“DO NOT RENT, or at least be informed first! Before becoming a renting student, you are told that renters take advantage of your youth. This is EXACTLY what happened. Overall the apartment was so tiny but that was our decision. Where they due take total blame is in their a) maintenance and b) transparency on their check out. We had a closet door that did not work and called 2x. They never came to fix it. But then, took it out of our deposit. We asked several times to be present during the final walk-through, and were not allowed. How are you not allowed to be present during a walk through? Then it is merely "he said, she said" and that is what happened...We cleaned independently as well as had it cleaned professionally. We had the carpets and furniture deep cleaned, wiped baseboards, mopped, etc. We all received only 1/2 our deposits back (over a $1000) and the apartment was very clean. It was unreal and slimy given that they would not do a walk through wth us. Would not recommend. They also state that you cannot give any bad reviews. They state this in their contract. So if you plan to rent there (would not recommend) be sure to get in writing you can be present during final walk out. Or, prepare to lose your deposit no matter how much time and money you put into making the apartment clean and presentable.”

I'm sure plenty of people have had okay experiences here, but heaven forbid, if you experience ANY issue (especially if you live on the 1st floor), good luck dealing with their management company (Cirrus Management). I have had an absolute awful experience during my 4 years in this apartment building. Only reason I stayed this long was due to rent control. During my stay, I've experienced (none of which were compensated for by the management company): 1.) The bathtub overflooding and damaging my hallway carpet due to plumbing issues in the basement (yes, this was sewage backup) 2.) The kitchen sink (and dishwasher) backed up twice and overflooded. One time of which it flooded my entire living room carpet. Had to live in the apartment during finals week with industrial fans blasting for 72 hours straight. 3.) Water leaking through bathroom ceiling fan 4.) And yet another water leak that began on 12/8/2017 (and has been on-going for 97 days as of this writing). This issue was only painted/plastered over but not fixed. It leaks daily every time one of the apartments above us showers.... Among dozens of other issues.... Its not worth it. The management company is not prompt, their maintenance staff is not large enough to deal with this aging infrastructure, and their plumbing needs to be completely re-done. UCLA STUDENTS: Remember you have legal rights, and UCLA provides super cheap legal services. If a landlord is screwing you over, don't be shy. Don't be afraid to reach out to UCLA legal services. It's my understanding that the management did change hands in 2013 and the landlord and office assistant that are currently there are both great, and very responsive. We've had absolutely no issues. The bedrooms are a little bit small, and I think all the layouts of the different units have their own aspects, so definitely ask to check out a few if you don't love the first one you see. We have a third floor 2 bedroom 1.5 bath and we are happy with it. The kitchen is beautiful and our layout is really open. We have a balcony with room for a table and chairs, the bathroom has nice tiling in the shower, and the carpets and walls are in very good condition. There are office people who take packages for you, so your packages are never just sitting on your doorstep. The front door is locked when the office is closed, so it's very safe. Laundry rooms are available in the parking garage level. The pool area is really beautiful. The maintenance people are on site all the time, and are super responsive and always come within the day of calling or submitting the online request. Only complaint is that one room is much larger than the other and that the rent is higher than other buildings I know of--but this is a matter of value, because this apartment is definitely nicer than others I've seen in Westwood. I would recommend this apartment complex.”

There are building code issues as well as constantly violate tenants rights. They get away with it because most tenants are unaware of their rights. The office staff is unethical. — 415 GAYLEY AVE · Westwood“I know you have no reason to believe me, so let me write down the list of complaints against this apartment. You will then be able to make your own choice. Our apartment was assigned a space that currently someone else had, and in effect, unaware Management personnel towed a car away from our supposed parking space. Before the tow truck left they managed to let go of the car being towed away which released it onto a structure full of cars and hit one in the back. At the same time, the entrance to the garage was hit and it fell to leave the parking structure open and unguarded by no other gate. We were not advised in the mean time that we were no longer assigned to that space or that it belonged to another tenant. Instead, we wrote a complaint to management because others were continuously parking in the assigned spot. Still, no one from management contacted us about a relocated parking space. After much deliberation and struggle, we realized it was not just unwise but not safe to have a parking space with such management. They have been charging us electricity and gas though we already have the service provided directly from DWP for Los Angeles. In addition, Carmel Apartments has been overcharging utility fees since the date we moved in. This was done so without notification and without receipts showing that we incurred the so-called services, though it states no where in the lease that Carmel Apartments will provide these services. It was never expressed, written or in word, that such service would be provided by the in question renters if the tenants did not seek their own utility providers. Without such information being stated, Carmel Apartments has in fact been able to repeatedly charge for service we have already paid for, and has passed under the radar doing so. After months of such charges, Carmel Apartment sent a notice threatening to terminate our utilities for missing a payment, though it had in fact been paid twice a month (due to overcharge) every month, for the entire lease. A window has been broken, due to the faulty manner in which they were built. The window has remained broken for over a month, exposing the entire apartment to the cold winter air as well as furniture and possessions to the dense seasonal rainfall. In addition, the heating unit has not been functional throughout the duration of the lease agreement, in effect exposing the tenants to the cold, and not providing any avenue to escape it. Parking Space problems as discussed above. The management has been very rude, disrespectful, and prejudice to the tenants. When faced with such outright disrespect, the tenants requested contact information for Corporate Managers and were given a number to complain, the telephone number was in fact disconnected, such that the tenants cannot complain about the abusers attacks.”
— 415 GAYLEY AVE · Westwood“The property has changed hands at lease three times since I've lived here but the property manager and maintenance staff has stayed the same and that is largely why I remain. It's difficult to find a properly managed building and this property is managed very well by the staff and all the way up the chain to the executive team which make their presence known during the busy season of summer. Recently a group called Carmel Properties purchased the property and their executive team have always seemed a little bit shocked that every june/july and august in a college town there is a really high turnover. They do a lot to lure students here but if they just lowered their prices a little bit, they wouldn't have such a hard time filling the place and people would happily sign the lease. The building is nice, clean and well maintained. Parking is non-existent (1 space for each apartment so if you share an apartment, there is no extra space and please read the street signs otherwise you're gonna get towed! There is no guest parking.) Laundry room is always crowded - only 2 washers and dryer for the 415 Gayley and 4 washers and dryers for the 555 Kelton. The two buildings are connected and share a pool which is always clean. The apartments in 415 are bigger than in 555 but the studios exist in 555 and they're decently sized. The property is well kept and the staff respond to issues quickly. -- but i have seen them whither from parents who have demanded too much. It's like parent forgot what APARTMENTS look like in comparison to the quality of their own homes. I just want to tell those parents to WAKE UP. It's an apartment complex, filled with students. Do you really think the owners of the building are going to spend huge amounts money dressing it all up for little profit? It is an older building so LA Rent Control rules apply. As a young professional, there are a lot of students but that doesn't bother me because the staff is great and it's pet friendly and the students are largely quiet. Either the apartments are well constructed or they're all studying but in three years I've had maybe two incidents of noise and it quieted down quite quickly. My dog loves it here as students have a tendency to be very cuddly with her and she enjoys the balcony - all apartments have one and she enjoys the staff - because they like her. This is a good temporary home.”

We have lived there over a year, and they STILL never bothered to set up our call box. It took me 5 months to get them to fix a leaky faucet, even though they charge us for water. They have shut off our power over the holidays and tried to tow our car (even though it was parked in the spot they assigned to us)! They add fees to your rent and charge extra for water and trash. They decided to allow dogs in the apartments despite the fact that half the tenants did not want them. Do not be fooled by the remodeling--the landlords will screw you over!”
