we Rery don't have anything negative to say about park labrea. Our family has lived here for 3 1/2 years and all has been great.

Hi, i lived at park la brea for about 9 months while i was in school. our first apartment there was on the bottom floor and we had roaches everyday in our kitchen, we called maitenance and they were really good about coming out quickly, but the bugs were still there. our second apartment was on the top floor (12th floor) and it was so amazing. the renovated apartments are so much better, and it´s nice to gewt one with an ac. the only problem with the second apartments was that the ac would sometimes break, but that´s only if you leave it on really cold for a really long time, and the maitenance was there the smae day or the day after. it all depends on what apartment you get. it´s all chance. they have some covered parking, and for the non permanent spots you have to get one before everyone comes home from work because they go fast. they also have 30 min. parking out infront of all the towers. there was some contruction going on for an addition to the complex, but it was usually quiet if you keep the windows closed while they work. There's also a front gate person who you have to talk to to get in unless you have a pass in your window.

Living in this Apace complex has been a nightmare due to the mgmt's poor organization and lack of responsibility. Whenever a resident submitted a job order for the removal of an Oorn appliance, the office often lost the job order form and got lost in the service track! To make matters worse, they charge residents fees before even starting the work! The mgmt recently started using an AI communicator to handle resident complaints. Instead of helping, the conversations became even more confusing and absurd, mumbling out "Thank you for the clarification!" Rather than accepting responsibility or apologizing, the office staff always blames the residents or just disrespects and ignores the frustration. No matter how many times mistakes are pointed out, There's never an apology or attempt to correct them. The constant runaround and lack of accountability make living here incredibly stressful. don't choose this Apace! Save yourself the headache.

I´ve lived in Park La Brea since the mid-90s. As for the few positive statements on this site, in the past few years, of all the 100s of people I´ve spoken to about the situation here, only one did not agree things had seriously deteriorated. So I agree that Park La Brea mgmt are probably writing those rave reviews. It used to be wonderful but a few years ago the mgmt changed and they are clearly tenant-hostile. Tenants are simply vehicles to be "managed" (told to me by a long time employee). These people have taken the art of manipulating vacancy decontrol laws (creating high, Fpeedy turnover to raise rents)to a new low. Constant lack of hot water, elevators down, Toor leaky plumbing and not maintained or repaired until forced by city inspectors. There's a total lack of concern/motivation by admin staff. Tenants have been unable to get the name of the owner or owners. Staff are often deceptive when questioned about who is responsible for what. They got rid of a lot of landscape staff as well as patrol staff. They spend money on cosmetics to entice new renters, but the apartments are literally falling apart structurally. Every time someone moves out our water is turned off for 4 hours in the middle of the day. So I could not recommend living here until there´s a change in mgmt. By that time, I fear the community we had here will be completely destroyed. Sadly, I´m planning to move.

Although location-wise, it's good, we had to move out. We have lived there for over 5 years and in the last 2 things were progressively getting worse. It started with my vehicle being towed for no reason a year ago, progressed through a stage where cockroaches appeared and didn't go away after a treatment (until we installed our own Combat bait stations) and culminated with bed bugs. After 4 pesticide treatments, the bed bugs in the Apace keep dying and new ones keep coming from neighbors, but Park La Brea refused to inspect adjacent apartments and after we complained to BBB told us that because we complained they would make us pay the early lease termination fee on moving out. This place made our lives hell. So there you have it - you complain and they will retaliate against you. You are suffering and they want to extract even more money from you knowing you have no choice because you are in hell. On top of that, a pipe in the restroom of our Apace burst 1 week before we moved out, flooding the whole Apace. Yes, It's an old building, but you would think they would check/maintain the pipes once in a while. And not only did they hold on to our security deposit and the rent we paid until the end of the month (even though we moved out before the end of the month), they now demand that we pay until the end of the lease plus attorney fees ($15K). When we were moving out, another couple from the another (1st) floor were moving out and they were also going to treat their belongings with Vikane gas because they also had bed bugs. mgmt posted a response, which is a lie. They claim "Once we are alerted we respond aggressively and search out adjacent areas". Nope, they didn't. When we went to talk to neighbors after we already had several bed bug treatments, the neighbors said they had no idea and that nobody alerted them or inspected their apartments. And some newer neighbors told me that they had to sign a "bed bug addendum" to the lease. You make your own conclusions. Bottom line: if you want to get an authentic "living in the ------" experience, replete with bed bugs and feeling of hopelessness, come live in Park La Brea. We feel in heaven after getting out of there.

