Management does not care about tenants safety, health and well-being. One day not to long ago the new managers were showing an apartment to people. Well, I looked out my little window in the door and listened to the conversation. One of the managers ( a man) said pointing at our door, "if these people are an nuisance, you just tell me". What a bad way to start your relationship with people. <br>For seven days out of the month of June, there has not been any hot water! Someone told me from the building that he called the onsite managers regarding the water and one of the managers said, "yea hopefully it should be fixed by the end of the week". The end of the week will basically count exactly a full week without HOT WATER!. How do we live in this environment you are asking yourself. Well, we don't know. We have green and black mold coming out of our walls and shower area, our sink faucet doesn't shut off all the way, the carpet is extremely cheap, the parking area is coded with bugs, rats, trash and car liquids (transmission fluid and oil). <br>Let me tell you a few more items that are on the huge list. New doors were installed throughout the enire complex. The doors for exiting and entering to the building have no locks. NO LOCKS! For exactly 31/2 weeks now, the doors to the building do not have locks. <br>I can go on and on, but unfortunately, I can't. You should drive by this place and see what it looks like. Don't stop in to see the managers, they are never home; and plus there is no entry way to the building now. The entry way to the building where the call box is totally demolished. Come live here and you'll get almost a $1,000 rent fee, no service, rude onsite managers, health problems, etc. O yes, by the way. Word is getting around that the managers want to kick everyone out of the building who has a dog(s) or cat(s). They want the building to be pet free. Almost 95% of the tenants have pets. How awful is that!

Renovations - Non-union, w/o permit, under the table <br> <br>You can see from the street that the owner is renovating that building - to sell, improve, increase rent? We live nearby and no permits are posted onsite at this time - a few mos. into their construction process. It is a fairly old building - built in the era before certain building materials were outlawed. In addition to removing old stucco on the exterior of bldg, they are removing "popcorn" ceiling materials, old paint, some walls and doors it seems - no were these surfaces tested for dangerous substances? If so, that should be posted. If not, they are risking lung cancer for anyone exposed. Hopefully, there is nothing (asbestos, lead, other chemicals) which cause cancer or exacerbate asthma, etc. But it seems there was no effort taken to ensure that this undocumented removal won't harm the health of residents, workers or neighbors. Not sure of Owner's name or the contractor's name - both of which ought to be posted I suspect. Not sure who the manager is. They also removed all the palm tress that were giving shade to the sunny, south side of the building. Two of those palm trees were moved next to their pool - by breaking up the adjoining patio concrete. Hopefully, it was done in a way that won't lead to damage to their adjacent pool. The resulting building and apartments may be nicer, but by not posting the permits it suggests the owners are not following codes and are willing to endanger their workers as well as residents and neighbors. Slum lord behavior, as talked about above in earlier messages. Someone should post the Owner's name, etc, here in case anyone exposed gets ill with lung cancer or asthma in the next 20-30 years, which is how long that can take to develop. <br>

What slumlords don´t understand, is that it is THEIR responsibility to begin, and build a positive relationship with tenants, AS THEY ARE THE CUSTOMER. I´m getting very sick of kissing --- to get a person to do their job.

Even with interest rates going down down down, I wouldn´t consider moving from here. <br> <br>A very good long time manager who is always helpful and has things repaired right away. Simple gestures of gratitude help in that regard. In other words, if you´re nice to the manager, he is nice back. The other people complaining about him in the reviews should read "How to Win Friends and Influence People" by Dale Carnegie. <br> <br>They allow dogs here, and no extra pet deposit is required. One tenant used to have his dog take dumps in the hallway, but the manager had them thrown out. And some people have their dogs poop in the front of the building (and don´t clean it up). And people wonder why it is nearly impossible to find an apartment that allows dog. But I digress. <br> <br>A/C and dishwasher (at least in some units). The walls are practically made of granite steel compared to more modern apartments. Excellent sound proofing. <br> <br>There´s a mix of working poor, working class, and thrifty yuppy type tenants living here (why spend $1500 to live at Park La Brea when you can have a giant one bedroom here for $800?). There are also many elderly tenants here, who are obviously the best kind of neighbors to have in an apartment. No lound music being blasted at 2am.

We just moved in 2 weeks ago. We fell in love with the area (nice area and it´s VERY close to work) and the price was right ($950/month for us - all other places around here are $1150 and up with no parking no pets, etc) <br>Anyway, like the Mr. 6/8/02 said, the manager is turning out to be a friendly neighborhood slumlord. <br>The halls have carpeting - but it´s very cheap and in disrepair. The trash does get very unpleasant I noticed this weekend. <br>The painters that the mgr does business with (for 20 years now, he says) uses the cheapest crap paint that´s not even interior grade paint. We are very concerned about mold damage, because the bathroom wall was completely water damaged. When they "fixed" the damage, the simply scraped some of the old paint off and painted over that portion of the wall. Bottom line is, the whole slab of wall - from the adjoining wall too the shower needs to be replaced. <br>Speaking of paint, EVERY door knob had paint on it. The knobs in the kitchen and bathroom were the .50 cent ones and THEY had paint on them. (We just replaced them and took the loss). For some reason, 2 of the 4 doors in the place didn´t latch closed. We had to fix that too. Bathroom was a mess. Had to scrape off a bunch of sticker around the mirror. The only bathroom light at the sink part was a 40watt bulb in a dome fixture. It was too dark, so we replaced it with a 200 watt. We´ll see how long that lasts. That area really needs light, but there only one fixture. We also had to put in the heat lamp for the bathroom. There was a burned out white bulb in that fixture - DOH! Our last apartment was in Eagle Rock. It was not as run-down as the one we got at Wilshire Embassy. <br> <br>On top of all that, over the past few days, we have had very strange things happen in the night. Our cat is unreasonably freaked out at odd times - even though she seems to be getting used to the place. My wife has had nightmares of a guy cutting people up and putting the parts in the closet and in the walls. And strangest of all, one morning she told me that I tried to strangle her in the night. Yeah yeah - I know what you must be thinking - husband tries to strangle wife doesn´t sound like haunting. But I actually love her and honestly don´t feel hostility toward her at all. It totally weirded me out when she told me because I had no idea. <br> <br>Lucky for us, it is only a 6 month lease. ;) <br>

The rent is reasonably high. In a great location. 1 street south of Wilshire. Has a pool, cleaned in summer. Lazy, cheap, grumpy, poor maintenance by manager. Pipes in bad shape. Owned by a slum lord. Garbage overflows every Sunday/Monday. Smells fairly bad in some places. Poor ventillation in some areas because faulty wiring (which they won´t replace) discourages using the ceiling fans. Every apt has AC. No fridge comes with apt. Poor security - extremely poor. Some people´s mailboxes seem to be vandalized occasionally. Allows pets. 1/2 month deposit. Rent controlled. Elevator occasionally does not work. 3 floors. Thin walls. 1-bedrooms and studios. No gas, all electric. Neighbors can be friendly. Racially well integrated tenants. All ages, some families, singles from college to senior citizens. Manager collects and repairs old chevys, etc. Neighboring buildings also seedy, but most of this area is ritzy and expensive.
