I never had this banging sound that I have heard people speaking of or been to cold or hot..never needed an ac or heater. I lived in a smaller corner unit on the 11th floor and hardly heard a sound. The walls are the thickest I've found. I saw a small roach or two. Theres a hundred some people livin there for close to 100 years...yea there will be some grimy fools for roaches. I put that roach powder under thgings and kept spotless and had no problem. Parking sucks at times but if you work for a living the parking on the streets is open durring the hours you'll be home. I rarely walk more than two blocks but have got a ticket or two from forgettin to pay or move. You've got some tricks at local places to park for free...if you're streetsmarts you'll figure it out. As for the desk people..never any problems really. I'm a friendly guy and got along w/ them all. I've had friends and g/f stay at my place and wasn't hassled to much by it. I'd reccomend a higher floor. I suspect bugs and noises people talk of are on the lower floors.”

Unfortunately, it quickly became clear that the owners and management do not value or maintain this property the way they should. The hallways, the poor upkeep, and the general lack of care throughout the units reflect years of neglect. During my tenancy, I experienced ongoing habitability problems that management repeatedly downplayed or tried to blame on tenants: roaches, pests no matter how clean the unit was kept, inconsistent or no heat, overflowing pipes, drains backing up with sewage, and recurring flooding issues. There were also exposed wires in the bathroom and other safety hazards that were never properly repaired. Even when management attempted fixes, the problems came back, showing that the root issues were never actually addressed. After living here more than a year, it became impossible to ignore that the building is barely habitable. There are also multiple documented code violations and LA Housing complaints connected to this property, including: Convivial Code Violations: Case 1924.4 LA Housing Department Complaints: Case 943946 (07/07/2025) – Inspection 08/11/2025 Case 939030 (06/27/2025) Case 932985 – Issues with windows, kitchen sink, and light fixtures Management offered poor, incomplete, or temporary repair plans that did nothing to resolve the ongoing issues. The beautiful entrance may give a good first impression, but that’s where the positives end. The owners seem far more interested in maximizing rent than providing a safe, livable environment for tenants. I strongly recommend anyone considering moving into this building to contact the LA Housing Department first and review the ongoing violations and habitability concerns. I was thrilled with the old character of the building and the restaurant downstairs, plus the neighbors who were all aspiring actors, musicians, producers, etc. I loved the lobby area where my friends would wait for me and just the fact that this apt used to be a hotel back in the 50's and 60's. I lived in 1104-B and enjoyed the nicely sized studio. I heard about the roach problem but didn't have much problems with it. One night though, I was awakened by a rattle-like sound coming behind the screen door, this wasn't a light sound, but a strong forceful noise. I ignored it and wondered if it was caused by a nearby incident such as a party at another apt, a crash somewhere, who knows. Then the noises continued on, after a while, it became clear that there was some paranormal activity going on in my apartment. I never told the apartment manager because I didn't want to seem crazy. I invited one of my friends to spend the night just to see if this would happen again, and sure enough it did. Then the window started opening by itself, with a creaky sound, creepy. My friend put matches on the corners to see if it was caused by the wind, since we were on the 11th floor. After a few minutes, we waited to see what would happen next. Then all of a sudden, the matches were coming out, as if someone was pulling them out, one by one. My friend was like, okay, your place is haunted for sure. I chose to deal with it since I had a year lease. One night I had a vivid dream, where I saw this red headed beauty surrounded by mutated people, they had lesions on their faces and I was supposed to rescue her, yeah, cheesy. I woke up and she was in my bed, smiling at me, then she disappeared. I was like, that's it. I had my guy friend spent the night the rest of the time I was there, just to make it bearable. Don't know if these activities still go on, but I wouldn't be surprised if they did. Still, really nice apt complex.”

There's certainly plenty to choose from out there, right now apartments are plentiful and rents are greatly reduced so it's renters paradise. In fact I have found my own paradise and am happy to say it's right here, at The Gaylord! I know that many people love to complain and are spurred to write about how upset they are...but lately I have been making a point of noticing the good and then being sure to write it, so here It's. The Gaylord is experiencing a magnificent rebirth. This is directly contributed to the new mgmt, Mr. Eric Cutten. I have always found the residents of The Gaylord to be lovely people who create a caring community and who appreciate the beauty in this stately, old building - the mgmt was certainly capable and the maintenance is admirable. But building are like people, some are a better match than others, and Mr. Cutten and The Gaylord are a winning combination. Mr. Cutten is a talented artist with superb taste and communication skills and is certainly elevating the quality of life at The Gaylord. At present an amicable restoration is taking place of the original iron interior entrance which is being stripped of years of paint and restored to it's former grandeur, and I can only speculate that the rest of the building will follow suit. Even The Bounty seems to be going through a revival with it's trendy, unpretentious scene, and Toni's great food. You've got also nice stores and a new grocery within walking distance - the whole area is turning into a vibrant, urban center. When I realized that I may be moving from The Gaylord it made me sad to leave this place, especially as I was excited to experience living here under Mr. Cutten's stylish eye. I am happy to be staying, and thrilled to be taking part in the glorious transformation of one of the most beautiful, historically and architecturally significant building in all of Los Angeles.”

