I love this community and it has been a very nice experience so far. All the staff are very helpful . Everything is well maintained. One thing is catchy which is the guest parking. Charges for guest parking should be little less.

Riverhouse at 11th is a beautiful community with outstanding amenities! I would recommend this community for anyone looking to relocate to Miami. Shoutout to Rychardson who made the entire process easy and smooth for us!

Our experience with the building was initially positive. The affordable price, for example, was free of charge for parking. However, today, in 2025, the value is extremely off the market because the apartment isn't luxurious. This apartment should cost a maximum of $2,200, and in fact, we're looking at other options and are selling an apartment that's just as good, or even better, for $2,100, Now if you are willing to consider the price since we have been living there for 4 years, I might consider it.

Eric was very helpful from start to end. There was a hiccup with my unit, but I was able to move in on time. The facility is well maintained. The 8 months that I have been living here my buildings elevator was down for a short period of time. Besides the weed smell from time to time, I haven't had any real issues. I would recommend living here

It has been great. The community management is quick and responsive. They are very friendly as well. The facilities are clean and are clearly marked with the hours of operation. I appreciate the updates and new features being installed.

I've been a resident here for over 5 years and have had a very positive experience renting at Riverhouse. The property manager and leasing agents, Quincy and Eric, are knowledgeable, accommodating and always eager to help resolve issues in a quick, timely manner. When issues are raised, they take them seriously and make a concerted effort to make things right and find a resolution. They've been improving the safety features around the building by installing more cameras, a call box and key fobs in the elevator - also, the maintenance team is always very friendly and quick to respond to work orders.

So I had this smoke alarm that started doing loud triple beeps, and unfortunately, it was one of those 10-year batteryless ones. When I reported the problem, a new one was replaced almost instantly. Really appreciate how fast the whole process was.

Moving in was easy and smooth, the office staff is very nice and helpful. The maintenance staff is also really nice and they are quick to fix issues. My only complaints have been about other tenants that don't seem to realize they live in a building with other people. It would be nice if there was like a 30 day trial period. When I first moved in, the unit I was in was clode to the busier street and very loud at night. I'm now on the other side of the building which is nice and a bit quieter but since it's further from the office staff it doesn't seem to get attended to as often so they don't always notice when tenants are not following the rules. Many neighbors don't seem to care that their dog barks or how much noise from the street actually filters up through to the windows. Also, the noise between walls is super minimal, however, the seals on the doors are not done well so all hallway noise is heard. The HVAC system is also in the ceilings so the insulation from floor to ceiling for people living above you echo's quite loudly if you have an upstairs neighbor who is unaware of their footsteps.

My air conditioner wasn't working when I woke up Saturday morning. I put in my service request first thing in the morning and Charlie had it running by early afternoon. The maintenance staff in general is pretty friendly and responsive.

This building has slowly deteriorated in quality since it was sold and came under new ownership/management in 2020. Prices have skyrocketed while amenities have been removed. No screening on residents
