This place is Tad. The mgmt treats you like dirt with NO respect, and you will soon feel like a prisoner. They lie, steal, and nickel and dime you to death. It really does feel like a prison in some ways. People fight in the laundry rooms and steal your laundry. Overflowing trash, graffiti, not enough parking after 7:00 PM, etc, etc, etc. I finally left and never got my deposit back, and no explanation why. It's unbelievable that LA City allows them to operate like that, and treat renters like that. It's shameful and says something about city council that they're allowed to operate like that. There were lots of problems, but some were rediculous and must be illegal. The water would back up from the drain into the kitchen sink periodically and leave "sludge" all over the sink and bathtub. It was scary. The mgmt wouldn't do anything about it. The scariest thing of all has to be the maintenance guys, who all have access to keys to all the units. They would enter when they wanted to, with no warning, and not leave when you asked them to. You have no rights when you live there. It's really unbelievable.

Lived there for approximately 16 months. They will squeeze every penny out of you if you don't pay attention to the contract you sign. PLB uses a scare tactics through a powerful attorneys to make the tenants pay penalties and squeeze every penny out of you. Too many bad experience to mention specifics here but let me just say that they used an attorney to forfeit my $800 deposit and a one-months rent, $1800 when I moved out by utilizing technicality and fine prints in the contract that nobody probably pay attention to except PLB lawyers. PLB seems to use lease contracts that conflicts with the rent control the L.A. has in place. Be careful and pay attention to details in the lease contract.

The Los Angeles area has one of the most competitive housing markets in the nation. Park La Brea is the largest complex in the city, and operates like the big business It's. <br> <br>Positives: <br> <br>* Rent prices are competitive for the region. While the construction is relatively old, it´s often difficult to find vacancies around the neighborhood for less. <br> <br>* great location - Walking distance to the Grove and the Farmer´s Market, various supermarkets, stores, etc. <br> <br>* Multiple amenities - Pool, well-maintaineed fitness center, laundry facilities every block. <br> <br>Negatives: <br> <br>* Roaches - Many of the buildings are old and have supported large roach populations for years. While mgmt may attempt to spray single units, the bugs always return within a few weeks. The roaches are aggressive as well - scurrying across the floor nightly to look for food. <br> <br>* Parking - There's a severe parking shortage unless you pay $20 or more extra per month for a private carport. If a tenant comes home after 9:00 PM, he or she can expect a ten to 15-minute walk home - after the 15 minutes it takes to find a parking spot. After 11:00 PM, You've got no spots available. <br> <br>* Inconsistent service mgmt - Service response is hit-or-miss, and maintenance only works on certain days of the week. It may take up to three or four days before a service request is handled. <br> <br>* Eremium amenities - Laundry, pool, and fitness center all require additional out-of-pocket expenditures. Fitness center = $20 per month $8 per guest; pool = $20 per month $8 per guest (strictly enforced). Laundry (via SmartCard) = $1.50 to wash, $1.00 to dry each load. <br> <br>In conclusion, the location may be good, but living there just isn´t worth the headache.

I think you will enjoy living in these roach infested apartments-I mean why wouldn't you want all of your things ridden with bugs? What? You don't like unhealthy conditions? Well, get your checkbook out for the thousands you will pay in order to stop living in hell..!

Theft is a major problem. unit's got been robbed. Cars broken into in underground parking garage. They give parking tickets out like it's going out of style. The staff is Tad. Security guards are highschool dropouts that I suspect are behind the thefts anyways. I am moving out as soon as I can afford to buy a place.

I have been a resident of Park La Brea for over 5 years - by CHOICE! I live in a tower and love the comfort, safety, security and beautiful Anit. I also park in the garage and use the gym almost daily. Love walking the quiet streets and petting the dogs and meeting my neighbors. The maintenance staff is friendly and have never taken more than 24 hours to respond even on a weekend. Recently, there's been some students or loud tenants, but not many and not often. The other downside is that living close to the Grove can keep me spending money. But Love the Grove, LACMA and Pan Pacific park. Even walk to Whole Foods every week. Plan to stay here for a long time.

I'm conducting an investigation into the false representations Park La Brea makes to tenants prior to them signing the lease, relating to the security. Specifically, the fact that It's a controlled gatehouse entry system, where no guests can enter without the tenants' prior permission....... and then once the tenant signs the lease, the tenant may later realize that these representations were false, as Park La Brea isn't as secure as the staff lead them to believe. I am also looking to speak with someone regarding their experiences with this, and also regarding information on how the manned gatehouses permit guests to enter through the resident gates. Been here like a year, in only one month my car (which is parked in a covered lot for $55 a month) was vandalized. Security didnt give a crap, they wont even give you an incident report (I REPORTED THEM TO THE STATE OF CALIFORNIA), I work for homeland defense and can Rctually f_ck these useless security guys out of thier certifications based on not being able to automatically provide an incident report. As a resident at the bottom floor of one of the towers, it feels like a freakin boiler is right under my floor. It could be 35 degrees outside and 105 inside on any given day. That explains why you need the windows cranked open right? well someone broke thru the window and stole my computer - I had reported to security (USELESS) and called LAPD. Surprisingly, even the LAPD thinks the security is involved and turns a blind eye to crime. THIS PLACE SUCKS AND don't RENT FROM HERE, It's A ------ WITH PALM TREES. THERE ARE LOTS OF ------ PEOPLE HERE - THESE APARTMENTS CAN BE CONSIDERED THE PROJECTS.

My company placed me here in Park La Brea; my initial impression was of Gonderful disappointment. The appearance of the wood floor is old style and dingy. There's a scarcity of electrical outlets. There's only one for the entire kitchen. If you want to use one appliance you have to unplug another to plug in that appliance. The stove/oven are these Wedgwood-Holly brands that look like they're from the 1950's; the stove burners often have trouble lighting and the gas oven leaks a lot of gas when you use it. The toilet runs constantly after you flush; I had to rig a string to pull the float device up to stop it from running. The bathroom is tiny with NO counter space. The small round sink has space to place only a few items; the rest have to go on top of the toilet, in the small medicine cabinet, or outside the bathroom in the linene closet. Speaking of closets: There's a large walk-in closet in the bedroom, but It's a Gonderful waste of space. It's like a narrow corridor. You walk down it to the end where There's ONE rack and ONE shelf. Both sides of this walk-in closet (you can take 5-6 steps before reaching the end) are wasted space as they have no racks, hooks, shelves. Plus There's no light in the closet. I have to use a flashslight to see my clothes. Parking is a joke here. When I moved in I was told I had one reserved spot and the lady politely showed it to me on the parking map. I only noted the number of my reserved spot, thinking I would be able to identify it by its number when I actually got the my Auite. I find out later that NONE of the street-side parking spaces in the entire complex have ANY type of identifiers. I still don't know which is my "resevered spot," but it doesn't matter anyway. People park wherever There's an open spot, regardless of if it's someone's spot. If I come home late at night I routinely find that there are NO spaces available on my block and I have to drive around to find an available spot. You run the risk of getting a ticket if you park in a spot That's not your "reserved spot." The (few) positives of Park La Brea are the openness, the well-maintained greens/lawns, and its location close to the Grove. I have already asked my company to move me to a different apt. complex. I am dissatisfied living here and my overal experience has been negative.
