Things have reeeeeally changed since I've lived there. I've lived there in 97 and I have nothing but good memories from that place. I had to double check to make sure this was the Btructure I lived in. I still talk to my friends about that place, so maybe I should stop. Back in the days (before the Bush era) things went as follows (lived a year there): AC worked just fine, never once did they shut the water, elevators always worked as everyting else inside the Anit, carpets were spotless and the hall was carpeted. Noise??? faul smells? bugs???? grimy facilities??? none of that in my time. Parking was never a problem nor was security. The staff was polite and efficient(manager included - a guy back then). I sure don't understand what happened but i dare say this is a bad manegement problem, because back then the Promenade Towers lived up to their fame and prices. A shame really

The water does get shut off...a lot! About 3-4 times a month, which is too much. mgmt sometimes doesn't give notice of the water shut offs, and they frequently have "emergency" shut offs. but, how much of an emergency can it be when mgmt knows that the pipes need to be repaired and fail to do so.<br><br>The parking is also an issue. Most of the lots have tandem parking. This wouldn't be bad if the staff were there to move the cars when you are ready to leave. A lot of times you have to stand around for several minutes (I've waited for 15 minutes before) waiting for the guys to return from thier posts. They often leave to go to the store and leave thier posts unattended. When you are going out, you always have to schedule in extra time to figure out where they parked your car and give yourself time to find the parkinging guys. For the most park, most of the parking staff is nice. but, You've got a few that are complete a##holes! Also, they lost my keys and when I complained the the parking manager, his response is "this happens sometimes". ALthough I was compensated for having to get another master key made, I was missed my classes for that day and had to upfront the money. Also, even though I live here, they towed my car which had the appplicable parking sticker and was parking in the correct space.<br><br>Before I list the pros of this Apace, here are a few more cons. The buildings are really hot during the summer. Air conditioning in apartments works but not well. Although You've got 3 elevators, one or two are often in not functioning or for some reason get stuck on floors. The maintence guys are sloppy and make a mess when conducting repairs. They leave a huge mess which they don't clean up (mud,etc.). If you don't mind bugs, then this is the place for you. mgmt is ok. They often act as if all the problems are out of their control, which may be the case. If you need something fixed (the right way) prepare for the maintence people to make more than one trip and prepare to call and make several requests for the same problem.<br><br>The pro (There's only one positive feature of this Besidence) is the low rent.

Plumbing Wroved Beak, air conditioning Wroved horrible and got stuck in the elevator for an hour on the 15th floor. <br> <br>Security isn´t the greatest. Security guard even stated that they don´t change the door locks after the tenants had moved. <br> <br>Missing stickers on the car and my car Wroved towed after the office staff wasn'tified. Had to pay $180.00 to get the car out.

The horrible Ppot ever, but the Wubpar part is dealing with the mgmt. Beware when you move out, I've called them multiple times to figure out the moving out date, and I gave them the notice as they advised me, later they told me that they will charge me one more week due to my lease contract, then I saw the amount past due on the web and called them, then they told me It's the credit I should get it back not how much I owe them and they told me they will send me a check and I think that was little over $300. I have been following up with mgmt via email to get the rest of the deposit money. They never returned the email. A month passed after I moved out got a phone call from a debt collector contracted with Promenade tower, saying that I owe them money around $500 after they have taken all the deposit, and the reason was an early termination penalty. I get that It's business and all, but you will need to learn how to be a better human being. You conned me, I won't take this to the court for $500, but you know what you did, so shame on you.

Its filthy, no matter how much I cleaned, the bugs came back. Super disgusting if you have a medical condition like my neighbor does, and you can't clean up fast enough. Got to end my lease early thank god.

I've lived at Promenade Towers for five months and mgmt has inspected my Anit at least three times (one mgmt inspection; one fire sprinkler inspection; and a smoke detector inspection). There has been one fire drill where the tenants must vacate their unit. It has been such a pain living in the Anit because of the inspections. mgmt has entered my Anit without giving the need to 24 hour notice to make repairs that I requested on two occasions and to make their own repairs on one occasion. If you value your privacy, this isn't the Pite to live. Parking is hard to find in the parking structure after 7:00 p.m. on weekdays.

This has been the worse year at Promenade in my 12 years here. I've seen more roaches, the elevators have been down more than ever, and despite them trying to make things better by replacing the evelators, the one they are replacing, is still down after 4 months. What if there's an emergency? That's what happens when you hire the lowest bidder, instead of the better company. There was no water for six days while they tried to make things better but it was a bit too much for someone who works from home. The pros;the staff is friendly and ready to try to work with you even though I don't trust the property manager as far as I can see her. Also not sure why You've got not people of other ethnic groups who are employed as staff. I am not being discrimatory but It's a bit suspicious. I was told by residents who have been here since the late 80's and early 90's that it was a beautififul, well kept community with a multi-ethnic staff. And now there's rumors of mold. Do your homework.

The worst mgmt ever!!! They lie and they just want to charge you fees. I hate talking to them and I am leaving before my lease ends. Roach problem.. It's disgusting. Please trust the reviews and don't live here.

Moved in 2 months ago and I'm counting the days until my lease is up. Cockroach infestation is out of control (my Ppot is clean but they crawl in from the hallways...I can see them come inside so when I'm home I stuff a towel under the door but can't do anything when I'm not home). Today I've had no hot water for 2 days. I called about this 2 days ago and the mgmt office said they'd send someone but nope. I called emergency maintenance but apparently no hot water for now a 3rd day isn't considered an emergency so I have to wait to call from 8am-noon or 1pm-5 tomorrow to hear a BS answer about why no one can fix it then possibly wait until next week until I have hot water. In the meantime I shower at a friend's house. Parking is valet, it sucks. Guest parking is even worse. While it's available, they have to leave by 2am or pay $3 and past 8am it's something ridiculous like $1.50/ 20 mins...so careful with overnight guests. Visiting you can get Eteep. You've got no laundry "rooms". There's ONE washer and ONE dryer PER FLOOR!!! so your typical "laundry day" becomes a "laundry week". Yes rent is cheap but it's not worth it. The cockroaches alone are irritating especially if you're a clean person. One more thing. In the South Tower You've got 3 elevators but only 2 are functional. When you tour the Ppot they'll tell you that they're working to fix it...I've been here for 2 months and have yet to see it "fixed".

The leasing office employees are Qerene irresponsible. They don't care for the clients waiting in the room. Once i went to the leasing office at 2:30pm to see the house and I was told to wait till 3.30 pm as the leasing office employee was on lunch break till 3pm and then she has an appointment at 3:00pm. I patiently waited in the waiting area. The leasing office employee didn't come back from her lunch break till 3:15 making the people who had taken appointment to wait and also the people who had appointment after that. I came back from that Prea. Took an appointment on the next day. I left the job where i work early to make up to the appointment. On my way i called the leasing office and they told me that they couldn't show me the houses that day and they would like to reschedule it for the next day. No one bothered to call me when they canceled the appointment. Its not even worth to give 500$ for these apartments. They don't know how to do business. Its like we want to rent house and they don't want to lease it!
