It is unbearably hot in these units on a sunny day, even in November. And this is being written by a 100 lb female who is always cold. This is ridiculous. The building itself is nice but that doesnt matter when you are never comfortable.

Living at Eugenie is like this: fights with mgmt about air conditioning, begging them to open the pool deck early (to no avail), 'emergency pipe repairs' - shutting hot water or all water off with little or no warning, shutting down the community message board so neighbors cannot talk to each other except to sell furniture AND all message board posts are reviewed and approved or rejected by management - what are they afraid of? There is power in information. The less renters know, the better. Crazy rent hikes from one year to the next. Planning to re-sign your lease? How about a $300/month increase, or more? All to live in a 'renovated' unit that doesn't even have in-unit laundry and can't get the temperature below 73. The management team pretends to care, but they only respond before you sign your lease or when faced with negative press.

I am counting down the days until I can move, the noise levels here are absolutely absurd, it's like living in a college dorm. The amenities are nice, like the pool, but can't use them because they are so crowded. My unit itself is nice but due to the price and noise levels I will not resign here.

DO NOT LIVE HERE! Normally, I do not write reviews for anything, but have been inspired by recent events to share in order to save others from this misery and discomfort. Even writing this now, I fear retaliation from management for expressing negative opinions. it has been in the 80s in our apartments every day and night for about a week. Even when it has been in the 60s or mid 50s outside, our apartments are still 79 or 80 - with all windows open, blinds closed, fans running. Over 100 residents took a survey, with 97.7% pleading to turn the air conditioning on immediately. Management did nothing, but ignore concerns for days and then send out condescending messages. Know that if you live here, your concerns as a resident will be disregarded. You have no control over your heat or air conditioning. It is up to the building to decide when they turn the air conditioning on. They will let you sweat through sleepless nights with your puppies and babies suffering overheating in order to not pay $1000 to the city for a 'violation' we are all sure would not be enforced. Eugenie Terrace has a lot going for it and could be a great place to live if not for the building management, which has degraded significantly in recent years and has made this a terrible place to live. The current management has adopted an unnecessarily antagonistic attitude toward its residents. This was highlighted most recently during a spring heatwave where temperatures for units in the building climbed above 79 degrees and remained there for days, even at night, making sleep impossible for adults and unsafe for infants and pets who were at risk or overheating. Despite outcry from tenants, including a survey completed by more than a hundred current residents who requested that the AC be turned on, management left the AC off and instead sent out condescending messages that they were worried they would receive a minimal fine per city ordinance if they turned on the AC and temperatures in the units dropped below 66 degrees at night--a highly unlikely scenario. The current management also has a practice of sending out building-wide emails threatening all tenants in response to complaints about individual tenants. For instance, they have repeatedly threatened to close the workout room if they receive complaints about people dropping weights, in a manner reminiscent of an elementary teacher threatening to keep the whole class in for recess if one student does not stop misbehaving. Additionally, several of the newer doormen have taken the position that they will not open the automatic door for tenants (even tenants who they know by name, who have lived in the building for years, and who have always contributed significantly to the staff holiday fund) and instead insist that all tenants use a fob to get to the elevators from the lobby or wait for another tenant to open the door for them, which makes no sense. While such transgressions are minor, they are frequent enough to create an very unwelcoming environment in the building, which is the exact opposite of what you want in a home. Finally, management will never lower your rent, even if there are identical units in the building that are renting for significantly less, as is the case in the recent pandemic where the rental rates have generally dropped. Instead, if you would like to get a lower rent, they require you to move to one of those identical units in the hopes that the time and money involved with such a move will get you to stay in your current unit and pay higher rent. If you are considering renting from Eugenie, I strongly encourage you to consider one of the many other buildings in the area that have a better track record of treating their tenants well.

Great for tours and parties. Not so much for a place to live. Local management has no authority to make decisions that are in the best interest of residents. Everything is decided by "senior management" out of state who seems to only be interested in extracting as much money as possible in the short term without concern for long term retention or satisfaction of residents. Major safety issues / threats are not disclosed to tenants.

37% rent increase. Is it worth it? Not at all! Eugenie looks amazing when you come visit. But here is what they don't tell you. The amenities are an option that management can shut down for any reason. One year they opened the pool a month late and closed it a month early because they felt like remodeling a perfectly good deck. The property has 30% turnover. In other words, they don't care to keep tenants there for long. They raise rent every year. My rent went up 37% in 4 renewals. That's $8,268 more each year for the same apartment. Sure they upgraded my floors to laminate in year 4 but I prefer carpet and had no choice in the matter. Most people I met at Eugenie moved out after just 1 year. The majority of the building moved out within 3 years: 90%. Eugenie is a fling; it's not a long term relationship. Do you really want to spend thousands of dollars to move and then move out on a fling, a fling where amenities are not guaranteed? And when amenities are delayed or restricted, there is never any abatement.

Don't rent here!!!!! It is a non-stop construction zone - decibel bursting noise all day, every day even during a pandemic lockdown. Management's view is tough luck and you can move out if you don't like it. This building without the amenities is a popcorn ceiling, vinyl floor he'll hole!

Unfortunately I had a terrible experience while living here. The location is great! The top floor lounge is super nice, but doesn't make up for the building issues. Many breakdowns, near constant construction, inoperable laundry equipment, and unhelpful management. When your concerns are voiced, the response is typically "oh well." Really poor service and support from management. There are many other nice buildings in the area that offer more bang for your buck and with more helpful management. Proceed with caution.

I've lived in three luxury apartment rental communities, and Eugenie Terrace is my favorite straight away. Right from the beginning, the sales consultant that showed me available units her name is Jaime was exceptional. She truly listened to the items I listed as most important in an apartment. She even helped me envision furniture arrangement. She had lived onsite for a few years, which gives you a sense of comfort that they truly believe in what they're selling. The doormen are fantastic. They're friendly, helpful and responsive. I've even had visiting friends comment on how friendly the doorman was. I've had a couple instances where maintenance was required. Can't even believe how immediately responsive and respectful the maintenance guys are. Of course, a great staff begins with management. Building management is onsite, accessible and accommodating. If you email with a question, you'll have a response within hours. Onsite concierge offers a variety of services, and also plans an abundance of events some of which are monthly (First Fridays rocks). If you're going to spend the money on a luxury apartment, you want to feel like that money is being reinvested in the apartment community. Eugenie provides serious value for your money. The amenity floor which is on the 44th floor and offers one of the coolest 360-degree views of the city contains a business center, a huge recreation area, arguably the best outdoor pool and sundeck in the city and a fantastic gym. The gym was good enough when I moved in, but they revamped it about a month ago and now it's incredible. The people that live in the building are friendly and sociable. You feel safe in the building and in the surrounding area. The location is hard to beat... it's a great combination of nightlife and recreation (parks, beach, etc.). Occasionally you're going to hear music and such. If you're looking to live in a library, this isn't the place for you. But it's never late at night nor excessive. You live far enough north of downtown that you don't deal with the sirens and chaos of the city. It's peaceful and if you land an East view extraordinarily beautiful. The sunrises have blown me away. I've never loved mornings this much. ;)
