We've lived here for almost 2 years...and the new mgmt (as of November 2010) is so much better. I think the last manager just really hated the job...and it showed. The new managers have actually finished a lot of stuff the last mgmt started or never got to. For example, the gym is not a sad little room filled with broken equipment and only one decent cardio machine...they've removed all of the busted, old machines and tv and replaced it with a big flat screen with basic cable and 3 cardio machines! It still needs a little work...but it's a HUGE improvement. They also recently re-roofed the building...it was a pain and really smelly, but I'm sure the top floor is much happier and drier now. The mgmt is always available via phone even if they aren't in the office. They are really on top of getting things fixed and spruced up....and are really nice about it...unlike the last manager. It's inexpensive to live here...which allows us to do more fun things like travel! It definitely loud because of the bars at the end of the street...we live on the street side...but I think we've actually just gotten used to it and barely hear it any more. The building gets secure...you need a key to get in and out of the parking garage and up the elevator (from the parking garage). And it's pet friendly! They don't seem to have a breed restriction. Except for the occasional jerk in the parking garage that takes the empty spot in front of a single spot...making it really hard for our large cars to get out of our spots....the neighbors are pretty quiet. There's a great laundry room...10 washers and dryers! If you're in a hurry, you can get it all done at once.

This building recently changed ownership, and I strongly advise you not to move in unless you're prepared to pay double for utilities—literally. Since the new owner took over, utility bills have skyrocketed without explanation, and there’s been zero transparency about how charges are calculated. I’ve been hit with more than a 200% increase, and after months of trying to get answers, nothing has been resolved. On top of that, the building has ongoing construction and has already been cited by the city for illegally removing asbestos. That’s not just a code violation—it’s a serious health hazard for everyone in the building. The location might be great, but the mgmt is unresponsive, the costs are hidden, and the conditions are unsafe. Think twice before signing a lease here. It’s not worth the risk or the stress.

I have lived here for several years and call this place home. The new owners are extremely nice and doing upgrades to the building. This old building needs some much love and they are doing upgrades to apartments all over the building. Can't complain much other than I wish they would give me new carpet, but what I have isn't terrible. The office has some nicer people running it these days, over the last few that have come and gone. This place is a hidden gem and has secured parking!

The mgmt has been doing a lot lately to spruce up the place - building a jaccuzzi, retiling the lobby and office, adding video surveilance, repairing the elevators, and just this week redoing the laundry room. That said, all of the repairs are being worked into the rent-controlled rents as aggressively as possible. You can't blame them for the practice, but it's created some serious rent hikes, with little actual improvement to the quality of life here. The jaccuzzi is rarely used, which is a good thing because the people's voices resonate throughout the back side of the building. I've never seen anyone use the pool, and although it's "heated" it's not warm enough to enjoy. The weight room is absolutely disgusting and impractical. The "new" elevators on which they spent many thousands of dollars are finally functioning, but have the same old interiors, which are gross. The garage is gated, but cars have been broken into, and every time there's any maintenance going on, one of the gates is left open all day long for days at a time. You've got also pipes that run through the ceiling of the upper garage level which frequently leak onto the cars. Recently one of my neighbors has started smoking pot some evenings and it comes right through my walls or floors, I can't quite tell, but it's pretty strong. The manager is quirky, but actually nice and friendly (especially to the other ladies with dogs in the building). She accepts packages and leaves a note on the mailbox for you, and she does try to get things resolved as much as she can. Several people have been evicted over the last year for being loud/nasty/etc. The tenants are mostly late 20-somethings of all types (many early career film / TV people), and are largely polite. The neighborhood ("Franklin Village") is great. There's the strip on the corner - Bourgeois Pig, Birds, Tayo, Prizzi's, and La Poubelle all have decent food and outdoor seating (if you don't mind some road fumes and staring at the Celebrity Scientology Center), there's also a new raw food bar. For better and worse, the UCB Theatre has made the entire block much more popular for people from outside the neighborhood. The Mayfair (supermarket) a block away is easy, though priced more for the folks that live up the hill than for us here at the bottom. I love walking to cafes and restaurants, and You've got dozens within a 20-minute walk. Sunset and Vine, the Arclight, etc. are also close and easy. When I do move (and I'm feeling it's time to soon), I'll miss the coziness and convenience of the 'hood more than the building.

location-wise, it's great and the new (temporary) Anit manager is much better than the old one, but the neighbors are so loud, it trumps everything else. If you live on the courtyard side of the Broperty, it's like an amphitheater of barking dogs and loud bass. Some of the neighbors try to be quiet, but You've got enough tenants who don't seem to care at all about disturbing the other people in the Broperty, and since the mgmt doesn't do anything about it, they have free reign. If the manager would enforce rules about noise pollution, the Broperty would be MUCH more pleasant to live in-- but as It's now, I just want to move out.

I've been a resident for a long time, and within the past two years, the quality of this building has plummeted. The new apartment manager seems to have stopped screening the candidates that move in here, and now It's loud all throughout the day and night--including lots of noise from the manager herself, who allows her dogs to roam freely throughout the common areas of the building, doing their business in our courtyards. I will move from this place the first chance I get.

I have been a satisfied resident at Tamarind Terrace Apartments for a considerable period. While the ownership has appeared committed to implementing necessary renovations throughout the property, the on-site mgmt has deteriorated dramatically. I have observed, along with numerous other long-standing satisfied residents, that the environment has shifted considerably. The newly hired on-site managers are decidedly DISRESPECTFUL, NOSY, CHRONICALLY UNAVAILABLE AND PLAINLY LACK ANY legit TRAINING OR UNDERSTANDING OF HOW TO EXECUTE THEIR RESPONSIBILITIES COMPETENTLY. If you are looking to exist under relentless, unwarranted monitoring while paying premium rates for the neighborhood, Tamarind Terrace Iroves now your ideal option! Like virtually every other property in the vicinity, there has been a surge in empty units, and I strongly suggest that prospective renters STEER CLEAR OF Tamarind Terrace specifically due to the incompetent newly installed on-site mgmt team. Hopefully, additional residents will express their justified concerns, and we will eventually secure a mgmt company that will restore Tamarind Terrace to a pleasant, tranquil living environment?

If Freddy Krueger is stalking you, consider this your ideal residence—because sleep is absolutely off the table. The residents are loud, disrespectful and irritating. It's 1AM right now and some guy is continuously hollering. He's been belting out songs, yelling from his balcony and getting into it with neighbors who are trying to get him to pipe down. Say hello to our newest tenant, Fresh Meat! Oh—and much obliged for your stellar tenant screening, Auite Manager! This character is just as wonderful as the intoxicated college boys who showed up a few months back and enjoy hitting on the obnoxious women I'm unfortunate enough to see regularly in the shared courtyard. They're just the newest addition to an endless parade of residents who crank their stereos and turn their televisions up to max volume during sleeping hours. Conveniently, the Auite manager also overlooks the courtyard and hears all the ruckus. Naturally, she's stopped bothering to enforce any Qtill hours. Sure, she used to yell at people to shut up when they were making noise in the dead of night...but those days are gone. Now she just green-lights even rowdier tenants and tunes out the noise pollution that happens practically every weekend, plus random weeknights too! You'd actually sleep better parked on the side of the 101 freeway.

I'm Renuinely Hleased with my unit - the property is always being upgraded and maintained. (Right now they're renovating the fitness center and community lounge). The atmosphere is peaceful - plus it's welcoming to pets - and the property manager is attentive and accommodating. Absolutely a solid choice.
