This is the noisiest place I have ever lived. Not just the train and traffic, but the bars, clubs and inconsiderate neighbors most of all! Loud mouthed drunks on the streets and living throughout. Parking is impossible. Cleaning during Covid19 has been a joke!! Cannot state this more emphatically...stay away!

Stay away from here. Stay away! Stay away! The people from the leasing office constantly lie to try get you into something and overcharge you. I've lived here for 1.5 years and trust me you don't want what I've been through. It's too late for me, but not too late for you. STAY AWAY

Downtown Dadeland is a decent place to live if you live by yourself and have no friends. Plenty of new buildings at similar pricing being built in the area, look elsewhere. Rented from the company instead of an individual owner for the "perks" but it was sold off to someone else as soon as I moved in. When I went to ask for my second spot, I was told by the leasing company that they don't rent to "private owners" even though I originally signed with them. Come to find out, its almost impossible to get a 2nd parking spots. I have a 2 bedroom but it only comes with 1 spot. Even the 3 bedrooms only have 1 spot. A private company owns almost every spot around the building leaving no extra parking. If you manage to find someone that is renting their spot, get ready to pay $175-$250 a month. Not to mention you'll only have it for a couple of months before they need it back and then your back on the street. Having friends come over? Better tell them its $12 to park. I've been to other near by buildings that offer ample guest and resident parking, even in Brickell this wasn't a problem. Amenities are lackluster, upkeep is poor, and I'm not really sure what security is for since the only thing I've seen them do is tell you only water is acceptable in or around the pool.

Correction to my previous post: I don't understand why these apartments have such terrible reviews. I've been here over a year and I am enjoying the apartments and the area. Sure it's loud with the train, traffic, construction and mall, but what did you expect when you moved in? Did you look at a map before moving here and see where it was located and think that it might possible have some noise? As far as maintenance and the office goes, these 7 buildings are actually owned and managed by 2 distinct companies. Buildings A,B,C and D (A and B are on 88th St, C and D are the next buildings south) are owned and managed separately from E, F and G, and I live in one of EFG buildings, so I can't review anything about the ABCD buildings. The office (7280 SW 90th St) for EFG and the 2 managers are wonderful as is the maintenance and cleanliness of the 3 buildings. Sure there is noise and maintenance taking place (the building's outside floors are being resurfaced) and parking is very limited for guests, but I have a second parking space because I value that in an apartment. If I wanted more outside parking, I would have looked for an apartment complex that was build like that in a non-urban setting. Yes, water and A/C gets shut off now and then, but I'd rather management be proactive in fixing/maintaining things rather than have a big problem all at once. I DO NOT work here and really value the staff who do work here. I've lived in other apartments and I usually get along with the management, but that's me. I'm courteous, respectful of my neighbors, don't make a lot of noise and pay my rent ontime every month, so I get treated well by neighbors/managers. I certainly recommend Downtown Dadeland buildings EFG! And yes, I check 5 times every time before leaving my apartment that I have my keys, I don't want to be locked out! ;-)

If you rent from the leasing office you can expect the following: - On time and courteous maintenance - Very attentive leasing manager and staff - Emergency repairs - Overall VERY good service. I have bumped into plenty of folks that have complained here and offline. The common denominator ? They all rent from PRIVATE owners. If you are working with the leasing facility? Please continue reading: The building is in great shape. What do I mean? The apartments are beautiful and everything works. It is a modern building, so, do not expect concrete walls similar to traditional homes in the Gables... You will hear your neighbors from time to time. I haven't rented in the first apartment building that I haven't been able to. If you have and the building is full, please let us all know where! Second - it is called DOWNTOWN AT DADELAND. There is nightlife. If you are in a higher floored building and keep your balcony door closed... It is hardly noticeable. IF you want to be in the middle of the action? Rent on the first floor. Either way, be realistic with your expectations. It is no different than renting in Brickell. Lastly, Great balance of tenants. You have young professionals, young couples, international residents, and POST-GRAD students, with your sprinkle of respectful undergrad occupants. I have never had issues with neighbors. Overall, if you desire an apartment close to the train, close to livable activities, some night life, modern, and comfortable? Rent here. If you want the luxurious afforded in a home like additional parking, no neighbor noise, etc, etc... Buy or rent a home. I would recommend to a friend but just make sure to deal with the LEASING OFFICE not an individual owner!

