It has been too hot in here for about a month & it's going to be 88 tomorrow - still no AC. It is absolutely ridiculous. And, from reading other reviews - I also think the 27 positive "reviews" (in 4 days) of this place to be very strange. Ironically, one of them even complained about the heat in the fall too. Great, I can't wait for that. What is wrong with this place? The AC is off still, and it has been (at least) 80 degrees inside with windows open all day & night. Hardly any breeze comes in because the windows open on a diagonal. You can't put a fan in the window. The people that run the air system either were born in the Sahara Desert or are trying to save a few pennies by waiting until the last possible day in the spring to turn the AC on. I know Chicago has a law about minimum temperatures until June 1 - but that's just an excuse at this point. There are only 3 weeks left, and it would never get cold enough to break the heat ordinance to the point where the building would be fined. And in the rare instance it does - so what? Are they really gonna call the city over it? Like people in this building can't put on a sweater for 2 nights out of 30 in May? That's what they'll have to do if we have a random cold day in June. What are you supposed to do in 80 degree (inside) heat? Sleep naked on a bed of ice? The ice would actually melt too fast. I also wonder about people who may have health issues or are older / less resistant to heat. Tomorrow, it's going to be 88 outside and god knows what it will be in here. You're not even supposed to store medication above 77 degrees - and it has consistently been above that. I wonder if anyone with costly medication is even aware of this or what the management would do in this situation (nothing until sued I imagine - lots of prescriptions to refill by Village Green). I would really like to stay in a hotel this week and send Eugenie the bill. Thankfully I travel for work (most of the time). I could not imagine being stuck in this heat all month. My friends who live in highrise buildings (some much cheaper and older) are not dealing with this level of heat (though some don't have AC still - they don't have 85 either) - something is seriously wrong with this place. If it is like this in the fall, I am breaking the lease and then of course, I will have to go to court over their insane lease break fee (2 months of rent). How convenient they can charge me 2 months of rent as a "fee" AND rent the apartment at the same time to someone else? Nice way to get around the law that it's illegal to collect double rent. But, the city never fines them for this little scam they have going on? Not to mention, the leasing agents do not tell prospective tenants about sublets. Since I just have been reviewing of the lease, I also want to mention that if I died (perhaps of heatstroke) I'd still be responsible for the full lease too. This is something I've never seen in a lease before, and I must have signed half a dozen. I don't even remember it being there when I saw it the first time - I must have read it wrong due to disbelief. A lease is not a debt. The ethics of the people who run this place are pretty shocking. I could only imagine how they go about collecting the lease break fee from the family of a dead tenant...without shame, I suppose.

Just moved in here from another high rise in River North and everything has been great so far. Moving sucks usually, and they made it very simple to get in and get situated quickly. Some of the building workers actually did a lot of things that I didn't expect, like hanging pictures and decorations, etc. I also wasn't expecting free storage units, and bike storage. The bike storage rooms were a little cluttered but it sounds like they are going to be cleaning out those rooms and the garage soon, so hopefully it will improve. Otherwise, everyone has been friendly and welcoming and my neighbors are great, as well! I'd recommend it off the bat, and hopefully will continue to have a good experience here.

First, note that there is a bizarrely large number of positive reviews in a 4 day period from 1/9/12 - 1/13/12. The shady management office coerced people into writing these - or they wrote some themselves (and they only got 27 out of 1000 people who live here to say they liked it...surprise). This building had a 30% positive rating before all of these reviews appeared. Obviously, it's not normal to have so many reviews in 4 days. I do not know why this website hasn't invalidated these reviews since it is strictly against the TOS. As far as the building goes, there is nothing great about this place. The ceilings are so low you feel like you are in a cave. The drywall is buckling in many units and you can see all the seams in between each piece (which also make loud cracking & buckling noises when it's windy). Kitchens in most units are tiny. Bathrooms are laid out weird & small. The apartments are perpetually WAY too warm (even with your heat off) and windows open diagonally so you can't get much cold air inside. If you want to wake up covered in your own sweat from October to May (when the whole building is "converted to heat" and AC is unavailable), then come on in! They are putting in hard wood floors in units now (well, fake pergo floors) which makes one of the redeeming qualities of this place moot (now you can hear the noise above you - when it used to be a quiet building). And if your neighbors play music, you'll be listening too. I never had a problem w/ the package room like the prior reviewer, and maintenance has been fine when they can be - they can't fix some of the underlying problems with the building that can get very annoying. Eugenie has no interest to invest in actually solving these problems because the rental market that is absolutely crazy right now...and there are no other high rise apts in old town, so they get their money either way.

