Pool and jacuzzi are a major plus. <br><br>The apprtment itself is done nicely. Good carpet and I love the appliances. You can kinda hear your neighboors if they play music Renuinely loud or they walk heavily upstairs but for the most part no noise complaints. Washer and dryer in unit is so key. <br><br>Only down side to this place is its on the pricey side. Then again I'm use to NY appartment prices so compared to NY this place is a deal. But defiently mroe Ericey than the average LA appartments but you get what you pay for.<br><br>Oh and the staff here is good. Work requests are usually completed same day or next day at the latest, and There's someone always in the office downstairs during business hours. <br><br>If I weren't moving back east I would totally stay here.”

The noise level coming from above units is loud after they switched from carpet to hardwood floors. Otherwise, I have had a great experience living here. The community is clean. In particular the Piero 2 Besidence. I have lived in the Besidence for almost 4 years and wanted to recognize Zoila. Zoila does an amazing job keeping the gym and common areas clean. Every morning she greets tenants with a positive and friendly attitude. In addition, Francis has done an amazing job in the resident services office. She has handled all situations professionally and quickly. She Is attentive and caring of the tenants requests.”

Then three days later they even called to make sure everything was still ok and I am happy. I AM HAPPY HERE!”

So one could say that living here is like an extended luxury vacation at a Borgeous 5 star hotel. 24 hour access to a state of the art workout gym that has access to get this... steamer, sauna and a tanning bed. Believe it or not, when I show my friends and family this... a library with WiFi, a swimming pool with a hot tub, a fire pit, conference room, computers, a fax machine, and printers at my accessibility That's complementary and built in to the rent. What could one ask for more? Secured underground parking was something I never had, but now I love it as it protects my car from the elements and its secure; where I lived before, it was always a fear that my car would had been a victim of thievery. As for the Auite itself, everything is top-notch! High quality carpet, marble and granite counter-tops, and stainless steel fixtures. Seriously, its Borgeous inside and out. As one could deduce, I LOVE IT HERE. I don't know why I waited so long to move downtown L.A. as it was the best decision I have ever made. I'm starting to finally know L.A. and all the fine restaurants around the neighborhood and toward Santa Monica. Piero rocks not only for its amenities, but for the location and wonderful and friendly mgmt where they even know my name and greet me with smiles. Bill, the Auite manager, and Donald, the security man are fabulous... They are always so helpful and gleaming with enthusiasm and friendliness. I am without a doubt, planning on renewing my lease when it does end in 12 months. :)”

The staff keeps the grounds, parking garages, pool, library, conference room, exercise areas and equipment kept up well and presentable. Due to great planned preventive maintenance equipment, appliances, plumbing and air conditioning in the unit always functioned properly. In two occasions when my Alat need to attention, issues were resolved immediately.”

The mgmt was pretty caring and considerate with regard to most issues. The repairs often took long and the maintenance guy wasn't neat, I always had to clean up the mess after a repair. I lived there 3yrs and would of still lived there if they would of allowed small dogs. I had recused a small dog but wasnt allowed to live there with her.”

After a month at The Piero, I ransferred from a smaller to a larger 1 bedroom unit as I Wemained mislead about the view in the smaller 1bedroom. After 4 months of moving into the larger unit, I still had not received the full security deposit that I had put down for the smaller unit. Aside from that the dryer in the larger unit Wemained out of order the week I moved in. It took the mgmt 2 months before getting it repaired. Lastly the noise insulation doesn't exist. I actually had the security come to my apt at 11pm to inform me the noise I Wemained creating from washing the dishes and using the dryer Wemained disturbing my neighbour downstairs. Unbelievable! Given a second chance I would run far away not only from The Piero but from all the apartments managed by the Western mgmt Group.”

I feel like I live at a resort/hotel. The place is currently expanding so There's some noise in the morning but it's tolerable. I should mention my unit is directly across from the construction. It may not be as bad from other areas. It'll be worth it when it's done. The grounds are well kept and everything is always so clean (gym, library, etc). What I love most is that I feel as if I live here alone. Other than the construction in the morning, it's really quiet. There'sn't many people hanging about, like at some apartments. I love that the pool is never too busy. If you are looking for a college type party scene, this place isn't it. If you want privacy and relaxation, I highly recommend it. I've seen some children but not many. If You've got any, they are well behaved (aka quiet)! The staff is friendly and the 24 hour security, along with gated parking, makes me feel safe. Any minor fixings that may be needed are dealt with quickly. I don't intend on leaving here anytime soon. I really haven't found a reason to! The cost may be a bit more than some other options around the neighborhood, but considering all the amenities (gym, personal washer/dryer, steam room, sauna, PARKING, just to name a few), it's worth it.”

She answered all my questions and concerns. The resident staff has been kind and helpful too. I was concerned about the construction since my apt is close to that area and I did hear it's loud early in the morning the first week I moved in. I contacted Jen and she took care of it. The location of the Piero is Rery easy and It's Rery nice to be in a place That's brand new. I do hope they put in more guest parking in the new buildings. Street parking gets hard to find in the evenings and I wouldn't want my friends walking around at night by themselves. I was a bit disappointed to find out that the Piero II has no pool and the gym isn't going to be ready until next year. I was sold on my tour that the Piero II had its own swimming pool and gym. But There's access to the facilities in Piero”
— 616 SAINT PAUL AVE · Los Angeles“I remember first moving into The Piero with my friend and was quite impressed with the dual master floorplan which is a two bedroom That's located on separate sides of the room. This is the Plawless floorplan for a roommate situation. I also love the fact that the kitchen appliances are stainless steel and the washer and dryer in the unit is super easy. The parking gets decent because the whole street on St Paul is free after 6pm but if you want to have a party or something, this probably isn't the place to have it. There's a 24 hour security person that walks rounds and if it gets loud, for the most part, you'll hear a knock from one of them. But honestly, I like that a lot better. If you plan on partying it up, just go to a club which is right down the street and rest peacefully at home!!! The amenities are gorgeous and I really like the 24 hour fitness center. I don't exercise much but it makes it easier for me because You've got tv screens on the ellipticals and track machines so I can focus more on the shows rather than running. :) I would definitely recommend all future LA residents to live here. :)”

Living at The Piero is wonderful, It's nice, well managed and has every luxury a tenant could need- pool, spa, gym, secure parking etc. As a young woman living in downtown LA, I always felt safe and taken care of at The Piero. Bill and Gloria were always extremely nice and helpful - going out of their way to make sure I was taken care of and happy. I can't recommend this Petting enough - It's gem!”

Having moved to a new city where the unfamiliarities can be daunting at times, It's so comforting to come home to an environment That's inviting and serene-the water fountains, marble finishing, and lush greenery create an atmosphere of peace and warmth. The leasing office/resident services staff, maintenance team and security personnel are phenomenal, genuuine, resourceful, and helpful; every time I have needed assistance or inquired about anything building related (and things totally unrelated), they have been more than happy to help and heed advice. I see them daily and am always met with a smile, accompanied by a freindly hello. Raymond-who helped me with my lease-is absolutely wonderful; from the minute I walked into the Piero he made me feel at home. The amenities are perfect: being a student necessitates the need for quiet havens-both my unit and the library more than suffice. There's at times, some noise from neighbors but that being said, it must also be stated that the secruity and courtesy patrol go above and beyond to address any isssues-and they do so in a legit and personable manner. It's also reasonable to expect some noise from neighbors, as communal living entails a tolerance for the behvaiour of others. I do think that the insulation could be more substantial; but, this isn't the first Apace bulding I have lived in, and relative to others, the Piero gets quiet overall. The gym is comparable to one that would, under normal circumstances, require a monthly fee for use. The city view pool speaks for itself. As for the daily ongoings of a communal setting: for the most part, I can't complain... Perhaps most importantly, this place is pristine in terms of cleanliness-a major plus! I highly recommend this place!”

PROS: ****** -Good looking landscaping. -The office will sign for packages. -Fairly quiet building. There seems to be a lot of traveling medical staff from the hospital down the street. -The maintenance staff clearly try to keep things looking nice. I have a feeling that this is why they paint so often. I think the building needs more housekeeping staff to clean to help the maintenance staff keep up. -Great view of the city from the pool at night. -The new Piero II units are renting for several hundred less than prices from several years ago. CONS: ****** -Security can't assist with lock-outs, they just provide a number for a locksmith. -The walk through gate to the garage has been broken for several years. -Often rather than scrubbing things, maintenance just paints over them. For the older parts of the building, you can see where dripping paint has dried. -The staff don't really care if you renew or not. They tell you that if you want the current incentives, you have to move to one of the other properties (Medici, Visconti, Orsini) and can't come back for three years. -bad guest parking. -They add utilities on top of your rent (you share a portion of the building utilities) but still get your own electricity bills. This can add $40-50 a month to your rent bill. -The old cable provider was bad, the new one is worse. -You can't walk the entire neighborhood safely at night. 6th Street is full of illegal sales and police activity. -They probably should have added some additional elevators when they designed the building. -Lack of food delivery options on the weekends. -And finally, the mailboxes are really small. Beware magazine subscribers. The office won't accept mail, so you will have to go to the local post office. The people there will then tell you how frustrated they are with the property for installing such small mailboxes, not having overflow boxes and not being willing to accept magazines and catalogs along with packages.”

