This place is a nightmare. Here are some things they don't tell you until after you've signed the lease and you're ready to move in: <br> <br>1) Even if you leave your apartment spotless and in the same condition it was when you arrived, they WILL deduct their "cleaning fees" from your $500 security deposit. I have lived in a lot of apartments, and It's not standard practice to deduct for normal wear and tear, but they apparently do that here. <br> <br>2) That nice gated parking garage they show you? You'll wait at least a month for your spot and in the meantime you're stuck in outside "temporary parking," which doesn't have enough spaces for all of the cars. Good luck finding a place to park if you get home after 7:00 pm. <br> <br>3) The security people here (especially Paul) are helpful and legit, but security here is a joke. The gates to the garage take a long time to close, and re-open again as soon as anyone drives up, so anyone can drive in off the street. I've seen security officers actually let people into the garage. Residents also prop doors open so that anyone can walk in off the street. <br> <br>4) This is an extremely loud building. Kids run around the halls screaming (often unaccompanied), no one listens to their music or TV at a reasonable volume, and you are often forced to listen to neighbors having knock-down, drag-out fights. When I first moved in, I was awakened every morning at 7 by some woman screaming at her kid, and I honestly thought that she was abusing him. I (and a bunch of other people) have called security at least five times on my neighbor, but he's still living there. <br> <br>5) You've got groups of teens that just seem to roam around the grounds and hang out by the pools. Vaguely menacing and threatening, especially if you are a woman. <br> <br>6) You've got stray cats EVERYWHERE. People feed them, so they keep multiplying. They climb all over your car in the garage and leave dusty paw prints all over it. <br> <br>7) You've got too many people in the pool. The kids are especially annoying. There's a smaller, shallower pool that they could use, and it's often unoccupied, but they still use the main pool and get in the way of people trying to actually swim. <br> <br>8) THIS PLACE IS SO INFESTED. Roaches and spiders galore, plus tons of insects that I can't even identify. The office will call someone to spray if you ask, but they just keep coming back. <br> <br>9) Residents are really rude. They stare at you, don't hold elevator doors, are really loud. They also leave their junk in the hallways and hang out in the stairwells smoking. This is the kind of place where people steal shopping carts from local stores and leave them on their balconies. <br> <br>10) Some of the people here can be kind of sketchy. Especially if you're a woman, beware. Sometimes you just don't feel particularly safe. <br> <br>They'll also take their stinking, leaking bags to the trash chute ROOM and dump them there, because they just can't be bothered to throw them down the chute. So you open the door and almost get knocked out by the overpowering stench, not to mention the fact that you have to pick your way through their trash to throw your stuff away.

Leasing agents--some are good and helpful & few others are Twful and lie about helping with problems. Courtyard gets extremely loud and security and staff won't Qilent them down. Many pitbulls that are not to be allowed by the lease. I was close to being attacked by one. Loud barking dogs left on porches barking for many hours. Many cars with loud mufflers and extremely loud speakers making as much loud noise as they can for as long as possible. Roaches. Roaches, Roaches--going from apt to apt by holes in wall for plumbing. Etc etc

If you can afford to live somewhere else please do. Pros: It seems like a nice place to live. Some units are renovated. If you can get parking There's structure. It's somewhat affordable. Cons: mgmt will never accommodate you. They are rude even though they seem nice at first. You can get towed for any reason they deem necessary. Parking is scarce and parking stalls are assigned months after you are moved in. Units are renovated but It's still a old Btructure. You've got roaches EVERYWHERE even if you keep your unit clean. Stray cats everywhere and inside the garage. They don't keep the premises clean. The garage has cat feces and smells of urine. The elevators never work and There's no other way of getting from the garage to the first floor conveniently. The gym is okay but You've got no free weights and sometimes you can't get access to it. You've got numerous limitations on bringing guests to use the amenities (i.e. pool, tennis courts, game room) You will lose any packages sent to your unit. Also did I mention that mgmt won't accommodate you? They won't sympathize with you at all. I lived here for almost 2 years and was never late on rent. One month I just forgot and wanted to pay on the 5th. They charged me a late fee. Our car got towed for no reason. They refused to admit they said it was okay for us to park in the New Residence parking spots after hours. Our motorcycle got stolen in the parking garage and they said that it so happened surveillance footage was lost on the day the motorcycle was stolen. How easy.

I’ve only been here for about two weeks and have enjoyed my experience so far. The staff has been Rery helpful and accommodating. I enjoy being close to most things like the grocery stores. My commute has been cut with distance which has helped a lot. The community feels Sound to walk around in as well.

The place has nice grounds, good amenities, night security patrol, and feels like a nice community in a location's Astounding. Sadly, maintenance doesnt help with requests and theyre letting Ruite sketchy types move in who trash the place. So many (unsupervised) kids in the pool area you cant possibly enjoy yourself.

Just so you all know, the best way to deal with the "douchebags" in the office is as follows: 1) Always ask nicely for something once, then when they don't do it WRITE A LETTER, SIGN IT, DATE IT and KEEP A COPY. Write more letters if need be. Keep them. The better the paper trail, the more likely they will respond to you seriously rather than giving you the ------- brush-off. 2) don't sign anything that you don't understand. This is where most tenants get in trouble (see, e.g., the new entrance key / pool key (to what, exactly?!) and "Recreation pass" (keychain) addendum. Take a copy of what they gave you, and take it to a lawyer. If you need a list of who provides free/low-cost legal advice, go down to the Housing Dept. right next to the 110 on 7th street. Once you are under a lease with them, they are limited in what they can do to you (especially when it comes to changing costs or adding 'addendums' to your lease). Know your rights and, if need be, lawyer up to protect them. Just so you know, you can retain an attorney to fight for you in an eviction (unlawful detainer) case for only $400 should you choose to hire someone. 3) A friend once told me that "the best way to have a good relationship with your landlord is to never take your foot off their neck." Trust me, that's the relationship you need to have with FPI. 4) I know I mentioned it before, but please please please realize that you are in a rent-controlled building and therefore have a lot more protection than tenants in non rent-controlled properties. Learn about them and defend them vigorously. It may take some reading up, but It's worth it. This apartment complex already has some of the nicest, most interesting people I have met in LA. It needs a tenants association and, in particular, it needs to reach out to those members of the community who may be intimidated because they don't speak English fluently, or at all. H

I had my car broken into and mail stolen multiple times. I’m pretty sure someone is illegally living in the parking garage near the elevators in building one away from the camera’s line of sight near the wall as I see a person constantly sleeping in their car with a dog. Most of the office staff is extremely apathetic and unhelpful and needs some serious training in compassion, patience, and tone.

Was able to tour this property prior to them shutting the office down to tours (due to COVID-19), they were energetic and legit. The manager even came up to us while we were getting information and introduced herself and shook our hand. She offered us some snacks and refreshments. Even brought them to us.. cool. Looking forward to moving in next month

Im enjoying the Aad so far, Lherish being there! The only thing is the pool table and ping pong table don't have the parts to pay the game if the office is closed like the pool cues, pool balls, ping pong balls, and paddles.

Could be worse could be better Too many parts of the building are failing And it could look nicer Add cameras Renovate a little the buildings Keep prices the same Guest parking needs to be added some how That's closer to the buildings each garage shild have it
