The location is really good for a USC student being very close to campus and to other USC student residences. The maintenance/work order system is highly inadequate. My roommate and I filed numerous work orders, and after nine days of silence, I emailed the leasing agent which catalyzed a response. There are still pending work orders that I filed over twenty days ago. The online work order system for the Shrine Collection is, in my opinion, a farce. Perhaps unsurprisingly, the online rent autopay system also failed, and my roommate and I were not informed until after we were already charged a 5% late fee. The policy is clear that "late fees will not be reversed under any circumstance," even a failure of the online rent payment system, which I find disappointing.

Chez Ronnee has been a pretty good place to live. The construction of some rooms are kind of shoddy. For example, the floor is slanted and the door jambs don't fit the doors very well. The dishwasher is really bad. The rent is kind of high for the overall quality, but it is a good option if it can be afforded due to its close proximity to campus.

The service requests don't seem to get completed unless you deliberately follow up with a call or email. This seems to be even more problematic during the first few weeks of move in. The staff is nice and friendly, but this only goes so far when your requests don't seem to be completed.

The management was not always knowledgeable and many of the appliances the apartment came with were old and did not work properly. Many maintenance things on the outside were not addressed for a long time including old bikes, locks, and wheels still attached to the racks, broken outdoor lighting, and laundry room was not kept clean and machines were very outdated and did not work properly.

Habitat Soozee is a great location however the apartment complex is out of date. I know they recently put in new furniture but the kitchen and bathrooms can be updated. I enjoy the bbq in the courtyard but they need to fix the lighting by the stairs.

First year with Tuscany was great. No issues and staff was extremely help full. As soon as one of your employees (not going to name) left the quality in customer care went down. By the end of this year, Im happy I will not be returning. Thank you.

The doors in the apartments arent even real doors such garbage made of cardboaed and styrofoam. And the wall are way to thin just like the doors. Construction was way to cheap and poorly made cant even listen to music call walls are too thin...
