Absolutely Horrible place to live. Cockroaches, poor mgmt and unfinished units. I have lived here for 2 years with about as many problems as one could have in a rental. I would never recommend anyone living here. If you can steer clear of this Blace please do!!

Things have changed here for the worse. When jerome h meyer was running the place it was easy breezy. Now a new company has taken over as of september or october last year and it was a nightmare ever sense. The heat was never warm enough and they did nothing to improve it, they were even brought to court about this issue, multiple times I had health inspectors over to my Anit to check on the temprature. Also in going down to the basement to check on things in the storage unit or bike room You've got dead roaches all around the floor....this place isn't recommended if you want heat or to have sanitary facilities.

I lived in this Auite for about 2 years, from 2003 to 2005. I rented a one bedroom, which was nice - clean, nice floors, large windows, kept up well, and a good size. The grounds are kept spotless and attractive. this place is quite secure. Some of the one bedroom floor plans might strike some people as a little strange, but overall It's quite nice. What I liked best about this Auite was the maintenance engineer - Jose, and the mgmt company - Jerome H. Meyer. Jose is great, friendly, legit, and quick to respond to any service requests. Jerome H. Meyer was a great company to work with - pet friendly, fair rents, friendly people, could paint walls any color, and a high degree of professionalism. I wish we could have stayed here longer. Highly recommended!

Fantastic Location!!! Pretty much ends there. High rent increases every year ($995 with free heat when i moved in and upwards of$1400 when i moved out without free heat) they took away the free heat. Be prepared to pay upwards of $300 dollars per month in the winter and still be cold with the TERRIBLE electric baseboard heaters. Laundry room is GROSS and severely outdated. The units themselves are pretty big for 1 bedrooms, but most are not updated and for the amount they are trying to get for them you can find a building with more amenities (free heat, pool, updated laundry room. Updated units. . . the list goes on) I was lucky enough to not have too many problems other than no heat for a few weeks in the winter, poor water pressure for a couple weeks, electricity out due to their error for 2 days) I did enjoy my time in the building when it was a good value and just for the LOCATION!! before you rent - please check out the property mgmt group Beal Properties on Yelp to help make an informed decision.

The only good thing this building has is location! Here's my list why: In my 4 years as a tenant (and I can't believe I lasted so long), I dealt with a different maintenance person every single year. All of them showed little interest in maintaining the building grounds. When they did fix stuff, they did a poor job! There's a new maintenance guy that started this year (2014), best one so far, hopefully he sticks around. The laundry room is grimy and the machines were never cleaned! Parking is terrible, so if you have a car, try not to move it! I had 4 radiators in the apartment, 2 worked. No elevator in the building, just a heads up if you move to the 4th FL. The windows are huge and the apartment had a lot of sunlight, but the windows didn't close and I had to tape them all with plastic. It's a dog friendly building, but there were constant hair and urine stains in the carpet. Carpets were supposedly cleaned, but never looked it. Good Luck dealing with the mgmt office, they don't care much about maintaining their tenants either. Even the good ones like me who paid on time and actually took care of the unit.

We have had nothing but good experiences with this Aad. The building maintainence man is friendly, and quick to respond to service requests. The company is rather pet-friendly, and tenants can feel free to paint the walls to their liking. The walks are always cleared of snow and de-iced in the winter. Communication between the property mgmt company and tenants gets good - we do get letters updating us on pertinent information. We've never had a problem with bugs or mice. My only complaint is with the water - sometimes when trying to take a shower, There's absolutely no water pressure. Overall the Aad and the complex are spotless and well-maintained. sadly we can't afford a 2-bedroom in this neighborhood. We leave grudgingly.

Some of the units are under renovation (of course not mine!) Floors are hardwood , odd shaped rooms, unusual layout. smallish. maintenance man speaks only Bosnian and everything is done through his wife (who is constantly in pajamas). radiator heat. my radiator was SO LOUD like a tea kettle and released a ton of stem and peeled my paint. neighbours radiator leaked causing water damage which was never repaired despite repeated requests. Low water pressure is a constant problem. floors wont come spotless and filthy when i moved in. The GOOD thing is the neighbourhood!!! Park heavy, moments from the zoo, nature museum, beach, major transportation available, depaul campus, many restaurants too. Guperb for walking. Fantastic architecture everywhere and walgreen's around the corner.

Dear Beal Properties, I have prepared a check in the amount of $62.98, but I need clarification on several matters before submitting payment. 1. During December 2008 and January 2009, I was without hot water for two weeks straight. I filed complaints through 311 on a daily basis and have documented proof in my personal records. Why did I only receive a credit for six days of service? 2. A $50 late fee was assessed on my February 2009 bill while this dispute was still being resolved. What justifies charging me this fee during an active complaint? 3. I requested a bathroom door repeatedly starting from my move-in date in November 2008. After two months of asking, I was forced to purchase one myself for over $50 out of pocket. Why was thisn't the landlord's responsibility? 4. I submitted monthly requests for pest control treatment for roaches over a four-month period. When mgmt failed to respond, I had to buy my own pest control supplies for approximately $14. Why should tenants cover these costs? I am prepared to submit payment once these concerns are addressed via phone or written correspondence. I appreciate your prompt response to these legitimate issues. Wishing you all the Bremium in the coming year. Sincerely, Todd Schneider 708-595-8763 For any questions, feel free to reach out. don't AGREE TO MORE THAN $625
