As soon as I moved in in 2018, a great flooding took place because of the lack of maintenance of the building. Due to this , they had to remove all of the corridor's carpets. IT TOOK MORE THAN A YEAR AND A HALF for them to put up new tiles in the corridors, and a new carpet hasn't been put up yet. It looks awful. If I'm not mistaken another flooding took place earlier this year. The building manager- Roxanna, is the worst. She is rude, only answers your texts/ calls when she wants to , and very disrespectful. When my unit's bathroom flooded, instead of calling the firefighters or the maintenance agency for help, she decided she'd resolve everything herself, which obviously was double the time. And far from being comforting, she kept blaming me for the flooding and insisting that it had nothing to do with the building's maintenance. She even started arguing with my partner when he asked her why the flooding might have happened . Super disrespectful and inefficient, never met someone like that. I believe that if they changed the management and kept the building in better shape, properties here would actually be worth their price. Besides that, it is close to the shopping mall, supermarket and restaurants which does make it convenient .

Please don't move to this place. I lost my car here due to a bad flooding situation and it was not a hurricane. They have an underground parking with very poor maintenance, DON'T accept it. Please don't move here!!!

I dont usually write bad reviews, but this was actually the worst situacion with building manager I've ever had.. so much disrespect OMG!! Roxanna Hutterli is not only the worst manager I've ever met but also a horrible person..playing with peoples time.. dont answer texts or calls,, she said she will get my application approval on saturday, then monday and then a whole week later she told me I was approved cause she spoke with a "lawyer" and still asking me for documentation that she didnt even check before.. she had to wait till the last day to ask me for things ...actually the last day of the month.. I had 1 day to move In literately...when actually she gave the owner of my apt the verbal approval the same day.. I think that is a very specific way of discrimination to be honest!!!!!! Also only a verbal approval, no certificate and no cards, After almost 2 weeks of waiting and being lied to about getting approval this day or that day..I just had a text message saying I was aprroved.. very dissapointed that such a beautiful building has such a BAD and unrespectul management..absolutely unacceptable ways... I dont know how she is even in that job still..and to be honest This review doesnt compensate for the time she made me lose and the horrible way she did her job...besides that the condo is super nice, the area is very good restaurants close by, the apt beautiful, very clean.. I f you wanna move here. Is a very nice neighborhood . just keep in mind the manager of the building is a BAD manager!!!!

The building "manager", ------, is TERRIBLE. She won't answer her phone, she won't return texts, you have to hound her to get any reply, she's never there. I'm not sure what she's being paid for, but I would like to get paid to do nothing as well, can I have her job? The apartments are fine, as long as you don't need much storage space - there's only one closet in the bedroom, that's it for storage in the entire luxurious, giant 600 sq ft. The kitchen cabinets (in my unit only?) are weirdly shaped, with space to push things back into a "hole", but no way to get them back out. I wish I'd have paid more attention to the lack of storage, that's becoming an issue. I love my dishwasher and washer/dryer. The *only* windows in center units are the sliding doors to the patio. The end units have additional windows. The patios are huge, and covered by the patio above them, which is pretty nice. I don't often see people out on them though. The units facing Coral Way *will* hear street noise, including lots and lots of angry honking. It's not so bad with the doors shut, but not completely silent. It's less noisy in the rear units. The garbage chutes are right next to someone's front door on every floor - I would hate to have to listen to people opening the door at all hours and tossing loud clanky garbage down the chute. Be aware of the garbage chute location when you look at the apartment. You get ONE reserved spot per apartment, which is nice - unless you have two cars or ever want visitors. Good thing there's a parking garage across the street. The basement parking floods occasionally in heavy storms, and drips from the ceiling in several spots. The vehicle security gate can ONLY be opened by your clicker or the weight of a car - so if you get locked out of the automatically-locking entry doors, you can't walk up to the gate and trigger it to you have to scream up at the building and hope someone hears you and will let you in. The front door has a security number pad - type in your apartment number, it dials your cell phone, you put in a code, and the door unlocks. It's pretty handy! The Postal Service fairly regularly says packages are undeliverable because apparently it's hard to figure out how to dial a 3-digit apartment number? They seem to be able to deliver regular mail with no problem, but packages are just really complicated, I guess. All other delivery services manage to figure it out. Beware USPS packages! OVERALL - The building management is aggressively useless, so better hope you never have problems. This is a decent place to live for one or two people MAX, who don't have a lot of stuff and don't want to store much in the single closet. The balconies are giant and covered, but the traffic outside them is pretty loud. The parking is covered and gated, but can flood and you only get one spot. It's great for access to Miracle Mile, the Gables trolley stops right out front, but traffic can be really clogged up in front of the building. I would recommend this to a single/couple with no dogs, no kids, who want to go out and do fun things nearby and don't mind the urban noise and horrible traffic. This building would be terrible for kids, puppies, anyone wanting quiet, people who want space around them and places to put their stuff.

