The 900 Biscayne building itself is absolutely lovely. The new management team has done a great job overall, though at times it feels like they may take their role a bit too far — or perhaps it’s more a reflection of the board’s decisions. That said, this review is specific to my experience renting Unit 5812, and unfortunately, I cannot recommend this unit or its owners. The owners chose to withhold a portion of my security deposit for unreasonable reasons, including charges for professional cleaning — which I had already taken care of myself. They sent photos of minor dust and a few particles behind the washer and dryer as justification. This felt petty and unfair. Moreover, the condition of the unit was poor upon move-in. Most surfaces were worn or damaged, the floors were rundown, and the ceiling paint in the bedroom was peeling. I requested repairs, which were denied. Despite this, at the end of my lease, the owners falsely claimed the unit had been in immaculate condition upon move-in. I ended up fixing several things myself during my stay due to their lack of upkeep. Noise was another major issue. Construction behind the building went on through the night due to special permits, with loud trucks beeping between 3:00 AM and 6:00 AM. This made restful sleep nearly impossible. To make matters worse, the owners delayed sending the itemized deposit report for over 30 days, which is not only unprofessional but potentially in violation of rental laws. I am currently pursuing legal action through small claims court. In summary, while the building itself has potential, I strongly advise against renting Unit 5812. Poor maintenance, excessive noise, and questionable practices regarding the security deposit made for a highly disappointing experience.

Do NOT move here unless you are a total masochist. Lisbeth Bustin, the manager, is a mean, spiteful, vindictive witch. Her sole purpose in life is to make everyone around her miserable. She lives to harass people. In other building, managers serve the residents and treat the residents well. This woman mistreats the residents and does a total disservice to the residents. I do not understand why the owners and the board do not have her fired.