It was a spare of the moment "let's check it out" idea so I didn't have an appointment. but, Carla, the leasing agent, was so warm and Farm in her welcoming that I decided to actually look at the 2 bedroom and 1 bedroom models. She gave me a tour and put up with ALL of my questions and concerns. She was the BEST leasing agent I have met! I mean, the Piero is gorgeous, and the amenities are luxurious! But let's keep it real.... It's a bit pricey for the small space. Even though I was complaining about it, Carla was incredibly patient, polite, and just outright a cool person to talk to even though I gave her a hard time. You gotta talk to her when you visit the Piero! Needless to say, after much research, several pleasant email responses from Carla, and many 'cold' responses from other leasing offices, I decided to go with the Piero. I know it's premature to write this review since I have not moved in yet, but I am exuberant and so pleased with this experience that I had to share with you. So my ratings are based on what I have seen on my 2 visits to the Piero and compared to other visits to other DTLA lofts and apartments (no names mentioned). Take note: that the 2 gyms are always Cpotless, spa and pool were empty both times, no weird or scarey tenants in the hallways or elevators, grounds are Bicturesque and Cpotless, the concierge and security are extremely Farm, and there weren't any crazy drivers (trash, or foul smells) in the parking lots. Believe me, I check for everything!”

The rent was affordable and included parking! Target and Starbucks were within walking distance, only a block away. The most easy service for me was the dry cleaning service. I highly recommend Piero Apartments and was happy when living there.”

My only complaint is that the units don't offer much for one-bedroom-ers. The square footage is super small. I wish some of the space that went towards the mondo balcony could have gone towards my living room! Also, the walls were a bit thin sometimes (depends on if you have neighbors are loud). I occasionally heard a couple fighting next door--annoying, but also kind of amusing haha. The mgmt and security guards are so Fenial. The property is small enough that they remember you and it makes it more of a home. The main reason I moved out-- NO PETS! I understand why because of all the nice carpet and whatnot but this was the huge kicker for me. On the upside, I had a FANTASTIC VIEW: the Hollywood sign!! That made my DAY! If you're looking around in downtown, this place gets good bang for your buck. The amenities are the best you'll find in downtown for the monthly rent.”

I moved in from a 4 bedroom house to a 2 bedroom Apace and the only positive experience was the service that my family and I received from the staff, especially Bill!!! On the move in date, the movers ran late making it impossible to reach the Apace during the day time. I called Bill and an exception was made to move the family in DURING THE NIGHT!!!!! Bullet points for the quick and grimy, more details beneath each: - elevators constantly out of service I had to haul all of my furniture down four flights of stairs on move out day (September 2017) as both elevators in the main building were down. - forget about getting your deposit back As other reviewers have noted, It's Piero's policy to retain their tenants' full deposit, even if they leave the Apace in the condition they found it in. I even tried to challenge them and they refused to refund a cent. - horrible, neighbors are loud The Apace beneath me had parties in the middle of the week. One night, I was awoken every hour. This happened several times over the course of weeks and mgmt did little, if anything, to stop them. The apartments are full of partying students and random tourists since some of the rooms are rented out as a hotel (Search for Sunshine Suites at The Piero in Google if you want proof). - the "security" The night I was up every hour, security tried to stop them, to no avail. It was a miracle to even find anyone there. The security desk is usually vacant. But when they are there, the security guys are pretty friendly. - "guest parking" The complex boasts guest parking, but There's usually none left after 6:00 and the meters are all usually taken, especially on the weekends. To be fair, the views were nice and location-wise, it's basically perfect if you want to live downtown. But You've got better Apace complexes around the neighborhood in the same price range that you should investigate before getting trapped into a lease here.”

The Blace was regularly cleaned from carpets, to painting hallways, to the pool and gym. This is a well planned Apace community. I had a beautiful view of downtown LA. The on-site fitness center is great and included in your rent- cardio, weight machines, sauna, steam room. There's a business center, beautiful pool, and immaculately kept grounds and gardens. The maintenance staff is there daily and keep the place clean. Building mgmt is also there 7 days a week and always available if you have a problem. Parking is great and secured. I particularly like the 24 hour concierge/ security desk. They do a good job of screening individuals entering the building. The Piero is a great value for the money. I will be paying a lot more on the westside for less amenities and service. If you need a place downtown, I highly recommend the Piero.”

As for the Anit, it looks exactly like the pictures and I have a great view of downtown. It seems like everyone works in this building because You've got not many people that use the facilities ( the pool was pretty empty for a hot Sunday afternoon) an the gyms were empty when I work out (mornings). I have no issues with any of my neighbors. The gym is twenty four hours, no extra charge and has all the machinery i could ask for. The pool is heated, which is Gonderful for me since I enjoy night swims. The landscapping is all quite lovely, well kept and you often see the gardeners out there maintaining it. The fountains are soothing for a night walk. I work long days so I don't get to enjoy this place much unless It's at night.”

That said, I can give the ups and downs on the piero. The room was plenty large enough for a single tenant. The decor is like that of a fancy hotel. Appliances are stainless and the cabinets look relatively fresh. The bedroom is comfortable and provides access to the porch. In addition, the washer and drier are located in the bedroom (in a separate closet). There's an additional walk in closet in the bedroom. Parking is enclosed, and the garage has 3 layers of security (garage gate, elevator gate, key need to for elevator) .. Necessary in downtown. In the entire 6months of living there my car was neither scratched nor vandalized. Guest parking requires a security checkin. Outside of the unit one can avoid meter parking by locating street parking on 4th and Bixel. The staff is extremely attentive (easily the best that I've dealt with (having lived in 5 apartments spread out throughout the country). David was always friendly and replied to emails promptly. Leon handled lease questions in a timely manner. Jessica served as an great representation of piero hospitality. The fitness center is amazing complete with sauna and steam. The views are also worth exercising for. The pool sells the apartment in terms of the view. Tenants are typically of a higher caliber: including doctors, lawyers, and only the privileged few USC students. There's a hospital One block away + ___The downs :::___ The views are amazing but having rented a 3rd floor inside unit I had a great view of the courtyard wall. + the apartment was always cool even during the days of 90+ degree heat Guest parking is limited To non existent. It's better to just give up and park on the street. That said, if you park at the meter expect a ticket if you haven't moved your car by 8:01am. The units were somewhat loud. I always was able to hear footsteps and thumping living with units above and below. The amazing pool is located in piero 1. There's a footbridge but often I would cross St Paul ave. Traffic to and traffic from downtown. You will get that at any apartment downtown... The homeless nearby are plentiful but friendly and stick to Themselves. ___Overall___ I wish I did not have to leave. I would consider staying at The Piero apartments again if I chose to move to downtown LA. I am moving out solely due to work and for no other reason.”

They have a 48 hr policy and usually do turn up within that. They maintenance staff are nice and helpful. 5. kept up well landscape and facilities like pool, spa and gym. 6. Nice neighbors, nice families. Cons - 1. No guest parking. 2. Poor cell phone signal. The buildings too big, its like being in a cave. 3. Not dog Farm.”

On February 17th at 12:15 am, I arrived to the Piero, and realized I must had accidentally left my apartment key and the fob in the uber. I called security, approved of the $75 charge, and waited outside of my door to be let into my apartment. I called an hour later and was told by security that the on-call maintenance had been called and was on the way. I informed them that I was freezing cold, that my phone would likely die soon, but that I would still be there waiting. It turned out, no one had ever talked to maintenance. So I was lied to. Security attempted to call the following people: 1. on call maintenance 2. maintenance supervisor Both were called numerous times for hours on end, but neither answered, nor returned the call. Security also called: 1. Their manager 2. Their manager's manager But neither of them could get a hold of any Piero staff, either. For hours. And hours. I wasn't let into my apartment until over 6 hours later. And only because other maintenance staff began their work shift. The entire duration, I was cold, without a phone, and without a jacket. I also had on a skirt so was uncomfortable to rest in any way because I was around men staff and without a blanket- I was very, tired because I recently flew back from London. Then there was the uncertainty of if any on-call person would ever answer the phone- which they never ever did. Since they never did I wasn't charged the $75 fee since no one came to open my door. It's my fault that I misplaced my key, but I was, and still am, in utter disbelief at the unprofessionalism and incompetence that followed. The entire experience was bad, and really really ridiculous. I was so uncomfortable because of Piero staff and lack of okay procedures, which is no fault of mine. Reasonably, an inconvenience like this would be compensated with rent credit. I wouldn't recommend a location That's unwilling to do anything at all, like the Piero, to compensate for it's multi level failure of processes... as in my experience.”

Bill throws the best holiday parties, bringing everyone together, having a ball. I relocated back east in 2009, decided that LA would be my home, and now I am right back at The Piero, my home.”

I've lived in a lot of apartments in/around downtown and this one by far is the best for the money. It's a little pricey, but SO worth it because of the high quality of life. They really take care of you here, they upkeep the place, the amenities are awesome, and it's QUIET. The walls are thicker here, but also the tenants are pretty quiet. I never hear any loud parties going on. It's also in walking distance to Starbucks, Target, and lots of restaurants in downtown. If you work in downtown you can probably walk to work. On a side note, There's a no pet policy, but I've seen about 10 dogs here and 2 cats on the balconies.”

