If you're considering Eighth and Grand Apartments, proceed with caution. As a current resident for nearly three years, I've witnessed the steep decline of this place. Break-ins, incessant fire alarm tests from 8 AM to 5 PM, and indifferent management are just the tip of the iceberg. Despite numerous complaints about neighbors stealing packages and suspicious activities, the building has offered no help. They fail to prioritize tenant safety, as shown by their inadequate response to a murder on the premises. Security measures have remained lax, and management ignores our pleas for improvements. If you value your safety and well-being, look elsewhere. I'm moving out soon, and I'd recommend you prioritize your safety and avoid this building at all costs.

Leasing staff is highly unprofessional that don’t care but sales. I should have listened to reviews about how unknowledgeable and inattentive staffs are. Don’t apply here unless you’re fine wasting your time and money.

This is going to be a long one! DO NOT MOVE IN HERE!! I lived in this property for about 7 years since it opened pretty much and it was great until Brookfield took over. I started to notice the staff that had been there for years slowly start to disappear. Then things like the water being turned off with no notice more often than not started happening. Lots of leaks throughout the building. A leak in the hallway right outside of my unit that left a huge whole in the wall for quite some time. Another leak in my kitchen that was fixed but lead to BLACK MOLD. I asked for it to be checked and was told by maintenance that it was nothing. We will come back to this. When it came time to use the amenities, more often than not things were broken and the second floor pool and common area has ROACHES. Security is an absolute joke. With the exception of one guy, you can’t even get them to look up from their phones to acknowledge you telling them that there are drug addicts sleeping in the stairwell. The side entrances are always broken leading to anyone being able to walk in at any time. End of last year there was a MURDER in the building and just before I moved out I saw with my own two eyes another body being pulled out of the back entrance. About a month or so I came home to find my unit had been entered without my permission. My bathroom was flooded and ransacked and this person grabbed whatever he could and put it in my washing machine. Come to find out some of my personal clothes were stolen and a gift card. Management told me there was no record of a why someone would come in and they would get back to me. Well that never happened and when I asked again, was told there was an “emergency” no notice before or after. That is illegal. I was condescendingly spoken to by Darla who then offered me $500 which covered the ring system that I had to purchase, not my clothes and things that sat in toilet water for hours. After this offer they have since ignored any communication about breaking my lease. I filed a police report with the LAPD online and was contacted by them and told that they needed to come out. When they came to the building they advised me to move out immediately and gave me the incident number to do so. Still no response from management. Simply notices on the door to pay rent. Keep in mind that many people have ring cameras on their doors. Why would need to happen in a “secure building” Back to the mold. As I started to pack and move I discovered the BLACK MOLD that I had mentioned going strong under my sink. Both my dog and have been getting sick and vet could not come up with why these things were happening and I was told it’s just a result of my autoimmune. Thousands of dollars spent because of their negligence. I have photos of it being present in the hallways of the building as well. Still being completely ignored by management, I have reported the building to LAcounty housing and public health and have hired an ATTORNEY. This place is an absolute nightmare.

I have been a resident of 8th and Grand for over 2 years. Last year my car was stolen out of the gated and secured garage. The security team was unable to provide security footage of the garage exit. I have also had at least 10-12 packages stolen, and some that have gone missing that were left at the front desk. For a period of time, the fire alarm would go off daily and once for over 3 hours. On top of the theft and fire alarm issues, I also had a friend and dog walker watch my dog over the hoildays, as a registered guest. He lost the only key issues to me and the security / building managers recommendation was for him to call the fire department to have them knock down the door as the lease prohibited them letting him in...as a registered guest. It took 2 hours of him sitting in the lobby crying as my dog waited to go out before I could finally get someone to help him in. The amenities are nice but this place is sketchy.

Outstanding property with amazing amenities and beautiful shared spaces. Apartments are well equipped. Management makes this property difficult to call home. They operate from a defensive and accusatory - us vs them perspective. They are not there to help and facilitate the residents but rather to police rules and enforcement. Its not a pleasant or nice place to live with constant notices, and emails of falsely placed accusations and fines.

The front desk is absolutely the worst. They are unresponsive. They do not pick up the phone. I have called them over 18 within the last hour and they refuse to answer the phone. Every single time no matter the extension I choose they hang up without picking up. They have worst front desk people, I have personally ever encountered. They are the most inefficient and lazy people, and unfortunately all the residents pay for them. Security is fire, shouts out Security

It is very luxury apartment with ton of amenities BUT when I look into my unit it wasnt too luxury. Try to hide issues. I found fridge door was broken and tried to super glued it. I found laundry wahser door was broken and tried to super glue it. Overall its good apartment if they can provide better unit.

Average cause I didnt like the maintenance. They are not that much good we expect. I knock them through online and phone but still didnt get any proper service!!Otherwise security system is good. And the worst part is dog park and dog spa place. Dog park is always so dirty. Even at the early morning time. And there is nothing like shampoo or soap for the dogs to bath them.

A well-maintained and operated apartment building with friendly residents. Leasing staff, residential staff, as well as maintenance staff are all professional, friendly and responsive. Eighth & Grand is centrally-located in DTLA and convenient to restaurants, shops and many venues.

Many problems with safety lately regarding outside doors to olive street. Lately I feel less likely to recommend this complex to my friends than in the past. I have had multiple problems with electrical outlets, lighting and washer/dryerthe team has fixed them but its still difficult.