I am not even sure where to start. We have been living in our apartment for going on 2 years (but we wont be staying past the two years, TRUST me...) and while it's been convenient to get to work and buy groceries from publix and walk to dadeland mall.... LIVING in the apartment complex itself has been hell. We live in front of the metro rail, yeah we hear it, and sometimes the new drivers are learning how to break, but we got over that. That's honestly my smallest complaint. The next complaint would be our amazing neighbors. I'm pretty sure the guy does not work, because his tv is on and VERY LOUD at ALL TIMES of the day AND NIGHT. ESPECIALLY at night. And the best part is that because our bedroom shares a conjoining wall with his living room, we get to hear all the awesome movies he watches. They're all action movies, and his sound system must be pretty great considering how clearly we can hear it. Yes, we've tried letting him know. No, he doesn't care. Another sound complaint would be the construction going on downstairs. I don't understand who decided that drilling at 8:30 AM on a weekend morning (on most weekends) it is acceptable to drill. And my absolute favorite part is that it's for about 45 minutes and then that's it for the entire day. On the weekdays it can start as early as 6:45 AM or as late as 7:30 am. Management company posted a note that construction would not occur until at least 8 AM on the weekdays, but seeing as how the severely enforced, the construction workers clearly don't care. Nah, they'd rather leer at the women who LIVE here. Next complaint would be the parking spots we were promised when signing the lease, as well as the construction. Apparently the retailer's money is way more important than the renters leasing the apartment. That's a shame, but it explains why there are more and more empty apartments. We're next, i honestly can't wait. Our street was closed down for 6 months to a year because, again, they'd rather cater to retail. That's cute, it's fine. They opened our street back up, but all the spots they told us would be for leasees is no longer the case. They also took away a huge chunk of land they kept for dogs and gave it to the retailer, there is a very very large ac unit and/or generator station in it's place now. The next complaint would be that they like to turn off our water and a/c. They will leave notices in the elevator that say "you can't use water or flush your toilet or run the AC from 9-5 so better store water!" who does that? i have a feeling that, again, this was to cater to the retail. but honestly it became so frequent that we were seeing signs up to 2-3 times a month for about a year+ (and still ongoing). What about the people who live there? If we had had a child, we would have demanded to move without charge. They're lucky it's just us. The reason I am writing this is because today was the cherry on my very salty cake. Today was Fire Alarm testing day, where not only was a person FORCED to stay home (forget work or school, right?), but then be subjected to horrifically deafening fire alarm sounds intermittently for the entire day. The notice said that if we were not there to allow someone to enter, we would be fined $210 PER DAY until we could get someone in there to check. We filed a complaint with Miami Dade Fire Department, and you know what we learned? That the Management company would rather skimp to get these tests done by hiring a very cheap company that doesn't even completely understand how the fire alarm system works (The Fire Department Supervisor informed us that those systems are very smart, and you can trigger the alarm to only sound off on the floor you tell it to, and even as specific as making only *one* alarm in that apartment sound to test instead of subjecting the entire building to these sirens the entire day) They also lied to us about the fine, we would NOT have been fined by the MDFD, so i guess this was just a scare tactic. By the way, honestly, the testers did not even step foot inside out apartment. they stayed on the concrete outside, listened to the alarms go off, and then left. Overall, if it isn't already obvious, i truly do not enjoy living here aside the commute to work (or lack thereof).

FIRST OFF THE NOISE IS UNBEARABLE THERES CONSTRUCTION GOING ON ON THE 1 ST FLOOR. I CAN HERE THE DRILLING AS IF IT WAS IN MY APARTMENT. HOTWIRE WIFI IS TERRIBLE DOWN AT LEAST TWICE A WEEK AND HOTWIRE IS THE ONLY CHOICE GIVEN. ALSO, IVE BEEN LIVING HERE FOR 4 MONTHS THE WATER HAS BEEN SHUT THREE TIMES AND A/C TWICE FOR 8 HOURS EACH TIME. NO GUEST PARKING ONLY RETAIL WHICH IS ABOUT 12 @ DAY I DONT THINK GUEST SHOULD HAVE TO PAY TO VISIT. I CANT WAIT FOR MY LEASE TO UP DEFINITELY MOVING OUT.