This building is in an excellent location. That's the best thing I can say about my experience living here since 2013. The building only began implementing some form of managemt about two years ago, and they still have yet to work out the kinks. Roxana Hutterli, who is the only person to contact with any issues and the only individual managing this building, is in obvious need of assistance with this job. If you need your AC repaired or looked at, have any issues with parking, etc. she is of no help. My AC was broken this past summer and the only access to the roof is by contacting her. Needless to say, I was without AC for over a week during the hot Miami summer. You have to coordinate the repair man with when they can open the roof door for you. It's a nightmare. When they decide to do any type of renovation (painting of the building, repairs, etc.) you get a note under your door the day of, or if you're lucky, before. For example, all vehicles need to be out of the area/parking vicinity for 3-5 days while pipes are fixed. Or all things need to be moved off of the balcony by today/tomorrow for whatever painting or renovation they're doing. There is no advanced notice. There is no visitor parking. This building has 3-4 open spaces for visitors and they are always taken by other tenants second car, which can sit in a visitor spot for weeks, or by an actual tenant trying to get closer parking to the door. And you don't want your visitors to use the only other option which is street parking at the meters in front of Hooters. My sister visiting from out of town parked there and had one of her windows smashed in and the everything stolen from inside of her vehicle (which was parked under lighting using pay by phone). If you're looking to spend over $1.4/month, look somewhere else.

So much is wrong- almost all of it due to poor management by a lady named Roxanna. The building is overpriced, no amenities. The parking structure floods. Only a few guest spots and management wouldnt tow or remove a broken down car parked there for months despite several residents complaining. Both the parking structure and the building are unsecure. Everyone knows the code to the building and management never changes the front door call numbers so people just get buzzed in. When I lived there many cars were broken into and when I showed an A/C repair guy to the roof it was obvious that a homeless man had been camping out there. Beer bottles full of urine, trash, and dirty clothing were strewn about the stairwell. Not to mention that the realtor for the unit had to get into it with Roxanna because she wouldn't let the A/C repairguy in the building if it due her extremely limited availability. Management backdates notices and drops them under your door the night before. Lord help you if you get some unruly neighbors who party all night or who neglect their dogs so they bark 24/7. I had nice neighbors and they all complained that whatever the issue Roxanna will literally do nothing for you. Love the neighborhood. Skip this poorly run building and look elsewhere.

There is only one assigned parking space per unit, and there are only five guest parking spaces. If you own more than one vehicle you have no option but to park as close as possible to the side walls around the parking garage. The cleaning and maintenance of the building is done to a minimum, I have complained on many occasions that the floor hallways are not vacuumed and the common ground areas near the elevators swept or mopped. It has been over a year and a half that the hallway carpets have been cleaned, you can see the wet marks since it was cleaned in addition to the stains which gives a very bad appearance. The construction and wall proofing of the unit walls is terrible, at night you can hear the noise from the other units. I have had to knock on my next door neighbor at least on three different occasions to bring to his attention the noise level late at night. The units are small and high priced, the only real benefit is the location but it does not compensate for all the negatives.

I have lived in this building for a year now. There is brand new management overseeing and taking care of the property. Beforehand, that was always the issue but everything appears to be falling right into place. As a first time renter in Miami, I honestly could not have asked for anything better. It is cozy enough for one, maybe two; the location is fantastic - No need to drive anywhere for the essentials. I hope to continue renting here for a long time. Hope this helps :)

I have lived at Emerald Plaza for 16 months. The location is great, right off of Miracle Mile, within walking distance of Bally's, Walgreens and Winn Dixie. The units themselves are OK. They are not too big but if you get a unit on the front or back there are HUGE Balconys. I think they are 19'x6'. Everything else is not so great. I can hear my neighbor's conversations through the walls. This is especially bad if there are people on the balconies. I can hear the TV's and the video games and I can almost tell you word for word what they are saying. The parking is terrible for anyone who has two cars. One spot per unit is assigned. The "guest" parking is supposed to be 4 hours max but this is not enforced. So what you get are people rushing to get one of the 5 guest spots and when those are gone they park along the wall making the trip in and out of the building a one lane driveway. It's dangerous. Maintenance is a joke as is building managment. There is no building management. The developer has one of his staff "managing" the building. Both elevators have been out for over 24 hours before. I've had to call fire rescue because people have been stuck in the elevators. Cell phones don't work in the elevators. The staff at the developer's office are incredibly rude and do not return phone calls or address concerns at all. The "decorated lobby" we were promised never came to fruition. The lobby is empty. The reason that the rent is less expensive that other buildings in the area is that there are no amenities. There is no security, no gym, no common area. In mid-December all of the tenants who rent from the developer were served with notices of foreclosure. The papers we were served with say that the developer stopped making payments in May. At this point none of us know if the foreclosure will go through, if we will be forced to move and if we will get our last month and security deposits back.

This building is one and half years old and and I lived there over a year. The best part about the building is that the rent is cheap (1,200 to 1600 per month) compared to the other buildings on the block and it is close to Miricle Mile stores. The worst part was Renzi (management company) is in the process of being foreclosed on because Renzi hasn't paid the bank in 6 months. Other bad things include: 1) the maintenance is slow; 2) management has been really unprofessional about handling the foreclosure and is rude on the phone; 3)The lobby was never decorated so it looks like a empty building 4) Renzi is renting out commercial space on the first floor and for one month they tried to rent to a cigar company (terrible smell)until the business decided to leave. So I would recommend living somewhere else.
