $763 (w/ included). A year later, the same unit is $824 (w/ utilities). I begrudgingly agree to a 2 year lease in an effort to lock in my rate and fast forward to 2019, they are now asking $1044 (w/ utilities). Keep in mind this is the same tiny studio with drafty single paned windows that are quite literally rotting, falling apart, jamming and freezing shut and are not on the radar for upgrade. I've been asking since 2017. The radiators are all or nothing and if the building manager isn't here (which is often), you could be spending days without heat in the dead of winter. I have. When they are working, again, you have to do some trade-offs with the windows to balance the temperature and you already know what a nightmare they are. I am a clean and tidy person, but that hasn't stopped the roaches and mice from getting in. This place is infested. I've been fortunate enough to not have bed bugs, but I've heard horror stories from other tenants who have had them recently. The lighting fixtures in the walls not only make it difficult to decorate or have shelving, but the knobs broke almost immediately and according to the maintenance people, cannot be repaired and will not be replaced. The garbage in the alley is constantly overflowing and you can usually see litter and garbage bags throughout the hallways, stairwells and other common areas. People are always drinking, smoking and shouting in the stairwell at night. Children are allowed to play soccer in the hallways and hang out on the fire escapes unsupervised. The hallways stink of cigarette smoke and you will invade your living space. This building has 10 floors with roughly 200 apartments and there are 3 washers and 3 dryers (usually in some state of disrepair) that the building manager (who lives in the suburbs) hogs to do her and her son's laundry, while the tenants have to resort to going to the laundromat. On top of that, she ignores calls and text messages about simple things that she is responsible for and you're left waiting days for a reply, despite the advertisement of 24 hour maintenance. There are two elevators. A passenger and a (barely larger) "freight" and one or both are almost always broken down for days at a time. I've carried my bike, groceries, etc up and down the narrow, trash strewn steps several flights at all hours because of this horrible neglect. What's worse is there are people with mobility issues on the higher floors who I assume are just completely screwed for days when this happens. The front entrance door has been smashed in or hanging off the hinges more times than I can count. A lot of times the locks are busted or removed by thieves, too. You can count on a solicitor posing as a ComEd employee at your door every couple of weeks and screaming meth heads at the end of your hallways a few times a month at 3am. Random people are often sleeping in entrances, hallways and other common areas. Might as well give them a key! Rear entrance is often obstructed by accumulated garbage and miscellaneous debris. Mail is constantly being stolen to the point where I have anything over $20 shipped elsewhere. The building manager's office continues to get fancy new upgrades, they've slapped a little paint on the common areas here and there and I've noticed a couple signs go up, but neither the units or overall quality of life in this building have gone up at all over the past three years and just because some luxury apartments have sprung up in the area does not justify this kind of outrageous rent increase. But don't listen to me. If you're looking to flex your money to prove to no one that you can afford to pay more for less. Be my guest. I should have taken the fact that the realtor doesn't even have a website, uses a P.O. box, has no obvious contact other than the negligent building manager as a red flag that this place is a complete joke. I'm serious. You can do better. DO NOT MOVE IN TO THIS DUMP!!!!

Nope. Do NOT move in here. No no no! There are 3 (sometimes working) coin-op washing machines, and 3 (sometimes working) coin-op dryers for a building with 10 floors and maybe 120 units. It doesn't help that the manager does her laundry here instead of leaving the machines available for tenants. I keep a clean home and I've seen roaches in my studio, and recently found a bedbug which was not dealt with immediately. Had a leak in the ceiling that took days to fix. The window seals and glass are terrible and let in too much heat during the summer and too much cold air during the winter. The radiator is on a timer somewhere else in the building and you either boil or freeze. Kitchen is a closet. So much cigarette smoke comes into my unit from other units that I had to buy a heavy duty air filter (so there's always background noise unless I want more asthma attacks and to get another round of prednisone like when I first moved in). The elevators are old and constantly not working. The walls are concrete and you need masonry tools to hang anything. I swear I've been hearing mice or rats in the walls lately. People will steal your packages from the mail area. There is no lock on the front door (and sometimes not even on the inner door), and I once had to step over a homeless man sleeping in the entryway. And now they're increasing rent on new leases by almost $60/month, and requiring almost another $175 for last month's rent. No no no! Do NOT move here! The location is just not worth it!!!