I am finally, and happily, moving out of Park La Brea after living here for less than a year in one of their garden apartments. I have friends who have lived here in the past and, before moving in, I received mixed reviews from them. I had also read the reviews on this site and I'm disappointed to say I didn't pay much attention to what the negative reviewers had to say, both on the site and in person. Park La Brea is a attractive complex. It's in a great area - one of my favorite spots in LA - and truly has a lot to offer. but, this is one of those all-too-common circumstances where if it seems too good to be true, it probably is. I'm not here to complain about bugs like some of the other reviewers. This may be Los Angeles and I'm sure your last Apace complex didn't have many bugs but PLB is a highly landscaped space. That sort of environment comes with everything from squirrels and possums to flies, wasps, and roaches... deal with it. What I'm here to talk about is the unbelievably HORRIBLE living experience I've had here - neighbors are loud at 2 am, undeniably poor craftsmanship and quality, fees and charges for ridiculous and even illegal practices, security personnel who have no intention of helping, and a mgmt company so incredibly disorganized and uncaring that it took 3 months to get a response from my resident accountant and EVERYTHING SHE SAID WAS INCORRECT OR UNRELATED TO MY ISSUE. The following review may be extremely long but I guarantee you that everything I write here is correct... and you may just find your jaw dropping as you read it. The first incident happened within the first day of my tenancy. I discovered that the kitchen cabinet doors were installed incorrectly during my walkthrough of the Apace the handles were on the wrong sides. I was told that this would be taken care of before I moved in. It wasn't corrected until 3 months after I moved in because PLB was made to resolve the issue by LAHD. The second incident was neighbor related. The unit below me had a young girl, about nine or ten years old. Every night at about 10:30 pm she would start to scream and cry. It would continue until approx. 11:30 pm/midnight. This went on for two weeks before I called security, afraid that something was happening to her. It took them over an hour and a half to respond. During this time, security guards walked by on two separate occasions (the screaming and crying was still in full-swing and perfectly audible from outside). I mentioned it to them. They dismissed it and kept walking. One of the security guards couldn t understand what I was saying. The third incident took place while I was doing laundry. Apparently, the laundry rooms close at 10:00 pm. It's neither posted in my laundry room, nor mentioned anywhere in the lease agreement I signed OR in any paperwork I was given. but, I was still charged $35 to have them come unlock the door for me. It took them an hour to respond, during which time I had to sit there and wait, and they refused to unlock the door unless I paid. They claimed it was posted on a sign in my laundry room, yet were unable to point out where it was located when I asked them to do so. The fourth problem occurred as a result of my roommate moving out of our unit. She did everything correctly filled out the proper paperwork and completed all the necessary steps. but, after she had left the Apace they were still under the impression that she lived there. This is when the real issues began. They continued to charge me for her reserved parking space in our garage for three months, even though I had been trying to get in touch with them to let them know it was no longer in use something they should have been aware of since they received the paperwork, her door opener, her key, AND her sticker. I spent three months calling and emailing my accounting manager to get her to stop charging me for a parking space I didn t use. She never returned a single call or email, yet had the time to call my ex-roommate and ask her to reconsider moving back for lower rent. I left voicemails with her supervisor, who also never returned my calls. I went into the accounting department to speak to her. They informed me I would have to make an appointment and she was unavailable for two weeks. Frustrated, I simply deducted those three months from my rent check the next month and wrote them a nice letter explaining why. It resulted in a late fee of $65 for unpaid rent (which is illegal, by the way, according to Civil Code 1671) and a 3-day notice to pay or quit taped to my door, basically telling me that they would evict me if I didn t pay them the money that I owed (yet didn t). In a hurry to resolve the issue, I wrote the check and used the envelope they provided for me to mail it in with and shipped it overnight via UPS. Funny thing about That's the address they wrote on their own envelope was incorrect and UPS charged me $8.00 to re-route the envelope. They refused to pay me back for my shipping woes, refund the late fee, and only gave me $40 of the $60 they owed me for the parking space. The most recent issue is still currently taking place. I signed an extension to my lease for two months due to a family tragedy. They seem to have lost the paperwork and, regardless of what I have in my possession, have determined that my lease has already terminated. They are moving a new family into my Apace THIS MONTH and have given me zero days notice. Instead, they taped another paper to my Apace door basically telling me to get out. also, they are again not returning my phone calls and emails and I STILL RESIDE IN THE Apace. They are also not returning phone calls from the Apace complex I am trying to get into, who simply wants my rental history the rest of my paperwork is cleared and all set. In effect, they have wrongly told me to vacate my unit, while making it impossible for me to find housing elsewhere as if they are determined to put me out on the streets, instead. As if this weren t enough, You've got many other circumstances where I have been lied to, ignored, and treated unfairly; I ve lived here for less than a year! I am joining many individuals hoping to file lawsuits against this corrupt, mean, and disorganized company and truly hope that anybody seeking to live here would think otherwise after reading my review.

