I discovered a homeless individual living in the unit right next to mine, who after being reported stated that he had been living there for four months. My question is, how did this person come in and out of this supposedly secure building for four months. There is no real security here. I have been here for a year and all three elevators have never been operable at the same time. Some of my windows do not open and close. I have spoken to office staff yet they have not been fixed. The nightclub Lost But Found on Main Street blasts music on Thurs, Fri, and Sat until 2am. You will be absolutely miserable in your unit during this time. I have reported repeatedly and nothing has been done. Police have been called but never respond. Most concerning is my utility bill. They have a system where they split the bill among all residents. Mine was ridiculously high. Management admitted that I was being charged double or triple and that it was an issue that affected some new residents. I was assured that they were auditing my account and would provide me with a credit. I was also encouraged to pay my rent by check or money order in the interim and pay a little more to satisfy the utilities until they solved the issue. We are a year in and I have a $4000 plus balance on my account although I have never paid my rent late, and no-one is addressing the issue. This building is not focused on the tenant after they move you in. Most downtown buildings put up christmas trees or some sort of decoration, this one did nothing, despite resident requests. It seems trivial until when you put it in perspective you begin to realize that it is another indication that they do not value their customers. Do not get stuck in a lease here. It isn't worth it.”

PLEASE STAY TUNED. This has been my worst experience in over twenty years of living in Los Angeles. The five management companies and multiple owners who have taken over the buildings, notably Marley and Ames, have shown a complete lack of respect for tenants and their rights. I have encountered unresolved habitability issues since renting from Marley and now Ames in 2021. The one person who seemed to care, Michelle Longobardo, has since left. Now, we're left with property managers who treat us poorly and act as if they're doing us a favor by providing basic amenities like hot water. As a full-time legal professional, I've had to join a gym just to have the option of showering consistently. It's unbelievable that I am paying so much in rent but must rely on a gym membership for my daily showers. The management company sees residents merely as a source of profit, trying to extract as much money as possible without meeting basic human needs or honoring their rental agreements. They fail to provide even a minimal standard of service or timely maintenance. There is a complete absence of sympathy or care. I rarely have hot water and experience significant leaks at least once a week, which have destroyed my belongings. Additionally, I have gone without a refrigerator for three months. The lights in both of my bathrooms blew a fuse six months ago. The apartment was falsely advertised as being washer-dryer-ready. I also deal with German roaches, water bugs, and moths. I would strongly recommend staying away from this building. The constant flooding makes me uncomfortable, even considering going on vacation. I have sought legal remedies against this company for over two years due to a previous apartment being uninhabitable and experiencing flooding. IF YOU DECIDE TO RENT HERE, I HIGHLY RECOMMEND HAVING A HOUSING ATTORNEY ON RETAINER - YOU WILL THANK ME LATER. I was relocated to an emergency unit that had the same issues after nearly two years. Additionally, keep a functioning camera on your front door. They will never take accountability for any problems you experience due to the poorly maintained apartments and the general lack of care for residents. They view tenants as merely investment dollar signs rather than individuals who deserve a decent living space, as the law requires. Yet, they will still demand rent. If I were searching for a new apartment, this would be a major consideration. This is the last building I would rent from. The Housing Department has scheduled a REAP hearing for the building for October 28th. This should tell you everything you need to know. The ownership treats inhabitants purely as revenue generators, maximizing profits while neglecting fundamental human requirements and lease obligations. They consistently fail to maintain acceptable conditions or execute repairs promptly. There's zero empathy or consideration shown. Hot water is unreliable, and water damage occurs roughly weekly, ruining my possessions. plus, my refrigerator has been absent for ninety days. Both bathroom lights stopped working nine months back. The unit was promoted as having washer-dryer hookups, which was untrue. I also contend with German cockroaches, water bugs, and moths. I can't stress enough how critical It's to avoid this property. The persistent water intrusion creates anxiety; I hesitate to take time away. I have pursued legal action against mgmt for over two years following another uninhabitable apartment experience with chronic flooding damage. SHOULD YOU CONSIDER LIVING HERE, I STRONGLY ADVISE RETAINING A TENANT RIGHTS ATTORNEY BEFOREHAND - YOU WILL APPRECIATE THIS GUIDANCE LATER. Most troubling is my utility costs. mgmt uses a shared billing system across residents, and my charges were exorbitant. Twelve months later, I carry a $4000+ Pdeal balance despite never missing a rent payment, and mgmt has abandoned the concern. This structure neglects tenants post-move-in. Unlike most downtown properties, they did not install Christmas decorations or any seasonal displays, ignoring resident requests. This seemingly small detail reflects their broader indifference toward tenant satisfaction. Avoid signing a lease here. The experience is not worth your commitment.”