This apartment wouldn’t be so terrible if it weren’t for the worst building manager that i have ever had the displeasure of knowing. She is unprofessional, takes forever to respond to any type of requests (maintenance or otherwise) if she responds at all. She is the only person to contact if you need maintenance. One time I didn’t have a working toilet for three days. It wasn’t until I said that was illegal that she responded and finally had it fixed. (She was ignoring my texts) I’ve had multiple packages stolen and have asked her to hold them in the office, to which she said no. I’ve woken up to homeless people sleeping just outside my apartment door. Oh! And there are roaches. But she puts effort into decorating for holidays! I just wish that same effort was put into providing a safe, clean, and just plain reasonable place to live.

People this place is bull ---- - Find a different place to call home - they will not listen to you , plumbing problems , hot water problems , leaks in ceiling , not enough heat in the winter , and property management does not care about you.

I'd loved living here for the past nine years. It's safe and clean. The management has been great. I plan to stay for years to come. Don't worry about the negative reviews. Some people may and have or two concerns, but make it sound worse than it actually is because they are upset. Nice people live here with families and the building is full of kind people.

*sighs* Here goes. Please do not move here. Just don't. This place is roach-infested, dirty and filled with loud and annoying neighbors. The landlord, Estera--who is literally the worst--is RARELY in her office unless she's trying to show someone an apartment and if you have any packages being sent there, good luck actually getting them because she keeps them all in her office. I got angry with her because she was never around and I simply wanted the things I paid for, and after I got them (after calling her 20 times in succession DURING OFFICE HOURS), she told me she's not taking my packages anymore. Why? Because I called you repeatedly to get my things that are LOCKED BEHIND A DOOR TO WHICH YOU HAVE THE KEY? (Is this even legal? Like, can a ------- landlord literally say I'm not taking your packages?) Also, sometimes she'll just leave the office for a week, so if you need to get anything done concerning paperwork, you have to call the actual leasing office and they're just as incompetent. I had to travel all the way to Evanston just to get and return a form because the lady responsible for emailing me a certain form was too lazy to send it over. I'm pretty sure it would have taken a few clicks, but I digress. No, I do not digress. What eventually led me to leave the apartment--besides paying too much for absolutely nothing--was this: my heat and hot water were affected at one point. They were fixed, but then my power went out momentarily. Estera was completely unresponsive and kept asking about how much stuff I had plugged in. Umm, that's not the point? I had everything set up like that for months and then my power goes out. When I left the room to see if others had power, guess what? THEY DID. So why was it just me without power? An hour later, it was back on, even after she kept threatening to fix it, repeatedly lying about when she'd turn it on--and then it TURNED OFF AGAIN. Was my landlord purposefully ------- with me? Right after this, I told her I wanted the form to break my lease. I reminded her that I needed it but then on Monday, I called and she's ON VACATION. Worst. -------. Landlord. EVER. Building is old, elevators are disgusting and barely work. The front door is sometimes just unlocked for any homeless crackhead to wander in and kill everyone. Yeah, I felt super safe here. Did I mention the roaches? My landlord said there would be an extermination on a certain date around the time I first moved in, but the date came around and no one did anything. I had to CALL HER and ask if anything happened and then she set a new date. What a liar. Also, in the winter, the windows are ------ so there will always be a draft. Upstairs neighbors were constantly loud and inconsiderate of the person living below them. Unless Estera likes you, she will not follow up on any complaints of others neighbors. If she hates you, she will be very quick to tell you if other neighbors think you're too loud even though you're only talking on the phone to your friends, not scolding your kids loudly or having a ------- existential crisis. The alley to throw away trash also doubles as an unloading area, which is hella awkward because if more than one person is moving at a time, everyone is pretty much ----ed because the space is so small. When I moved in, someone was moving out. When I moved out, someone else was moving out. Don't end up moving out of here, just do not live here and pay too much money for ----. The landlord is terrible, the leasing office is terrible and the apartment is a roach trap that needs to be condemned and Estera should be out of a job because it's clear she is not doing anything right at that apartment. Oh, and someone broke her office door once. I'm assuming its because she was holding someone's packages hostage. This is probably the only way to get your things if she is not there because SHE WILL NOT ANSWER YOUR CALLS.

I just recently moved into this building and I love it here. The building is very well maintained, laundry is always clean and the lobby and halls always smell good. I read the reviews about pest cockaroches and things, no way! I live here with my 10 month old baby and have yet to see anything. The other good thing about the building is that manager Estera is available 24 hrs for emercencys, that is very important for me since i already locked myself out two times ooops, but the manager came right away and let me and my baby with all of our groceries into our apartment. Plus dont forget you are a few blocks away from the lake we love going on walks thru the parks to the lake.