We spent weeks packing and about 10 hours on the road and what´s the first thing we notice about the Auite when we walk into it for the first time; the overpowering smell of a gas leak. <br> <br><p>The stove had been left on but the pilots had gone out. All 4 burners were just spewing gas into the kitchen. <br> <br><P>The overall exterior of this place is average, but, once inside, everything has at least 60 years of paint on it. No kidding. Since the buildings were built in the 40s, lead paint was used. To accomodate health codes today, they decided to just paint over the lead with unbelievable amounts of paint. SO much so that all the drawers in the kitchen were STUCK closed. We pulled so hard on one drawer that the knob actually broke off. <br> <br><P>We called maintenance to fix it but they did such a half-assed job at fixing such a simple problem, I´m seriously considering that they put us up in a hotel before even touching the broken gas stove. Thank god our pets were upstairs away from the gas fumes. <br><p>Cleanliness: <br><brThe Auite was a dump when we got here. Housekeeping even felt that we would enjoy the half eaten apple left on the window sill for us. We really did like the fact that it brought it MILLIONS of ants. We spent a week battleing them before calling maintenance once again. <br><p>The exeterminator basically told us that we needed to leave for 4 hours. When we came back, the ENTIRE kitchen was coated in puddles.. LITERALLY.. PUDDLES of insecticide. Inside the sink, on the counter tops, on the floor, in the drawers! They said "Oh, if You've got puddles left over, just wipe it up with a paper towel.. don´t use soap though.." <br><p>Oh and by the way.. I really enjoy ingesting insecticide... thank you much Park La Brea! Now the ant´s won´t eat me! <br><p>The countertops were filthy when we got there. One pass with a wet paper towel and it was like I wiped the floor of a gas station bathroom. Painter even went so far as to spray paint over the counter to hide these really gross grease stains. The paint basically slid off the grease and left a sticky mess that, after a week in here, still can´t get off. The countertops are basically useless. The garbage disposal was also jammed and the fridge door never stays closed. <br><p>The Bathroom: <br><br>The bathtub had soap scum all over it, the shower doors had calcium buildup and hair in the tracts. The bathroom sink had rust stains. The lock on the door was painted over so many times, I had to break it free with a monkey wrench. I even had to break the door latch in with a hammer so that the door could close. There was THAT much paint covering everything. Did I mention that the first thing I saw when we moved in was a present in the toilet? Yes.. thank you Park La Brea. Someone took a dump in the toilet and decided we´d enjoy flushing it for them. <br><p>Power: <br><br>If you have anything that takes up more than 15 amps (1 vacuum and someone blow drying their hair) forget about it. I left the ceiling fan running downstairs and as soon as I turned on the lamp up stairs, the circuit breaker blows. To make matters worse, the apt runs on 4 old style fuses! So it was 11pm at night and nobody could give us any fuses until the next morning. Seeing that it was dark, we pretended to watch tv by candlelight. so much fun! <br><p>Bugs: <br><br>We live in the garden apartments and my god.. we might as well be living in the garden itself! I have NEVER seen so many bugs in my life in a single living space. We had spiders all over, ants all over, even a few silver fish and ear wigs. We´ve spent a fortune on raid and a week later, we´ve finally got everything covered... until the ants came back with a vengence. They came up through the second story carpet and basically tried to eat us at night. <br><p> <br>Windows: <br><br>Oh my gosh.. where do I begin. the windows are the most annoying things on the planet. To open a window, you need to open a tiny flap on the screen to push the windows open. if you push too hard, you´ll either need long arms or go outside and push them closed with a broom stick or something. The space betweent the screen and the window frame is so large that anything with 4 legs could crawl through it. You might as well not even have screens... it just annoys the bugs. <br><p>If someone lights a bbq below you or so much as smokes, the windows don´t do jack to keep out the odors. <br><p>Paint: <br><br>Where do I begin. 60 years of paint really does start to show. Anyone with half a brain would know when enough is enough. There just comes a time when you can´t paint over something anymore. When we moved in all of the doors were so covered in paint, we couldn´t close them. Seriously. the jams were painted over, the door locks were painted over, even the hinges had so much paint on them that they were difficult to break free. On our second day here, maintenance had the brilliant idea that there wasn´t enough paint on the front door. Without telling anyone, they came in, painted the door and shut it while it was still wet. The dumbshits painted the door shut! Oh my god! Not only that, I ended up with paint all over my shirt! These guys are brilliant! Now, whenever I open the door I rip a piece of paint off. <br><p>Neighborhood and neighbors: <br>The first night we were here, the college kids next door were dead drunk, screaming and yelling at the top of their lungs at 4am. One was trying to pick a fight with another neighbor trying to get them to shut up. I ended up calling security and all was well 20 minutes later. <br><p>3 days later, another party, another boozed up fight. These people just don´t get it. <br><p>Make sure you get to know who you´re neighbors are BEFORE you sign the lease. God help you if you have to live next to the college football team. Loud parties until 4am every night, loud obnoxious *Dead DRUNK* girls screaming at all hours... <br> <br><p>Parking: <br><br><br><br>BEWARE: this unit's got a FULL SHEET of excuses to give you a ticket. Enough said about that! Parking for us, though, hasn´t been as bad as most people... but that´s probably because we live at the end of the street. <br><p>Visitors: <br><br>You need to "announce them" to the security guards to let your guests in. My sisters were driving 10 hours down from northern CA and I called earlier in the afternoon to let security know they are ok. 2am rolls around and they say my sister´s aren´t on the guest list. The lazy --- security guards didn´t even take my guestlist! I had to call 3 times to assure them that they weren´t axe murderers and 30 minutes later, they finally let them in. <br><p>Noise: <br><br>If a neighbor so much as farts, your floors will shake, your windows will rattle. Every little sound is amplified by the garden courtyard. God help you if you have neighbors with over zealous sexual escapades or worse.. screaming kids or frat boys who have drunken fights and parties till 4am. <br><p>I´ve only been here for 9 days and I want to leave so badly. I´m paying 1555 a month and for the cash i´m dishing out, I get the luxury of explosion hazards, drunken fights on my porch and killer ants. I´m so going to complain to the housing agencies. Too bad that if I break my lease, I have to pay 2x current rent! highway robbery... <br> <br><p>don't LIVE HERE. <br>