The lobby is beautiful if not as grand as some of the other older hotels that have become apartments. I love the 24 hour doorman and the fact that the rental office is downstairs. No matter what time of day or night if something goes wrong (which has rarely happened) the doorman can take your work order form and it´s usually fixed before you get home from work the next day. Also having someone downstairs 24 hours a day makes you feel safe as all quests have sign in and then announced. I have to say that the apartments are really nice as well. I have a view of the clover shaped pool and the secluded courtyard That's kept immaculately clean. Noise isn´t a problem. The only time I´ve ever heard a neighbor is when someone was hammering a picture to the wall. One good thing about noise is that if you have your windows open in the afternoons you can hear some of the amateur musicians practicing. Parking is a nightmare though as the building as no lot but you can pay for parking at some of the lots nearby within a block. this place is also rent controlled so you don´t have to worry about your rent skyrocketing. There´s everything you need on the block: a 7-11, a drycleaners, lots of restaurants, salons, and in the lobby of the buidling is the HMS Bounty a great restaurant/bar with pub food like fish and chips a daily special and the cheapest strongest drinks in town!”

I love the patio and pool area and to have the HMS Bounty with all the great food, drinks and crowd is a special bonus.<br>Speaking of which... anually There's even a huge X-Mas party for the residents and friends in the lobby with live music, food and drinks.<br>As to the apartments... They are great, especially for the price. Rent control!<br>Every once in a while There's a bug to be found - as in other 80 year old buildings.<br>The bathtubs are huge, the views amazing, the walls are sound proof and the residents and "employees" are super nice.<br>Also having a maintenance crew that comes within minutes to a few hours to fix whatever you request (as long It's related to building/apartment maintenance) is good.<br><br>There's also tons of restaurants, bars, shopping, cafes, an internet cafe, post office, banks and the Metro Red Line within a short walking distance.<br><br>Parking sucks though. There's a few parking strucktures nearby that charge $70 and up for monthly parking.<br><br>To make it short... I love it and would totally recommend it to people who like to live in a place with a little history and style!”

The amenities are simple, yet okay. I find the location to be amazing. It's walking distance from just about everything, and you can walk to the Vermont/Wilshire Red Line station and take the subway to Hollywood or downtown without having to find parking at those places. As far as parking at The Gaylord, it's not included. Though I found a parking garage two blocks away for $85/month, which is reasonable for a major city. The views are amazing! From my south-facing apartment I can see the new Robert Kennedy Community School (which is impressive) and on a clear day (yes, LA has clear days on occasion), I can see all the way to Palos Verdes Peninsula. Occasionally, I can see Catalina Island poking up behind the peninsula, too! On the north side of the building, people get a view of mountains, the Hollywood sign and Griffith Park. mgmt (Eric) is extremely helpful. The front desk for the most part does a great job, and maintenance is usually quick to fix any problems. (I gave parking 1 star because it's not included, and gave noise 4 stars because Wilshire Blvd is loud for those on the south-facing side.)”

