Great property in walking distance to metro and mall. Easy to get anywhere. Fully gated, fitness center and updated units with washer dryer in unit and new granite countertops and wood cabinets, marble floors. Great value, quiet and clean

I REALLY ENJOYED MY TIME AT DADELAND VISTA, I LIVED IN A 2/2 IT WAS THE RIGHT SIZE UNIT FOR MY ROOM MATE AND I, THE BEDROOMS ARE SEPARATED BY THE LIVING ROOM,SO WE EACH HAD A NOISE BARRIER. SHIRLEY ( THE MANAGER) WAS VERY NICE TO ME AT ALL TIMES,IF I HAD A PROBLEM WITH A LOST ENTRY CARD SHE TOOK CARE OF IT THAT DAY AND DIDN'T CHARGE ME,EVEN THOUGH MY LEASE SAID I WOULD NEED TO PAY 50. REPLACEMENT FEE. I LOVED THE LOCATION BECAUSE I COULD WALK TO EVERYTHING I NEEDED WITHOUT DRIVING. THE METRO AND TWO MALLS ARE ONLY ABOUT 1 BLOCK AWAY. DADELAND VISTA HAD A NICE MIX OF STUDENTS AND PROFESSIONALS LIVING IN THE BUILDING OF THE ONES I MET SO I ALWAYS FELT COMFORTABLE. THE BEST PART WAS THE RENTAL PRICE WAS AROUND 500.00 A MONTH LESS THAN THE OTHER NEW PROPERTIES WE LOOKED AT BEFORE RENTING. AFTER GRADUATION I HAD TO MOVE FOR A NEW JOB. I LEFT MY APARTMENT AS CLEAN AS I COULD AND I WAS RETURNED ALL OF OUR SECURITY MONEY 100% NO EXTRA MOVE OUT CHARGES, WE WERE VERY HAPPY. I HAVE READ OTHER REVIEWS AND DON'T BELIEVE ANYONE WOULD LIVE FOR 8 YEARS AT DADELAND VISTA IF ANY OF THAT WAS TRUE, I WOULD HAVE MOVED OUT, MUST HAVE TRASHED HIS APARTMENT,SOUNDS LIKE SOUR GRAPES TO ME. YOU CAN'T GO WRONG FOR THE PRICE SEE FOR YOURSELF.

Sad Building run by ------- & ----------- ------. For ANY of you thinking of Renting there, DON'T. It is part Apartment, part Vacation Rental 'Hotel'. The Building Management is never there, and that is by choice. I too had Ants, and ------- asked how this could happen. ----------- ----- was willing to supply a can of Bug spray. The Owner is or was "-----". Never got his last name, Nice guy who could care less about your problem with the Apartment. Oh and the maintenance Guy is really just a Janitor. If he needs a part, it is up to you to supply it. My Girlfriend once threw a Cigarette off our Balcony and hit someone on the ground floor. Sorry Guy! They found Dead Rats in the Walls, and did nothing when live ones were first found. Never got my Deposit back, but I was happy to learn they are charging for Carpet cleaning. My Carpet was disgusting, as was the common hallway Carpets. The Apartment was erected in 1999, built in the same design as a Motel in Key West. Looks like a crummy Days Inn, one you would never return to. Noise & Traffic are real problems in the Area. The Street outside fills up with angry Motorists at 7 AM, then again at 4 PM. Horn Honking and an Accident a Month, usually Deadly, or a Hit & Run, popular in Miami! The Owner wanted to make "Condos" or a "Co Op", but the owner does not own the Land. It's a Florida thing! And yes the building is infested with ants. Ants that can change your life. I found Combat Ant Gel to be an amazing product. Just one squirt in the right place can kill them for months. And I am positive that using that stuff has shortened my life too, Ants go nuts over it. Please don't consider Renting from these horrible people. Good luck and stay away from 7000 SW 80th St.

