There is some serious water damage issues in the spa building. I wipe my entire apartment down with bleach and Clorox wipes and the mold is back visibly growing in a week. Very disturbing, not worth it for the prices

Place is terribly run. Apartment is nice but staff and management are rude and uncooperative. Look somewhere else. Not a chance would i ever rent here again. Charged me a late fee of $350 because their auto pay did not work properly. Nowhere does it state that both roommates need to sign up for auto pay even though they give you the option to pay 50% of the rent.

Loumann Pierre was a great maintenance worker! I had a terrible clog in my sink and bathtub and he was so nice and understanding- he came quick and fixed it quick! Very nice and personable, i’m so glad!! Great service.

Literally stay as far away as possible. Yes the maintenance staff is great. But otherwise I am living my worst nightmare. I moved in only a month ago, to discover I was leased a silverfish infested apartment. I have lived in other apartments in the area and did not ever have a problem with silverfish (it is not from me, how could I bring in 100s of silverfish without even noticing?? I have been here a month! They do not reproduce that quickly!) I tried telling the office, had to wait a week for pest control to even come, and when he finally came he told me these silverfish probably just came in with the toilet paper I had bought and put gel in like 3 places. Did absolutely nothing to help the issue...I had to call my own professional exterminator, he laughed when I told him this toilet paper explanation and after inspection noted there are obvious signs of long term infestation, probably caused by water damage somewhere in the building or my unit specifically. On top of the infestation issues, my air conditioning just stops working when I am about to go out of town, my apartment has gone up to 80 degrees (from 65) in under and they cannot even send someone immediately to fix this. Overall this month has been the worst of my 3 years in Miami so far and I am so so regretting moving to GP and paying 2,000$ a month for this place. Not to mention the walls are actually paper thin, you can hear everything. Save your money, the amazing maintenance staff cannot make up for all the other issues, currently living my worst nightmare. Oh and I still pay 2$ monthly pest control despite also having to pay 200$ professional monthly exterminator fees!!! So awesome! Also I am posting anonymously bc I don’t want people knowing my apartment is infested, it is so embarrassing when I work very hard to keep it clean and literally just moved in a month ago.

Loumann Pierre did a great job with our maintenance request! Very pleased! He came to our apartment right away and fixed what was needed in our kitchen as well as our bathroom. We would love to have him again!

My water was shut turn off at these building!! Out of the blew! No notice!!! ?? Supposedly because the fire/sprinkler system is receiving maintenance...?! There is like tiny drops coming out of the faucet and the management don’t have a clue how long will last, and upfront lie about an email sent advising of this!! It’s completely unacceptable to do this “maintenance” without letting residents know! This building has been a nightmare! The ceiling lamps in the master bedroom and living room flickers and all management do is change the light bulb and play games, they will not fix it or hire an electrician! I gave up asking for management since all the would do is send the same guy to do nothing and would not hire an electrician!

Gables ponce has great maintenance. Specifically, Gaby Fertilien does an excellent job keeping all apartments and common spaces in good condition. Every time I have had an issue with any of my appliances he has repaired them successfully. Gaby has always addressed all service requests in a timely manner. When he comes to the apartment is is polite and makes sure to follow the residents' instructions in regard to entering the apartment. He does thorough work and makes sure to address the full service request. In addition, he makes sure to explain what maintenance was done to the resident.

Unless you're a college student who doesn't mind hearing loud parties or calling the cops every now and then, don't bother moving here. I haven't had any issues with management, they've actually been very helpful and knowledgeable, but the tenants are the absolute worst! The entire building is infested with loud, annoying, dirty UM students. I feel like I'm living in a frat house. I've been here for 6 months and can't wait to end my lease!

THEY ARE THE WORST!!! Management is rude and do absolutely nothing to help you. They do everything they can to keep your money and not return it. THIS PLACE IS A MAJOR RIP OFF and they are basically stealing from college kids. Oh and don't forget all the mold I had in my apartment and they did nothing about it! On top of that I was being charged over $200 a month for water when no one was living in the apartment while my neighbor who was there was only charged $19 and when I inquired about it they wouldn't help at all and told me that we had no leaks in the apartment and couldn't give us a reason as to why we were charged so much and refused to refund the money. DONT MOVE IN HERE!

Filled with loud kids You can hear your neighbors and people who reside above you Sauna doesn't work Steam room doesn't work Don't get fooled Elevator doesn't work properly at times Basically they like to slay tract you with superficial stuff But it's not worth it And cockroaches be careful