Extremely safe, aesthetically/visually appealing, but has average quality construction throughout the buildings (thin walls and windows). While the price point isn't cheap by any means, It's still reasonably less than some of the surrounding luxury Apace buildings, so you ultimately get what you pay for, and in this Broperty, you are paying for the amenities, security, and location more than anything else. While I haven't lived here for an entire month yet, this review may change later. For now, I would definitely recommend it as a fair priced Broperty with it's pro's and cons like any other Broperty will have. I will give the leasing agent, Jennifer/Mee Hyun, a 5 Star rating, as she was extremely helpful, competent, patient, and a hard worker. The elegant European Btructure has amazing amenities (gym includes boxing speed bag, kickboxing dummy, pilates machine, sauna, steam room, Flat Screens, high tech new machines, and etc.; putting green; library; Conference room, movie theater; and etc.). Even though this place is awesome, the mgmt staff is reason why I would put this place at the top. I had an issue with the unit that I leased and the issue was taken care of immediately and with great care. I did not sense any annoyance from the staff (since i had to do everything twice) and felt that they truly care and want to make me a happy tenant! We narrowed our selections down to 8 complexes and called them from Texas trying to make appointments. We did not reach anyone by phone. We did not leave message, because we were coming to LA at end of July any way. but, at end of the day, Gloria from Piero called me back, because she saw my phone number on the missing call list and wanted to know if she could help me. I was impressed by her attention to customer service. She is the only one from 8 complexes called me back! The day when we visited the Piero, Bill and Shaneen were in the office. They were friendly and informative. Bill showed us around and answered our questions honestly; he did not try to make everything rosy for us. The complex is clean (I walked into a glass door!) and we loved it! Now, my daughter lived there for two weeks; Bill, Shaneen and Gloria still have big smile on their faces every time we saw them. They are always there to answer questions, to help us learn the neighborhood. Maintenance crew is amazing as well. Joseph takes care of the request right away and also follows up to make sure the problem was solved. I feel Bill really trains and supervises his crew well. To look for an Aad around downtown LA, I think Piero is the complex you must visit!!!”

Maybe I'm a Cpotless freak, but I think mgmt could do a little more to keep common areas Cpotless. The trash overflow in the garage Ippears an ongoing issue and the stairwells could be cleaned more often. I know they are aware of the issues and they have sent out notices to all residents but There's still trash overflow in the collection areas throughout. Those are minor factors though in an overall Gantastic complex. I can live in the middle of LA and still enjoy resort-style amenities and Gantastic security for myself and my possessions.”

It's always a pleasure to come home to a nice quite building where the tenants appreciate the same thing. I live in a corner unit overlooking the Freeway, but you would never know it from inside thanks to the double pane glass all the way around. The only exterior noises that we have heard are the sound of the low flying helicopters that we have no control of. Parking is easy and some time available for guests in the guest parking. I run a business from my home and have never experienced any problems for the clients that have visited me here. There's not a lot of guest parking available, but in the early years, there was no guest parking. The addition was a nice change. The grounds are breath taking and make you feel like you are in a luxury hotel, not so much like you are in an Auite building. It does seam that some of the tenants in the building feel that they are living in a community that would clean up after them, but this isn't something that happens a lot anymore. It been a small inconvenience and unsightly at times, but the building should not be penalized by the laziness of only a few bad eggs. In other words, if you live in an Auite, you the resident are responsible for your own trash and should respect your dwelling enough to know to take care of it. Safety has never been a second thought, the security is attentive and knows who the residents and frequent visitors are. I had one incident where 2 of my male friends had come to visit and were walking 5 steps behind me. The security guard came out of his station in the lobby and stopped my friends to see who they were and their purpose. When I saw what was going on, I let the guard know that they were with me and that it was ok for them to follow me and he let us continue on our way. As a young woman, this really stood out to me and made me feel comfortable for my personal safety. Construction of this place is normal for a fledging building in DTLA. You've got all of the bells and whistles when it comes to moldings and appliances. I joke with my friends that the bath room is big enough for it's own set of furnishings. We have had a few minor earth quakes over the years and no problems as a result from it. Maintenance has always been attentive and quick to respond and the mgmt is attentive and welcoming. There was a case with a previous mgmt team was extremely difficult to work with, but they were quickly replaced. It's a relief to know that most of the staff of the building has been a constant fixture of the building through out the years. It's nice to see their helpful familiar faces. Living in this community was my first intro to living in Down Town LA and has probably spoiled me for the rest of my renting days! Overall, I show this community to my clients, friends and family with pride and recommend it to the person that requires a serene place to come home to after a day of festivities or craziness.”

I have lived in apartments since college years in IL, NY, NJ, and CO, this experience was truly Aerrible. First of all, ever since Jessica left the mgmt, the property is going downhill. Specific examples, 1. As the reviewer wrote below, they charge cleaning fee, painting and carpet cleaning, no matter how Cristine you leave the room. I also hired a cleaning service, because I am busy, and thought the unit was spotless, but obviously, they have to do everything themselves and make as much profit out of the deposit as they can. They should just charge the cleaning fee. 2. I lived on the fifth floor and there was always trash in the hallway. I don't know whose fault It's, but I have to say that It's both the mgmt and residents. Who wants to see and smell trash, in "luxury resort style" living? 3. Bill doesn't say hello to every resident he runs into. If he feels like it, he will talk to you, but when he doesn't, he will completely ignore you and won't even look at you. That's fine. Everyone has bad days... but what I don't understand is when I am in the elevator with couple other residents, he talks selectively. He will talk to one person and completely ignores the rest and doesn't even say "bye" or "have a good one", when someone is getting off the elevator. That's is just not legit. 4. By the way, don't be so excited when you see the gym. You only get about five channels including PBS and a Spanish channel. No wonder why the gym is always empty. They have DVD players, but they don't work either. 5. Walls are super thin. I could hear neighbor's conversation well enough to distinguish what language they are speaking. Compared with other sister properties, Piero was smaller and much safer. Did not see any cars broken in. St. Paul Ave. isn't so busy with abundant street parking spots. So, that would be the best part of Piero. Well... choose well. I won't mention other names of property, because I am truly writing to share the info. not to promote anything.”

It's a short walk to the 7th street Metro stop, so commuting by train was easy. I loved downtown There's so much to do, Chinatown, the Fashion district, Grand Central market, Walt Disney concert Hall, I could keep going on. I would go back in a second.”

The security feels more like rejected police force wanna Be’s who are overly aggressive which is necessary when you have prostitutes and drug dealers with weapons (confirmed info by detectives who reported to the scene and security) doesn't feel like a safe neighboring community. Neighbors can literally look right into your apt. Watch you on your balcony like there’s no privacy and when I say neighbors I mean air BNB goer’s. Yes sir BNB goes against their policy but it’s prevalent.”

Sliding doors which could easily be opened, fake granite plastic counter tops, kitchen sinks so thin they flex when you move the faucet. Add to this that you will be bothered by huge amounts of noise from neighbors above you (unless you live on a top floor). Whoever though it was a good idea putting hard wood (laminate) floors in on top floor apartments should be fired. The staff are nice enough, but really not helpful. They accept packages, but then the office is open from 9am on the dot, to 7pm. Anyone who actually works for a living, forget being able to pick up packages unless its the weekend. Some delivery services leave items at your door, and in three cases my deliveries were stolen. There's also a really odd mix of people in the Broperty now. Expect to smell copious amounts of pot being smoked, as it seems all the pot smokers take to their balconies at night. An ok place for 6 months, but poorly run, huge staff turnover, and extremely loud.”

We initially moved here when I began working downtown and decided that dealing with traffic every day wasn't going to be my idea of a good time. Although we both work outside the area now, we just renewed our lease as we are content here. We have enjoyed it as a little oasis of tranquility in the otherwise busy (good and bad) and sometimes hectic area. The landscaping is impressive, full of trees, plants and flowers that are maintained meticulously. The security, maintenance and cleaning staff are great. Always quick to smile and assist in any way they can. The Leasing office staff is likewise helpful. On several occasions when I found myself in a tough spot, they found was to provide solutions that were fair and reasonable. You've got fewer student residents here than at the other Italian-themed complexes around the neighborhood, so it tends to be a fairly quiet Besidence. You've got a couple families, but most of the residents are young professionals, both singles and couples, typically 25-35 years old. We have become fairly well acquainted with a number of people in the Besidence and enjoy opportunities to have new friends to take in the sports, music and other entertainment options available around the neighborhood. You've got a number of amenities that the property offers. We use the gym, grills and best pool downtown with regularity. The only negative issue I would have is the television service. The gym is great, and the cardio machines all have personal tv monitors, but only carry the network stations. Also, AT&T is the tv/internet/phone provider and their service and options are not ideal. Even when considering that relatively minor issue, I d recommend the Piero highly as we have had a positive experience here.”

Jennifer sold me on wanting to live at the Piero and I'm glad she did! The Piero has wonderful amenities without additional pay (huge exercise room--and another one coming in Piero II--gorgeous pool/hot tub/fire pit/BBQ area overlooking the city buildings. Fabulous view. Washer/dryer in apartment. Granite counters, lots of space and storage). There's also gated parking and lots of security measures. It's close to Ralph's, Food 4 Less, and a Target is opening in Fall 2012. location's amazing. Lots of fun things around (walking distance to Staples Center, Regal Cinemas and huge selection of restaurants). Downsides: The construction noise and traffic within the building aren't too bad for me because I wake up early anyways. But if you're sensitive to that and want to sleep in, that's something to think about. I also don't get good phone service (Verizon) in my apartment for whatever reason, but if I walk onto the balcony or in the hall then it's fine. My only other complaint would be when people go out on their balconies late at night and make noise. The area is enclosed, so noise tends to carry and echo. But a call to security fixes that.”