If you have read the other reveiws the complaints about the exit doors and the carpet are all true. Above and beyond all else, ------- is the problem. She is just plain mean, and she fully intends to keep as much of your security deposit as is humanly possible. The security deposit is 1.5 months rent. Every single person will have $115 deducted for carpet cleaning no matter how clean your carpet is and despite the fact that in my opiion, carpet cleaning consitutes normal wear and tear which should not be deducted from a security deposit. Additionally, if she will beyond a shadow of a doubt deduct the amount of you last water bill. I had already paid my bill, so i essentially caught her in the act. She is a bit of a scam artist so be careful is all I'm saying. Also, my washer broke while I was living there, and she told me I would have to pay to repair it. OK, it definitely was not my fault that a washer, installed in 1999 when the building was built, needed three seconds of repair work in 2007. Just be careful of -------!! I really should report her to the better business bureau...

I completely agree with the other reviewers who mentioned the unpleasant and unhelpful "management" at Dadeland Vista, which is basically just Shirley. She has yelled at guests who were visiting my apartment in the parking lot, yelled at me and my husband for using the forbidden exit door, and generally been so unpleasant I go to great lengths to avoid her. I have lived here for 2 years and am looking forward to moving into a house. I am worried that Shirley will try to take my entire deposit when we move($1600, an entire month and half rent!). We didn't do anything except normal wear and tear on the carpets and such, but Shirley is the kind of manager who would take all your money just because she could. Here's the thing, though- there are many benefits to this apartment complex. It is super convenient to shopping (the Mall and Dadeland Target complex are literally within walking distance), the MetroRail (I walk to it every day), and most anything else you'd need. This apartment is the only one we could find in our price range in this area. The washer and dryer in the apartment and the balcony are really nice (we live on the ground floor). So if I had to do it over, I'd have to live here again because of the price. But if you can afford a little more, I'd go for it.

I have been living at Dadeland Vista for a year and half now. When it was time to renew my lease, I too, had reservations, and began a new apartment search. I didn't find anything comparable to my current apartment in the same price range and area. It is for that reason alone that I resigned my lease. I live in a 1/1 on the second floor, and while the unit is small, it's cute, is layed out nicely, and has it's own washer and dryer...very uncommon in Miami for a unit that is $995 per month. I haven't been a fan of Shirley, the building manager, since I viewed the apartment on my initial visit, but I figured she couldn't have been the ONLY person that runs that building. Apparently, she is, and while I can understand that is a very stressful job managing Dadeland Vista and her other properties, that is still no excuse for her unpleasant demeanor. I have a few things that need to get fixed in my apartment, but I haven't told her because I can't stand dealing with the woman. I know that is a horrible excuse, but I'd rather deal with the few broken items than deal with her and her awful attitude. Within the year and a half that I half lived there, here are my complaints: - Popcorn is pealing from the ceiling. I was told upon move in that she would have someone come fix it. It still hasn't been fixed. Brushing the popcorn dust and particles off of my furniture has become a habitual and regular practice now. - I too had an infestation of ants. Shirley came out with the can of Raid and had someone put some sticky substance on my window sill. It helped, but I had a a pile of dead ants glued to my window that totally creeped me out and looked disgusting. I didn't remove the substance for fear that the ants would come back. - My carpet is gross. I'd give anything to have it replaced. It is old, worn out, and stained. - The hand towel bar in the bathroom has been a problem since I moved in. It keeps falling off the wall. She had someone come fix it, but it broke again immediately. - My garbage disposal is broken. Since I barely use the kitchen, it isn't an issue, but it needs to get fixed. - When my neighbors are outside, I can hear every word that is said. Not to mention, everytime someone opens their sliding glass door, my bedroom walls shake. While I am young and don't mind the sound of people enjoying themselves, it can be a nuisance if I am trying to get to sleep. - The building itself needs some tender loving care. Carpets in the hallways are absolutely digusting and need to get replaced immediately. Beautiful Travertine tile was placed on the ground floor. I was anxious to see when they would begin placing tile in the remainder of the building, but I don't think that is a part of the plan. Now the building doesn't match, and reaks of old, musty carpet. - The outside of the building was recently painted which looks great, but they desperately need to paint the interior walls of the building. I'm telling you the hallways need a lot of work. - The security gate is broken right now, which I found disturbing. I moved into the building because of the security, yet for the past week, the gate has been missing. Now, anyone can drive into the complex...not good. I think the tenants should get a reimbursement of some kind due to this luxury that has been taken from us. - The final and most annoying complaint of all...the exit doors and overall layout of the building! While it is not Shirley's fault that the building was designed so poorly, it is her fault as building management that she is trying to force the tenants to walk all the way around the building and not use the exit doors located at either end of the hallways. Either put a security code box next to the exits like the one by the pool, or give the tenants keys to the exit doors. She is constantly placing notes under resident's doors or placing notes on the exit doors telling people to stop using them and stop using rocks to prop the doors open, but it's all just a waste of her time. At the end of the day, most people are in a rush and don't have time to walk the perimeter of the building to get to their car, when all they need to do is walk out the exit door near their unit and drive away. Overall, I have been happy here, but I would be so much happier if they would invest a little bit more money into the appearance of the building. It would also be nice if Shirley hired some help...real professionals that know what they are doing. I would even be willing to pay a little bit more in rent if that meant a nicer, upkept building. I do recommend Dadeland Vista to others, especially for the price. The building isn't old and is in a great location, especially if you like to shop. Dadeland Mall, Sunset Place, and Dadeland Station are all just around the corner. Just be aware of the issues with building management.