Views are great. Location is good. Low noise level. However, management is poor. Maintenance during the day is great, but any after-hour calls are treated as nuisances. For example, on more than one occasion, I called about smoke coming into my apartment from the hallway or vents; the maintenance guy came in, stared at the vent, shrugged, told me that it's a big building and he has no way to tell where it's coming from, and handed me a can of scented spray. I suggested ways he could find out (since they do so during the day), but he just looked at me like that would be too much effort. Package receiving is through the dry cleaners. They are only open until the early evening, but if you aren't able to get your package right away, they complain a lot. I requested one of the storage spaces (there is enough for one per apartment). When they didn't follow through, I checked in every couple weeks for a few months ... but it took them 11 MONTHS to get around to following up. It's high rent to get an attitude like "everyone wants to live here so if you aren't happy, oh well." Also, every time I am in the laundry room, there is water backing up through one of the drains and it smells like mildew. Despite the views I get, I'm moving out because I'm fed up.

Nice views. Office staff is a nightmare. Very rude and unwilling to help or address any complaints. The most upsetting thing is you shouldn't have to tolerate drunken idiots screaming and fighting in the lobbies and halls for the money you pay. The pool is a frat party. Everyone tells them and they are unwilling to deal with the issues. They understaff the building when I explained the building was unsafe one weekend when there was more drunken problems than usual, the manager said nobody else complained...which was untrue. Single ladies need to think carefully before living here. Unfortunately things are getting worse not better.

We had been eyeing this building for a while, but had read some less than ideal reviews on different sites... so were a bit hesitant to move forward with paying over $3,000/mo in rent. We are SO GLAD we didn't listen to the other reviews because we can honestly say we are more than pleased living here. Our main concern was the noise level. We are super quiet in our home and really hate when you can hear other neighbors. I'd say overall we are impressed at how quiet it is. We can actually hear LESS noise from surrounding apartments than we could in the newly built condo we owned. We rarely, rarely hear footsteps, we cannot hear anyone talking at all. Not even distant voices. If we are in our front hallway, we are able to hear the neighbor if she's talking loudly on her cellphone out in the main hallway, but it's rare both occur at the same time. The doormen are all really friendly. The front office/management are all friendly and responsive and the people in the leasing office are also incredibly friendly. Keep in mind there are no discounts or deals to be made here. The price is set and there is no negotiation. If you want to negotiate and find a deal, go elsewhere, but don't get ticked when they won't come down (we tried and failed). We paid extra for our own parking spot ($275) and an additional fee to have ours upgraded with new tile, bathrooms, etc ($100/mo), and for us, it is worth it. Our apartment is gorgeous, has amazing views (we're on the 40th floor), and are very, very happy we moved here. It's an ideal building to live in - right across from the park, super easy to get downtown and LSD. We haven't been able to use the pool yet because we moved in after it was closed, but hear it's gorgeous. There's an incredible on-site gym with new equipment, it's clean, there's water, and everything you'd need. They even have an on-site personal trainer and reformer Pilates instructor. :)

Things I love about living in Eugenie, in no particular order: - Friendly staff (mgt, doormen, - The organized events (free happy hours, holiday parties, free pizza) - Fooda (every tuesday a local restaurant sets up a food stand in the lobby available for discounted dinners -- couldn't be easier!) - The facilities (great workout space, spa, business center, POOL!) - Ahhh, my view (lake and city view) - Clean hallways, facilities, and public areas - How clean my apartment was when I moved in (new carpet, fresh walls, etc) - Location, location, location - I rarely, if ever, hear people above me, or next to me.

We have lived in the building for 2 months now and just love it. The move in experience at Eugenie Terrace was super smooth. The entire building staff was very helpful and courteous. All of the tenants have been wonderful to get to know. The only negative about Eugenie is that parking is so expensive, but street parking isn't too bad if you don't want to pay the $275/mo. for the garage. Overall a great community and very competant and plesant staff here! Best place to rent in the city.

Overall, a good experience. On-site facilities such as pool, weight room, laundry, and dry cleaner make living at Eugenie extremely convenient and enjoyable. The amenities really round out the entire living experience. It is in a great neighborhood and fairly central location relative to the city and popular northern neighborhoods. Downsides are the maintenance staff and cost of living. The maintenance staff, on multiple occasions has had to make repeat trips to my apartment to fix the same issues. It has gotten to a point where I am making minor "repairs" myself because I do not have the time or the patience to rely on the staff. While the amenities are top notch, it does not justify the rental price, as absolutely no utilities are included what so ever and the base rent is also high. Comparable buildings to Eugenie may lack the amenities and extras but make it up and then some by more affordable prices and more reliable maintenance.