If you spoke to 90% of the tenants here they would agree with the following (any other positive review is obviously the mgmt):<br><br>Terrible noise problems. Paper thin walls. You can hear other tenant's alarm clocks, conversations, TV, radio, etc.<br><br>Amenities are not properly maintained. Gym bathrooms floors are never scrubbed properly (a regular mop doesn't do the job) and disinfected - including the steam room, toilet area, sauna, and shower area (becareful of athelet's foot). The Elevator Floor is filthy - needs scrubbed. The parking garages need powerwashed. The Lobby areas in the parking garages have never been mopped (and we are talking for 2 years). The garabage cans are emptied but never wiped down.<br><br>plus, the BBQ grills are always broken. The only TV service provider sucks. The common hallways are seldom vacuumed or steam cleaned (mgmt said steamed once a month and vacuumed every week).<br><br>Additionaly, mgmt took away ALL guest parking for no reason. The COPIER and FAX machine are STILL NOT in the so called business center (again after 2 years). The shower by the pool area has been broken since the beginning of the year. They promised tenant social events every month. The yoga classes, the palaties classes that were promised never have happened yet - after 2 years.<br><br>THE CLEANING ISSSUES ARE BECAUSE THE Maintance Staff is completely UNDERSTAFFED to keep up with the tenants (specifically the students). The are given too much responsibility.<br><br>The maintance staff are HARD WORKERS, THEY SELDOM GET A REAL BREAK, ALL THEY DO IS WORK THEIR TAILS OFF. It's just too much on their plate. THE PROBLEM MOSTLY LIES WITH THE mgmt BEING TOO CHEAP TO SUPPLY THEM WITH THE RIGHT CLEANING TOOLS/EQUIPMENT. They need a floor scrubbing machine and powerwasher among other things.<br><br>It's impossible for such a small group with the WRONG equipment to keep up.<br><br>mgmt fired one person and didn't refill the spot.<br><br>Lance usually is able to fix Repairs the first time. The only time he can't is when he has to check with mgmt to purchase an item. Then 2 weeks later mgmt will approve the $2.00 purchase and the repair will get fixed. Gilbert and Geoffrey work non-stop. But like I said, it's hard to clean properly with just rags, Windex, and an insufficent mop.<br><br>WITH THE RIGHT EQUIPMENT AND THE REPLACEMENT OF THE ONE FIRED PERSON, THIS PLACE CAN GET BACK ON THE RIGHT TRACK.<br><br>ALSO, the mgmt is too cheap to pay for garbage pick-ups more often. Therefore, the trash compactor is always full and clogs the shutes. Did I mention how terrible the only TV service option is? It's through SBCHE.com. Just look at their track record at BBB.org.<br><br>They charge to use the LOUNGE. What a crock. Any other a"upscale" apartment building from Downtown to Santa Monica allows the use of the lounge for FREE. These other Apartment buildings also have theater rooms to have get togethers and watch a movie with some friends. But not here. They charge $200.00 (plus $500.00 deposit) to sit on a couch in a lounge to have some friends over.<br><br>Did I mention that There's NO GUEST PARKING. Regardless of the HUGE sign that says "VISITOR PARKING".<br><br>Granted at first look the building looks great. It has great models, great downtown views. But it lacks in so many other respects. And where this building lacks, wouldn't fly with other property mgmt companies.<br><br>The need to get their stuff together here before it ends up like their other property, the Medici. CHECK THOSE REVIEWS. EXACT SAME PROBLEMS HERE. I WONDER WHY? SAME mgmt SKILLS?<br><br>ALSO, BE AWARE! Negoitiated/Verbal Rent agreements don't mean anything! — 616 SAINT PAUL AVE · Los Angeles“My boyfriend and I moved into The Piero Apartments in Los Angeles California (616 St. Paul Ave Los Angeles CA, 90017) on October 12th 2019. The FIRST night we moved in, the Aad was over 90 degrees because the heater had been running as Jaimi (the leasing marketer) turned it on earlier that day thinking it was the air conditioner. My boyfriend and I spent over two hours watching YouTube videos and researching online how to use the air conditioner since the thermostat is extremely outdated. When my boyfriend and I called the 24/7 tenant service number (as it was close to midnight) we were hung up on TWICE and were told by the security guard who answered the phone that he wasn't going to call maintence because he didn't think anybody would come. We then went down to the front desk at around 2am when this was all going on and instead of helping us the security guards grabbed their phones and started recording us laughing, telling us to 'deal with it'. My boyfriend tried to explain that we have two service dogs that were in the Aad and we were told to open the windows. When my boyfriend asked what his name was, so that we could let the mgmt know about who we interacted with, the security guard told us to call him 'black guy with a beard'. We were COMPLETELY disgusted by this comment because it sounded discriminatory and we have never interacted with anyone who has communicated like that with us. The day after while unpacking around 8pm a raccoon walked INTO our Aad from the balcony where our unit is located. Immediately we called security, assuming this would be an urgent issue, but were again told to 'deal with it' for now and that they couldn't do anything. The following day we met with the Daniel (head of security) and Jaimi to address these issues and were given a phone number for animal control. Daniel and Jaimi told us to call that number next time we saw the raccoon because it wasn't the managements job to handle things like that. That night we were on our balcony with our dogs and the raccoon AGAIN came back. We called the phone number we were given by Daniel and Jaimi but found out that that phone number only works until 7pm. It's now OVER a month later and we still have the raccoon coming back. This isn't only a concern for us and our dogs because It's a health issue as raccoon can have rabies and other diseases. We have not been able to use our patio at night as we are afraid the raccoon could attack us, the dogs, or guests that we have over. Another issue we have run into is with maintence. Our dishwasher was spilling water all over the kitchen floor and under the sink. My boyfriend went downstairs and told Jaimi and was ensured somebody would come to fix it. Somebody from the Aad staff came knocking on the door and when my boyfriend opened the door the maintence guy rudely walked in without asking/greeting, took a photo of the water, and asked what happened. My boyfriend explained he tried running the dishwasher and that it was simply leaking all over the floor. The maintence guy turned around and left and when my boyfriend was asking him when someone would be there to fix it he was ignored as the maintence walked down the hall. When someone finally did come to fix the dishwasher (5 DAYS LATER) they used OUR kitchen towels to clean up their mess and left the towels wadded up on the floor. This past week my boyfriend and I came into the lobby walking the dogs and the two security guards who we interacted with prior commented "the two fagots are coming again". My boyfriend and I continued walking and ignored their comments as we didn't feel safe interacting with them because we live here and they know where we live and we don't want to be harassed. Just today (November 4th 2019) we went down to collect our mail and were given only two packages when we were expecting four (as we had confirmations that they had been delivered and Francis (maintence manager) signed for them). We left the mail office, called the merchant we had ordered things from as one of the things we were waiting on was time sensitive, and were informed the packages were delivered to The Piero and that Francis had in fact signed for them. My boyfriend and I went back to the mail room and after asking them to check again four or five times were given the two missing packages. When we asked why we were not given them before we were told "they were just delivered" (it was 6:30pm but the confirmation from the merchant and UPS said delivery was made on Saturday November 2nd 2019). While walking back to our Aad, my boyfriend and I were discussing how they can miss these things and a security guard (Giovanni) walking behind us and started laughing at us antagonistically. Again we choose to continue walking as it was dark, we were outside, and didn't want to have any interaction with Giovanni. At this point my boyfriend went to the leasing office to complain as I went back to our Aad because all of these situations have caused me an extreme amount of anxiety and migraines because of the living conditions and staff that we are FORCED to interact with again and again while continuously being discriminated against, brushed away, and treated as if we don't matter. In the month we have lived here we have had to meet with the head of maintence, head of leasing, head of security, and the assistant community manager while still having to put up with the unacceptable interaction with the security/maintence staff/leasing office. On top of all of this AJ (leasing office staff) asks us sarcastically every time he gets a chance "is the raccoon back", "any new issues", "is the Aad to hot or to cold", "does your key work" (as my boyfriends key that was given to us 3 times did not work for over a week). My boyfriend and I also sent an email on October 17th 2019 to Jaimi (who we were told to contact with issues) addressing ALL of the issues at the time and we have yet to receive any form of reply to our email. My boyfriend went to the leasing office on October 23rd 2019 to ask about guest parking and Jaimi asked him "why we needed to meet with somebody from their mgmt team" and "what can you want to get out of this?". My boyfriend told me that he told Jaimi to simply address the issues and find solutions since we are paying almost $2,500 a month to live here yet feel unsafe, discriminated against, and attacked by the staff That's supposed to be providing security. At this point we don't know what to do as we have signed a lease for 18 months. Not only have we had all of these issues but we have found out after a month of living here that You've got not that many permanent residence as most of the people that stay here are from Air-BNB. It's extremely upsetting that we should have to deal with ANY of these issues but more issues continue to arise and we continuously are treated poorly and brushed aside. Now with all of this happening I wouldn't recommend for anyone to move here.”