Yes, There's a person at the desk 24 hours a day, but good luck if you have a conversation with one of them that doesn´t end in a nasty defensive argument. The defensive, unfriendly desk clerks are an embarassment. <br> <br>I have had my sister living with me, and registered with the desk clerks, for 2 months, and they still hassle her when she comes home. They often won´t let her into our apartment until she spends 10 minutes convincing them that she really lives there. <br> <br>Besides the teeming cockroachs that are much a problem during the spring and summer months, most of the time, with a 13 floor building, There's one of 3 elevators working. Constantly broken, and neglected, (this place is currently in foreclosure), the owner does next to nothing to fix these problems. <br> <br>The lobby is lovely, true. but, the rest of the building looks nothing like the lobby. The hallways are painted an early 70´s-late 60´s powder blue, with faded paintings of flowers on the walls and threadbare, grimy carpet. NOT updated, poor taste and feels cheesy. Most apartments have cheap carpet, mine was threadbare and stained when I moved in. <br> <br>You've got beautiful old fashioned wall heaters in most rooms, but they are only turned on by the building during certian hours. Meaning, if you are ill in bed and shivering through the night, you will have to purchase an electric heater of your own, because the heaters won´t be turned on from 10pm until 6am. <br> <br>When the heat is turned on, and you sleep anywhere near the walls, you will be awakened every single morning at around 5:30, without fail, from October through April, when the heat is turned on, by a way too loud banging of the pipes behind the walls. <br> <br>There's no parking at all for the building. Another reviewer said how cool It's to park in the lot at the Ambassador across the street, but how cool is it to pay $85 a month for this? The cheapest parking is more than a block away for $60 a month, in an overcrowded and grimy parking garage. <br> <br>If you don´t pay for parking, you will pay more each month in parking tickets. And for visitors, its a nightmare. Visitors must always pay to visit you before 6pm, or walk several blocks if they are lucky enough to find a free space near some apartments, 10 minutes walk away. <br> <br>This building´s outside and lobby look cool, neato, old fashioned, but don´t rent there. It's in NO WAY worth the not worth the price rent, when you can get something comparable, or better, and cheaper, a few miles away at Park La Brea, or just about anywhere else. <br> <br>Its a big, strong building that feels safe to live in, and most of the views are lovely. The walls are thick and most of the time you can't hear your neighbors. You can but, hear a constant noise of traffic, busses, sirens, fights and shouting, and car alarms, because this place is directly on Wilshire. If you are tempted to rent here, do some research. Its not worth it.”

Homesickness (she resides in the Philippines and it was her first time to be away from her family and country) did not become a concern because everybody - from the resident manager, Esther Fenton, to the front desk, maintenance staff and residents - became like family to her. If you have any concerns about your room, just see Esther and things get done in a snap! I can confidently say all these because I also had a chance to experience life at the Gaylord Apartments since I was with my daughter to help her fix her apartment and I was able to come back to help her pack up. The apartments may be old but maintenance was good and you have the advantage of getting really spacious and high-ceilinged rooms. We also loved the administration s support for the city s recycling program. Our Gaylord Aparments stay was a great experience in itself and is one big reason why we came to love LA!”

I don't understand how I'm stretching my budget to cover rent while vagrants seem to occupy the entire Bacility! And then there's the pest problem. Dear Lord the pest problem. There's virtually nothing you can do about it. They're absolutely everywhere. I'm a meticulous housekeeper, yet they invaded my cooking area regardless. I witnessed one scurrying THROUGH my monitor!!! Nothing will eliminate them, not even the pest control treatments the Gaylord provides. After you brush the insects off your food, and head to your sleeping quarters, you'll be jolted awake at 5am by what resembles a wooden bat striking a steel rod. CONSTANTLY. The noise is so intense that without earplugs, you'll never fall back asleep. The main entrance appears tidy, but venture further and you might encounter rotting fruit remains scattered to attract the pests. don't move here. You will come to despise the structure you used to admire from the street. I'm breaking my lease because I find it completely repellent.”

If you're considering moving here, I'd strongly recommend looking at other options.”

The amenities are simple, yet adequate. I find the location to be exceptional. It is walking distance from just about everything, and you can walk to the Vermont/Wilshire Red Line station and take the subway to Hollywood or downtown without having to find parking at those places. As far as parking at The Gaylord, it's not included. Though I found a parking garage two blocks away for $85/month, which is very reasonable for a major city. The views are amazing! From my south-facing apartment I can see the new Robert Kennedy Community School (which is very impressive) and on a clear day (yes, LA has clear days on occasion), I can see all the way to Palos Verdes Peninsula. Occasionally, I can see Catalina Island poking up behind the peninsula, too! On the north side of the building, people get a view of mountains, the Hollywood sign and Griffith Park. Management (Eric) is extremely helpful. The front desk for the most part does a great job, and maintenance is usually quick to fix any problems. (I gave parking 1 star because it's not included, and gave noise 4 stars because Wilshire Blvd is very loud for those on the south-facing side.)”

