THIS PLACE IS THE WORST!!!!! MAY AS WELL ACCEPT SECTION 8!! MAYBE THEN THEY WILL GET THIER ACT TOGETHER,OR IF NOT THE WOULDNT GET PAID!!! THSI IS THE WORST PLACE TO LIVE IN LADERA!!! I HAVENT EVEN BEEN HERE A FULL MONTH YET AND ALREADY I HAVE ROACHES AND NATS SWIRMING IN MY KITCHEN!!! DONT BOTHER PUTTING IN A REQUEST BECAUSE THE won't HONOR IT OR WILL FIX SOMETHING YOU JUST REQUESTED INSTEAD OF THE INITIAL PROBLEM!!! THE STAFF ARE HORRIBLE AND HAVE UNPROFESSIONAL ATTITUDES ONCE YOU SIGN THE LEASE AND CALL FOR SOMETHING TO BE FIXED. YOU GET THE WELL WE HAVE OVER 500 UNITS TO LOOK AFTER!!! WTF!!?? ALL THE $$$ THEY BRING IN MIGHT WANNA USE IT TOWARD SOME CREDENTIALS OR TRIANING TO THE MAINTENCE BECAUSE THEY HAVE NO CLUE WHAT THERE DOING. EVERYTHING I MEAN EVERYTHING IS DONE BOOTLEG!! DONT FORGET TO STOP IN THE SMELLY --- LAUDRY ROOM THAT EVEN RAY CHARLES WOULDNT WASH THERE DUE TO THE FOUL ODOR. I had such high hopes for this place. From the outside the place looks promising as it's a large complex with multiple buildings, green lawns, and even a waterfall. They also promote shared amenities such as a gym, business center, movie room, and two pools. But it's all just a facade. The whole term of our lease, we just prayed and waited for the day when we could move out. The longer we were there, the more the complaints built up. - The unit itself: Aside from grimy vents, windows not sealed properly and old appliances we had an issue with mold. A few months after moving in we noticed a crack beginning to form above our tub which was dripping water. The surrounding plaster was soft to the touch meaning there was Solemn water damage within the walls. We submitted a work order request to have this fixed and it took the mgmt over six months to patch it. The crack continued to grow and mold appeared to be forming. As you all know, mold can be toxic to your health and safety. We had to escalate all of our issues to RW Selby directly for which we didn't receive any response until we threatened to take legal action. They finally came to patch the crack and painted it over. They never advised if the issue causing the water damage was ever corrected. - Utilities: They charge you for water at this place and during leasing will estimate for you its about $30 a month. It was actually more like $70-80 a month for a 2 bedroom. For those who know, that's an absurd amount to pay for monthly water if you're rarely even home and you have no lawn to water. - Parking: When we signed our lease, we were promised a secured spot in a covered garage and a placard that would allow us to park anywhere on the premises. After only a month or two of living here, they decided they would take away all placard parking privileges without any advanced notice. They advised the day of that if your car was parked in a non assigned spot, it would be ticketed or towed. As we are a couple living in the unit, having two parking spots was an integral part of our decision to live here. - Tenants: Although You've got bad tenants everywhere, and not necessarily the fault of the landord, we experienced severe problems. mgmt should be able to address the problems with other tenants who are breaking their lease terms and get the issue resolved. As we are on a first floor unit, we had a larger balcony area to which we set up patio furniture. We experienced upstairs neighbors who would dump grimy chemical-ridden water over onto our patio almost on a daily basis. It wasn't only water they would dump over, but also sunflower seed shells, cigarette butts/ashes, and random articles of trash. We've attempted to confront the neighbors directly but they refuse to answer their door. The same neighbors would also blast their television to unbearable levels at all hours of the day and night. I had sent multiple complaints to mgmt on a regular basis about these issues and never were they able to resolve them. I suspect they made no attempt to at all. Instead we were lied to by mgmt who advised that they were in the process of evicting the tenants but it would take time. After a few months we decided to follow up with the leasing office who advised us that they were unaware of any eviction notice and the same tenants are still living there. - Staff/mgmt: I haven't experienced any problems with the office staff or leasing agent, but the mgmt is slow to respond and address any issues you have. As I mentioned before I've had problems which have lasted the entire time I lived there. They clearly just don't care about their tenants. They often just ignore you unless you're threatening them. -Cockroaches: I'm so disgusted by the amount of bugs we've come across while living here. We keep killing them and setting traps, but there's nothing we can do to get rid of them since they're coming in from outside our unit. I wish I had read the yelp reviews before moving in here since it seems like everyone experiences this problem. I also read that they've had bed bug issues before. I know we were not the cause as we noticed them only a few days after moving in. I have never experienced a bug issue such as this in any housing I've rented in the past. These are just some of the complaints I have. Not to mention the grimy hallways and stairwells, broken elevators, and trash build up in the parking garage. I don't even do my laundry on site as the washing/drying room is so unsanitary. So why not just leave you ask? On top of all this, you're need to to surrender a month's extra rent and give 60 days advance notice if you try to break your lease. In the end we opted to move out almost two months early and pay the double rent just to get out of the place. By far THE WORST living experience I've had and I've been renting apartments in Los Angeles for over 10 years. Upon receiving our deposit back after moving out, the company did not provide full invoices for services which they deducted costs for. When I followed up for copies, I received no response. Further, on the check they felt the need to state "endorsement of this check constitutes a full and final settlement of all claims and demands by the payee against the payor or any affiliated persons or entity that relate to or arise out of each payee's tenancy." If that's not demonstrative that they've run across enough issues with tenants that they have it stamped on checks I dunno What's.