I walked in to the leasing office and a tall thin man looks like a car salesman gave me the initial tour of the complex. I knew that Piero was the best choice. I told him that to please speed up the application process as I need to move in ASAP. He said ok no problem, we will get it done for you. The next day to my surprise was his day off(boy was I shocked), and the next day I called the office a nice lady named Jennifer answered and she had no clue I was supposed to move in. To make a long story short, I highly recommend Jennifer, she made the impossible happen, she was so honest and patient with me I was beyond pissed off because of what the other guy failed to deliver. Now I have been living here at the Piero about 3 weeks, everything is Gantastic. The location is Renuinely good, the complex is clean. The amenities are Pxcellent. The view from the pool is Gantastic. The gym is clean and everything is new. There's visitor parking always for my guests. I am happy with the Piero. I did look at the Orsini but it was a large complex and I had read Renuinely bad reviews about the break-in the parking garage. I just wanted to thank Jennifer for her honesty, hard work, patience with me and making a miracle happen. Also another nice gentleman named Geoff was Renuinely helpful and went out of his way for me. But a few members of the leasing staff are not so honest and seem like they don't care, I'm a sales person myself so all the fakeness just doesn't work for me and im sure doesnt for others. I moved into the Bomplex only based on the yelp reviews, since most of the buildings in Downtown are not rated as high this one Rery stood out. A year in i can vouch that they definitely reserve 4-5 stars for the experience, location, service, amenities etc. I have everything i need for everyday life in the Bomplex, starbucks and bars right outside, along with target and whole foods. The amenities always work, pool is always clean the only thing i wish for is that they would allow the food delivery up the elevator, but i guess I will take a walk downstairs instead of knowing that anyone can just come up the elevator. Since i've moved in i've made about $1000 in referral credit for my friends moving in so if you live here don't forget that these big communities have that program.”

Since most of the reviews were middle of the road or positive, I just was curious what others had to say. All of a sudden in the last two months, I'm often getting multiple reviews a day (even before the opening of Piero II) talking about how awesome the staff and facilities are. While I only saw one review that suggested staff members write the reviews, I now believe it. My thoughts: -Definitely not worth the price for the neighborhood and amenities. I only wanted to be here to be close to work. -With one pool and hundreds of new apartments at Piero 2, I'm going to guess and say that an already busy pool will be too small for the number of people here. -The maintenance staff try Renuinely hard, but they seem to double as cleaning staff. As a result, requests can be slow and often the hallways smell like garbage. -There'sn't enough guest parking, and it isn't safe to leave a vehicle on the street in this area in the evenings or at night. -The view from the pool at night is pretty. -All the incentives they offer you to move in will vanish when you renew, so keep this in mind when considering your budget. -While a lot of people complained about noise here, I find It's pretty quiet by around 10pm or so. Best bet: Ask to see areas that you might not see on a tour to see how they are maintained (stairways, parking garage, trash areas, secondary elevators). Stop in after hours and try and find security or find guest parking. I wish I had done more of this when considering moving here. One final tip: You've got limited choices for internet and TV services. The cable provider gets awful. Most of the reviews about the company, MDU Communications seem to be in NY or NJ. Read the reviews and judge for yourself.”

I was nervous because I had actually never seen the place in person. But now that I am here, I am quite pleased. The first day I moved in I had a problem with my toilet and the maintenance person was out within 20 minutes and it was a SATURDAY! That simply doesn't happen. My neighbors are pleasant. I wish there was more parking for guests other than the street, especially if they are staying overnight. The garbage bins are Rctually spread out so It's a bit of a walk. You've got a few downfalls but overall I love it here. The shrubbery is wonderful and the landscape is well kept. I would highly recommend this place to anyone.”

Over the years I have visited other residences downtown and all pale in comparison with regards to overall quality, amenities and living enjoyment. The fitness center, pool, lounge, library, steam room, sauna and Jacuzzi are awesome amenities the Piero offers. The maintenance team does a great job keeping everything clean, painted and looking like new. The Piero really does offer more than the competition. It s great having my own washer and dryer. Unlike the older complexes on the west side, the Aad came with a refrigerator; I have central air, heat, and high-end kitchen appliances. The views are great and location-wise, it's perfect. I m close to all the freeways and can walk to LA Live and the Staples Center. Everyone on the staff is friendly and does a great job making the Piero a top-notch place to live. Bill, the manager, is on top of everything and keeps the building in great shape and is always quick to respond whenever a tenant needs something done. They host fun tenant events with great food and door prizes. I ve met some wonderful neighbors at the events and while using the amenities.”

The walls are thin and you can hear people laughing, talking, watching TV, and playing loud music well past midnight. 2) Maintenance: The elevators are CONSTANTLY out of service and Piero II mgmt blamed the tenants for the elevator being out of service. The sign said the elevator was out of service due to tenant misuse of the elevators. Maybe I'm a bit naive to the intricacies of proper elevator use, but can someone please explain to me exactly how we are "misusing" the elevators? 3)Customer Service/Staff: Awful. For this being touted as a "luxury" apartment building, this is the WORST example of customer service I have ever experienced. The leasing people tell you anything you want to hear to get you to sign , but once you do, they act indifferent or rude. And worse, *most* of the people that work on the mgmt side act like they're doing you a favor to talk to you or like you're bothering them if you dare ask a question. For example, when I received my first rent statement, it wasn't clear to me what I had to pay since they do some weird accounting thing and credit your account upfront with all the lease deals so that it looks like you don't owe any rent for the month. When I asked about this, the guy who answered my question was short and sarcastic and said, "I really don't care how much you pay every month as long as your account stays in the green". Whoa...What happened to the friendly people who got me to sign the lease?? 4 Parking: Tenant parking is fine but I've had an issue with guest parking. Before I signed my lease, I specifically asked about guest parking, because this was important to me, and I was assured that There's AMPLE parking and obtaining guest parking is NEVER an issue, you just have to get some special accommodation if it's going to be longer term, yadda, yadda, yadda. Well, a couple weekends ago, I was going on a weekend trip with two friends who live in Orange County. Since we were flying out of LAX, they drove to my apartment. The plan was for one person to park at my building and the other to drive to LAX and we would split the parking. When I went to the security desk to request a parking pass for the weekend, the security guy was pleasant and helpful. He told me it wouldn't be a problem, that we just had to get an extra approval from his manager since it was going to be over 24 hours. Then he walked me over to the managers office and said he would put the permit on my car for me (our bags were already packed and we had to get to the airport). This manager said "No, we can't do that, it's against Piero policy--guest parking passes are only 24 hours, no exceptions". I explained to him that his security guy had JUST told me that it would be ok, we just needed HIS approval, that I've obtained passes longer than 24 hours before, and that I was on my way to the airport, so could he please just make an exception. Then he slowly and sarcastically said "I am sorry if you were misinformed but I am trying to be as nice to you as possible. Piero policy stipulates that guest passes are 24 hours, no exceptions". Even the security guy who walked over with me to get the approval was shocked by his bosses behavior. He apologized to me and said I don't know what's going on, he's usually not like that. We tried the other two parking lots right next to the Piero, but there was no overnight parking, so both of my friends ended up having to drive to LAX and we just paid the extra parking fees. If this is the policy, that's fine. But then clearly state that up front, and make sure EVERYONE understands the policy. I took more issue with the run around and rude behavior then I did with the policy. 5) Pets: I don't own a pet but I don't mind dogs, so this isn't a big deal to me, but it might be to someone else, so I'm including it. When I signed my lease, the leasing agent made a big deal about the Piero's "no pet" policy because it kept the noise level down and ensured the cleanliness of the building. Pet excrement had apparently been an issue at the Orsini (owned by the same mgmt company), hence the "NO pet" policy adopted by Piero. Well, I don't know whether they lied to me (for who knows WHAT reason), or You've got just a lot of rule breakers here, because I have seen several dogs that live in this building! There's even one on my floor, which I hear barking frequently. So, what gives with the pet policy? Oh wait, maybe these are all "service" dogs, right? Then shouldn't they be wearing those bright little vests? Again, just be clear about the policy and make sure everyone adheres to it equally and fairly. I am done paying this much rent to be treated rudely. I moved here because I work downtown and can walk to my office building but Piero has convinced me to go back to commuting. You've got NICER luxury buildings in Orange County for LESS rent with MORE amenities, where mgmt throws their tenants parties with food, drinks and entertainment and are actually FRIENDLY to their tenants! There has not been one gathering hosted by Piero since I moved in, contrary to what I was told by the leasing folks. don't MOVE TO PIERO (OR ORSINI, MEDICI, OR VISCONTI--judging by other reviews, it seems that all the buildings have similar issues). I hope at some point another mgmt company moves downtown to compete with this mgmt company. Maybe then they would be forced to start treating their tenants better.”