There is certainly plenty to choose from out there, right now apartments are plentiful and rents are greatly reduced so it's renters paradise. In fact I have found my own paradise and am happy to say it's right here, at The Gaylord! I know that many people love to complain and are spurred to write about how upset they are...but lately I have been making a point of noticing the good and then being sure to write it, so here it is. The Gaylord is experiencing a magnificent rebirth. This is directly contributed to the new management, Mr. Eric Cutten. I have always found the residents of The Gaylord to be lovely people who create a caring community and who appreciate the beauty in this stately, old building - the management was certainly capable and the maintenance is admirable. But building are like people, some are a better match than others, and Mr. Cutten and The Gaylord are a winning combination. Mr. Cutten is a talented artist with superb taste and communication skills and is certainly elevating the quality of life at The Gaylord. At present an amicable restoration is taking place of the original iron interior entrance which is being stripped of years of paint and restored to it's former grandeur, and I can only speculate that the rest of the building will follow suit. Even The Bounty seems to be going through a revival with it's trendy, unpretentious scene, and Toni's excellent food. There are also nice stores and a new grocery within walking distance - the whole area is turning into a vibrant, urban center. When I realized that I may be moving from The Gaylord it made me sad to leave this place, especially as I was excited to experience living here under Mr. Cutten's stylish eye. I am happy to be staying, and thrilled to be taking part in the glorious transformation of one of the most beautiful, historically and architecturally significant building in all of Los Angeles.”

Homesickness (she resides in the Philippines and it was her first time to be away from her family and country) did not become a concern because everybody - from the resident manager, Esther Fenton, to the front desk, maintenance staff and residents - became like family to her. If you have any concerns about your room, just see Esther and things get done in a snap! I can confidently say all these because I also had a chance to experience life at the Gaylord Apartments since I was with my daughter to help her fix her apartment and I was able to come back to help her pack up. The apartments may be old but maintenance was very good and you have the advantage of getting really spacious and high-ceilinged rooms. We also loved the administration s support for the city s recycling program. Our Gaylord Aparments stay was a great experience in itself and is one big reason why we came to love LA!”

I was thrilled with the old character of the building and the restaurant downstairs, plus the neighbors who were all aspiring actors, musicians, producers, etc. I loved the lobby area where my friends would wait for me and just the fact that this apt used to be a hotel back in the 50's and 60's. I lived in 1104-B and enjoyed the nicely sized studio. I heard about the roach problem but didn't have much problems with it. One night though, I was awakened by a rattle-like sound coming behind the screen door, this wasn't a light sound, but a strong forceful noise. I ignored it and wondered if it was caused by a nearby incident such as a party at another apt, a crash somewhere, who knows. Then the noises continued on, after a while, it became clear that there was some paranormal activity going on in my apartment. I never told the apartment manager because I didn't want to seem crazy. I invited one of my friends to spend the night just to see if this would happen again, and sure enough it did. Then the window started opening by itself, with a creaky sound, very creepy. My friend put matches on the corners to see if it was caused by the wind, since we were on the 11th floor. After a few minutes, we waited to see what would happen next. Then all of a sudden, the matches were coming out, as if someone was pulling them out, one by one. My friend was like, okay, your place is haunted for sure. I chose to deal with it since I had a year lease. One night I had a very vivid dream, where I saw this red headed beauty surrounded by mutated people, they had lesions on their faces and I was supposed to rescue her, yeah, cheesy. I woke up and she was in my bed, smiling at me, then she disappeared. I was like, that's it. I had my guy friend spent the night the rest of the time I was there, just to make it bearable. Don't know if these activities still go on, but I wouldn't be surprised if they did. Still, very nice apt complex.”

I never had this banging sound that I have heard people speaking of or been to cold or hot..never needed an ac or heater. I lived in a smaller corner unit on the 11th floor and hardly heard a sound. The walls are the thickest I've found. I saw a small roach or two. Theres a hundred some people livin there for close to 100 years...yea there will be some dirty fools for roaches. I put that roach powder under thgings and kept clean and had no problem. Parking sucks at times but if you work for a living the parking on the streets is open durring the hours you'll be home. I rarely walk more than two blocks but have got a ticket or two from forgettin to pay or move. There are some tricks at local places to park for free...if you're streetsmarts you'll figure it out. As for the desk people..never any problems really. I'm a friendly guy and got along w/ them all. I've had friends and g/f stay at my place and wasn't hassled to much by it. I'd reccomend a higher floor. I suspect bugs and noises people talk of are on the lower floors.”

