“I had a great experience at Cortland South Kendall, especially during my apartment transfer process. Stephanie was incredibly friendly, professional, and helpful every step of the way. She made what could have been a stressful situation feel smooth and easy, answering all my questions and keeping me informed throughout Thank you, Stephanie, for making the transition such a positive experience!”

“In my second year here, what I’ve experienced is it’s nice, quiet, and pretty clean. Parking is atrocious, it’s one of my biggest complaints. As for its cleanliness I just wish the pet owners would clean up after their pets. The gym could do with an upgrade, more free weights would be ideal. As for the apartments I’ve had issues with mold, to the point there I’ve had to buy ways to try to prevent it. Still shows up though, it’s something to keep in mind. The staff is friendly, and maintenance is always available.”

“Honesty … keep looking, don’t waste your money .. If it wasn’t so overly expensive to cancel the lease I would have done so months almost immediately. It looks cute at first and the staff is friendly day one and then you move in and you notice everything no wrong with the place …”

“there are a few areas where the community and apartment features could be improved. For starters, the pool hours are often inconsistent, and the game room and other amenities are sometimes closed even when they’re listed as open, which makes it hard for residents to enjoy what we’re paying for. In the apartments themselves, some of the features and appliances seem to be cheaply made and require frequent repairs. For example, our microwave has broken down three different times in just two months, which has been very inconvenient. There have also been ongoing issues with towing that make it difficult for guests to have a positive experience here. The combination of these problems has made living here less smooth than expected, and I think better communication, consistency, and quality control could really improve the overall resident experience.”

“I love the Cortland life. Everything is well kept and clean. Feels like I live in a are very happy here. Wouldn't wa t to live anywhere else. I recommend Cortland to all my family.”

“Nice community that is pet friendly! Love that it is quiet and has a lot of greenery. The food trucks happening weekly is a plus! Happy we moved in to Cortland South Kendall. Definitely recommend to anyone looking for their new home.”

“Best decision we ever made was moving to Cortland South Kendall! I toured hundreds of apts and right when I was going to settle for a random one , something told me to tour the first place I ever toured one more time…and I’ve been living here ever since. Glad I didn’t settle for less. I work hard and deserve to live in this kind of luxury. So blessed to be able to call this place my home”

“I enjoy living at Cortland South Kendall. I am also an employee. My son loves the amenities , especially the pool. I like how it’s convenient to have a wal mart right next to us. It is very peaceful and a safe place to live at.”

“If you are looking for an apartment complex that will actually care about your state of living by providing the best service at any time needed and by actively keeping you up-to-date with any upcoming events ahead of time…please do yourself the favor check out Cortland South of Kendall! No other apartment in Miami, in my opinion, will feel more like home than Cortland South!”

“People take their dogs inside the pool. Thats not good at all. Might wanna take a look at it. Other thanh that i think its a good community. Always clean. Gym good. Everything for us is good. Thank you.”

“All except this is gonna be the 3rd month can’t pay the reset online because my app it’s down and the day there’s a ticket they gonna fix it but it’s been 3 months and nothing, so I have to play with money orders I spend more money in that and is gas because of that”

“My only concern at this community is the packages delivery. When I went to the delivery room, it was so messy so immediately I change my address in concern. I hope this administration will make some changes in a short term and reorganize it in a reasonable way. In addition, the pool needs better attention and cleaning. The net is broken… the garbage collection is not synchronized and needs recycling bins to avoid wasting.”

“The apartment itself is nice, but the neighbors leave shopping carts, dog poop, liter, and smoke. There is poor noise barrier between units. Mosquitos are out of control due to preserve, so if you are highly reactive, this will be challenging to you.”

“I love living in Cortland, they have great amenities. The pool area is really nice and relaxing, there is a grill and pool table where you can hang out with your friends and family. They’re gym is also great!”

“I moved in site unseen and the apartment is better than I expected. It is very spacious and I got new floors before I moved in. Andres is so great!!! He makes me feel like family every time I see him. I especially love the play room in the gym, now I don’t have to miss any workouts. This place is very homey and peaceful.”

“Great community to live in as it’s quiet, clean, and they’re always listening to the neighbors. We moved here in 2023 and we continue to enjoy living at Cortland. The neighbors are the spotlight as they keep each other informed and feeling welcomed”

“Been living here for a 13 months and this apartment complex has very good amenities and they fixed your problems very quickly. Erik has been very helpful and is always in top of any maintenance issues I might encounter in the apartment. Definitely recommend south cortland”