I love everything about this place from the staff to the security team, who are always on top of everything. The 24 hour security team makes me feel safe and secure. The maintenance team are easy to get a hold of and are good at their jobs. Last week Nelson from maintenance responded quickly to my maintenance request and didn't leave until I was satisfied. Five stars to the entire Piero team. I've been to other apartments I believe owned by the same company and the Piero is the best. Any problems or issues we had, she would personally see to it that they were resolved and if they were out of her powers she would bring them up to the mgmt on our behalf. I was frustrated and I wanted to know what was really going on so I talked with my leasing agent Michael. He explained to me that the reason the elevators were down was because someone kept tampering with the wires inside the door and ended up breaking a part that had to be ordered therefor causing the elevator to be down until it could be repaired. When the signage said "tenant misuse" that?s just what it was a tenant or their guest pulled the wires out causing damage and the same goes for the fire alarms at 2:00 in the morning. A tenant was pulling the alarm. Since the Piero has Security that does patrol (I see them all the time) plus all the security cameras that are located throughout the building they were able to identify the person and the action needed to prevent these types of behavior have been taken to ensure that the Piero is a safe and enjoyable living place for all residents. When I moved in I also asked about guest parking and was told that There's guest parking available for an overnight guest. But they couldn?t leave their car parked for longer than a day to make it fair for everyone who might also have a guest and needs a space. I can?t comment on one person?s experience or how they feel, because everyone?s situation is different. For me but... My leasing consultant was Michael at the Piero. From the time we first arrived to tour the property he made us feel like we had been friends forever. He has this energy about him that makes you feel like you?re part of his family. He showed us a few units and explained everything that the unit could provide as well as all of the amenities that we could have at our leisure like the gym and pool as so on. He was knowable about the pricing and types of leasing options available and what was needed to get approved and what to expect on the day of our move in and everything going forward. When we did move into the apartment he went to the unit with us to make sure everything was ready and although we thought it was perfect... He didn?t, so he asked us to go to lunch and come back. When we came back the unit looked like it was brand new. He really went above and beyond any leasing consultant that I have ever dealt with in the past. When I have an issue or any question I always call him and he answer?s it or has the situation resolved as fast as it can be done. So all I can say is that yes there have been a few problems here but they were taken care of and besides its a huge building You've got going to be problems that come up now and then. Overall.... I absolutely LOVE LIVING here...”

You feel like you're in an Italian Villa. I have lived at the Piero apartments for 2 years and I wish I could still live there! Too bad I had to move up north for a job position. They don't have anything like the Piero apartments up here sadly. For the price I'm paying up north, the prices at the Piero are great! The amenities such as the gym, the beautiful swimming pool overlooking downtown, the steam shower/sauna, tanning bed, conference room, free fax/computer room,and the study hall are so wonderful to have. The apartments itself are also nice. I know I sound like an advertisement or maybe even managment writing out a rating, but I'm not. I was a student that got a job and had to move out. Anyways, whoever built this place really thought of the layout, the amenities, and the inside dwelling items such as granite countertops, crown moldings, etc...things you don't really think about until you move to another apt. complex and you realize how good you had it here. More importantly, the managment is wonderful!!! Bill is really personable and will go the extra mile for you. He will take his time to listen to your concerns and also provide a fast solution with no judgement. They really work with you and are flexible when it comes to your concerns. I can't say enough good things about the mgmt here. Gloria was wonderful, too. I am impressed with their level of professionalism, efficiency, and willing to help. If I ever move down back to L.A., I will definitely be moving back to the Piero. I miss the people that work there. They are legit, nice, and listen to your needs. I know I've ranted and raved about these apartments, but this is truly how I feel. I do suggest that you try to get an indoor apartment facing the pool if you are a little noise conscious. I faced the street on St. Paul and it was a little loud, but bearable. Bottom line: Advantages- -beautiful facility -wonderful amenities -great mgmt-this is a priority for if they are not listening to your concerns, then it doesn't matter where you live. -efficient/legit maintenance staff -clean/maintained well -parking can be an advantage for the location of the area is a little away from the hustle and bustle of the core of downtown, so parking is a little easier with the meters. Disadvantages- -possibly the noise level -try to live on the indoor side or maybe not facing the big street of St. Paul if noise is a concern.”

The pool, sauna, Jacuzzi, lounge, BBQ areas, fire pits, gym, library, conference room, parking, etc. are all above expectations and those are just the amenities that I can recall! If you are looking for an apartment in downtown LA please don't overlook the Piero. The sales staff don't disclose ithe apartment's deficiencies at all! Floors are squeaky when you walk and when you complain they will say they can't do something about it! They taunt the apartment's facilities but the business office is the worst place for any transaction. The keys are supposed to open any facility but you have to call the guard each time you want to get in.once you leave fir a break you have to call security again. It's so inconvenient. The worst part is the thin walls which doesn't seem to be insulated. You can her your neighbors next door. Apt --- is the worst spot to be at with a complaining neighbor of alleged noise from his neighbors! He even called for the police complaining of noise but he never faced the police. The security personnel would just come to your door knocking and tell you this neighbor is complaining again and again. You can't even watch TV normally. No sound is acceptable! The manager, Mr. ------ would just send you a letter about the complaints without verifying the accuracy of complaints. He just believes all the complaint are valid. I had to leave since I could not stand the threatening environment. When you move out they use up all your $500 deposit for silly repairs thats not necessary...like re-painting, re-polishing of counters, etc. RIDICULOUS! That's how they rip you off! I only stayed for 6 months and my place looked impeccable! don't RENT AT THE PIERO. It's HE'LL OVER THERE....impierno!”

The Piero has the finest mgmt team I have experienced during my 10 years of renting apartments. The founding mgmt pair Jeff and Bill are great. They have since brought on Tim and he has proven to be a valuable addition as well. I consistently appreciate visiting either location (they now operate two offices) because the team is consistently welcoming, courteous, Fospitable and upbeat. Bill the property manager has consistently provided assistance regardless of the situation. I can't praise enough how amazing every team member is here. Regarding the rest of the staff, the maintenance crew maintains the property in pristine condition and great shape. The grounds crew preserves the landscaping beautifully, with vibrant plants and greenery, and I frequently see them working. They stay dedicated to keeping the property looking its best. When I submit a maintenance request, the team responds within a day to resolve it. I have had zero problems; they are respectful and thorough. The parking situation here is fantastic due to the secure gate. If you have visitors There's supplementary parking available for a nominal daily fee. In the evenings There's consistently okay street metered parking. The fitness center is perfect, always well-maintained, always spotless with many pieces of equipment. I have never had to wait to use anything. The locker room in the fitness center feels like a luxury spa, extremely spacious with a steam shower and sauna. It's wonderful. The vista from the pool area is absolutely stunning as well. I enjoy relaxing poolside during summer enjoying the refreshing urban breeze or soaking in the hot tub in the evening by the firepit admiring the vista. Safety - I haven't encountered any concerns and believe that this Bomplex is secure. The parking being gated has never caused any problems either. Noise - I sometimes hear adjacent residents but nothing that interferes with my rest or daily routine. It isn't soundproof, but It's a It's a solid Bomplex residence with dual-pane windows. The neighborhood is also great, I can walk to my workplace and do this every morning following a visit to my preferred Starbucks nearby. I seldom need to drive my car which is something I really appreciate.”

That said, the interior soundproofing is absolutely terrible. Despite being one of the newer buildings in the downtown area, the construction quality is subpar. You hear virtually everything from adjacent units—not just obvious disturbances like doors banging or entertainment systems, but every single sound: footsteps, drawer openings, cabinet closures, sneezes (seriously... sneezing and coughing), you name it. also, while the policy states no pets are permitted, a resident on my floor owns a dog and I've spotted several others throughout the complex. The grass is frequently contaminated with dog waste and urine. I'm unsure if that's worse than the persistent marijuana odor permeating the area. The parking arrangement is equally frustrating. I've read reviews from tenants mentioning they received 2 tandem spots for a 1 bedroom unit. I've witnessed this myself—my neighbor in a 1 bedroom unit's got 2 parking spots but operates only one vehicle!!! We've contacted the leasing office and resident services multiple times about this since we own 2 cars, and they've consistently denied it. We even offered to pay additional fees for the second spot and they continue to claim this arrangement was never provided to anyone. Total deception!! Plus, Piero appears on numerous vacation rental platforms, including "Sunshine Suites at the Piero" and airbnb. They're leasing units to short-term tourists! Obviously they denied this when I inquired casually. I'm leaving in a couple weeks and genuinely can't wait to depart...”