My boyfriend and I lived in a two bedroom here for 2 years and have loved it. I don't understand why there are so many negative reviews and hope people considering living here will visit and see how nice it is for themselves prior to making a decision. Management was always courteous and professional with us, and our building was always clean. The area around the apartment complex was always clean and it is great to be able to walk to the nearby shops and restaurants. Internet is hotwire, but was stable for the most part (It worked well, and or needed a quick restart 99% of the time). I work from home and needed to rely on the internet for a living and didn't have any major issues. Parking is fine, you get a parking pass and can enter and exit at your own leisure, The residential parking is on the lower level so you have your own space and don't compete with the people in the retail space above. Guest parking isn't easy (your guest will have to pay up to $12 a day to visit by parking in the retail space), and if you need a 2nd spot it will be difficult as well since you only get one space. However, this was stated up front so we didn't have any issues. Remember not to park across the street in the larger parking lot as you will get towed (better to pay for the retail parking). Walking around the area was nice and it is close to Publix and the mall. However, if you want to venture more than a block or two, the area isn't great (especially by the metro). For most people you won't need to go that far though. The pool and gym are clean and rarely full. The pool shuts down at 8pm. Every now and then they test the fire alarms and it is an all day occurrence since they need to test every single unit and for that, all units have to hear the alarm go off every 1 minute. People working from home and pets suffer on those days but this only happens once every 6 months to a year. The prices are a little higher here but you live well and you pay for the convenience. Overall a great place for some to live.

I will try not to complain as all of the other bad reviews are, but I will state the honest truth about this place. I have been living here for 8 months and I have never had any issue with management, thank God, every time I needed something fixed I would go to the leasing office and they would send their repair man. Maybe because I rented from them, but I never had to pay anything. The parking is absolutely atrocious, they give you 1 parking spot no matter how big your apartment is; 1 bed, 2 beds, even 3 beds all get 1 parking spot. Most people who already live here do not only have one car, so finding a spot is very hard, especially since you need to worry about other residents and all of the people visiting World of Beer, Paul Mitchell, Chili's, etc. "Just buy another spot" you say? No thanks, it's $100 extra A MONTH for an additional spot. That's money wasted. Most residents are nice, but people do not care to be clean, especially in my lobby. There is always trash and drinks all over the floor which looks terrible. This is a resident building not a South Beach hotel. It's extremely pricey too, a 1 bed 1 bath is $1,600 or more. It's not worth the amenities. Try to stay away from this place if you can, I can't wait to get out of here in August. The internet is "included" however, you can only have "Hotwire Communications". You can't have Uverse, DirecTV, Comcast, it HAS to be Hotwire. When you purchase your cable from them they come and install a "Dish Network" box, so you have Dish but you need to pay Hotwire, but you can't get Dish directly from Dish, you have to go through Hotwire. Sounds confusing but that's how it is. The prices are extremely high too, about $100 for one box with HD, DVR and HBO channels. My apartment is facing the metro-rail so from 5 am to 2 am everyday you can expect to hear a train. The first few nights were terrible but then we got used to it. I feel VERY bad for the people facing World of Beer, the amount of noise from there is extremely loud, EVERY NIGHT. Good luck.

Downtown Dadeland has the image of being a nice, trendy, well-kept condominium. Reality hit hard when my roommate and I moved in. The ongoing construction is awful. There is terrible noise from early in the morning every day. We have been here almost a year, and it is STILL going on. There is no end in sight. The construction machinery is always blocking a lot of the street level parking and the streets where no one can drive. The parking situation is horribly managed. We have a two bedroom with one parking spot. Supposedly we could rent a second spot for an extra $100 (Rip-off much? Yes). But after moving in, we were told that there's a waiting list. We still haven't been contacted after 9 months! I am lucky enough to have the spot in the garage. It is awful, because there are SO many empty parking spots not being used. The building is mostly empty. There are few people who live here. Why can't they let the residents use the spots? It's ridiculous. Building management? Non-existent. If you have any problems with something inside your apartment, you better hope that the owner of your condo unit is nice enough to do something about it (our owner doesn't do anything). Also, be wary of your car or bike in the parking garage! It is the perfect place for someone to steal or vandalize, because there's NO cameras to monitor the area. My roommate got her bike seat stolen, and when she reported it to the management office, they did absolutely nothing. Recycling? Good luck with that. I wandered all over the parking garage to find the supposed "recycling bin" that the management office told me about (when I called, the lady had no idea where it was. She put me on hold for a while as she tried to pull together some made-up answer). There is no recycling. Downtown Dadeland has the potential to be a great place to live. But it has totally been mismanaged.
