I just moved into FLOW Miami 2 weeks ago, and although the amenities are nice, I get the feeling there's a lot of inexperienced people running things. It has been chaotic from move-in, poor communication, lack of replies from move-in contact, receiving emails about mandatory balcony inspections (requiring entry into unit) with no advance notice, unexplained power outage, etc. When I replied ot the email about the mandatory balcony inspection to take place that day, I received an auto-generated email that I would receive a response within 48 hours. I changed my plans to work from home to accomodate a mandatory balcony inspection, but no one showed up. I got a call today from assistant manager, "Adrian," telling me I'll be charged $50 a day because I left a box in the hall (where no one lives but me). A nearby hotel I stayed in before my movers arrived chuckled when i told her where I was moving and said, "that building has very low occupancy." The 1 neighbor at the other end of the hall, complained about a box kept near my door where there are no other residents. She also complained the day I was moving in that i had boxes in the hall - not the kind of people i'd expect in a community oriented building.. When I questioned "Adrian" as the assistant manager about not providing advance notice for the balcony inspections and no one showing up, he said they are covered under the lease as emergency entry and that they are ongoing. That is false - Inspections can be scheduled, and that they are "ongoing" with no scheduled or end date, means they intend to enter you unit at any time. Had I known this before, I would not have signed the lease. Hope this helps someone else. "What if everything just went right.." - their motto, is not how i'd explain things..

AVOID AT ALL COSTS. Positive reviews are fake and paid for. The building is overpriced and under-serviced. Elevators constantly down, resulting in 1-2 working elevators for an entire building at any given time. Staff is rude and finds ways to get as much $$ out of you as possible. Not to mention, building is extremely lax on security. Not safe for women!! Highly advise living somewhere else! Update post move-out: I was hit with over $5k in fees, half of which were not communicated to me. Also, move out inspection said I was liable for only $300 in damages, yet the actual amount was over 10x what I was told.

elevators are down 24/7 have fun taking the stairs everyday 1. Lost Move-In Deposit and first months rent When we moved in, the management team misplaced our $3,900 move-in deposit, forcing us to pay it again. This was a huge inconvenience, and we have still not received reimbursement from our bank. 2. Elevator Problems on Move-In Day We were told to move into our apartment at a specific time, only to find that none of the elevators were working. This caused us to incur extra charges from our movers. Management promised to reimburse us for the additional hour we had to pay for, but we’ve yet to see that reimbursement. 3. Lost Packages Even though we pay a monthly fee for the packaging system, multiple packages have been lost by the management team. This has been frustrating and has caused unnecessary hassle replacing important items. 4. Repeated Appliance Issues • The fridge has broken over 10 times, resulting in spoiled food each time. • The dishwasher has also broken more than 10 times, causing constant inconvenience.

the elevators are constantly broke down. there is dog urine and feces in the hallway and on the walls. no one cleans anything here. 17 piles of dog pool on the dog run. 2 dried puddles of urine on the floor and walls. 1 pile of dog feces in the hallway. i've complained for 6 months now and nothing changes. this place is disgusting.

The building is full a young people , not recommended for anyone in their 40's or older . Pretty much all nocturnal group , door slamming, dog barking , partying at night . But if you like that this is a great building but if you are older than 40 stay away ?

It's has been a good experience. The only drawback is the construction of buildings right outside the the balcony and not knowing that we would be on the dog park floor (5th floor) that always smells bad.

This experience had been quite positive until this last management change. Seems as if there are more elevator issues ( they'redown weekly: sometimes just 2 working a 42 story building??), and they eliminated a mail service, then start started charging for it without telling anyone.. New company started programs to make money while discontinuing those services that attracted me to this location. They just posted to our account without my approval or a chance to decline. There is an increase of Marijuana use in the building not being addressed, although I've mentioned it several times. The most positive thing is my view, however it's the $800 rent increase

I don't like it any more. Everything is changing after new company bought us. When I moved here in 2020 was perfect, now not any more, building is not clean by the pool, people smoke marijuana here, and management don't do anything. Elevator not working all the time

I moved into this property in the summertime of 2022. Often I will see the property manager she does not speak to residents often I notice. I see her at the pool a lot with beer cans in the pool with her young boyfriend. I also see the younger ------- woman in the second office sitting in the back with the resident smoking at the pool area. It’s important to lead by example when you live on site. When I visit my friends buildings in downtown Miami their property management staff is so friendly I wish we had that here. I guess they are not trained to be respectful and kind to the tenants. It’s the little things that can make life better for people. I heard a lot of gossip that new management is taking over I can’t wait to see the changes that come, I do not like to see the nasty attitude women that are unresponsive to complaints in management like we are equal. I pay my rent here, you pay a fraction of that yet you act entitled.

Ok, I contemplated back and fourth about writing this review. I stay at Coaba with my fiancé. I went into the leasing office to speak with the assistant manager ------ about a 3 day notice constantly being placed on our door for $50 renters insurance for months! We've complained that it's incorrect and showed proof of our renters insurance so why are we constantly being charged??? ------ is always unhinged and completely unreasonable to deal with. I seriously would like HR to test that woman for drugs. Her behavior is of one on that umm.. white powder. Anyway I asked to speak with the manager ------- (I might've spelled it wrong) but whew... another irrational drugged out acting one. It's like we pay all of this money to have our leasing management treat us like crap! They speak to us as if we're dirt. I can tell it's because they're extremely racist. Not to mention they pick and choose which residents to help. I constantly see them hanging out with particular residents during work and on off hours doing only God knows what. I would like HR to start an investigation because I'm ready to sue Caoba for discrimination. Start with drug testing the people you employ. It's disgusting the way they treat the residents! And if you don’t believe me, e-mail every resident here and ask them all how we’re being treated by the racist erratic crack heads that Coaba employs! For future residents: BEWARE OF RENTING LUXURY APTS WITH CRACK HEADS IN CHARGE!