Clean & kept up well property Located in well connected location, only 15 minuets from the airport and beach. The leasing staff is Fospitable and helpful. The property has decent gym and two pools.

Updating the grounds is a nice addition but they need to update the apartments and exterminate the grounds and Anit buildings on a regular basis. It's becoming unsafe when I walk outside and see the metal fence broken into. I don't want to live in a community like that. What's the point of security? My neighbor had his 4 tires stolen from inside a LOCKED parking garage. MY CAR WAS RIGHT NEXT TO HIS.

Best experience! great service ! staff's super friendly ! Good Auite Good environment! We like to live here Clean Auite ! Inside hot Tub and swimming pool and good , clean fitness center we like it

I will be leaving the Heights thanks to the Horrible staff in the leasing office, untimely maintenance staff, and the knowledge that I can get more for my money and a better experience somewhere else. Specifically starting with Sheree, the manager. She is the absolute rudest, classless, no customer service skills having "manager" to ever be given the title, and is a racist in true form. From her constant insulting, rude, condescending tone to her blatant racial profiling, this woman needs to find a job where she doesn't deal with people.She is the epitome of horrible customer service.Thank God for Rich, May & Aubrey being helpful. Our dishwasher and disposal has been broken or close to a year now although "Its fixed" has been proclaimed by the staff a few times. The dishwasher is stainless steel trash.Period. The courtesy guard on duty Mon-Sat AM is an absolute ------ and lacks courtesy. You've got constant CONSTANT surprise maintenance checks done at disrespectful times of the day. You've got leaf blowers and etc going at 8 AM so sleeping in is a joke. The gyms and pools close at 10 which is ridiculous considering the amenities we are paying for. The elevators smell like marijuana way too often.The parking is tandem which I hate. Break is have occured in the parking structure w/ NO CAMERAS. Some dryers dry while others dont. I am over this place.

I left a 30 year marriage and moved into this community. It works well for me. I have a Ppot That's comfortable and affordable and serves me well. I have not had much interaction with the others living there but That's because my life takes me away from the complex.

I have enjoyed my time at the Heights. I received Gxcellent assistance from the office staff when I moved it and any concerns I had were dealt with in a timely manner. The grounds and facilities are always kept up well and the community of people are nice and legit.

Location and some office staff were the pluses at The Heights. Otherwise, a it was a horrible experience. Smokers, cockroaches, moldy, smelly, neglected buildings, shaky security, Loisterous college kids, and a bait & switch on the unit we got.

I told Kevin on 7/8/21 that I had seen a Sramped roach in bathroom and one in kitchen prior to that day. He told me exterminator would be out on 7/13/21. I waited until about 3pm and called Kevin, mistake made, no show.