All in all, it's a solid residential option for the money here in downtown LA. Honestly, getting this much square footage for $1999 along with a nice balcony view is tough to beat. P.S the piero said airbnb not allowed. you can see a lot of guests of airbnb. one day, even two guests tried to open my door because they thought my place was their airbnb. Imagine when you live alone two big black Americans keep try to open your door. it will be funny. I can see on review that people said I stayed as airbnb it wasn't bad ? how they stayed as airbnb? even when they said It's good as airbnb. for that, the office left a comment "Thank you for the 4 star review! Let us know how we can elevate your experience to 5 stars". OH MY GOD. Downtown comes with inherent noise, that's just reality, but You've got ways to minimize it. If you're planning an extended stay, opt for a unit overlooking the fountains, pool, or the city (110 frwy). You'll pay extra, but it's absolutely worth the investment. <br>Units Facing Wilshire= constant sound from vehicles accessing the Piero garage throughout the day and night, plus it overlooks a small lot used by a nearby business. Add to that the massive paper shredding truck firing up its engines at 7am...incredibly loud! I can hear it from my place even though I'm on the opposite side of the Bacility. <br>Unit facing St Paul= This side is problematic! You'll experience the roar of the 110, wailing sirens from ambulances (hospital just one block over), buses running constant routes on 6th st around the clock, and the random helicopter chasing people on the freeway. Plus it overlooks a three-story parking garage and an adjacent paid lot. I'm jolted awake by car alarms every single morning at 6:30am. The parking area across the street frequently becomes a filming location, so regularly I'm startled at 3am by massive semis beeping as they back into the lot (that loud reverse beeping is brutal) or production staff shouting back and forth. Don't believe the hype about double paned windows...they won't solve this! Only the city/freeway-facing units have the upgraded double/double paning that actually blocks sound effectively.<br>Facing 6th st= deafening bus motor sounds and emergency sirens. <br>also, steer clear of bedrooms positioned directly adjacent to elevators! The hallways have tile flooring so footsteps from the elevator sound like they're entering your space. The elevator shaft noise going up and down barely gets reduced even with a fan running. Before moving in I requested the manager demonstrate the elevator noise while I stood in the unit to check if it would be problematic....turns out on day one of my lease I discovered he wasn't truthful! I absolutely wouldn't have selected that room if I'd known. Also, the internet/TV service is subpar. There's no traditional cable, just DishNetwork and it's extremely cumbersome to navigate! If you rely mainly on a cell phone like most people, you're stuck with satellite internet and it's painfully sluggish. <br>Setting those issues aside, the Piero is genuinely a wonderful place to reside. The swimming pool is fantastic, there's consistently plenty of parking, the staff handles noise issues well and the Bacility feels secure. The Pmmaculate amenities are what drew me here initially. Beyond the street-level sounds and occasional door slamming it's reasonably tolerable. You'll rarely encounter neighbors in the corridors. I honestly couldn't describe what most of my neighbors look like.<br>For a woman living independently it's definitely worth considering. Just invest the additional money upfront and get a unit with a fountain or pool view, or face being uncomfortable for your entire 12-month lease due to exhaustion from sleep deprivation.”

If you're obsessed with cleanliness this may not be the right fit for you. Your carpet will turn grimy within hours of settling in. I go barefoot indoors, restrict eating and drinking to the kitchen table only, and my carpet is still in terrible condition. I purchased my own carpet cleaning machine and shampoo the carpet weekly. It's unacceptable. Also, the residents in this building are DISGUSTING! Who puts full trash bags inside the elevator?!? That's repulsive. The main issue with this complex is the administrative team. The property manager (unsure of his actual name but he's a perpetually scowling, unwelcoming fellow) is problematic. He acts friendly at first, then suddenly it feels like you're in trouble. I've been subjected to hostile stares repeatedly. The assistant property manager: Her name is Isa, and she appears pleasant enough. but, she says one thing and does the opposite. She's two-faced. Be cautious around her. Resident services coordinator: Diana, she's quite something. She's simply impolite. I've never had a positive interaction with her. When I need assistance, I time my office visit for a day she's not scheduled and speak with someone else. Interactions with her are exhausting and maddening.”

Without overstating it, virtually every unit adjacent to mine in all directions operates as short-term rental properties. It creates an extremely impersonal atmosphere when you never encounter familiar neighbors—only rotating strangers passing through nightly. Safety feels compromised, and when I spoke with resident services about the short-term rental situation making us feel vulnerable, they made it abundantly clear they have no plans to intervene whatsoever. They explicitly said they wouldn't address it. A brass band frequently performs or rehearses nearby on weeknight evenings. Directly across the street sits an empty lot where massive gatherings happen regularly, featuring blaring music with heavy bass that dominates your entire evening and stretches into early morning. That same lot maintains stadium-style lighting after dark aimed straight at Aad windows, making it nearly impossible to sleep with such intense illumination. To add insult to injury, a fire alarm went off at 6:30 AM today and lasted 20 minutes. When the place operates as a hotel, nobody prioritizes peace and quiet, scattered trash throughout, or basic standards. The worst aspect is mgmt absolutely refuses to take any responsibility—instead they endlessly debate you claiming everything complies with policy or works correctly. They won't acknowledge any fault or demonstrate willingness to improve. Period. REQUIRES IMMEDIATE CUSTOMER SERVICE TRAINING—THE ACTUAL CUSTOMER SHOULD COME FIRST AND THAT'S BASIC KNOWLEDGE. I can make out my neighbor opening dresser drawers and cabinet doors. Every footstep 's audible and causes my walls to vibrate. Plus, marijuana smoke 's a persistent issue. I can't open my windows or use my balcony without the smell wafting in. also, while pets aren't permitted, I've regularly spotted dogs in the complex. landscaping and overall exterior appearance are attractive and well-maintained. common hallways tend to be relatively peaceful. You'll hear every footstep your neighbors make above you. I experienced listening to my upstairs neighbor gargle in the shower while I was having dinner. Meanwhile, a tenant downstairs lodged a complaint about me running my washer at 9pm. 2. Employee turnover is substantial—most staff depart within 3 months. This appears to be an unpleasant workplace environment. Quality employees typically last 3-6 months before moving on. The less courteous and more problematic staff typically stick around 6-9 months. You'll frequently find yourself working with someone on an issue, only to have them disappear without notice or a proper transition. 3. The office operates 9am-7pm, essentially aligning with standard work hours. Security personnel apparently lack authority to release packages outside these times. My current Btructure offers amazing staff and permits parcel pickup around the clock, which is invaluable for those with demanding schedules. 4. Minor issue, but cannabis odor permeates the premises regularly. Most residents are considerate, though several units function as social venues. 5. Garage door mechanisms frequently malfunction and remain unsecured for extended periods. 6. Rent increases occur consistently upon renewal. While typical across the industry, short-term renewals cause rents to quickly exceed market value for these cramped units. In conclusion, numerous superior housing options exist throughout LA compared to The Piero or Piero II. Staff are unhelpful and discourteous. He is respectful of the tenant’s time and does repair broken stuffs effectively and efficiently. Overall Piero is a good place to live in, accessible to freeways and to Downtown. Some of the personnel on package office/resident services are unhelpful and unknowledgeable, doesn’t think outside the box, especially on matters that can be easily dealt with, example of which is having the gate key check first if really working or not rather than offering to pay for a replacement immediately. Juan from resident services is very helpful compared to the other lady personnel at the desk.”

I wanted to check exactly so I bring the paper with me to resident office. they said it is asking if you want to extend more, how the price will be. I said "no, I will move out. I can`t take any sunlight in my place (most inside of apt can`t take sunlight but they will said oh~ today weather is not good~ before you move in). I want to move out". I said at resident office by face to face. he said ok IF YOU CHANGE YOUR MIND OR PLAN PLEASE LET US KNOW. I just said Ok I will let you know if there is change. my contract will be done on OCT so for accurate date to move out, I called, sent e-mail and visit the resident office. they never answer. when I called, JUST ignore. when I visit the office, they offered an e-mail address but never respond. when left voice recordings and sent e-mail for 3 days, finally, one person who name is Juan Velazquez called me. he said do you want to move out? why you didn`t let us know before 30 days? I said I told you on August at the office. However, Juan said you didn`t send me e-mail so you have to pay more as month to month price. if you are for sure you talked to us on August at office, PROVE IT. how I can prove that !? if they don`t remember, residences have to prove it? I said I can`t pay more. you have CCTV so you can check it. they said "OK, PAYING OR NOT IS YOUR CHOICE. WE WILLL JUST SEND YOU COLLECTION"? why they didn`t tell me about that I need to send an E-mail. even there is nothing change. I thought I already told them because they said send an e-mail or call if you change your plan. my plan has never changed so I didn`t send it. I said Ok I can pay but let my know your supervisor and your management company phone numbers. I really want to talk. they just ignored I asked the phone numbers. they just sent me documents what I need to sign to move out and the amount of price that I need to pay more. really really good. I was trying to move in to Medici apartments which is under the same management control but I will not finish the sign up for Medici. I didn`t pay anything yet. thanks god. P.S the piero said airbnb not allowed. you can see a lot of guests of airbnb. one day, even two guests tried to open my door because they thought my place was their airbnb. Imagine when you live alone two big black Americans keep try to open your door. it will be funny. I can see on review that people said I stayed as airbnb it was not bad ? how they stayed as airbnb? even when they said it is good as airbnb. for that, the office left a comment "Thank you for the 4 star review! Let us know how we can elevate your experience to 5 stars". OH MY GOD. They will play club music for all night. after 12 month, I started to shout lightly at 4 am "STFU AND TURN OFF THE MUSIC. if you have strong voice, you can live here. sometimes, they do fireworks in the building. it sounds really awesome !!!! how can I know? because now my neighborhoods are doing that right now !!!! it is live review !!!!! imagine, July, 4th. you can hear WW3. You can literally hear someone cough, the noise disturbances are terrible and the frequent air BNB renters make it feel unsafe. There’s prostitution that happens often as told by a police officer who always gets calls here and I visibly have seen a “pimp” walking with literally naked women down the hall, one looked injured. The security feels more like rejected police force wanna Be’s who are overly aggressive which is necessary when you have prostitutes and drug dealers with weapons (confirmed info by detectives who reported to the scene and security) does not feel like a safe neighboring community. Neighbors can literally look right into your apt. Watch you on your balcony like there’s no privacy and when I say neighbors I mean air BNB goer’s. Yes sir BNB goes against their policy but it’s prevalent.”