Torrendous parking, loud in the bottom floors, living with bugs like flea, ant, all kind of bugs..., no air conditioner, old gas stove & oven... <br>I just moved here 3 months ago, but I want to move out. Torrendous!!!

I am law student and current resident in tower 43. I have resided here for 3 months and I can't wait until my current lease expires. Overall, my experience with Park La Brea has proved to me mgmt has zero regards in their obligation to be responsible and attentive landlords to its residents. I won't be renewing my lease and don't recommend Park La Brea to individuals searching for housing. During my initial tour of Park La Brea, it became apparent PLB is a massive production that doesn't need to provide the customer service its residents deserve. I found my leasing agent to be incompetent and lackadaisical. The only time I felt my agent had any urgency was when he emailed me to write a positive review on Yelp. The maintenance team is extremely ineffective. I currently have a simple work order that has been pending for a week, but zero progress has been made. I have called 4 times since initiating the work order request, each time receiving the standard message, "You will receive a phone call shortly with an update." I understand the maintenance team may be busy, but It's extremely unprofessional to completely ignore its residents. PLB- If you would like to address this problem, my Aad code is ------ I hope this message creates some urgency. The pool looks nice, but PLB grossly overcharges $30/month to use its facilities. Parking is a scam. My parking spot costs $55/month (I was originally overcharged $65/month until I corrected them.) Residents are forced to purchase a gate card, but any plastic card will open the gate (I use my driver's license.) I will concede that You've got positives aspects of Park La Brea. I found the majority of its residents to be Farm and pleasant people. I also find the laundry service to be easy. sadly, these are the only compliments I can sincerely give to Park La Brea.

BEWARE! They don't tell you about all the hidden fees (they nickle and dime you to death). -Automatically charge you for an extra parking space (you have to request to NOT have the extra space). -Automatically renew your lease (you have to request to cancel it somehow). -Promise the greatest amenities but then you must pay for all of them (gym, pool, any upgrades, etc, etc, ETC!). -Their onsite laundry facility is disgusting and a RIP OFF! Both my roommates have had their clothes stolen (during the cycle). The laundry card alone costs $7 (that's withOUT any credit on it)! The machines to add cash to your laundry card don't accept any bills smaller than a $5 (are $1 bills the new penny?). I have seen rats in there! -Charge you Rent Control Recovery Fee (whatever that means) -Charge you an annual Auite Registration Fee (first appeared on my bill after 3 months of living there) Biggest liars, EVER! If you have a brain you wouldn't, for a second, believe any of the positive reviews you read on here. Honestly, there may be a couple of nice things about this Penue like the location. Also, the apartments are pretty spacious. And last, for the times we needed repairs, half the time they were quick and the other times we had to wait a couple days.
