This place is now called "Gardens of Pinecrest". $1200 for a small one bedroom right on US 1. I don't know why this place is so expensive. The only amenity is a pool. There is NO central air in these apartments; I'm paying $1200 for no central air. In Miami. I'm really dumb--don't be dumb like me and sign a lease here. Seriously, shell out $100 or $200 more per month and you can get a place with all the amenities this place lacks. One tiny closet. Very few windows. I don't feel safe with the old rickety doors to my apartment. No ceiling fans to go with NO central air (I did mention I was dumb for moving here, right). No washers and dryers in the apartments. The communal w/d are gross; no one ever cleans them. Residents apparently don't get the fact that when they leave them messy, they'll just come back to a mess in a week or two. Don't plan on getting parking anywhere near your building. And if you come home late, just hope you can get a parking space at all. Sure, Dadeland and Publix are within "walking" distance . . . Ever tried to cross Dixie Hwy as a pedestrian? These businesses may be close, but you'll most definitely get run over trying to walk there. #miamidgaf The property manager is sort of nice, but she quickly turns on the attitude at the slightest (imaginary) thing. Ask her, politely, a question she doesn't have a good answer to and you'll get ------face in the blink of an eye. I just wanted to know why parking was so bad one night and where I should park if I should ever come home again and find no parking. There isn't really any on-street parking nearby and I don't know the area that well (I wound up just spending the night at a friend's house because I couldn't find parking in the neighborhood). Anyway, she took offense to that and snapped at me--I never said it was her fault or that SHE needs to do something about it (although, as the property manager, duh, she should at least look in to it). She can get things done for you quickly, IF she's there AND she likes you.

THIS PLACE IS DISGUSTING!! If you rent from here be prepared to see Palmettos EVERYWHERE! Outside, inside- doesnt matter how clean of a person you are. We have seen rats on the roof, in the trees and running around the property..ugh. Not to mention about a year ago there was a fox that would come out and walk the property. And the manager at Pinecrest Gardens (Katherine) is something else! I have never dealt with such an unproffesional office manager. She has the worse attitude and gets nothing done on the property. If you consider $1050 for a 1 bedroom cheap and your willing to deal with these conditions by all means go for it. The area is great and close to everything. This building is not worth it though, go pay the extra money and live elsewhere... you will not be happy here. The one thing great about this property is the maintance man (Nelson) hes the only one that works that entire community and he gets the job done, great guy! Also these places are tiny!! 1bedroom= 625 sq ft , 2 bdrm= 825 sq ft

As a renter at different properties for many years, I can say this is the best apartment for the low rent I paid. Sure you can spend twice as much (or more!) for a nice place, but when you pay a bargain rate, you cannot expect luxury. IMO, people who denigrate and bad-mouth a situation are themselves damaged people -- they must criticize others for their own bad life-choices. I lived in the Townhouse Apartments (TA) highrise (9th floor of 12) for a year and found everything about the complex well-worth the $600 rent I paid. I was previously in a $1200 apartment that had more amenities, but the building was just as old, and the management far worse (i.e. ignorant). Don t get me started on the perennial raccoon feces in front of my apartment door that my old management did nothing about after multiple complaints. Did I mention the neighbor s dog that enjoyed barking for an hour at 4am? If you don t like noise then GET A HOUSE. That s the only way you can avoid hearing neighbors through the walls. I treated everyone with respect and, in-turn, most also treated me with respect. Yes, there were a couple noisy situations, but I enjoyed my neighbors and found the management helpful and responsive to requests. The TA are walking distance to Publix, the post office, downtown Hollywood, overlooking Young Circle, and the bus stop is on the corner. Adequate tenant parking is next to the building and is controlled via parking stickers. Without a sticker you car is booted . Parking is also available on street. For the money, you will not find a better place. Stop listening to hate-filled music and politicians, and look at life with a positive attitude and understand your time at TA is simply a stepping stone to something better in your life.

I have lived her for over 12 years. It is close to everything you'll need. There's Dadeland mall, metro rail, CVS, Publix. Everything is basically walking/biking distance. The manager is super nice, she tries as hard as she can to get repairs done ASAP. Remember she is a human being NOT a GENIE! There is only 1 maintenance guy but he knows how to fix things and is does it fast, trust me you'll see him running around! The pool is always clean and available. They are going to be putting in a fitness center soon. The apartments are constantly being upgraded and professionally cleaned before move-in. I couldn't ask for a better located hands-down and it is amazingly QUIET all the time! Not too many kids or young party people. Most of the people are elderly or responsible business people. Some UM students but they are mostly busy studying. I really liked this place, there is always parking anywhere and even though there is no gate or guard, there lots of lights at night and COME ON GUYS its PINECREST<-- NO CRIME! A schools elementary through high school!

I lived at "Townhouse Apartments" a.k.a. "The Gardens of Pinecrest" for a year. The place should be called the jungles of Pinecrest, as the foliage is overgrown and not maintained. Management does not follow up on repairs, and the handyman is a joke. There is a strange smell to the place, and amenities are non-existent. The property manager is cold and cordial, acting like a lawyer and not a human being even though people are involved. Laundry room has concrete floors, and the dryer was broken for months with only excuses from management on why it was not fixed. Of course, the property manager who lives on site has a tiled laundry room that always works. I could hear the upstairs neighbors frequently (I'd swear they were bowling in the mornings). AC in the bedroom was old, and not adequate. Read your lease carefully, because they'll use it to their advantage, and to your detriment.