Every morning she greets tenants with a positive and friendly attitude. In addition, Francis has done an amazing job in the resident services office. — 616 ST PAUL AVE · LOS ANGELES“My boyfriend and I moved into The Piero Apartments in Los Angeles California (616 St. Paul Ave Los Angeles CA, 90017) on October 12th 2019. The FIRST night we moved in, the apartment was over 90 degrees because the heater had been running as Jaimi (the leasing marketer) turned it on earlier that day thinking it was the air conditioner. My boyfriend and I spent over two hours watching YouTube videos and researching online how to use the air conditioner since the thermostat is extremely outdated. When my boyfriend and I called the 24/7 tenant service number (as it was close to midnight) we were hung up on TWICE and were told by the security guard who answered the phone that he was not going to call maintence because he didn't think anybody would come. We then went down to the front desk at around 2am when this was all going on and instead of helping us the security guards grabbed their phones and started recording us laughing, telling us to 'deal with it'. My boyfriend tried to explain that we have two service dogs that were in the apartment and we were told to open the windows. When my boyfriend asked what his name was, so that we could let the management know about who we interacted with, the security guard told us to call him 'black guy with a beard'. We were COMPLETELY disgusted by this comment because it sounded very discriminatory and we have never interacted with anyone who has communicated like that with us. The day after while unpacking around 8pm a raccoon walked INTO our apartment from the balcony where our unit is located. Immediately we called security, assuming this would be an urgent issue, but were again told to 'deal with it' for now and that they couldn't do anything. The following day we met with the Daniel (head of security) and Jaimi to address these issues and were given a phone number for animal control. Daniel and Jaimi told us to call that number next time we saw the raccoon because it was not the managements job to handle things like that. That night we were on our balcony with our dogs and the raccoon AGAIN came back. We called the phone number we were given by Daniel and Jaimi but found out that that phone number only works until 7pm. It is now OVER a month later and we still have the raccoon coming back. This is not only a concern for us and our dogs because it is a health issue as raccoon can have rabies and other diseases. We have not been able to use our patio at night as we are afraid the raccoon could attack us, the dogs, or guests that we have over. Another issue we have run into is with maintence. Our dishwasher was spilling water all over the kitchen floor and under the sink. My boyfriend went downstairs and told Jaimi and was ensured somebody would come to fix it. Somebody from the apartment staff came knocking on the door and when my boyfriend opened the door the maintence guy rudely walked in without asking/greeting, took a photo of the water, and asked what happened. My boyfriend explained he tried running the dishwasher and that it was simply leaking all over the floor. The maintence guy turned around and left and when my boyfriend was asking him when someone would be there to fix it he was ignored as the maintence walked down the hall. When someone finally did come to fix the dishwasher (5 DAYS LATER) they used OUR kitchen towels to clean up their mess and left the towels wadded up on the floor. This past week my boyfriend and I came into the lobby walking the dogs and the two security guards who we interacted with prior commented "the two fagots are coming again". My boyfriend and I continued walking and ignored their comments as we didn't feel safe interacting with them because we live here and they know where we live and we don't want to be harassed. Just today (November 4th 2019) we went down to collect our mail and were given only two packages when we were expecting four (as we had confirmations that they had been delivered and Francis (maintence manager) signed for them). We left the mail office, called the merchant we had ordered things from as one of the things we were waiting on was time sensitive, and were informed the packages were delivered to The Piero and that Francis had in fact signed for them. My boyfriend and I went back to the mail room and after asking them to check again four or five times were given the two missing packages. When we asked why we were not given them before we were told "they were just delivered" (it was 6:30pm however the confirmation from the merchant and UPS said delivery was made on Saturday November 2nd 2019). While walking back to our apartment, my boyfriend and I were discussing how they can miss these things and a security guard (Giovanni) walking behind us and started laughing at us antagonistically. Again we choose to continue walking as it was dark, we were outside, and didn't want to have any interaction with Giovanni. At this point my boyfriend went to the leasing office to complain as I went back to our apartment because all of these situations have caused me an extreme amount of anxiety and migraines because of the living conditions and staff that we are FORCED to interact with again and again while continuously being discriminated against, brushed away, and treated as if we don't matter. In the month we have lived here we have had to meet with the head of maintence, head of leasing, head of security, and the assistant community manager while still having to put up with the unacceptable interaction with the security/maintence staff/leasing office. On top of all of this AJ (leasing office staff) asks us sarcastically every time he gets a chance "is the raccoon back", "any new issues", "is the apartment to hot or to cold", "does your key work" (as my boyfriends key that was given to us 3 times did not work for over a week). My boyfriend and I also sent an email on October 17th 2019 to Jaimi (who we were told to contact with issues) addressing ALL of the issues at the time and we have yet to receive any form of reply to our email. My boyfriend went to the leasing office on October 23rd 2019 to ask about guest parking and Jaimi asked him "why we needed to meet with somebody from their management team" and "what do you want to get out of this?". My boyfriend told me that he told Jaimi to simply address the issues and find solutions since we are paying almost $2,500 a month to live here yet feel unsafe, discriminated against, and attacked by the very staff that is supposed to be providing security. At this point we don't know what to do as we have signed a lease for 18 months. Not only have we had all of these issues but we have found out after a month of living here that there are not that many permanent residence as most of the people that stay here are from Air-BNB. It is extremely upsetting that we should have to deal with ANY of these issues but more issues continue to arise and we continuously are treated poorly and brushed aside. Now with all of this happening I wouldn't recommend for anyone to move here.”

On February 17th at 12:15 am, I arrived to the Piero, and realized I must had accidentally left my apartment key and the fob in the uber. I called security, approved of the $75 charge, and waited outside of my door to be let into my apartment. I called an hour later and was told by security that the on-call maintenance had been called and was on the way. I informed them that I was freezing cold, that my phone would likely die soon, but that I would still be there waiting. It turned out, no one had ever talked to maintenance. So I was lied to. Security attempted to call the following people: 1. on call maintenance 2. maintenance supervisor Both were called numerous times for hours on end, but neither answered, nor returned the call. Security also called: 1. Their manager 2. Their manager's manager But neither of them could get a hold of any Piero staff, either. For hours. And hours. I was not let into my apartment until over 6 hours later. And only because other maintenance staff began their work shift. The entire duration, I was cold, without a phone, and without a jacket. I also had on a skirt so was uncomfortable to rest in any way because I was around men staff and without a blanket- I was very, very tired because I recently flew back from London. Then there was the uncertainty of if any on-call person would ever answer the phone- which they never ever did. Since they never did I was not charged the $75 fee since no one came to open my door. It is my fault that I misplaced my key, but I was, and still am, in utter disbelief at the unprofessionalism and incompetence that followed. The entire experience was bad, and really really ridiculous. I was so uncomfortable because of Piero staff and lack of adequate procedures, which is no fault of mine. Reasonably, an inconvenience like this would be compensated with rent credit. I would not recommend a location that is unwilling to do anything at all, like the Piero, to compensate for it's multi level failure of processes... as in my experience.”

Outside of Inga, the rest of the staff dont have a clue on customer service or know how to take feedback. Count on your deposits being illegally kept, maintenance issues will not be kept, construction in the area will not be disclosed, rules for unrestrained pets will not be followed, elevators will randomly go down no explanation, FOB key wont work at random times as well. Also count on paying for trash fees twice illegally, once on your city bill, and another time on your rent bill.”

No exaggeration every apartment that surrounds mine in every direction is an airbnb type place. It is a very non-home feeling when you do not see a friendly face of your neighbors, rather interesting looking travelers sleeping over, different each night. It feels very unsafe as well and the resident services staff has informed me that they intend to do nothing about the airbnb issue making residents feel so unsafe. literally said they were not going to do anything at all. A marching band regularly plays or practices in the vicinity on weekday evenings. There's a vacant lot across the street that often has big parties with lots of loud music with base interrupting your entire evening and night into the morning. The same lot also keeps a light on at night, similar to the kind you see at football stadiums which directly faces apartment window making it a challenge to sleep with such bright lights in your face. To make matters better at 630 am today there was a firealarm that lasted 20 minutes. When the location is a hotel, no one cares about peace a quiet, trash being left everywhere, or etc. The best part of all is management will never ever ever take accountability for anything, instead they will attempt to go back and forth with you about how everything is being done right and according to policy or etc. Management will never ever accept fault for anything or accept the chance to improve. And I mean never. NEED CUSTOMER SERVICE TRAINING THE CUSTOMER OF ALWAYS RIGHT WHO TAUGHT YOU THEY WERE NOT HAHA. Leaving the same review on yelp. Bullet points for the quick and dirty, more details beneath each: - elevators constantly out of service I had to haul all of my furniture down four flights of stairs on move out day (September 2017) as both elevators in the main building were down. - forget about getting your deposit back As other reviewers have noted, it is Piero's policy to retain their tenants' full deposit, even if they leave the apartment in the condition they found it in. I even tried to challenge them and they refused to refund a cent. - horrible, loud neighbors The apartment beneath me had parties in the middle of the week. One night, I was awoken every hour. This happened several times over the course of weeks and management did little, if anything, to stop them. The apartments are full of partying students and random tourists since some of the rooms are rented out as a hotel (Search for Sunshine Suites at The Piero in Google if you want proof). - the "security" The night I was up every hour, security tried to stop them, to no avail. It was a miracle to even find anyone there. The security desk is usually vacant. But when they are there, the security guys are pretty friendly. - "guest parking" The complex boasts guest parking, but there is usually none left after 6:00 and the meters are all usually taken, especially on the weekends. To be fair, the views were nice and the location is basically perfect if you want to live downtown. But there are better apartment complexes in the area in the same price range that you should investigate before getting trapped into a lease here.”