I thought I was the only one who had these bad experiences living here till I read these other reviews. EXIT DOORS: I too had the bad experience with management placing restrictions on which doors you could use to exit your apartment. I had an exit door a few steps from my apartment door and management would prohibit the use of that door and threaten $1,000 fines and force you to walk around the whole building to use another exit door of their choosing. Management would claim this was for safety reasons, but they were too cheap to install a security key code device on that door to accomodate the many tennants who were using that door. CARPETS: The carpets in the halls were extremely dirty and had we stains all over. They were never cleaned and management seemed to careless. The carpet in my apartment had big ugly stains by the washing machine that management (Shirley) assured me would be removed when I moved in. She sent "one of her people" to clean it up. The man tried with professional equipment and admitted that it could not be removed. My carpets were not replaced with new carpets and I was stuck with those ugly carpets the time I lived there. MOLD: I too had the problem with water coming into my bedroom via the bedroom window area. One day I awoke and when I stepped onto the ground it was soaked. I called management and they came and said they'd send "their person" to take care of it. Shirley professionally placed pulled up the carpet herself and put newspapers on the floor. She then told me to run my fan all day long. I could not sleep in my bedroom for 3 days while they dragged their feet to try to fix the problem themselves and not hire a professional. They finally told me the problem was fixed just to have the carpet all soaked again a couple of months later during the next rain storm. I was continually sick with allergies due to the mold. When I presented this mold issue to management, the manager, Shirley, went to the apartment and told me there was no mold. She didn't even hire a professional to come test for mold. Once I moved out of that apartment, my allergies IMMEDIATELY ceased. SMOKING/NOISE - My balcony was littered with cigarette butts and the walls are paper thin. I'd always here my neighboors above talking loud and clear on their balcony and then littering my balcony below with their cigarrets. Then the room walls were so poorly insulated, that I'd here my neigbor SNORING. LANDSCAPING - I lived on the first floor and had a patio. My patio would overgrow with weeds and the landscapers would just about never clean it. I complained to the landlord and she said my patios landscaping upkeep was up to me. Like I was suppose to store a WeedWacker in my small apartment closet to do the landscaping that was clearly written in the contract that was management responsibility. Biggest CON to living here was the cheap nonacommodating landlord Shirley.