I love the patio and pool area and to have the HMS Bounty with all the great food, drinks and crowd is a special bonus.<br>Speaking of which... anually there is even a huge X-Mas party for the residents and friends in the lobby with live music, food and drinks.<br>As to the apartments... They are great, especially for the price. Rent control!<br>Every once in a while there is a bug to be found - as in other 80 year old buildings.<br>The bathtubs are huge, the views amazing, the walls are sound proof and the residents and "employees" are super nice.<br>Also having a maintenance crew that comes within minutes to a few hours to fix whatever you request (as long it is related to building/apartment maintenance) is good.<br><br>There is also tons of restaurants, bars, shopping, cafes, an internet cafe, post office, banks and the Metro Red Line within a short walking distance.<br><br>Parking sucks though. There is a few parking strucktures nearby that charge $70 and up for monthly parking.<br><br>To make it short... I love it and would totally recommend it to people who like to live in a place with a little history and style!”

The place is filled with creepy loons who sit in the lobby and stare at the walls and talk to themselves. I don´t know how I am killing myself to afford the rent and the streetpeople fill up the place! And the roaches. My God the roaches. There is NOTHING you can do about them. They are everywhere. I am an obsessive compulsive cleaner, and they infested my kitchen anyway. I saw one crawling INSIDE my TV!!! Nothing will stop them, not even the extermination services the Gaylord offers. Once you swat the roaches away from your dinner, and make it to your bedroom, you will be startled out of bed every morning at 5am by what sounds like a crow bat hitting a metal pipe. ENDLESSLY. It is so loud that unless you put on headphones, you won´t get back to sleep. The condition of the lobby is kept clean, but as soon as you turn the corner, you may find blackened banana peels left to feed the vermin. Do not live here. You will grow to hate the building you always admired while driving by it. I´m getting out of my lease early because I find it so disgusting.”

Yes, there is a person at the desk 24 hours a day, but good luck if you have a conversation with one of them that doesn´t end in a nasty defensive argument. The defensive, unfriendly desk clerks are an embarassment. <br> <br>I have had my sister living with me, and registered with the desk clerks, for 2 months, and they still hassle her when she comes home. They often won´t let her into our apartment until she spends 10 minutes convincing them that she really lives there. <br> <br>Besides the teeming cockroachs that are very much a problem during the spring and summer months, most of the time, with a 13 floor building, there is one of 3 elevators working. Constantly broken, and neglected, (the building is currently in foreclosure), the owner does next to nothing to fix these problems. <br> <br>The lobby is lovely, true. However, the rest of the building looks nothing like the lobby. The hallways are painted an early 70´s-late 60´s powder blue, with faded paintings of flowers on the walls and threadbare, dirty carpet. NOT updated, poor taste and feels very cheesy. Most apartments have cheap carpet, mine was threadbare and stained when I moved in. <br> <br>There are beautiful old fashioned wall heaters in most rooms, but they are only turned on by the building during certian hours. Meaning, if you are ill in bed and shivering through the night, you will have to purchase an electric heater of your own, because the heaters won´t be turned on from 10pm until 6am. <br> <br>When the heat is turned on, and you sleep anywhere near the walls, you will be awakened every single morning at around 5:30, without fail, from October through April, when the heat is turned on, by a very very very loud banging of the pipes behind the walls. <br> <br>There is no parking at all for the building. Another reviewer said how cool it is to park in the lot at the Ambassador across the street, but how cool is it to pay $85 a month for this? The cheapest parking is more than a block away for $60 a month, in an overcrowded and dirty parking garage. <br> <br>If you don´t pay for parking, you will pay more each month in parking tickets. And for visitors, its a nightmare. Visitors must always pay to visit you before 6pm, or walk several blocks if they are lucky enough to find a free space near some apartments, 10 minutes walk away. <br> <br>This building´s outside and lobby look cool, neato, old fashioned, but don´t rent there. It is in NO WAY worth the overpriced rent, when you can get something comparable, or better, and cheaper, a few miles away at Park La Brea, or just about anywhere else. <br> <br>Its a big, strong building that feels very safe to live in, and most of the views are lovely. The walls are thick and most of the time you cannot hear your neighbors. You can however, hear a constant noise of traffic, busses, sirens, fights and shouting, and car alarms, because the building is directly on Wilshire. If you are tempted to rent here, do some research. Its not worth it.”

I had a slight roach problem, but it was mainly due to the fact that my apartment was directly over the Bounty´s kitchen. But I´ve learned that most old apartments in Los Angeles have roaches. You can pay to park in the lot at the Roosevelt across the street (the very place where RFK was assasinated). Legend has it that Charles Bukowski lived here for a short while.”
